Our rate reflects the monthly 31 day discount for a ‘Super site,’ at $46 a night. Our site was only just big enough for us to park a 40’ 5th wheel, while still being able to open our small garage and squeeze in our F350. A full-sized toy hauler of our length would be out of luck. Most of my review will be an echo of what everyone else here has already stated with the addition of our own negative customer service experience impacting our overall rating. Mission Bay RV is a large asphalt parking lot with minimal spacing and no privacy. The sites are level and while the utilities worked fine, some may find their placement inconvenient (power and water at the far back, sewer off to the side toward the middle). This is not what most people would consider a resort- there are no special amenities and is by all means, basic. However, the location is good for exploring San Diego as long as you are willing to drive (3-10 miles to the beach/restaurants/downtown depending), Uber/Lyft, or walk/bike some (the nearest beach and restaurants are a minimum 2.5 miles). We expected the camping to be a bit noisy, and it was sometimes. We had great neighbors, but we also listened to rigs get power-washed, someone leaf blowing the dirt around their rig, etc., and make no mistake, your neighbors can hear you sneeze or listen to your TV show. The park felt very safe (no one seems worried about leaving stuff around outside), and we found both the security guards and staff to be friendly, often going out of their way to wave and say ‘hello.’ The entire RV park is surrounded by a fence dividing the CG from a condemned mobile home park. This is where I walked our dog, and the first few times around, I found it a little creepy, empty homes in various states of disrepair including broken windows and doors. However, over the course of a month I never saw any reason to be concerned, and it’s probably more of an eyesore than a safety issue because of the vigilance of the security folks. There are washers/dryers and bathrooms on site, and while I peaked, we didn’t use them. They both seemed clean but dated, and there are only a few washers/dryers as another reviewer mentioned. We were told that the Wifi was useless (by the staff and other campers), so we didn’t bother, but our Verizon worked fairly well with some lagging around prime hours. There isn’t anywhere to walk a dog within the CG, but there was a path just outside the park along the bay that worked just fine (mentioned above) or the Mission Bay trail is available for dogs before 9am or after 4pm/6pm (depending on the month). The park does allow package delivery, sometimes it goes directly to your site, sometimes the office, but UPS, FedEx, Amazon, and USPS (not individual pieces of mail) are allowed. I agree with what most everyone has said about this place, and we went in with those expectations… it’s an expensive asphalt lot, convenient for exploring San Diego. However, we had an unpleasant customer service experience during our stay which definitely downgraded our experience. We were provided with some incorrect site/park information, a staff member failed to follow-up as promised, and then that person became needlessly defensive instead of offering to help make it right or even a simple ‘sorry’ or ‘our mistake.’ The lack of care and courtesy changed our attitude from planning our return stay here to choosing other options. That said, we would consider staying here again. UPDATE: As he requested, I emailed a more detailed account of our experience to the property manager, and he responded quickly and thoughtfully. It's clear that he was genuinely interested in ensuring our experience (and that of other customers) was ideal, and I appreciate his earnest follow-up. As I wrote, we'd definitely consider staying here again, and if we do, I'll make another update.

Where to begin... This is quite literally the worst RV park I've ever been to, and they charge you through the nose to stay here. The entire park is surrounded on all sides by extremely run down, abandoned mobile homes. Like, literally surrounded on all sides. The homes were condemned by the city, and many of them have broken windows and glass shattered everywhere. The "path" that goes around the small peninsula runs right past all of this mess, and the shore of this path is falling into the bay due to lack of erosion control. Do not let your kids run around here unsupervised, it's dangerous. If you are out on the path past 10pm, security (which is almost certainly needed to keep the homeless and drug addicts out of this abandoned heap) will chase you down in their little silent security Prius and yell at you to get back to your RV because the path is closed at 10pm, even though I have yet to see any literature stating this. This is also the loudest RV park I've ever stayed at. We just spent the last 3 hours listening to live Mariachi music being, quite literally, blasted two spaces down for a birthday party. Three people from different spaces across the park went down to security separately to complain about this and the response was, "they can be as loud as they want until quiet hours at 10pm". Park security also has no measurable interest in safety because for the past two days we have been staying here, children have been riding their bikes over the entire park, sprinting through many other people's spaces while playing, screaming and yelling, and darting in front of moving vehicles. While I understand children can be hard to manage on occasion, this has been a consistent issue for the entirety of our stay. Finally, for the high prices of the park. They offer no grills for public use, you may only have fires in fire pits that you bring with you, the showers and other facilities are not overly dirty, but not exceptionally clean. All of the facilities are very dated, with old paint chipping and broken latches on the showers. The wifi is non-existent, and any views of the beach are from behind tall chain link fencing. As I have said, this is the worst RV park I have ever stayed at, and I would NEVER recommend this park. To call it a "resort" is an absolute fabrication.

OMG WHAT A DUMP! Ok let me try not to come unglued because I did give them 1 star instead of no stars, the check-in and registration people were super nice. And it was very well located for me because it was directly half way between my brother’s home in Point Loma and the hospital in La Holla. But let me give you an idea of what you’re in for, the overall place is inclosed in chain link fences inside a deserted mobile home park. Kind of looks like a World War ll concentration camp. If that’s not bad enough there’s two very small patches of grass the only ones close to the guard shack and main entrance to Stalag 13, that they don’t allow your dogs on, a beach or excuse me, mud bank that you can’t walk your dogs on after 9am or before 5pm even if there’s know one there as there isn’t ever anyone there, well as you can’t walk on the walk paths after 10pm. I was here for one month, drove out from Florida visiting the last days of my brother’s life, dying of bone cancer. And last thing I needed was some overly obnoxious overly gung-ho security guard telling what I could and couldn’t do every five minutes. Now I will say that most of the security guards were very nice but the boss and a few of his minions were intolerable. Also the whole place is just solid asphalt with painted lines indicating your site you’re crammed right on top of your neighbors. If you’re in the area for one night just to rest and dump your tanks I would go to Mission Bay Park right next door instead. BTW if there’s a slight sewage spill they will charge you up to $250 for cleanup. If you do go there and have a bad time, god bless your heart, I warned you.

