It’s difficult to know where to start when somethings been so shockingly bad. I aren’t someone who ever really reviews, but unfortunately this is needed. We were recommended this from by manning Stainton who sold our property (they were great) so decided to go with them. First conveyancer, poor in communication, very lax and didn’t really seem to know what was going on. He went on holiday, case was passed to another on the Thursday, sent and email Friday evening, to the response; has left the company. Ok, people leave, but passing it on for a day? Anyway passed to another lady who was a lot better at communicating at first, and was having to pick up the pieces of someone else’s work which is never great. One day made over 40 phone calls, 6 voicemails and numerous emails to the main line, to which you’re told you have to email, leave a voicemail which is fine if people respond to them, there’s no switchboard as such, so an absolute impossibility to be put through to someone. With the first chap not answering originally, I was told I’ll copy his manager in, and then after I’ll copy the whole team in the email for a call back, and you can guess it, nothing. Getting closer to completion, no communication yet again (obviously moving home there’s a lot of things need putting in place and organising, especially with two small children). On the day we were meant to be exchanging no contact, even emailed the head man, Rob I believe, not worth the time in my email, I was going to complain to the company about the service but if the actual head of it isn’t remotely interested then there isn’t much point really? Thankfully manning Stainton did a lot of chasing and I had the buyers number so he was updating me from his end, who he we would have been buggered without. We competed last Friday and that actual day I sent an email to customer care manager, I was replied to today, not even an apology on the shocking service and a very polite f**k off basically. And the best thing is, I still haven’t had a phone call from my solicitors to let me know we’ve completed, so that’s what you get for your £1950. So in summary if you want to be left in the dark with no communication, lack of competencey, and poor professionalism then these are the ones for you.

Stay away from them at all costs! We purchased our first property last year and our mortgage advisor recommended APL. No chain on either side, no financial issues on either side. APL disappeared for nearly 2 months not answering any phone, any voicemail or any emails. Our suspicion was that they furloughed most of their staff during the pandemic, but they should have told us that so that we knew what to expect. When they finally became responsive, we had serious doubts they knew their trade at all. Despite having the paperwork for months, they waited to let us know there were 2 restrictions to deal with, and they were incapable of explaining to us what they were and how to solve them. I had to contact and pay another law firm to get the explanation so that I could TELL APL how to do their job. Further weeks of waiting with no update brought us close to the 6 months mark which is where our mortgage offer expired. The stress this caused us and the sellers was unbelievable. We contacted their customer care advisor who was just as useless and dismissive as the rest of them. At one point, out of pure desperation, we decided to drive up to Leeds to meet the elusive team, and to see if the office even existed. We called beforehand to ensure the office was open and we were told it was. After a 4h drive, we were refused entry "because of Covid". A total waste of time and money. When we finally completed, it took APL another 2 months to send the paperwork to the registry office. The registry office contacted them to request further paperwork and as usual they did not answer in weeks. Yet again, we had to chase them endlessly and ask them to do their job. We completed in July last year and finally obtained our paper in March 2021 which is 9 months after completion. I cannot stress enough, stay clear of these incompetent clowns and make sure you shop around. It is worth paying perhaps a bit more for a local, trusted solicitor who will care and know their trade.

Absolutely horrendous experience with these non customer focused lawyers. Unfriendly (and sometimes unusable) portal for communication but only allows one way comms. Having purchased many properties over the years, I'm aware of some limitations working with legal teams but this was beyond a joke. They failed to follow my instructions, failed to communicate messages to the other side and in fact myself and Manning Stainton were doing all the communication. I had a total of four representatives throughout the purchase (each one telling me they'd be with me throughout). Main issues were failure to pass through information which I believe is a legal requirement, resulting in the sale almost collapsing due to inactivity. It was only rescued when myself and the property agent got in contact with the vendor directly. I will NEVER use this company again and have discussed with Manning Stainton to have them removed from recommended suppliers which they are actioning. Finally, they do not ring you back or even email when you make contact and in fact have to chase them multiple times just to get an update that they've ignored your previous requests. It's mind boggling bad. I cannot stress what a bad experience this was and how a cash purchase took 5 months to complete with it almost collapsing multiple times. In the end their ineptitude meant I had to agree to something I stipulated was a non negotiable for us. It took two months of us chasing the acceptable route only to have to abandon this requirement in the end because they'd failed to communicate our instructions. Only scored as 1 star because I had to. Nothing good about this business or the focus they place on their customers.

Awful awful "service" please do yourself a big favour and choose any other company. Delayed the purchase and sale (no chain either side) by months, causing us to miss the stamp duty deadline costing £12.5k extra we had to come up with. All other solicitors and estate agents in our chain were fantastic and could have easily got our sale completed on time. They would take weeks to respond to questions and on every occasion would only answer the oldest and simplest of questions ignoring everything else asked, then you would have to wait another week for another unsatisfactory response. My solicitor Shannon refused to speak on the phone, ignoring hundreds of calls a day, I only spoke to her on the day of completion. On top of this they added so many ridiculous charges that the final bill was 50% more than quoted. These included charging £180 to speak to a 3rd party (this was on a flat sale, which already comes with a premium and the 3rd party was my neighbour which they had no business contacting but they do all this without authorisation) they charged another £180 for "arranging indemnity policies" despite this being done by my sellers solicitor, they charged £75 for my wife to sign a standard document stating she would move out of the flat when we bought our new house together. Plus other ridiculous things. On top of all this they currently have an overpayment from my bank and haven't responded to my email sent 3 weeks ago. Please don't ignore the terrible reviews and don't give this terrible company your money, you do not get what you pay for with Advantage Property Lawyers

If you want your purchase to take 5 months then get these lot to do your conveyancing. Rauhill was looking after my property purchase and initially quoted me 5 months for completion. I did tell him and Manning stainton (as they recommended them) that this is awfully long, but they said hopefully it will be be done before then. The good point: They do have a good website to keep a track of things, download and upload documents. Bad points: I had to chase them everyday for two months to push them, get updates, chase on information. It's like they take on too much work and only spend 5 minutes a day when pushed on your property conveyancing. Manning stainton move manager could not help push this quicker despite raising it with their senior management. Also, they confirmed that the same person was doing the same with two other buyers. They'll make you redo your whole paperwork if there's a mistake on a separate document. I contacted management as I felt like the lawyer handling my case was dragging this and not doing a good job of things. I did contact his manager Katie, via email, calls and voice message but all I got back was radio silence. I can understand that she may have been too shy or embarrassed about their services they are offering that's why I didn't get a single reply. Also, they will add any hidden fees at the end so at the start they look to be a good price. I'm sorry but I will not be using their services ever again.

