Extra Sinister Space (updated): I let my bill lapse and ended up paying it the day before auction. That's my fault and even though they wouldn't take a penny off to its not why I'm changing my review (below) So they pretty much quit calling me when my bill lapsed and I let my payment lapse. I called to pay it and was informed that it was auctioned earlier that day. I was stunned and immediately drove there. I brought $1500 cash and they wouldn't even entertain the idea of letting me pay it. I offered to pay it and vacate bit no. I asked if it has already been emptied and they said it hadn't. So they made a decision to let everything I had get sold because it was easier than making one phone call to the auction buyer. Its kind of fishy. So they inform auction buyers to leave anything that has no value and looks sentimental. I called the next day and asked if I could pickup those items because I had over 500 data backups on DVD, photo album books, the backpack my best friend was wearing when he died, etc. And he told me there was nothing. I seriously thought about making the manager feel some of the pain I did but I obviously didn't. The point is that they had a chance to overturn the absolutely devastating reality that everything I have kept since I was a kid and all possessions were gone with one phone call and didn't. They would have made more money and done the right thing. I've since had to see an anger management therapist because of my bitterness over this. I find it hard not to wish that that karma comes back on them and I could witness it. Conclusion: don't store anything you can't replace here ------ end of updated review ------ I visited extra space on Holmes to rent my second unit and John greeted me at the door He was very helpful with finding me the size I need and saving me some money. If you're in the neighborhood, don't consider going anywhere else to store your belongings. I have been here about 6 months and the place always looks clean and secure. They have climate control in the building which is great during the winter. They also have secure containers outside on the lot that seem near brand new and have a few inches of clearance off the ground which gives me piece of mind for water damage. The ceilings are not quite as tall as a regular storage unit, but I would still much rather use their outside secure containers. Thanks again John and staff!!!

I am simply stunned that my fellow Kansans are apparently happy with this storage company. Let me start with the alleged "climate control". There is NONE, ZERO. I was there twice last week when it was a balmy 70 outside. It was 83 inside. Although they claim that they have a thermostat set at 72, one has yet to experience it. It seems inaccurate, to say the least. The units are not insulated at all. Only a thin corrugated iron between them and a sort of a net as a "roof". Also no lights inside or outlets. They raise the price every two months, as happened in my case. The initial rate is attractive. In two months mine was raised by 40%!! There is clearly no control at all of such hikes. The company, to say the least, is edgy. In spite of many questions, no one can tell you by how much they will raise the monthly rate nor when. Only a vague "every three, four, five months. No percentage or amount. Moreover, in spite of clearly stated "office hours" I have yet to see anyone in the office during these hours. I switched to Extra Space from Storage Mart because of the initial attractive price. I should have moved to a smaller unit at Storage Mart which is way more expensive but way better quality (real climate control, appropriate divisions, inside lights and outlets). It is also time to demand the Feds to control this industry. Let us remember that we are the majority and we have the power to demand value for money. Be blessed.

I wanted to update my review, as I had to come back and rent for a short time. Dave was extremely helpful, and courteous and professional, as always. Everyone was so good about helping me with my locker. I’ve always felt safe at this location, and been able to access my stuff as needed. They have dollies available to help you transport your stuff to and from your vehicle. Highly recommend! I’m reviewing Extra Space for the second time here, so my previous review is below. This is the second time I’ve used their services. As always, a wonderful choice. Lexie was extremely helpful, and even found the online information that I was trying to quote when my phone malfunctioned. She got me set up with exactly what I needed in short order. I love it that you can pay for several months in advance to lock in the rate, which I did. Also, since I was last there, they have started to provide locks free of charge with the locker. I don’t know if this is an ongoing thing, but it’s really nice. I always feel like I and my stuff are safe when I go to Extra Storage. Very grateful to you all! This storage facility is awesome! Mitch was so cordial and helpful. He Let me extra units in the very last minute when there was 10 minutes left in his workday. And I could tell he was happy to do so. I went above and beyond. This is a very customer-friendly business, and reasonably priced. I would be happy to deal with this company again.