Family vacation here out of our desert heat for a few day's. We love it clean, and not to crazy. Basketball hoop and ping pong tables, you will just need to bring your own paddles and balls for both. Nice bike riding path around the deserted mobile homes along the bay. Nice that you can bring the pup. They also have poop cans so you can clean up after your animal all along the path. Here's the bad news. I asked for a late check out on a Thursday and was told no, someone was to come in right after us.( Ok whatever) no big deal. When I was in the office asking for a late check out someone else was asking for an early check-in and also was told NO!! by the other office staff, not as nice as who I was dealing with. However the spot the nice older couple was looking to check-in to was empty and had been. Why Not let people in a few hours early when spots are open and ready, and let people stay a little later if no one is waiting? Also for the prices we are all paying you should be able to reserve where you would like to park. Maybe this is an option and I was just not told I dont know. Your map needs updating also. I would not want to pay for a preferred spot backed up to the abandoned trailer park. More money for a bay view makes since. But not knowing that spots 10 threw 35 have no view and are backed up to the abandoned trailer park is not marked on the site map. Understandably this is the only downfall of a very nice park. Even though office staff was a little abrasive. Rangers and security were great. Thank you for a great vacation!! Mission Bay we will be back for sure!!

If you have any kind of accessibility issues, this is not the place for you. They made a stab at meeting accessibility requirements...but sure didn't try very hard. The bathroom entrance "ramp" was a tiny circular lump of concrete that was at an impossible angle - leading up to a door sill that didn't meet up with the concrete. The toilet stall was big, but the huge door swung inwards so there was no possible way to wheel a chair inside and close the door. The shower was much worse. The curtain was right across the shower so there was no anteroom to dress or have your chair out of the water...and no seating area inside the shower. It was all wedged into a corner with some weird mechanical contraption (which couldn't possibly be up to any kind of code) sticking out of an adjacent door - making it impossible to maneuver a chair. I literally had to take my chair apart to get out....and my feet ended up being covered in some kind of black goo from the floors. The gate to the bay front walkway opened out onto another very steep concrete lump...that immediately slopped up again...which you might survive going out, but coming back in, you have to enter a security code, open the gate, back up while holding onto the gate, and try getting up a 45 degree ramp all at the same time. If someone had taken a few moments to borrow a wheelchair or consult a wheelchair user while they were designing the accessibility features, it could have all been addressed properly without any extra cost. I would never go back there...

Beautifully maintained park right on Mission Bay. Great place to stay for an extended visit to the San Diego area. Quiet area off the beaten path yet just a few minutes drive from the beach areas, downtown, Sea World etc. This park is owned and operated by the city of San Diego and they do a fantastic job. We had absolutely no complaints after a 4 day stay! We sprang for the extra $$ for a back-in spot right on the Bay and loved it. Came out to about $100/nt which isn't cheap but not terribly expensive by California standards and there were lower cost sites elsewhere in this campground if that seems high to you. All the spaces in this park are unusually wide (see picture) and the grounds are pretty manicured with a lot of mature trees. Just a few little caveats you should know about the place 1) There is no pool or spa, so if you're bringing the family you might not be happy with that. 2) the bathrooms are old but very clean and we'll maintained. If you're really fussy about bathrooms you might not be happy here. 3) The little peninsula that this park sits on has two abandoned mobile home parks at either end. The city owns the land and has plans to redevelop the area but hasn't finished the process of planning it yet. If you go for a walk outside this RV park you will see all these old vacant mobile homes on empty streets along the Bay. We thought it was fascinating and kind of cool but some might find it a bit creepy.

First let me say, we will definitely go back to this RV resort. It was very clean & well maintained. It offers a 24 hours security guard at the entrance. Each guard was very friendly & social. The reason for not giving 5 stars....spaces were pretty close to each other - opening up curtains gave away your privacy from every angle of your rig - bright street lights at night lit up our RV making it hard to sleep, we wanted windows open to feel the cool breeze - It was always very noisy in the morning. Leaf blowers, garbage can pickup by staff, something was always going on in the morning. This resort offers reservations by the month. There were a few full timers that had bright lights on their sites at night that lit up the street. Such as, a couple selling artificial trees for your campsite. There was a RV'er that used power tools daily. Not sure what they were doing. Definitely not the peaceful place that we are used to, but the location was perfect for where we wanted to go. Staff was very nice. Also FYI...we drove around to all other RV parks in the area & would not stay at any others. Mission Bay RV Resort will be our park of choice. I do recommend this park. If you have kids, the adjoining RV park, Campland is a way better choice for you. It has a lot of activities for kids.

Nice spot to stay in San Diego if you looking to be close to everything the city has to offer. The monthly rate is similar to others in the area but the location with mission bay RV is ideal. Would be a 5 star review, but the bathrooms could be updated. The wifi is almost non existent as well. Sometimes it works during the day but very slow at night. Verizon service is also non existent here. Averaging 1 bar 5G and sometimes 2 bars 5G. The sites however are spacious depending on the size of the unit. (Spacious for city camping that is) If you are looking to compare to camp-land on the bay, which is its sister company, the wifi and bathrooms are better overall at camp land. Verizon service worked fine there, and My hotspot worked great. It did not work well at mission bay RV. There are quite a lot of kids however at campland so if you were a family with kids that would be a great place to be. If you are not looking to be around a ton of kids I’d stay at mission bay. I have stayed monthly at both and I would stay at mission bay over camp land. If it was a weekend trip however I would choose camp land.