We had a terrible experience with APL when we were buying our house at the end of 2020. Impossible to get hold of anyone from our team, never on the phone and when emailed would take as long as a week to reply. We would also not make progress on our case for days or weeks at a time. We were first time buyers purchasing a property with no chain so it could not have been more straight forward but it moved at a snails pace. We had the seller’s solicitors letting us know they may have to back out of the purchase which was incredibly stressful. We put this behind us as we were so relieved to finally complete a week before Christmas and not have to drag it into the new year. However, we now are renewing our mortgage as the 2 year fixed rate is coming to an end and we have had to approach APL for some documents that they have from our purchase in 2020. Again, it is still impossible to get in contact with anyone who can directly help and a week later we are no closer to obtaining them and we have resigned to the fact we probably never will. It is so incredibly difficult to get a simple thing achieved by APL and this has reminded us of how awful our experience was as first time buyers. We hope we can sort our documents elsewhere and never have to approach APL for anything again as it is just abysmal service every time.

Advantage Property Lawyers deliver a brilliant service, leaving me as a happy customer (and now home owner!) I was uneducated when it came to the legal documents / process required for purchasing a house. I was recommended APL from my estate agent (YourMove) and I can honestly say that the service provided couldn't have been smoother. They provide you with access to a dashboard showing required files to upload, progress made in each stage (From documentation, to property searches, to contract transfers), keeping you well informed of the position you're in, as well as showing you the outstanding actions. I've heard nightmare stories about other conveyancers and their lack of updates, APL had no such problem and I received a text live whenever there was movement on the dashboard. Christine Green was my conveyancer and she was incredibly supportive and patient with me. This was my first home purchase and she went through everything in detail, reassured me about timescales and any concerns I had, and was available for every phonecall when I wanted to get further clarity on anything. Christine was super friendly, personable and very professional throughout. Excellent response times, brilliant advice delivery and overall a very pleasant customer experience! 100% would recommend. Thanks Christine! Callum M

My husband and I used APL because it was associated with Purple Bricks whom we used to recently sell our home. Our solicitor, Pam Dhillon, was exceptional. On more than one occasion she went above and beyond to chase up our buyer's solicitors to hurry up the sale which was important since we are emigrating out of the UK when the sale is completed. The process between accepting an offer and contract completion was frustrating because the buyer's solicitor (not APL) was unwilling to agree a target completion date. What we anticipated would take 8-10 weeks, ended up taking 15 weeks. This was not the fault of APL. They were great at working with us every step of the way. Pam took our calls when we needed help understanding the questions being asked of the buyer's solicitor and she shielded us from having to answer questions that were not actually relevant to the sale. She also worked with us to ensure I could meet my commitments abroad ahead of the delayed sale completion. I highly recommend APL and the option for using the Purple Bricks-assigned solicitors to manage the conveyancing process. It made the sale process bearable and allowed us to focus on clearing our house so we could quickly complete when the time finally came to do so.

Very unhappy with the service provided, totally regret going with them. Only black mark against Your Move is that they use this company. Goodness only knows why. I never felt like a valued customer of APL, it’s just a box-ticking exercise for them. My first chain fell through, and my new buyer switched to APL in the hope that if we both used them it would speed things up as she had a strict deadline by which we had to complete. The deadline was not unreasonable, but APL just dragged their feet so badly that they were still requesting basic information in the week before completion had to occur. She pulled out of the purchase. I sent a letter of complaint to APL and they didn’t even acknowledge receipt of it, let alone bother to respond or apologise. I found my conveyancer unhelpful and they expected me to do the running around to obtain documents. I am extremely grateful to Cate at Your Move Hinckley for helping me otherwise the third (and thankfully final) attempt to sell might also have collapsed. [Update 4 Sep 2023. After posting this poor review I was contacted by the complaints handling team. I received a thorough response which shows that a proper investigation took place, and I accepted the compensation offered.]

Mirror some of the other reviews saying they would give 0 stars if they could. Completely incompetent, rude and impersonable staff. They took on my no chain sale (through recommendation from my estate agent who have subsequently suspended them due to their poor, substandard service) and still managed to take SO long that the sale ultimately fell through as my buyer was so frustrated with the delays. Communication was non-existent; calls would go unanswered, voicemails ignored, and emails never responded to. On the isolated occasion I managed to speak to my conveyancer directly he was rude, abrupt, didn't give a straight answer to my questions and was more interested in sending revised invoices for (unclear) charges I would incur than actually progressing the sale. Buyer enquiries were left not responded to for over 3 weeks, and only actioned when I rang to follow up my case. I requested to have a face-to-face meeting to discuss/progress (the online system is useless, and I'm unclear as to how competent the APL team are at using this). This request was diverted immediately. I wouldn't use APL again if I was offered their services for free. AVOID at all costs.

