Pathetic hotel. We booked it through Oyo and when we came here the receptionist told us that your booking is not there. Then, he told us that we cannot give you the room, Oyo is charging you less and our room (basic) cost is ₹3000. They didn’t give us the room for 1 hour, we kept on requesting because we were tired and Oyo’s customer care was taking a long time to provide the solution. Meanwhile we came across a couple sitting in the reception area with the same issue, they had booked through booking.com. In the end, Oyo customer care spoke to the customer and they agreed to give us a room for 3k, while we made a booking for around 2k. The room they gave us was full of fungus and water was leaking from the wall, we moved out in just an hour because I couldn’t stand that fungal smell and asked a house keeping guy, if other rooms are better and he said, that other rooms are also same, so, we stayed there because we had been roaming here and there since morning and finally got a room in this hotel. In the evening when we came back, the room was stinking severely because of the fungus and I requested the receptionist if he could look into the matter, he said ‘now we can’t do anything our rooms are full’ and asked the house keeping guy to spray air freshner.. to add to this the pillows were stinking real bad as well and bathroom is disgusting as well here.. and 2-3 times when we passed the reception, we came across people just fighting about the same thing… cancelling of booking… be it Oyo, agoda, booking.com … Please avoid this hotel, absolutely pathetic, waste of time and energy.

We made the booking through booking.com. They had called the hotel as FabExpress Grand Heritage. But when we went to the place, it was called just Hotel Heritage. I am not sure they have an relation with FabExpress. The images they showed in their website was a far cry from what we witnessed first hand at the place. It looked like they took the images when the place was first launched. Now the place is dirty, the pillows are reeking of bad smell and dirt and towels were unclean. The bathroom was too small with barely any place to move around. When we were sleeping at night, we could hear some animal noises in the ceiling (we could barely sleep, after coming from a tiring journey). When we mentioned this to the management, they were casually saying that it might be some rats, as if they were not concerned. Even though we had paid for 2 days, we decided to leave the place after 1 night. We lost the money for the 2nd day. We complained about the issues, but the management was reluctant to give any form of refund even though it was a mistake from their end. The only good part about the stay was the food. It was good and served clean. I would not recommend anyone to stay in this place, especially if they are with family. There are other good places to stay in and around the area.

Pathetic experience during my stay there. Room was so stinky and so bathroom was dirty with stains. No toiletries were supplied except for couple of soap chiplets. Staff behavior was not so good.

Tasteless and they just serve 1 set of RAW bread butter in the name of toasts. They even charge you to take water bottles whereas this was included in my package.

We stayed here for 2 nights. Considering the price we paid (₹850 per night), I felt the services were kinda okayish. The room is very small, basically it's just 2 beds and walking space between them. Bathroom is also extremely small, one person can barely stand in there. We didn't have any issues with the air conditioner or the Wi-Fi. We asked them to clean once, but they didn't come and then we had to leave. Location of the hotel is not that good if you're a vegetarian, since the area is filled with non-vegetarian joints. I'd only suggest this place if you won't be spending much time in the hotel. It's value for money, but the size of the room and bathroom might make you feel irritated at some point.

Horrible reception, booked a room and then no room was available (he told me I should have paid advance but I never received this demand from the website) so they sent me to another place… I had to pay to get there… was more expensive and the most dirty and rude people. Area is dirty, polluted, noisy and nothing is there for you. Considering price of transportation in mumbai you should consider staying some other area and never give money to this Oyo franchise ever. Well it was a rather simple accommodation. Served the purpose - US Visa Appointment Rather unusual was that it had NO WINDOWS ! Didn't even use the ac, it was so cold. WiFi - Not Good Did hear sounds like rats around the washroom. Good Hot Water. Don't know how often they wash the comforter covers, pillow covers & bedsheets, considering most guests I presume are 1night stays. But I closed my eyes and slept, not wanting to think too much.

I think fab express, fab hotels are into clear fraud and cheating customers. The images that they show on their websites is incorrect, misleading. If this was product on an e-commerce site we would return it. But since that is not possible, we are stuck with them. In grand heritage hotel, there were no toiletries, not hot water, bathroom was leaky and unclean, pathetic breakfast. Won't answer phones except for 2 hrs. I am not sure how come nobody has dragged them to court for their practices. If there is regulatory authority, they must take strict action.

Very bad behavior from the front desk receptionist. I had Booked the room at 6 pm through paytm for Rs 2800 for 3 people. Reached there at 11 pm for checkin. Showed the receipt from paytm. There was some money issue between the hotel and oyo company. They said that they will not receive any online payments. So late at night tired and exhausted. We had to face the brunt of it and they spoke so rudely. They told us to get out of their hotel when we said that they were being rude to us. So, overall very bad experience and i am waiting for the paytm customer care to sort it out. Never going back there again.