The facility is nice and the staff are nice and helpful. My only complaints are the placement of the keypads and the unit door alarms. Edit: My overall experience has been positive and I do recommend this facility, my complaints below are not significant, I just wanted to mention them. Sorry if it came off differently. The "in" keypad is recessed a foot or two from the yellow poles on the sides, making it often difficult to reach. I dislike how you have to put in a code to leave, at my last storage facility before switching, this wasn't the case. It's also difficult to align my car with. I usually walk up, type in the code, and quickly run back to my car and get through the gate before it closes (it does have a pretty good time allowance). I had two separate units, and if I were accessing both, I set off the alarm two different times. I later found out, because they forgot to tell me, that they arm/disarm when you type in your code at the sliding entry door. The solution is to put in my two different codes for the two different units. Annoying and unintuitive. You should have just one unique code per account and one account for all units. That doesn't seem like a difficult concept to me.

First, the good: the facilities are clean, provide adequate climate control, and good security. Latches on the gates are smooth, so you don't have to fight to open and close your unit. And management is reasonably responsible to feedback. For example, they only had one cart per entrance when I first rented, so I got stuck hauling loads manually without a cart (as did other renters), but management responded to feedback and added another cart. Now the bad: residents are required to purchase both a lock and rental insurance from the facility, which increases cost. I already had the exact lock they forced me to purchase, and wasn't storing anything I wanted to insure. Practices like these feel dishonest to me. Overall, this facility is a great option for renters who already wanted to insure their storage unit. But, if you weren't planning on doing so, the rental insurance will bump the monthly cost up enough that they are no longer competitively priced for this area. For me, I was going to stay at this facility indefinitely since it's close to our residence, but in the spring I will look around for more affordable options that don't force me to purchase locks and insurance I don't need.

I just recently acquired a storage unit with this company. After my initial phone contact and inquiry about their facility and the warm telephone response, I decided to visit their Holmes location to physically view their property and the quality of their climate controlled units. I was greeted by their manager Jon Little, whom I was truly pleased with, as he patiently explained their available options and gave me a tour of their unit. Needless to say, I definitely decided to rent one of their largest units. The unit was accessible and their facility appeared to be well maintained and secure. I am very satisfied, thus far with this relationship and will recommend this particular location to anyone who desires a professionally managed and maintained storage facility. If things change, I will definitely express my concerns, first to the management, if not satisfactorily resolved or addressed, I will be posting my dissatisfaction, "loud and clear" in this forum. I am planning to have a long term relationship with this storage facility.

I have been with extra space for about 7 years. I just wanted to let people know how I feel about my relationship with this company. I am a contractor and need space to put my tools and extra materials. It is a very tough market out here right now and every penny counts. I also understand that each and every day prices go up for goods and everything for that matter. There have been a couple times where I had called Extra Space and explained to them I was struggling. Both time's someone at my storage facility took the time to listen and then helped me. This time it was a lady named Trisha. She worked with me and we figured out a way to lower some of that burden. I just wanted to let people know there are still good people and good companies out there in this rough market willing to work with people and help people in a positive way. I love that the storage units are inside and climate controlled. I've only ever dealt with the gentleman that works in the office, I believe his name is David, but he was very helpful and accommodating even during a crazy busy morning, and had a great attitude the whole time. I've only had my unit going on the second month now but so far no problems. I know that there have been incidences there in the past, but I think that happens at pretty much any storage facility and I feel like this is the best option in the area. I feel safe going here, the only reason I did not give it five stars is when you walk into the building. Building the overhead lights are on a motion sensor and it takes a little bit of time for them to sense you and turn on, so it's kind of creepy at first lol.

I needed a convenient location to store items while cleaning my grandparent's former home. When I initially moved items into the unit, I thought the price was high, however I could afford it, if I managed my funds properly. However, last month the rental price increase substantially. Since I'm retired now & on a fixed income, I could not afford the increase. So, while making my August payment, I explained I must move my items out by the end of the month. Matthew listened and understood my situation. After making a few calls on my behalf, he phoned me explaining he was able to reduced my monthly rental fees. Excellent job Matthew!