We completed our right to buy application yesterday 23rd Janaury 2023 Our original conveyancer unfortunately left APL Lawyers halfway through our case leaving us in a blackhole, fortunately Cheryl Neale took over as our conveyancer. Cheryl was a beacon of hope to my family at a time when our case appeared to be delayed due to employee leaving the company and the likelihood of a completion seemed nigh on impossible. Not only was she able to turn things around very quickly, her calm and empathetic demeanour offered emotional succour to myself and my wife. We are eternally grateful for her service and I hereby recommend Cheryl without reservation. We write to express our sincere and heartfelt appreciation and gratitude for Cheryl’s highly professional and competent service, provided in both a friendly and accessible manner. Many thanks for her excellent work on our behalf. Cheryl was so thorough, persistent, and transparent. We shall always say, “We had the best possible conveyancer” to handle our case. Once again thank you to Cheryl and the entire team at APL for everything. Ismail & Sahera

Only able to leave a review now as it has taken them 5 months after completion to register the sale with the land registry and didn’t want to review until we were fully compete . Awful experience 5 months for a no chain first time purchase and 10 months to finally finish with the land registry. They don’t answer the phone, don’t reply to emails and didn’t even allow us through the door when hand delivering paper work amidst a postal strike. I was told our solicitor didn’t do in person meetings and even the escalation process fell down as the manager responsible doesn’t return calls. Formal complaint in writing resulted in compensation and acknowledgment that they hadn’t performed as they should but the stress has probably taken a year off my life and we nearly lost our mortgage offer as a result. DO NOT DEAL WITH THIS COMPANY if you want to complete within 6 months of making an offer. I must have called them over 500 times during the process and got an answering machine for 480 of those attempts. Emails were worse again…..

That yellow star isentifies as a grey one. Communication is terrible. They have a phobia of using a telephone to call parties involved. Their idea of ‘chasing information’ is via email only. 27 weeks to complete on a property with NO chain. If they had picked a phone up now and again to chase people, that time would have been greatly reduced. Admittedly, the sellers’ solicitor was awful as well, but APL were also terrible. I had to take unpaid time off work to actually go and chase people for documents that my solicitor was failing to get. So i did their job more effectively for them. When the ball was FINALLY in our court, Neil decides to go on annual leave without telling anyone!! With my mortgage offer due to expire!! I had reports from others involved that people were rude on the phone when asked to re-send emails. I think i actually spoke to MY solicitor about 4 times in that 27 weeks. Use a different solicitor that you can actually go and see in person to make them do their job.

  • Kirsty

This was our vendors Solicitors, nothing but stress from these, if it wasn’t our vendor ignoring calls it was APL ignoring everything they ever got sent for weeks, arranged key undertaking also which was all set for when our vendor were away, been ready for exchange weeks and APL never arranged mortgage redemption for our vendor so we then couldn’t even do it anyway because APL forgot to exchange before this… WHY LET US APPLY THEN?! we can laugh about it now but this was the most stressful move ever due to these and even got to moving day and APL not being in contact for several hours meanwhile we’re being charged for every hour they ignore their calls for so we taken it upon ourselves to message someone from APL to get a reply saying “im entitled to a lunch honey” all day “honey?” No, if she wasn’t doing the work for our move id have had some choice words that day, but this shows how unprofessional and how if they can’t be bothered they will do things when they want regardless

We recently sold and bought another house through APL. Having only moved house once in the past, my perception of Solicitors were that they we're so slow at getting back to emails/ phone calls etc. and if anything needed doing you had to chase yourself! However, APL were amazing from start to finish. The online portal used to store documents is a brilliant way of keeping track of what has been done. Everything on APLs behalf was done so efficiently and quickly. Special thanks to Julia Gallagher (Conveyancing Assistant), who was so helpful with everything throughout the process. She went above and beyond to ensure I was kept up to date and any issues which came up were resolved. We were in a fairly long chain and Solicitors/ Estate Agents further up the chain were causing delays (along with lenders); however Julia went out of her way to contact them persistently to get things moving. Thanks so much Julia! If ever I move again, I will definitely be using APL.

  • John Crowley

I have recently purchased a house, and Advantage Property Lawyers have been absolutely superb. We had a few hiccups from the other end of the transaction, but while the other solicitors were slow and difficult, APL were responsive, hard working and very easy to communicate with. They provided easily accessible documents in an online portal, and a very responsive case handler (Emma) who kept me in the loop at all times, responded to emails quickly, and went the extra mile to push things when other parties were slowing the process down. I was also impressed with other members of staff who stepped in to help when needed, such as Mica, who was equally responsive and friendly and clear. The service was also more affordable compared to other firms, despite having a superior quality. All in all, I would fully recommend APL, and will be using them again if I buy or sell a house in future.

  • melanie potter

APL were one of a few recommended by my mortgage broker, as a first time buyer not knowing much about the process went with them as they , were close to home and work, thinking it would be easy for me to go in for paperwork if I needed to. Turns out they use a really great online portal to send documents, made stuff really easy. Nick Broadley Team were looking after my sale, both Nick and Claire were great. I felt like I was kept up to date with things pretty regularly, towards the end of the purchase it did go a bit quiet on the portal but when I called through and spoke to Nike and Claire for updates they were both great and gave me really good insight as to what was happening. Based on my experience I would recommend and thought price was good too. Thanks for helping me get on the property ladder!

  • J Judge

I recently used APL as a recommendation from Purple Bricks. At first, I was a bit sceptical of using the company recommended by the estate agent as I felt they would be inundated with client's and i wouldn't get the service I was hoping for. With APL, I couldn't have been more wrong; I dealt with Amy Edwards, and to say she was incredible would be an understatement; I was so happy with her services that I used her for the purchase and plan to use her for an additional investment because the service was that good. She always answered the phone when I called, replied to emails in a timely fashion and never once made me feel like I was an inconvenience. She really made a very stressful sale feel as stress-free as possible. I plan to use APL and Amy for all my future property conveyancing needs.