Our stay was okay. We came to San Diego for the Zoo, Balboa park, bay, etc so we needed to stay in a location close to those attractions. This place gets 5 stars for location. Understandably it is over priced (due to the location) but you’d think after paying $90 minimal a night for the most basic parking spot you’d get something worth it...literally a parking lot, super close to neighbors, no pool, hot tub, activities, etc. Park has 3 areas with grass and your dog is not allowed on any of them...so you have to walk in small gravel areas and have them do their business there? Or walk a pretty good distance to the bay or off the property. Public bathrooms are okay, no dump station, 24 hour security which is fine but seems useless other than yelling at you about all the things you do wrong. ‘Can’t walk in the grass, can’t walk on the beach,’ blah blah. Park was quiet on a Monday and Tuesday and a lot of campers left which opened up some breathing room. Would not return, next time will just camp for free in the parking lot next to this ‘resort’ like the other full timers.

Worst vacation ever. Security guards woke us up in the middle of the night to tell us we couldn't sleep in our tent. You can't wait until morning to tell us that rule? The written rules don't say anything about not sleeping in tents. It briefly mentions no tents but they are not against tents, just sleeping. Who wakes you up at midnight to harass you and make sure you don't sleep? The numerous security guards saw the tent during the day when they were nit picking on other things. They could have told us then. We weren't making noise, everything was contained in our corner spot and we weren't bothering anyone. The prison guards stood outside of the fence all night and made sure no one went out the gate to walk their dogs. I know because I was awake all night from their constant activity patrolling. The location isn't work being policed constantly even as good citizens with nice-looking gear. On the other hand, they do employ a lot of people as guards. The only nice thing about this place. Half empty in the summer for a reason.

The majority of those at the park were friendly and helpful. Only one receptionist was unpleasant and seemed to hate her job. The others were very friendly and helpful. The security was excellent and patrolled on a regular basis. They too were friendly and jelpful The restroom shower was a disgusting experience. There was what appeared to be mold growing up the shower wall and covered the floor.( It was so bad I took pictures). The tile on the floor was broken with large sections missing. The grout looked like it had not been cleaned in months. I was afraid of catching something by walking on the floor. The showers did not have hot water (not even warm) for the three days I used them, although the sinks did. When I complained at the front desk on day 2, the maintenance guy said he would get right on it but nothing happened. I have stayed here a year before and had a good experience but I can't believe any type of quality management would let a restroom facility get this disgusting.

This place is far from a RV Resort .Mission Bay RV Resort was built in the 60's The staff are arrogant and offer poor service and are completely unfriendly . This so call RV resort is one large piece of dirty pavement. Our brand new coach carpets where destroyed with the oil from all the payment tracking in on our shoes.. Any RV resort knows you use concrete on RV pads...not pavement. For $95.00 dollars a night this place needs a severe upgrade. The washrooms and laundry service buildings are 50 years old. They should have torn the down the buildings 20 years ago and replace them with modern amenities. They do not offer paper towels to dry your hands in the washrooms! I'm pretty sure the days are numbered for this place. Speaking with many of the guests staying here, each one of them had there negative spin on Mission Bay RV Resort. There is no place to walk your dogs . Good luck trying to find any grass. We will not be returning.

  • Lauren Couture

Mission bay was such a great place to live during a long term stay. There’s security, a pool, a club house, laundry, a beautiful path close by and in a great location. The Maintenance team is very helpful as well. As a long term stayer, the mail situation was pretty bad. They didn’t have a good system and mail seemed to get lost for days on end because of it. Also, sadly we had to leave because we couldn’t extend another month due to no spots being available. Unfortunately it seemed to be because certain employees were not willing to move certain spots around. What was frustrating was we saw many spots vacant for well over a month, same size rig and we were there in the off season. I definitely still recommend this Rv park for its many pluses. it was far better than many I’ve stayed at! Other long term stayers were extremely nice and friendly. Overall wonderful experience and would definitely come back!

  • Carol Emmett

Very convenient site -- all asphalt. Bathhouses are decent - some showers had lower water pressure. Locked security gates with guard (important because there is a derelict city owned trailer park next door with warning signs.) Wifi is supposed operational but it signal drops immediately or never connects. Or it says you have the wrong password. Connected once for 5 minutes in 4 days. Pitiful! A large Laundry is marked on site map but is non-existent. So 260 sites share 2 washers and 2 dryers that actually work. Called numbers listed to report broken machines -- the numbers don't work nor does website to report. Interesting that the creepy empty trailer park next door have lighted laundries you can still see when you drive by, but trespass signs make it clear to avoid that area! Thank goodness we aren't here for long!

  • Spacer

Great place to land if you’re caravanning (RVing) through and are new to the area - simply for the location. But should be aware that the entire camp is enclosed by 10’ high chain-linked fence (including the up-priced sites-with-a-view) and camp is entirely paved black top which gives the place a maximum-security ambiance. Though a paved paradise does keep dirt out of your coach, it’s not ideal for your doggie companion (so long and far walkies are a must)! Two bath houses serve the guests. One has good clean commodes but terrible showers and the second has good showers but scarcity of commodes. Both lack hot-water on demand (if you willing to wait 10” and waste ? gallons then you’ll be rewarded with warm water) and would benefit from insulated pipes. Laundry facilities are adequate and always operable.

  • Sabrina Musick

If you are looking for peace and quiet, this is not the place. Especially on weekends. They allow people to blast music long past their “quiet hours” so anyone trying to go to sleep at a decent time is not going to be happy. The people that stay here have no sense of boundaries. There is always someones stuff in our spot, or people walking through our spot, and there is zero ability to keep any kind of privacy. When we checked in we were told there were only supposed to be a max of 6 people at your spot. There were multiple sites that had 15-20 people which made the whole place very congested. It was difficult to even get a car in and out. To be honest, this place has done nothing but work on my nerves and anxiety and I would not suggest anyone who stays in a camper/RV long term to stay here.