I rented this unit in July, the cost was $154 which for the condition of the property was too much. In September they raised my rent to &200, when I complained I was told that they had done a survey & that was what the market would so that was the new charge. The parking lot is in such bad condition you cannot roll a cart on the asphalt with dumping something. The door will not stay up, it fell done numerous times and many of those times landed on my head. The bathrooms are completely unavailable. They are almost s always locked. On one occasion the door was unlocked one of the employees used his key and walked in on me. UNACCEPTABLE!!!! I have removed my key the unit is empty & clean so I don't expect to have any more charges. Becky Schmidt

Overall started as a great experience. We wanted a place to put Christmas and Halloween decorations until we needed them. It was for Extra Space on the house and at the web based price it would be worth it. Well to my surprise after only three payments my rate was being increased to 79 from 44. That's a massive increase. After speaking with customer service and hearing "MARKET PRICE" a dozen or so times I explained this is a traditional bait and switch to which she put in for a rate decrease but it was only reduced to 65 like that was a favor to me, when the walk in price says 49 so just be warned you'll probably get a rate hike from the web price. That said the facility is nice and clean and climate controlled all a plus.

Excellent customer service. I was able to speak most of my mind and joke with the operator. Since it was my first time using a storage unit by myself, I was kind of nervous. They made me feel at ease with getting a unit and the security features are great. It's a very clean space. When they had showed me a unit I was looking at, they said it was dirty when there was only some dust on the floor. Also, I had not locked my unit the proper way. They called me later asking if I could come in and they would show me how to lock it properly. If I ever need a storage facility to go to, I will go with this one. Rated four stars because the lights go off quicker. Maybe because I'm short...

Very unprofessional!!! Just attendant barely helpful to resolve issues of no available carts downstairs. No elevator access to downstairs. Advised to take a cart upstairs either down the stairs or around the building because the elevator didn't go down that far. This was due to then "not feeling like walking all the way around." Not to mention it had rained that day. Attendant refused to provide a corporate phone number starting I it can be found online on the website even with being with feet of their office. Attendant was very passive aggressive, disgruntled and rude. More fixated on eating starbursts then working.Would not recommend to anyone!

Don't come here. initially enjoyed the experience of booking with them. I stopped in to get a 10x10 unit and the person said since I wasn't sure how long I wanted to have it I should do a month to month fee at $75.00 a month. I opted also for the insurance at $47.00 for a total of $122.00 monthly. The place seemed fine although it was very run down looking outside and inside. After 3 or so months I received a notice saying that due to the market they would be almost doubling my rental fee to $135 00 a month for a total (with the insurance) to $182.00 a month. Don't fall for their games, look elsewhere for your storage business.

We stored our chiefs bus here for a couple of years, and have had multiple break in attempts. Recently the thieves were finally successfully robbed for a ton of our tailgate gear (nearly a grand worth of stuff with documentation), and the company refuses to provide any recourse or even a refund on rent. We wish we could stay but we don’t feel safe renting here. Side note: There also appear to be a ton of what I as a software engineer would evaluate to be fake reviews for this facility. I’d recommend to be wary of anyone with only a handful reviews, there are lots of services that sell review boosting from what I’ve heard.

I reserved a storage unit with another company a month in advance. The day I was scheduled to move in they gave me so many problems I was unwilling to spend my money with them. I searched Google for another storage unit to rent and luckily Extra Space showed up. I arrived frustrated from my previous experience but Jon and the other employee were so professional and easy to accommodate what I needed I quickly forgot all about that. This location was clean, they have convenient hours, and plenty of security. I am glad the other company didn't work out. Extra Space was a much better choice.

Christy and Jon were both very helpful and attentive. I've been very pleased so far! UPDATE: I just finished a year with my personal belongings in storage at this facility and could not have been more pleased. Jon was extremely helpful, making my experience easy. I really cannot say enough positive things about the facility. It's secure, clean, and temperature controlled. Everyone I ever brought with me during my moving process was impressed with the facility. If I am ever in need of a storage facility again, I will use Extra Space Storage on Holmes in Kansas City!

Like some others have said, our experience here started out great. On site staff was great, building was clean and well lit, good value for the price. Then, a couple months after we moved in, we received notice that our rent was going to MORE THAN DOUBLE! We called to complain and after a few were notified that we had qualified for a special rate that just under double what we had been paying. No thank you! So, a few months after moving our stuff in we moved it back out. If you rent space here, be prepared for big price increases.

Come to Extra Space Storage here off of Holmes Rd! Jon the Storage Manager provides first class customer service! I was concerned of coming in at night, he showed me and reassured me of the security cameras, the amounts of lighting there was. I have never used storage before and Jon put my mind at ease. Great price, security, and a manager who cares, and to top it off they provide both Climate controlled and non climate to suit your particular needs! Thanks Jon, for making my experience great.