  • Graham

AVOID APL OR YOU WILL REGRET IT APL took almost 6 months to complete my house sale (no chain) Abdul was my case manager. I only managed to contact him in the final stages when he rang me to say completion was going to be a week later. I was referred to them via Purplebricks another waste of time company who promised everything and never delivered. You will find it’s all down to commission. If your lucky enough to have a good experience you won’t be able to use APL again without Purplebricks permission. APL added over £300 extra to the final bill Extra work they say that was not documented. Absolutely a very stressful time was had Exchange of contracts and completion very late on a Friday afternoon is not great for anyone. Use at your peril

  • Derek Smith

We were referred to APL by our Estate Agent Purple Bricks. I had to say I had some reservations after a family member had told me of a bad experience with a differnet firm that had been recommended by Purple Bricks, but I needn't have worried. For my experience, APL were excellent. I found the secure docs site easy to use, they were very responsive to emails, but even more suprising was that when I called the telephone number I was straight through to Sharon Robinson who was handling our case. Despite the pressures of a stamp duty deadline no doubt impacting all of her conveyancing, Sharon was superb - so friendly and efficient and quite simply did everything she promised. Thank you for a smooth and painless sale Sharon and team.

  • ashleigh williams

Amazing experience from start to finish. Our conveyancer Siobhan Lohan has been fantastic, highly reccomend. Siobhan was always quick to respond to emails/calls and nothing was too big or small. Siobhan never made me feel silly for not understanding something and took the time to break it down and explain when needed. Our purchase took under 3 and a half months, which before I started the process believed would be longer. The eway website/app is really easy to use and track progress and made it very quick to see what to do next. I'm pleasantly surprised by how stress free the process was and I'm glad we had Siobhan as our conveyancer. I will definitely return if I ever need a conveyancer again in the future.

  • Gordon Morfitt

Considering the market at the time we were selling and buying (really busy across the country), everything went well, the sale of our proprety was painless and we completed on the date agreed between the buyer and ourselves. There were a few delays with the purchase of the new property and it was a struggle for anyone in the chain to get an answer as to why. We stayed with relatives for around 10 weeks awaiting completion (the issue was at the uppermost point in the chain). I'm very happy with the service we received from Advantage Property Lawyers, our conveyancer was always courteous and willing to explain things to us clearly. The price was also I felt reasonable, could have paid a lot more.

  • Ex Nihilo Records

We were not a direct user of their service. Our buyer is using them and they don't seem to respond to them, to the estate agent or our solicitor They make false promises and does not communicate to the onward chain we agreed for the exchange date 2 days but they still not ready and they don't seem know what they are doing, just seem to make promises that completion date remain the same. Again no communication to the on ward chain for them to request fund from lenders. My wife is heavily pregnant and we booked removals and took annual leave according to the agreement, which we don't know now if that will work out. This caused us a huge deal of stress and would not recommend them to anyone.

  • Ryan Wardell

Me and my partner have started the process with APL in early March. The service has been appalling and dismal. If i could give APL 0 Stars I would. The house we are wanting to purchase is empty and has been since November 2020, we are in no chain and we have given documents back within 24 hours. Me, our estate agents and financial advisor have left multiple voicemails and rang the front desk and had no respond nor phone calls. APL has affected our experience. An experience in which is suppose to be exciting because we are buying our first house. But it's not, we are both angry, frustrated and stressed. Never recommend this company to anyone, a shambles and a poorly run company.

  • Si 91

We would highly recommend APL, to anyone looking for a Mortgage. We were lucky enough to have Liam Duckhouse handling ours and were incredibly impressed with his services. His communication was excellent throughout, and always made us feel at ease and confident throughout the whole process. This was perfect as we are first-time buyers - just what we wanted. We had what turned out to be a rather complicated Mortgage, and Liam handled everything expertly, even when we naturally came across hurdles, nothing was too much trouble. Five-star service and we recommend APL without hesitation. If you're lucky enough to have Liam dealing with your Mortgage - even better! Si and Paula

  • Jamie Green

I used AP Lawyers 2 and a half years ago, and am now suffering the consequences. They never registered the land of the house i purchased in my name, meaning i can't transfer the equity of my house. This has forced my ex partner to rent for 8 months, and caused my mortgage to go on to the variable rate (I can't take another fixed while transferring equity) causing it to double. They havn't accepted a phone call from me, saying i must just email their post completion email, which has replied twice in the last 4 months while desperatly trying to sort this issue. To think they did such a bad job the first time round, selling half my house is now a 12 month process.

  • Anna Parry

Used APL to purchase my first home and the experience was really poor. They took weeks to reply to emails, sent incorrect paperwork and didn't answer calls, causing lots of stress and the purchase to almost fall through despite what should have been a very simple sale. We were told to sign draft contracts that werent finalised, told our searches had been held up due to the eway platform requesting an incorrect payment amount, and were consistently chased by our estate agent who also couldnt get through to the company. We were given compensation due to the inadequate turn around times, however this doesn't excuse some of the mistakes that were made

  • toptrumpz

STAY CLEAR!! THEY WILL SLOW YOUR HOUSE MOVE DOWN BY MONTHS!! The seller I’m buying my house from is using this Company. It took them two and a half months to send back replies to my Solicitors. Now we are trying to complete and the owner has accepted my date two weeks ago. APL still haven’t sent the confirmation to my Solicitors so I can’t book a removal company. I will struggle to find one at short notice so the completion date might have to be moved. Then we are in a cycle of late responses and short notices. Horrendous service on their part. My Solicitors reply to any of my questions within 24 hours. That’s how a business should be run.

  • Malcolm Spark

Recommended by purple bricks. If only I knew how incompetent they are. Very little updates on my sale & purchase, slow to respond. Different solicitors dealing with sale and purchase ( so far went with Sharon, Michelle, Mark). Spelling mistakes along the way on documents. When I raise a query or ask a simple question I just get fobbed of with an excuse or something not related to my query. After 3 months they still say we are in the early stage of the process and are unable to give us even an estimated completion date. I get calls from my buyer who is frustrated about the lack of information and lack of progress. Avoid at all cost.