  • Kathryn Dielman

If you’re looking for an outdoor Chuck E. Cheese, this is the place! The “campsites” are just one big parking lot with Rvs crammed together. The other campers there don’t know proper camping adequate. For example, campers are constantly walking through other people’s sites and they set up canopies all along the beach and leave it there for the entire time they camp like a 1st grader who claims “I had it first.” From around 7 am to 10 pm there is CONSTANTLY bikes, scooters, and golf carts ridden by kids AND adults making it nearly impossible to walk dogs, drive a car, or simply relax. The showers are very run down with no place to set anything within the shower. In conclusion, this place has a lot of nerve calling themselves an rv “resort.”

I cannot say enough about the Mission Bay RV Resort. Although we needed to leave early due to a family emergency, the time we spent at the resort was EXCEPTIONAL. We were in spot 28 and it was close to the resort amenities, as well as, the bay. The cherry on top was the STAFF. From the first phone call with John to the interactions with Nancy...just super. The cherry on top was the interactions with Teresa, Jeffrey, Tom, Doug, Tamara and others at the security station. We just cannot say enough about these individuals and how great they were. They enjoy their job and it shows. The grounds were impeccable. Thank you for the great memories and we can't wait to have many more to come in future years. They have a customer for life. ❤️

  • K S

Family stayed there for the 4th of July week. You are paying for location and not much else. It’s essentially a parking lot with painted lines with full RV hookups. I booked a year in advance and paid an extra $25 to be close to my friend who was able to get a spot next to the water. I guess 2 rows over was ‘close’ to them. But the only reason I will never go back is their bathrooms. They were utterly disgusting. Soiled toilet paper on the floor, putrid smell of urine and feces and low water pressure for the showers. I’m guessing the bathrooms were built at least 40 years ago and have not been updated...but at least they could keep them clean! On a positive note...the staff and security personnel are very friendly.

  • Judy Specht

EXORBITANTLY OVERPRICED! Definitely NOT a Resort ! As a place to park our RV and enjoy San Diego, Mission Bay was nicely located. Staff were ALL competent, very friendly and personable. Our site, although tight, was clean and all hookups worked well. I understand that changes are afoot , but the place is in dire need of some upgrades. To continue to call it a Resort with absolutely NO amenities, awful bathrooms, non-existent wifi ... and, to continue to charge HIGHLY OVERPRICED fees ..... sorry. Not Impressed. We will go somewhere else where our $$$$ (big dollar) fee will get us a beautiful laundry room and showers, pool?, hot tub? Wifi with some bandwidth? and, maybe a few inches away from the neighbours .....

I am a traveling xray and CT tech, coming to the area to work at the local hospital for 13 weeks. My dog has paperwork and i have a doctors note stating she is a service animal/emotional support animal. I booked 2 weeks prior and was told she would be fine. FOUR DAYS before I move out there and start working, I am told she isn't allowed in the park because she is a pitbull and ESA doesnt give her clearance. You need to educate yourself on what a dangerous animal is because any pitbull I've ever encountered have been 100 times kinder than those small dogs. You are more likely to be attacked by a squirrel than my dog. Absolutely ridiculous you can be bias toward an innocent animal. Shame on this business.

  • Tammie Marquez

Was gonna book our stay for the 1st time but then seen that my Rottweiler would not be allowed or any pitt bull breeds or mixes. I feel a dog should not be restricted based on breed alone. Over past 2 yrs me and my dog have been attacked a few times and never by a bigger dog. Every attack has been by a small dog (usually Chihuahua's) and I was recently bit by a poodle mix. I still would not want every small dog to not be allowed because of this. Even after being harassed by many small dogs my Rottweiler has never bitten or been aggressive in these situations so your policy is unjustified. I think you should judge by each individual dog's behavior not because of their breed.

  • Molly Cronin

Best park ever. Everyone is so nice here! Alex, the security guard, is A+! I think my dog loved him more than anyone he's ever met! Everyone in the office was also A+. Special shout out to Karen for helping us when the doggo got sick. The park is in the perfect place right on the bay, walking paths, parks, close to the highway by far enough not to hear any noise. The spaces are spacious and some have shade. There are ants as said by someone earlier but they're very common in the area and being outside sometimes you just have to accept nature is nature you know. Super clean bathrooms and laundry. I wish we could stay here forever! Freaking love y'all!

  • andres rodriguez

They cancelled our reservation for no reason. Luckily we had print outs of our confirmation. Behind the gates are houses with open doors that are abandoned so just be cautious with your children. We purchased a firepit 8.50 and fire wood $5. The staff brought it to our site very quickly. In the morning the staff was out landscaping and cleaning vacant lots. The beach was great for little children. It's very chill and sandy although something tiny was biting our legs in the water. Overall the kids liked it. Lots of kids bicycling, skating And running around playing. A nice sight during covid 19. The staff does drive around at 10 to quiet the campers.

  • John Smith

Over-All Great RV Resort... this place has great location, large site's, it's quiet, and the security team is professional and seem to always be around. Not a lot of amenities but very relaxing and calm setting. Our kids and dog loved it here also. The only down side is the Mobile Home park is being removed, so not sure how that will play out for RV guest... The office staff is awesome and very kind except for one lady seemed to be rude to both myself and then my wife at different times... We just avoid her when we have to go to the office.. Overall 5/5 ***** We loved it here and look forward to coming back! In our opinion, "#1 the BEST in S.D."