I had a hard time picking the right size of storage unit for my washer and dryer so I called the office and spoke with Lexee and she allowed me to come in and see the storage. I was happy with the size and proceed with my contract to secure the storage unit. She made my transaction goes smoothly and allowed me to keep the online deal than in-person deal. I would definitely refer my family and friends to store their things at this storage. Thanks Lexee for making my visit to smoothly.

This place was awesome from first contact... The first lady I spoke with was so pleasant and sweet, she thanked me for for brighting her day, all the while that's what she had did for me.. I was greeted upon arrival by John who was also very friendly, although I was a hour early, there was still no delay, no hidden fees I paid exactly what she said I would over the phone!! I'm going through everything right now , but to have great customer service means everything, Thank you!!!

I have been impressed with the professionalism of the staff. They have always been fair and helpful in regards to my storage units. Lexee, especially, has gone above and beyond what is expected of them. I recommend a promotion for her! I would recommend Extra Space Self Storage without reservation to anyone seeking storage space. I don't believe you will be disappointed. They are both caring and easy to work with. Also, they keep the place clean.

Customer service was excellent before I even came in. When I called I was greeted by a energetic and very helpful individual. Jon, who helped me with obtaining my storage space was excellent as well. He walked and talked me through everything. Though he expressed they were busy, he didn't rush me through the process. He even took time to get to know me personally, showing his care for me as a person and customer. Such a refreshing experience!!!

A quick, no hassle and affordable solution for everything you don't really need but just can't part ways with. As for the staff, they were friendly, helpful and knowledgeable in all things self storage. The facility itself is very clean with excellent security measures in place. I would definitely do business with them again if need be the case. Now about those 55 gal drums with the questionable odors, can we just not talk about that?

Extra Space Storage on Holmes Road has been awesome towards my daughter and son in law who is Active Duty Military. And has worked with them and myself with paying their storage. And it's been nice to know that having climate control there has protected their stuff while they were gone. And having the Security that they do has been a good piece of mind. I want to tell you the cleanest storage I've seen and been through for a long time. The service was excellent and very easy. The member named Dave was the best! He took me to my storages, showed me a quicker way to get to them, and the experience was easy. I give Dave 5 stars for excellence at the Holmes extra space storage facility. These storages are very clean and bugs/ rodents free. That's hard to find in a storage area.

I am a returning customer from ten years ago. It was under another company at the time but even with this change they still uphold the value of GREAT customer service EVER I would refer any and everyone. The staff Mr. Joe walks you throughout the entire appreciation and makes sure your COMPLETELY SATISFIED as well. That's why when I moved back to Kansas City Missouri I wanted to bring my business there and no where else.

Nice storage areas. Well lit inside areas, but you do have to trigger the motion sensor every few minutes if you're there for any extended time. It has an elevator for sheds on a higher level and loaner dollies, so transporting stuff is a breeze even if you're on the top level. Climate control is great inside the building. External storage sheds always look neat and clean. Staff is helpful and nice.

Jon was very nice and helpful. My daughter was suppose to call ahead. But, as usual what kids do that's nothing as they are told. She was suppose to call and let them know that we were checking out. But Jon was kind enough to prorate it so I can get my money back. So, if you every need to store up anything. Best place in town and it also have cameras and very clean. So, come on down as for Jon.

I have had a unit at this facility for eight year's. I also rented parking spots along time ago. Staff is always professional and courteous. Facility has cleaned up and redone the bathroom. Always clean and bug free to my knowledge. I am disappointed the rates have continued to incress, five dollars shy of double when I first got my little spot. All in all helpful, professional and courteous.

I was having such a stressful day until I walked in extra space storage, and was greeted by Dave. Who made all my stress disappear thank you Dave. Trisha is a busy bee she takes care of the needs of the customers and maintaining the property. Tisha has been such a wonderful help for me when it comes to handling my issues especially where I was being over charged by a previous employee. Trisha took the time to get to the root of the situation. Trisha is UNIQUE and down to earth young lady who is a great asset to the company.

Last hour of my move, realized I needed a small storage unit. My sister recommended the 94th and Holmes location. I stopped in with my load, told Mitch what I needed. Mitch quickly found vacant unit, paper work took very little time. WOW, I easily got things unloaded with their 4 wheel carts and was done within an hour!!!! Great experience and I highly recommend ExtraSpace Storage.