  • Scott Baines

The worst experience I’ve ever encountered, I ended up ringing the sellers conveyance team who sent me multiple emails proving it was APL slowing everything down for no reason. When I questioned APL they told me they didn’t have the responses required to progress, the same responses I had on an email proving they were lying. When I brought this up they claimed the lady who was dealing with my case must of printed them and deleted them? What? And was now on annual leave for 2 weeks so I couldn’t get an answer. Absolute joke of a company. They really made my house move so stressful for no other reason than their own incompetence.

  • Rodrigo Davila

Honestly, I would not use APL again for a house sale if they offered their service for free. If you want cheap, APL are cheaper than most. But the service is really bad and not much more than an email forwarding service. If it hadn't been for the estate agent stepping in and speaking to buyer's counsel I do not believe my house sale would have completed to this day. Also, the legal support is poor - just as one example, when I asked why an indemnity in my favour had been deleted from the sale agreement (without my being informed) the reply from my lawyer was that "this was not dealt with by myself but by someone on my behalf".

  • Darryl Adams

The British system of buying and selling property is an absolute shambles operated by solicitors (usually their junior staff) using very outdated practices. This said, and given the fact that most people will have had bad experiences at the hands of property lawyers (slow, uncommunicative and expensive) we have found APL to be relatively better than the average. The ceway app does make it easier for busy people to fill in the paperwork in their own time and the dashboard provides an ideal checklist for keeping track of progress. We would have no hesitation in reccomending APL until such time as the whole system is revamped.

  • Shamshad Walker

The eWay system of dealing with paperwork is highly efficient and easy to use. Mohammed Laher has been dealing with my house move over the past few months. My first sale fell through at the last minute, and I am just about to complete the sale for the second time. I am looking forward to moving to my new home. Throughout the process, Mohammed has kept me up to date with progress and has been incredibly supportive. I knew he always had my best interests at heart and always made himself available when I needed advice. I highly recommend Mohammed to anyone needing a professional and approachable Conveyancing Lawyer.

A very positive experience for being clients of APL Advantage Property Lawyers. We are first time buyers and the entire process was very smooth and hassle free. Our first Deal didn't go through due to chain issue but 2nd deal went in very smoothly for which we are thankful to Joanne and her team. Joanne Murphy being extremely proactive, helped and guided us through the entire process of buying a house. Calls were answered, and all necessary details were explained to us. Very supportive person and her team. Thanks again to all the individuals that were a part of this house buying journey.

  • Ellie Kendal

We have not long completed on our property, although the purchase took 6 months and was fairly stressful (reasons because of the other side not APL Lawyers), Joanne Murphy was absolutely amazing. She had us ready to go 3 months before we completed - kept us up to date at every point and chased as much as we asked her to. Nothing was too much, we felt like she really had our backs and wanted this purchase to complete just as quickly and smoothly as we did. I would definitely return because of Joanne when we come to sell our house. Thank you Joanne you are one of a kind!

  • Kashif Shehzad

As a first time buyer, I had an absolutely superb experience of purchasing the property through APL. Christine Green and her team were totally amazing and were always available to guide, advise and help in all regards. Property purchase during the lock down time had its own unprecedented dynamics but thanks to the APL team specially Christine who managed everything perfectly and we were able to move in to the new house earlier than anticipated at the start of purchase process. Very reasonable costs and excellent service. I would definitely recommend APL to every one.

  • Tolib Mirzoev

We were slightly cautious in working with this form, as we had moved our conveyancing following estate agents' concerns about their performance in the past. However, Gemma Murphy has been superb in effectively aligning the sale and the purchase, efficiently dealing with arising issues and continuously updating us on the progress through letters, emails and phone calls. The whole process of selling and purchasing took around 12 weeks which by current standards is fairly quick. I'd certainly contract Gemma's team again and would highly recommend them in the future!

  • Husna Habibullah

I would highly recommend APL as I had excellent service and recieved speedy conclusion. As a first time buyer I was very reluctant but Matthew helped me every step of the way and completed the property purchase within 8 weeks. I am very pleased with the quality of the service. Matthew was very responsive and kept me in the loop with all the updates and always provided best advice and solution. I had first class experience with being first time buyer. Thank you very much Matthew and the team for everything. Husna Habibullah from Birmingham

  • TheStroppymare43

Abysmal service, if i could give this 0 stars I would. APL was appointed by Purple Bricks, so not our chioce, and I will be warning anyone who will listen to stay away from both. Unessesary duplication of paperwork, contracts held to ransom over a payment of several thousand pounds that could not be made in a single day (with 4 hours notice!) and that was after it took them 3 attempts to get the figures correct. Only by phoning frequently (most recently every hour) and getting our seller's Estate agent to also chase, are things done.

  • Samantha Jayne

I could not recommend this company more. They were very responsive, both on the telephone and email and always did what they said they were going to do. Every step of the process was explained and Beth in particular was excellent, although Julia and Aimee were also both very helpful. The fees are very clearly explained and very reasonable. Even during the stamp duty rush we only took a total 12 weeks to exchange. I would definitely urge friends and family to use this company. Thank you so much for making the process so easy for us.

  • Andrew Moloney

As a mortgage broker with many years of experience, I have found this company as bad as it gets in terms of service and knowledge. They seem to completely disregard the client, do not return calls, sit on case files and when you try to escalate it (even with a complaint running through them) they do not want to talk to you and anyone above the entry level of employment there will not point blank call you back or talk to you. I would leave 0 stars if I could and certainly would guide anyone away from using these.