  • Uli Hauck

Stayed for one night here. All spots are paved and leveled. Security is driving around all time. The hole resort should be a bit better maintained, which means cleaning, maintaining the grass areas and amminties. Restrooms and showers are clean but they need to be remodeled soon. Warm showers for free. We read something about this area, next to the resort is a mobile home ghost area. All mobile homes are cleaned by the city and it is unclear what will happen with them. This is maybe the reason why the maintenance is a bit behind at the resort. Only my opinion. The staff was very friendly. We paid $70 for the night for new years eve.

  • Terri Carr

Got the bay view! It was totally perfect! They seem to be doing renovations and improving this RV resort. The Womens west bathroom was “heaven”. The mens west bathroom was being renovated and was closed. The east bathrooms were gross “hell” and need to be redone, hopefully that’s next on the list. Quiet place overall. Security was great and friendly every time we went by! The resort had plenty of trash cans. The whole resort was asphalted which we weren’t used to, but there was no dust!! We biked to Mission beach and around Mission bay. Good location, easy on and off I5 but not noisy. We will be back!

  • Peggy Langert

The laundry room that was out of order last summer was never repaired and is now boarded up. One tiny laundry room left for 252 sites is inadequate We have come back here every year for at least the last 10 and each time, this place is in worse disrepair and more rundown. The dirt strip between sites that used to grow grass is now loose dirt which makes the sites dirty. At the very least, gravel could have replaced the grass. For almost $100/night they could do better than this. The only thing going for this place is the proximity to the ocean. We are being gouged for everything else.

  • Robert Hudson

Very friendly staff, good sized spots, great location, very clean, wonderful views, 24hr security, reasonable prices for the proximity to the coast and bay. Small laundry room - only 4 washers and dryers, but that's the only downside. Stayed for 30 days, have reservations for 2 more months in the near future. Staff is willing to do a little work (or even a lot of work) to juggle spots to accommodate month long stays (other parks I've been to won't put forth the effort). Can't say enough about this park, just plain wonderful, highly recommend staying here when in San Diego.

  • Jacquelin Dierker

We booked this campsite for a birthday celebration with a group and were extremely disappointed. They camp is extremely bland and worn down. Also, we were listening to music and they came over an hour before quiet time to tell us to turn it off. There was a large group but besides the talking we weren't being very loud. They then came over the next morning to harass us, which only got better once someone in the group started to video how horrible they were speaking to us. We will never go back. Campland on the Bay is WAY nicer and right across the bay.

  • Mitch Thomas

I paid for the best spot, as close to the water as possible, which wasn’t cheap. It turned out to be the front spaces of their parking lot. So, I was right next to the entrance. About 100 yards from water, across the entryway & then 50 yards of sandy beach. There was a medium amount of traffic. Make sure to be ready for raccoon visitors! They like to climb inside trailers/RVs undercarriages and tear things up. These raccoons seemed practically tame and came close enough to take food from my hand so they’re being fed. Not good.

  • steve white

Off to mission bay RV resort. I met friends at the mission bay RV resort to check out their new camper. It's super cool with a fireplace, two big screen tv's, stereo system, an other neat features that anyone would love. My friends have stayed there a number of times in the past an always have had a great time. As far as I know, it's been there for decades and I must admit it could use some updates- it's looking old and could use some TLC for sure! Other than that, it's a cool place to stay if you come for a visit. Enjoy!!!

  • Greg Kaknes

I don’t get Good Sam or Google reviews. This is essentially a paved parking lot next to a trailer park. The photos are deceiving. It’s a disgusting display of environmental mismanagement. What a waste of beautiful property. Not my idea of RVing. I booked for 4 days... I’m out of here in the morning with it without a refund. Oh, this was the MOST EXPENSIVE RV site I have encounter in my 7300 mike journey. I only didn’t give a one star because I won’t even venture into the bathrooms so I can’t comment. Very disappointing.

  • Bill Holder

What some other folks have stated is true regarding this park. We found the spaces crowded. Five noisy kids right next door. NO PULL THROUGH SPACES. All back in and tight. The check in went smooth and that's about all that's good. Abandoned trailer park on one side. No soap in bathrooms. This place has no nice amenities, just a decent location, still way over priced for what you get. People post its close to the beach. It's not the ocean beach rather an inland bay that is outside the park but in easy walking distance.

  • june lindsey

1st time here so this is Just a comment really...pulled in late, I'm sure it was inconvenient for those around. However, golf carts, kids on bikes in the dark seemed to have no real regard for big rigs and cars trying to get situated and settled into semi tough spots with trucks and cars everywhere. Kinda packed in, yet sites do have space for chairs, etc. Neighbors next door are concerned for their vehicles so they are more than willing to come help guide and spot. 1st morning was very nice having coffee outside.

  • Laura Boyack

Pretty location. We had a good spot, near the water BUT on our second day two spaces down they hired a one man Mariachi band with his loud speakers. All 200 spaces could hear the music. We asked the security guard about it. He had several complaints and was going to talk to them but said it was, infact, allowed until 10 pm. The bathrooms were some of the best...on the first day... but I guess they don't clean them on Saturdays, so they were pretty messy by Sunday when we pulled out. The internet/wifi was not good.

  • I. B.

Mission Bay RV is our favorite, easy access, good size spots. We know some call it a big parking lot but have small dogs I say we love it, no dirt or grass to get them nasty. Great walk around the park, easy Bay access for our paddle boarding needs. Staff is very friendly and helpful, the park is clean and our stays are always pleasant. What we like the most is that we feel the park has a lot less small kids since there are no real amenities, families generally stay next door a Campland. Mission Bay we ❤️ you!

  • Robert Baxley

We have loved coming here for several years, usually in February. Arrived here one week ago and were told that Campland RV Park (neighbors) brought the lease in July. Immediately noticed that the grounds have been left mostly unattended: Unmowed grass and LOTS of weeds. Also, the restrooms have not been serviced since we arrived. One of the 3 toilets (men's showers/restrooms), ran out of toilet paper 4 days ago. I spoke with the guards at the entrance earlier today, but still no service this evening.