I suddenly needed some storage space, last minute, and the high ratings/reviews drew my attention here. I was not disappointed! They informed me of all possible deals on sizes pertaining to my needs to make sure I was aware of options. After calling a few other places, this one was the winner on both price and customer service. It felt safe and secure for the short time needed.

It is cleaner than U-haul, but there is no covered loading/unloading area. They advertise specials like "one month free", but when you get there it doesn't apply to your particular unit... It's also pricey, be prepared to pay an admin fee and insurance when you rent. They advertise for one rate and when you sign up it's considerably more if you don't sign a long term contract.

Had to find self storage to hold onto some records and other items after the sale of my business and building. I haven't moved in yet but so far the experience has been awesome. The location was closest to me and provided the most convenience and safety. Chose a first floor, climate controlled space to keep things cleaner and more secure. Lexi made it very easy to get set up.

Friendly, professional and knowledgeable staff, the manager and Caleb. I reserved online. When I arrived at the site, I was shown the unit without having to ask as well as shown the best way to navigate to and from it. A big plus, it was clean. My application was processed in about 5 minutes. Caleb ensured my gate code worked and I was on my way. Very quick and easy process.

I have rented at the 94 and Holmes, KC MO storage for a number of years and have had a excellent experience. The people there have been very helpful, the units are in really good shape and the interior of the building is kept at a decent temperature. Access is safe and secure even in off hours. We no longer needed storage beyond our home is the reason we gave up the unit.

Great experience! There was a young lady whose name I can't remember (fairly new) who set me up and John, the site manager, who closed me out- both were exceptional representatives! Answered all my questions genuinely and explained everything thoroughly as needed. Process was smooth and quick. My unit was a perfect fit for my items (one bedroom) and property not damaged!

Rented a 10x20 space a little over a year ago. Signed a contract that gave them unlimited rate increases every six months. A little concerning but the guy told me it would be a 5 or 6% increase every time. After 6 months, a 40% increase. After a year another 33% increase. They got me good. When I called to complain they sent me this link so all could see how I feel.

I was very pleased by this same company when I moved to Las Vegas, so I kept with what I was familiar with and looked up here in Kansas City. Not one switch up in any negative way. They asked questions then advised and explained the best money saving options for storage billing. Now who doesn’t like saving money? Great customer service from start to the last day.

I was an in emergency situation where I needed to move in 48 hours and Extra Space Storage did not disappoint. Lexee was super helpful and got me the perfect unit that not only accommodated my space needs, but also was easily accessible while loading the unit. I wish she was my landlord the way she cared about my items during my moving experience. 5 stars.

Overall a great experience! Customer service is fantastic and little to no wait! They gave me first month free for a promotion at the time and helped me save money. Went to get a storage unit to be able to leave a bad situation , my life was completely falling apart and Lexi made this part stress free for me. Jon was very professional and the paperwork was straight forward and easy. We checked three Waldo/South Kansas City businesses and Extra Space Storage stood out as the best choice for quality and cost.

Just moved out. We rented an climate control storage unit for four months. We didn’t have any problems at all. Overall, the area was clean. I’m very OCD, when it comes to bugs and cleanliness. The place was always kept up and access in and out was easy. Jon one of the employees, was also very nice.

The staff are excellent. It was moving day and the storage unit i had reserved was a few sizes to small. The staff was quick to transfer me to a larger size and it took less than 5 minutes. The process was smooth and we were able to get everything moved on time. Great customer support!

I honestly LOVE Extra Space. I've used this company's storage in Virginia and now Missouri and I have no complaints. While in and out the military I have had nothing but exelent customer service I would recommend Extra Space to everyone I know if they ate in need of a storage unit!

I have used this location off & on for years & i am extremely satisfied with the young man and the condition of the property. The parking lot could use some repairs but it was picked up. The inside was very clean & kept. Dave was very helpful!

Was Great At The Beginning Until My Unit Kept Getting Broken Into ( 5 Times).... & I Couldn't Recover Any Of My Items That Was Stolen Because Of No Receipts For My Items So Nothing Got Done So Little Terrible Towards The End..

It takes a lot of phone calls to get them to answer the phone. Two days in a row the elevator did not work. The person answering the phone is not very friendly. The advertisement of one month free is not true.

Unprofessional. I called and the representative was driving and not even at the location. The units are outside and the dumpster is typically locked even during business hours. I would not recommend