This is not a hotel...Some group of goons sitting for extortion. If you wish to get ill you can go there. There are too many options for infections. Bunch of Stinky jhuggis. And never ever think about this haunting hotel. And one more thing fab hotels are similar things and fab is promoting this loot. When uou check out you will found that they will charge for annoying services and then ask all payments in cash only. And you need to pay in cash only. So! me & mom booked this hotel for some work in BKC. No doubt it was near to the location but the hotel gives you more of a jail sort of feeling..no windows no ventilation, untidy corridors, mosquitoes & flies all over in the room,unprofessional staff..old property not at all maintained and on top of everything they don't accept the fact which am going to share in the photographs..they took 30rs for the toothbrush means no dental kit.. in the morning they agreed to change the room & after we came back another person said "haan madam kya problem hai,sab room aise he ha" the name of the hotel is a big time joke.

This hotel was earlier associated with FabHotels but now isn't. It is pathetic. I felt extremely unsafe here and as a solo female traveller, I would never recommend this place to anyone. The staff is rude, I don't know what they think of solo females but they reminded me thrice in 10 mins that I cannot have any visitors during my stay. It was just disgusting. The rooms were not clean, insects on bed. Please don't go by the photos and save your money by NOT going in this hotel. Plus the outside area also feels very unsafe at night even though it is on the main road. 10/10 won't recommend.

These guys are just cheaters. Accepted the booking, I reached at mid-night and the manager told that the room is not available due to some short-circuit. Since morning they were sitting on this and never informed me nor makemytrip. Then they tell me that we will shift you to another hotel. Our boy will take you on bike.. seriously? I went walking with him only to find a very shady place. Very unprofessional, non-caring and inhumane people. Stay away, all their reviews look fake to me.

Stayed in this hotel for 2 nights. I had come with my niece and friend for visa work. This hotel is close to US consulate. Right opposite to Kanika zillion bus depot. Absolutely poor hotel . The hotel is just money oriented and have no intentions to server customers properly . Rooms services are poor . Room is not cleaned daily . The designs and arrangements are filthy. Don't even think about the washrooms. The best part is , you have to lock your aim to spit inside the tiny wash basin . The rooms are very small . Waste of money. The main reason why i not recommend is that i did booked this hotel from agoda booking website. when i reached at hotel manger said we do not accept online booking. we paid double price for small room. It's a very nice hotel to stay in Mumbai which I booked through OYO at a very affordable price. The rooms are very neat & clean. The bathrooms are also very spacious and clean. You don't need to take your towel, shampoos, conditioner, soap as these things already provided to you by OYO. They also give free WIFI to their customers the speed of which is also excellent. We can also order the breakfast at morning which is very delicious. The behaviour of the waiters here are also good.

I booked it through Fab Express. First of all the name of the hotel was different. Secondly, in spite of paying advance and getting a booking ID through booking.com, they couldn't give a room. Finally, they sent me to another hotel through a guy on a two wheeler where he couldn't drive, so I'd to drive. Those rooms were pathetic with damaged AC remote. Hot water was through a instant heater. No toiletries apart from soap and towel. Too noisy for the whole night. No bottled water.

You’ve got to see it to believe it. Really, it was the most amazing property I have ever spent the night in. Also the staff was excellent, we felt like actual royalty. Anything we asked for was ready for us within minutes. We also asked to see some of the fancier suites on campus and they obliged. It was an incredible experience and I suggest everyone put staying at this Palace on their bucket list.

My booking changed from one good hotel to another hotel without my request. The reason given by staff, "under maintenance". However, there was no such reason. It was fake and it's frequently done by Fabexpress due to raising rate of good hotel. I never recommend the Oyo 19995 to anyone. Despite completion of prepayment to the hotel on the Oyo app, the property manager denied the check-in and asked for an extra amount. I spoke with the Oyo customer team for about an hour or so; in the end, they couldn't resolve the issue. It is an awful experience. I was forced to pay an additional 100% amount at the hotel to get Check-in. I never plan to use or refer Oyo and the hotel to anyone.

I stayed from 7 to 10th August 2023. Stay was comfortable with service staff except person on desk. Food in kitchen was very good. I booked one delux room. Unfortunately they charged rupees 1500 Extra for my husband. I wrote to the Feb group they replied that you deal with the payment site. Not happy with fabexpress grand heritage . We had booked five rooms and check in time was 12:00 pm but they gave us only four rooms at around 4:00 pm while we were already reached earlier in check in time. This is an economy hotel, expectations need to be at that level. However, I felt the room size is very small and none of the rooms have any window. Washroom too is tiny and no ventilation is there. However food is good. Service is OK. Reception behaviour is not up to the expectation though.

Very small rooms, with no windows or lift. Breakfast was not upto the mark. Looks like cheap pg room. Won't suggest anyone to visit at this price range.

Hotel is quite good for the purpose of US VISA. 4 Star given as the surroundings outside are not so good. Breakfast is almost the same on all the days.

Rooms were okay. The hotel is surrounded with poor locality. Bathroom was very small. No amantities.

Worst location and pathetic hotel policies, need to prove your married, weird hotel room rules to watch tv.very much community dominating hotel. Worse in lifetime ज़्यादा

We have stayed at this hotel for 4days. Good quality service. It’s near to U.S. Consulate, BKC. The staff is very polite and the room have been comfortable. ज़्यादा

Room was dirty. Toilet seat was broken. Manager was rude and long waiting time for check in and check out. Too noisy corridors at night. Could hardly sleep.

Great experience catered to all Our needs and will visit doing again for sure ! 10/10