  • Rich Reese

Place is clean and level with asphalt spots and has a nice beach. But it is very crowded and you are packed in like sardines! Cars parked in front of their RV make it hard to park or leave with your own RV. In addition, the is a large abandoned trailer park around it that takes away from the beauty of the bay. For the cost to stay here you would also assume they would have an up to date wifi network but as soon as you check in they state there is no guarantee it will work because it is old.

  • maticuno

Mission Bay Sardine Can RV Resort. While they could probably make the sites even narrower, I'm not sure how without violating laws of physics. The most cramped place I've ever visited. The saving graces are: all utilities work, the place is pretty clean and well maintained, and the location to be able to access all of the San Diego coastal attractions. Just be prepared to be intimately familiar with your neighbor's rig. Like, literally their RV dump connection is under your picnic table.

  • Christopher Toscano

Love this place family and I come here couple times a year. Much cheaper than campland ya not to manny trees but last time I checked theirs not usually to manny trees at the beach in sandiego . Bath rooms and showers are not that great but I guess that’s y I bought a rv with shower and a both room in it. And also the laundry room is not like mine at home but hey it washed my stuff just fine. We will continue to come back as long as the prices don’t get like camplands.

  • Sharron Esmaeili

Excellent choice to park your RV and enjoy 2 facilities at the same time. I love how both Campland and Mission bay park have joined together. So much to enjoy. I just hope they take care of their bathrooms a bit more. For example the soap dispenser wasn't working. There was no shampoo or soap dispenser in the shower. The plastic flowers by the showers were so funny looking. The bathroom doors wouldn't close either. But over all it is a clean and quiet facility.

  • J P

Soooo...not a fan. Nice customer service but the services and facilities are outdated. I wish I knew about their sister RV campsite, CAMPLAND, before booking. CAMPLAND is way better!!! Skip mission bay and head on the campland. It’s way more kid-friendly with every amenity and facility you might need! It’s updated and has lots of trees, unlike Mission Bay which has dilapidated, out-of-use buildings on site and the smallest laundry facility I’ve ever seen.

  • Marius Lazu

I would never recommend this place to anyone. Ant infestation plus we had a spot under a tree that was just pouring leaves and dirt and some sort of fruits that were falling on the trailer at night that sounded like hale. Dirty bathrooms. There were 2 electrical brownouts and one day where the water was off. Spots are so narrow that every time someone comes to park everyone around has to move their trucks. Very expensive too : from 150 to 200 a night

  • Pounder Pounder

A great campground with great employees and rangers. The grounds are clean and the little secluded cove makes for great swimming for kids. Bring your Paddle boards, kayaks and inflatables. Bicycles and a walking route around mission bay for the more ambitious stay in shape campers. They will soon have a swimming pool for those that don't like salt water. Try it, you'll have fun. They now have a swimming pool with bathrooms

  • Donna Buttermore

This was a nice place to stay. Not far from anything you would want to do in San Diego. There are old abandoned mobile homes around the campground. I was a bit nervous walking around the boardwalk with my grandson. It’s over a mile walk. Nothing but abandoned homes with broken windows and door. Also I was not happy I had to pay $10. A day for the extra car. Then we have to park it in a public lot outside of the RV park.

  • Theresa LaPera

The only reason to stay here is the location. There are no amenities to speak of. Don’t stay here unless you’re prepared to stay in your camper to avoid loud music (especially on a busy weekend). I don’t just mean sort of loud music, I mean music so loud you can’t hear yourself think. Also the clientele here seems never to have learned that you don’t just traipse through other people’s campsites. Really disappointing.

  • A Neill

We absolutely loved it here! The staff is very kind, you feel very safe with the security gate. We already booked another stay before we even left our first stay. The lot is clean. I would recommend you have mastered backing in your RV or this is not the place for you. The grounds are beautiful and the location is superior! Looking forward to our next stay. Did I mention LOCATION LOCATION LOCATION!!!

  • KDK Weathers

What can I say about this place? It is expensive, they charge $10 a day extra for an additional vehicle. Also, the security guards, seem to think they are the police. They will look for any reason to give citation warnings to short-term residents. The "beach" is nothing but dirt and dirty water. The dog walk areas are outside of the rv park in the old mobile home park areas that have been abandoned.

  • Hilary Liebel

We've been here for 3 weeks now and were staying one more. Front office staff are always super helpful and the grounds are well kept. Spaces are a little tight but that's the price you pay for being so close to the beach. Security is great. They are always patrolling and both the entrance and exit are gated. Laundry and bathrooms are clean and functional. To wash and dry a load of laundry is $3.25.

  • Melissa Northcutt

We very much enjoyed our stay at Mission Bay RV Resort this week. It is a clean, quiet, park. The staff was very helpful and accommodating to all our needs. A perfect location to ride bikes and enjoy the bay. Clean restroom and showers. Free parking for visiting guests. Enjoyed the fireworks nightly from Sea World just outside the back gate of the park. Definitely planning to go again next summer!

  • Roger Wise

What a great location! We really enjoyed our time at the Mission Bay RV Resort. With immediate access to beaches and parkland along the bay, what more could we want? All hook-ups worked well. There is no store on site, or pool (you can go to the sister property Campland, about a 1 mile drive for nice amenities). It is a quiet place, and there is sufficient room to easily navigate into the sites.

  • jaime dominick

Small tight RV sites, surrounded by a deserted broken down trailer park that's probably haunted. Security allows EZups on the bay to stay up overnight, so good luck finding a spot to set up on the sand. Facilities are outdated and derelict. While we appreciate getting out of town during COVID-19, packing every spot and no social distancing enforcement made this holiday weekend a bit risky.