  • amanda jayne

This has been my first experience of buying and selling a house and I can say without any hesitation that my solicitor/conveyancer Fateha Majid has been exceptional! From start to finish, she has been transparent and professional and given step by step communication throughout the whole process! I cannot recommend her enough and would strongly advise anyone who is selling or buying a property to definitely get in contact with APL LAWERS. I will be eternally grateful for the step by step support provided.

  • Terri Normington

Awful experience. At the time I assumed it was normal but having. Sold another property and selling and re-purchasing now it is very apparent how lacking APL were at the time of purchasing our property. Left so many outstanding enquiries without acquiring any indemnity policies to cover us which is now mounting up on selling our property! The communication at the time was awful and is what put me off putting our property on the market. However the solicitors we are using have been brilliant.

  • Brent McMurray

From start to finish, this company were efficient and very professional. I cant find any fault with their service and they always communicate everything - via the on-line portal ( very useful tool ). Even when we had an issue and couldn't complete, on our first attempt to buy - they were brilliant. On this occasion, everything went well and they made it very easy to use their services. Always polite and always returned my calls / emails. I would not hesitate to recommend their services.

  • Joanne Atkin

We have just completed the sale of our property, and received an excellent service from APL, specifically Nicola Roughton, who went above and beyond to make sure everything ran smoothly for us. She communicated in a timely manner and chased up the buyers solicitor doggedly, always advocating for us along the way. Also the eWay dashboard they use helped us keep on top of all documentation and tasks we were required to do. We couldn't be happier with the service offered. Thank you!

  • Andrew Seaton

I'd used APL some years ago when first moving to Leeds and was impressed by their service, so had no hesitation in using them again for my recent sale and onward purchase. I cannot thank Scott and Emma enough - and communication was great and they'd always reply promptly to emails, pick up the phone, and or call straight back. In my opinion they did a lot of work and I was pleased to see that their final invoice was exactly as had been advised at the outset. Thanks again.

  • Jamie Cusworth

Do not use these incompetent idiots for your conveyancing. They are slow, unresponsive, rude and make so many mistakes that you may as well do everything yourself. In fact, if it were not for my own repeated intervention and the efforts of my mortgage broker, the completion date would have been missed and I would have lost my mortgage offer and had to pull out due to interest rates. They were aware of this and did not care. For your own sanity, avoid them at all costs.

  • Kate Collinson

Our experience with APL was awful. We were assigned to Abdul Miah who refused to communicate with us at any point. He never replied to emails and his phone always went to voicemail. The lack of communication was very stressful as we never knew where we were up to in the process of moving house. We were recommended APL through our estate agents who have said after our case and a few others they will no longer be using APL due to the terrible service they have provided.

  • Ashley Postans

Used advantage property lawyers when buying my first house, with the perceived perception of solicitors I was very surprised and how helpful and quick Liam Duckhouse was at dealing with the whole process. Couldn't be happier with the service and would always recommend them to anyone who needs a property solicitor in the future. Thank you Liam for helping me achieve a life long dream of finally getting onto the property ladder and making it a stress free process.

  • roxanne newton

Mohammad was exceptional in his communications, response times and his efforts dealing with the sellers solicitors during the purchase of my house. He went above and beyond for me with his advice and his assistance in dealing with what has proved to be quite a complicated sale. I am extremely pleased with the service I have recieved from Mohammad particularly and I recommend him to anyone looking to purchase a property especially. Thank you, Mohammad.

  • Sharon Hall

Simply the best. The whole process from start to finish had been filled with problems occurring from other parties in our chain and Sarah’s team at APL not only steered us through this very stressful time, calmly, efficiently and protected our interests and needs as you would expect true professionals to do. I don’t usually give reviews but I have no hesitation whatsoever in recommending them but if ever the need occurs they would be my first choice.

  • Mahen Rai

As i am a first time buyer i had no clue what and how to do i was constantly sending emails but never got replied and also not receiving my calls was more painful so instead i was using my mortgage advisor for help and they are really supportive to me. May be there were many reasons not replying and picking up calls, However once in connection the staffs were really nice and helpful finally everything is done and happy. Thanks APL for your services.

  • marc Perry (Getafix)

***** AVOID AT ALL COSTS**** Would not even give them 1 star if that was an option. These have been nothing but a nightmare to get hold off and deal with. Causing delays, requesting information they already have, impossible to contact on the phone let alone get them to reply to an email. As 1st time home buyers with no chain we are approaching 9/10 months into buying a house with these and that time frame is all down to this shambles of a company!

  • Caddy 09

Although I am not a client of this company one of the vendors in my house chain.is. this company are not very competent I was due to move on 12 November everything was in place to go.3 days before the move date the solicitor from APL said he'd overlooked a transfer of equity condition meaning the buyer did not have the funds for the purchase. Avoid this company completely. 5 months in and still no nearer moving no worth the pain and stress caused

  • Freya Stuehmeier

My conveyancer Mohammed was amazing. As a first time buyer, there were many moments when I was looking for guidance and advice. It was not an easy sale with many delays and challenges on the other side. Mohammed was diligent, supportive, on time and on point whenever there was something that needed doing. I am so grateful to have him in my corner and have been recommending him to all of my friends. So grateful for all of his help.

  • Toyah Walker

Horrendously slow, a straight forward sale of my property is 3 months down the line and between them and my buyers solicitors its a never ending blame game. Any queries sent to them they are taking at least a week to give me an update unless I chase them everyday to get it actioned. I should have completed 4/6 weeks ago but not going to be until the New Year now where it will have been 4 months then. Steer clear!!

  • Sally Bamfield

I recently used APL for the sale and purchase of my properties and I have to say it all went extremely well. I dealt with James and Liam who were very quick to reply to any query that arose. As their system is all done on line you always had full vision of were you are during the sale and purchase process. i would recommend this company to anyone, in fact I already have my daughter and husband are also using them.