  • Renee Patton

This was my first time visiting Mission Bay RV Resort in San Diego, California. I stayed for four days and didn’t want to leave. The staff was very polite and very helpful, the restrooms were kept very clean, as well as the laundry rooms. Very good location with many things to do. I will definitely return but the next time stay longer! It was a great place to stay! Thank you

  • Emily Holland

We stayed for two nights and our hitch broke just before we needed to check out. The host let us have the space for the next day for free so that we could find a way to get our broken trailer out of there! Every employee was super kind. We also parked our extra car in the adjacent parking lot outside of the main park for free, overnight, without anyone breaking into the car.

  • Ryan Rentfro

We camped at Mission Bay RV Resort for the 4th of July and we loved it. We we right on the beach and next door to Sea World and a short drive to San Diego. There is a beach right off the campsite and has lots of trails for riding and waking. Only reason not 5 stars is the bathrooms needed cleaning you can't choose your own camping spot. We will camp there again regardless.

  • Bruce Eckerman

Paved, clean, polite + helpful staff, easy on/off I-5. No pool, very little green space. Great for bike rides, jogging/walking. Wonder why 2 guards are (apparently needed to be?) on duty at all times. Water/bay on 2 sides of park, (apparently) abandoned (but clean) mobile home/mfg housing park on other 2 sides. Think I expected more for the money, but this is San Diego..

  • Ekaterina Sharapova

Beautiful place to stay. Mostly quiet. Convenient if you need airport often. 25 min drive to the city centre. At the central park you get to pool and jacuzzi but if you stay over the bridge - only parking is available. We stayed here for three months, waiting for better weather in Seattle. The right place for ”snowbirds” A lot of entertainment in the city centre.

  • Anita Hara

Visited to meet up with friends and stayed on to enjoy the area. While there we had a car problem and had to arrange to stay longer. Staff worked with us to add 4 days. No small feat in the middle of Spring break! Everyone who helped us was polite and friendly and managed to accommodate us without complaints. Thanks for the great customer service. Anita

  • Amanda Campbell

Updating my review because they fixed the lighting issue at the dog park. Trees make it a little difficult to back in to the spots. There is decent spacing between RVs considering it's San Diego. Not a fan of the parking lot idea but it is way better than gravel. Beautiful view of the bay. Just wish other dog owners would clean up after their pets.

  • Mrs Moo

If you want to be close to San Diego and miles of bike/walking trails, consider staying here. We were far enough from the freeway that we didn't hear it. We didn't mind the blacktop sites (I hate sand) and come down for winter each year. The city of San Diego wants to turn this area into another beachfront hotel. We hope that doesn't happen.

  • Daniel Wright

This place is fantastic! My young kids loved this place. The views were great, the activities were fun, and the people were kind. The little Bay is perfect for young children and I felt safe having them play in the water here. As opposed to other places the bay water wasn't bad and the bathroom and showers here were clean and nice.

  • Big Beautiful Tomorrow

Given the recent increase in the surrounding areas we were concerned with safety however mission bay has done a great job keeping the place safe and clean. We were completely at ease and felt comfortable with the walking path and the local public beach as well. Great job guys and when we come back around we will be back for sure.

  • Greg Edelen

Great location, easy interstate access, plenty of restaurants nearby, nice pool, spa and activities room. On the water with nice views. RV spots are a little cramped, driving in the park takes extra patience since people park in the street. Full time onsite security - not sure why but hey, they're there so figured I mention it.

  • Cyndi Boltz

This was is one of our favorite RV parks we have found. The grounds are kept up and the staff is extremely friendly. Great view of the Bay on one side and access to a beach area on the other. The location is perfect and close to all San Diego attractions and 20 minutes from La Jolla. We will be returning this summer for sure!

  • Rosanne S

We just got here yesterday. Spaces are a little tight, but Park is very clean, pleasant and quiet. There is a local long biking trail that will be well used! We are connected with another RV park ,so we are able to use all of their amenities. Lots of shopping also! You can be as busy or laid back as you want!

  • barley peace

I usually have a fun time here, but i encountered a great deal of difficulty on this trip. The bathrooms are not accessible to walkers, let alone wheelchairs, and neither are the showers, despite having "larger" stalls available. Most patrons using assistive devices will have a hard time using this amenity.

  • Jessica Gonzalez

Mission Bay RV Resort was very fun! Nice sites with a small tree and a nice picnic table. The bay was very inviting to kayak, paddleboard, and swim. The RV Resort itself is full of fun and families with bikes and golf carts. My only suggestion is to update the restrooms. I would rate it a 10 out of 10.

  • Laurie Provencal

Great Park. Right on Mission Bay so you have miles of walking and biking paths. Also short walk to golf course. Grounding mobile park has been closed and you may have construction noise in the future but non right now. Bathroom and laundry are clean and work well. $1.75 for wash. $1.50 to dry. Safe.

  • RereShines

We stayed for a week. This place has very poor internet and is short of like a pavement paradise. However, it is close to the bay and parks. So if you have kids and/or dogs then it’s pretty nice. I would’ve preferred more trees but guess that’s rare in this place...all in all it was a nice stay.

  • DL T

It's been great. I was so sad seeing all the old mobile homes. When I was told about all the improvements since Campland bought this property. I just hope it maintains the peaceful atmosphere. And becomes more dog friendly, even just a small sand area our dogs love to swim. Thanks for asking, D

  • Lorraine McKenzie LCSW

Spent 6 months here and it was a complete delight - the staff are very friendly and supportive - Leo was especially supportive when I had to move from one site to another. It is a very quiet RV resort - we sleep very well here. Located right on the Mission Bay means my dog walks are wonderful!

  • Sherry Biggers

This was our first stay and we were so surprised and thrilled with our stay. We rent our RV out when not using it our self so this will give us a place close to recommend. Great Beach area for family, safe and clean. The staff were very helpful if anyone had questions about the park or area.