  • Michael Parker

We have been dealing with APL (specifically Scott Dickinson and team) for the purchase of our first property and they have all been extremely helpful. We couldn't have asked for a better service, including response times, helpfulness, and clarity in what we needed to do at each step. I would recommend APL to any other prospective buyers and we will definitely be using them again in future when we next move.

  • Maddy Fountain

Liam Duckhouse made purchasing our first home such a positive, stress free experience from start to finish. I would highly recommend as we had such an excellent service. Liam, kept in contact with us and was always checking in to see if we needed anything or had any questions. The online portal makes the whole process so easy to access documents. We can’t Thankyou enough for your outstanding service Liam.

  • Kevin Tomes

Mark Thompson and team at APL did a really good job in selling my property. Documents were uploaded to the portal effectively, comms were responded to and i was kept up to date. Completion day went without a hitch and they ensured monies transferred for purchase. Only thing that could be better is ID verification which is still manual (sign and get witnessed) - an automated system would see full marks.

  • James Staite

I was selling a property for a client. The buyer had the misfortune to instruct this company. Two case managers left without informing either their own client, the sellers solicitor or me as the agent. After 5 months of unacceptable miscommunication and misinformation the sale was eventually terminated by my client. This is the worst level of 'service' that I have encountered in 20 years of trading.

  • lee d

I would like to thank APL for the smooth running of buying my first home, which was all down to Liam thank you so much. From the first day you taken on my case you were professional, helpful, and I felt in safe hands, my emails and calls was never pushed a side you always helped me out. 5* service and would definitely recommend to anyone and I will use myself in future needs. Once again thank you.

  • Faisal Khan

Had an amazing experience with AP Lawyers. Liam Duckhouse was really good with the whole process as I was a first time buyer. Always answered my questions and communicated throughout the whole process to make me feel at ease. APL guided me through the whole process from start to finish. Would have no hesitation using the company again. And Liam Duckhouse is definitely a credit to the company.

  • Swiston Antao

APL was recommended to me by my mortgage advisor and I went with the recommendation. I think that was the worst decision I made during my entire property purchase process. It is so difficult to get a simple update or even get in touch with someone. Callbacks are promised but, as I write this review, I am still waiting. The entire process with APL has been so stressful. Highly not recommended.

  • Victor Gavin

Sharon and her team were superb and supported us from the beginning of our sale & purchase all the way to completion. They were unstinting in their efforts to overcome the problems in our chain and worked ceaslessly to ensure success. Sharon always kept in contact and was always a joy to talk to. I would definitely recommend her and her team to anyone looking for a conveyancing team.

  • Dawn Brant

A very professional and trustworthy service, with good communication and regular updates. The portal that they operate shows all documents involved in the process, with text alerts that a new document is available to view. No hidden costs, we were charged exactly what was quoted at the start. Excellent all round, and we would recommend this company to anyone. Dawn and John Brant.

  • Kamil Balewski

Worst company I could choose. Nathan Hughes so bad at his work, was doing everything to make the proceeds slow and painfully. Didn't answered phone calls didn't reply for messages or emails. His manager some crazy woman was trying to cover his mistakes. Worst company to work with, Pls don't do ours mistake. If anyone wants any details feel free to ask me. Pls don't chose apl

  • Badsha Miah

Hi, my name is badsha miah Well what can I say about APL firm I am speechless. My mortgage broker recommended for them. As I chosed them there is a lawyer called Joanne Murphy she is tremendous and accurate with all it needs for the transaction, she is the best., the job has done within 3 months. I will recommend anyone to use APL. Thanks again for joa Murphy and her team..

  • Jason Stockwell

Awful experience. Everyone in the chain agreed a date but it got pushed back because APL forgot to do their job. We were referred through purplebricks and would not be using them or purplebricks again. Our solicitor went on holiday for 3 weeks with no out of office or alternate contact. When we go through to someone they asked if we knew when our solicitor was coming back.

  • Catherine Beaumont

Christine and her team were incredibly helpful, approachable, professional and diligent in their work related to our recent house move. They worked efficiently to enable us to successfully complete on our house sale and purchase at very short notice. Christine communicated brilliantly throughout the process. Many thanks Christine and team. Catherine and Paul Beaumont

  • Drake

More like disadvantage , after months of issues from our conveyancer ignoring our calls and emails , Michelle replies with lies because she is completely incompetent and negligent at her job. Poor communication laziness and constant stress. Me and my partner are looking into a possible court case against you now due to damages we have a paper trail and evidence.

  • Richard Blaydes

From start to finish (once we got our head around the eWay) it was a great experience. Helpful, quick on the response with both emails and phone calls. Even our estate agents paid Mohammed complements on his speed of reply. We definitely would use again. Mohammed thanks for all your help along the way. A 5 star service. Richard & Jayne. Near Warwick

  • Mrs G

What a great team and a pleasure to work with. We had a really difficult sale but was supported throughout by Jane and her team. Great communication throughout. Best part of all this was the portal which was a brilliant tool to use, no appointments in the office needed and could download all the information needed 24/7. Would highly recommend.

  • Renuka Patel

I had a good experience with AP Lawyers specifically with Ryan Lightfoot he was amazing and I was able to contact him when I had queries and the purchase of the property was done within 3 months which was super fast which I think is commendable to their excellent service provided. I will recommend them to all. Thanks again to the whole team !

  • john davidson

Our conveyancer Angela Agnew was excellent keeping us informed of the progress of our sale in a timely, efficient and friendly manner. Some frustration was felt due to the actions of the ID team who belatedly asked for excessive information on identity which slowed down the process. Overall though, I would recommend this firm for conveyancing

  • cherie claughton

Sharon’s Team were fabulous with the sale of our home through Purple Bricks. She always picked up the phone and was more than happy to help you with any questions. She kept you informed and chased when necessary. It took a while as our buyers were self-employed and their mortgage offer took a while- but that wasn’t in APLs control.

  • Aaron Smith

I would definitely recommend APL. Tom Dixon and the team where very professional and kept me up to date through out the whole process of buying a property. The portal they have is a great tool and made everything very clear and straight forward in terms of uploading documents/ signing/ reviewing etc. I would use them again.

  • Andy Grayson

Most impressed with the work of Gemma who dealt with our sale effectively and highly responsively. Every email I sent was dealt with comfortably within a day and phone calls were answered in person. Interactions were courteous and explanations of process were clear. Not sure I could have asked for anything more. Excellent.

  • Stella & Patrick

Thanks a million to Mark and Michelle at APL. We are finally on the property ladder and we really appreciate your efficiency, conveyancing knowledge and first-rate service. We would highly recommend APL, from their customer services team to their conveyancers and to their registrations team. A great experience throughout.

  • Stacey Finney

Exceptional service from Eve and Claire, they acted on our sale and purchase and made the whole process so easy. They always had time to speak to us and provided excellant customer service. They were extremely efficient throught the transaction and I cannt recommend them enough. Thank you so much for acting on our behalf.

  • Ken

We were so impressed with the speed and professionalism of APL all the way through our recent experience of buying a house. They were outstanding in every way. Claire and her team were so helpful at all times. We would not hesitate to recommend them to other people or use them ourselves at some stage in the future.

  • Louella Warman

We had an awful experience with APL lawyers, I’d advise anyone that values good service, efficiency and strong communication to avoid APL. We made a huge mistake ignoring the ‘one star’ feedback from reviews and focused on the good reviews and unfortunately this decision cost us a lot of time, stress and money.

  • Chelsea Elcock

We had a great experience using APL in the purchase of our first home. The online portal is really easy to use and our conveyancer, Mohammed, was always incredibly helpful and friendly and quick to respond to any questions we had. We really can't thank him enough and would definitely recommend APL to others.

  • Jessica Bridge

As first time buyers we were ready to embark on what we had heard to be a very stressful experience. Well, APL made the whole process so much easier than we had thought it would be! Mohammed was fantastic - so responsive to our questions, and always available to talk on the phone. Would definitely recommend!

  • Karen Waldron

Sarah and her team at APL were excellent managing the sale of our property within a very short timeframe. We were referred by Purplebricks and had our reservations but we found them to be responsive and very professional. The Secure Docs site was easy to manage and the whole process was quite seamless.

  • Mohammad Yusuf Adrian Bashforth

At all times, I was kept fully updated and well informed. The staff at APL, (particularly Junaid Mir) were all very helpful and I felt in safe hands throughout the whole process to completion. I will have no hesitation in recommending APL to anyone buying or selling their home. Many thanks.

  • Richard Morgan

Matthew and were very friendly and super helpful with a difficult house sale. They made a point of contacting me which I thought was brilliant as not experienced that too much before with solicitors used in past. Very polite and understanding and enjoyed working with them. Highly recommend.

  • Judith Yaffe

We used APL to sell our flat and buy our bungalow. Joanne was brilliant. Considering how bad the opposite Solicitors were on both sides, Joanne powered through and got the job done. We can't thank her enough. Would recommend 100%. She's efficient, dedicated to her job and simply lovely.

  • Roxana Parris

Highly recommend! Our expirience was great, we dealt with both Nicola and Gemma and they were awsome. Every email and call answered promptly and matters dealt with profesionalism. Myself and my husband were very pleased with the service and attention given to the case. Thank you ladies.

  • James Reed

Mohammed was a great help during the process. He was always available and responded quickly to any questions or queries that I had. The process took longer than anticipated due to the sellers, but he was able to explain to me what was going on and communicated well through all of it.

  • Leah Hodson

I could not recommend this company enough! They use an online portal so you can track your purchase/sale progress and respond to any queries very quickly. Our conveyancer Mohammed Laher has been amazing and has made the process as smooth sailing as possible! Thanks for everything Mo!

  • neville gunn

This company are shocking. They do not respond ,are slow to reply when they do and overlook things and make mistakes if you are looking for a company for the conveyancing of your property look elsewhere. They are not worth the heartache and pain caused by their incompetence

  • Jordan Goodwin

As a first time buyer APL made it as easy as possible for me to get the sale pushed through, we had a few issues with the sellers solicitors but Kayleigh and the team were quick to sort these out. Very quick response time to any queries I had. Would highly recommend.

  • Simon Spurrell

Avoid these people they are shocking chasing them daily for weeks to complete one simple buyer purchase of our property. No replies to emails or phone calls our buyers solicitor chasing them and us for two weeks they are so unprofessional and don't seem to care!

  • Charlotte Scoble

I had a good experience using APL, Joanne Murphy explained every step to me which was very appreciated as a first time buyer. She made the process stress free and quick. The online app was also very useful to see progress on completion etc. I would recommend.

  • Graham Cox

Selling our house. APL were suggested by the agent as they offer a fixed price. Tbh we are surprised how good they are ! Our case was handled by Mohammed Laher. He was courteous prompt and very efficient. Kept us informed at every stage. Thanks Mohammed.

  • Francisco Sousa

It was a recommendation from my estate agents, on a process to by a flat, they were on my side. Specially with a very low lease, they have managed to get all done with a great time and fair price to conclude. I’m very happy with their service!!

  • Sylda O'Brien

This was a long protracted sale but through no fault of APL. My final conveyancer Tom was fantastic and kept me up to date. Also they used e-Way which was a quick and easy way to upload and download documents for signature etc.

  • Harpinder Kaur

Unprofessional staff. The person handling my case went on holiday on the completion date and nobody was able to cover him. I am still waiting to pay Stamp duty tax after 15 days I completed the purchase. NOT RECOMMENDED

  • Andi Dushkaj

Avoid at all costs . Terrible and poor service . For a simple freehold property with no chain involved it takes up to 6 months to complete after the mortgage has been approved . Very slow and terrible service