  • Douglas Kraft

Park is nice, clean and mostly quiet. Wonderful staff, friendly, helpful, and courteous. Close proximity to many attractions. However, if you have children be very careful. Vehicles will often travel more than 5 mph. No way can they stop in time should a child chase a ball into the road.

  • Noud Frenken

We were here for 2 nights. Great place to explore the city out of. There is security at the entrance so no unwanted visitors on site and the beach is just across the road. We wete however not too pleased that another guest had stolen out water hose. But beyond that it was a great visit.

  • Vivian Collins

We stayed there last year and liked it a lot. Way quieter, cleaner and nicer that Campland by the Bay. Not a bunch of wild partiers all night, unless you like that. There is fence obstructing the bay view, but it's still nice. You can ride your bike all over he place. I would go again.

  • Rich Salo

Really nice an clean spot to enjoy Mission Bay in your RV. The other RV campers are friendly an very polite. They have a nice beach to play in an swim in the calm back part of the bay. Got to check this place out if you have a RV an want a great spot to party with the family.

  • Chuck Kight

Okay-Expensive, needs updating badly. Actually if your self contained you can find nicer spots to park in Mission Bay parking lot and pay the ticket ( We didn’t even get one for the night we couldn’t find a place to reserve.) The place has the amenities but very run down.

  • Justin Duncan

Some of these reviews are a bit harsh IMO. The staff was friendly, the place was clean and well taken care of. It is essentially a parking lot but in a great location. We paid 77 dollars a night and enjoyed our stay. Bring a tow vehicle and check out fiesta island.

  • Dennis Nyman

Only gave this place 4 stats as we didn't actually stay here. Just drove thru to check it out. The place was very full however there were a few spots still open. They are all paved and seamed to be plenty wide. After seeing this place, we would like to try it out.

  • Kevin Thomas

Site 222. Huge and facing the cove. Quiet and private. A little noisy every now and then from trailer traffic entering campground but it’s nice people watching. Short bike ride to camp land market and cantina or short drive to Sprouts or other markets.

  • Sheryl Becker

Nice urban park. No advanced reservation and was convenient for our one night visit. Mobile propane truck was in the park and we were glad to get propane filled before we left. Very convenient . Staff was friendly and security was on the job even.

  • David Vilt

Pretty good experience. The hookups were nice. The park is surrounded by old run down trailer homes that appear to be a future development site. The staff were mixed with some being friendly and others condescending in their attitudes and speech.

  • jc JC

Beautiful RV park right by Mission bay. The place is clean and kept up well. No homeless people inside like some other RV parks. There is a guard at the entrance. I wish they had a restaurant like there is in their sister park across the bay.

  • Diane Brandt

We really enjoyed our time here! It's super dog friendly, which we really appreciate. Great prices to stay here. The only reason I didn't give it 5 stars is because the showers are pretty run down. Other than that, this place was great!

  • Tim Collier

Great RV park! Very friendly staff and so helpful. Had issues with my electrical and they were very understanding. I can't wait until they can clear out all those abandoned mobile homes! Come on Cal coastal commission, do your jobs!

  • Virginia Agatep

First time staying at Mission RV Park. Had always heard good things about this place and now we can confirm. We were always just a short walk or bike ride from the bay, food, drinks, and people we knew. Already booked for next year!

  • Big dada Dada

It's pretty decent not exactly what we expected a little bit sardinesh. We tried to move to another spot and they wouldn't let us but overall I guess it's pretty good I'm over in Camp Land right now and that looks to be much nicer.

  • Sally Stronczek

Good location. BUT The road conditions are horrible. Be prepared for potholes and ridiculous speed bumps leading to the inside gate. These are not necessary as the road is short and RVs can be damaged. A few bucks could fix it!

  • JoAnne Epps

I love this place! The staff are friendly and helpful. I gave it 4 stars instead of 5 because of the after-hours online reservation system. It won't let you create an account and don't add any hyphens or dashes. It won't work.

  • Vanessa Walker

We've stayed here 3 times with a large group each time. We all had fun and relaxed at the cove or at the pool. The pool was redone and it came out so good! The kid's and adults enjoyed the game room as well. Highly recommend.

  • Nicole M Augustine

Wonderful place to set up camp. This was my first RV park experience and I loved it. The grounds and facilities are well maintained. We had a spot on the bay side and it was a very nice view. The neighbors see friendly too.

  • Pete Crenshaw

Spent a nice quiet week there for Thanksgiving. Staff were great, grounds were very well kept, views were amazing! this is a great RV park to post up for a while or a quick stop. Very close to tons of San Diego Activities!

  • Mark Bartlett

Clean park and apparently very popular. All concrete spots somewhat close together. Watch for kids when driving as they are everywhere. Park has 24 hr security. No store but lagoon for swimming and nice path for walking.

  • Mark Schonert

Very friendly staff. Large sites. Security very friendly and does their best to keep things quite after 10pm. Campground is steps away from enjoying an unobstructed view of sea world fireworks every night in the summer.

  • Doug Sartain

We truly enjoy our stay every time we go there. It is immaculately clean, not only the landscaping but the laundry rooms as well as the Bay beach. 5 Stars is not enough to give this place in a review, it deserves 10.

  • Meg Burke

Great campground for families! Level sites and easy bike riding for the little ones; grass area was fun for big-kids' games. The beach was so accessible! Perfect for our new SUPs. Nice bike paths around the area too.

  • Steven S.

We got to drive around and check the place out. The asphalt parking is really tight and like parking in a parking lot. If we were to go camp there, we'd definitely take the dirt lot. Pricing seems to be up there.

  • Angela Sellers

Basically a big parking lot with hookups. Crowded. The pool is new and nice. Other than that no amenities. Bring bikes or scooters and head over to camp land for the store, cantina and other stuff.
