Current tenant with North Property Group (NPG). They are lovely people to speak with on the phone as they come across as approachable and friendly, and are also quick to answer the phone. However, rarely does anyone know the information I’m needing for queries I have about our accommodations (flat) or do anything post phone call. In calls to NPG, no one is able to clarify queries or provide solutions. The flat was advertised as furnished, yet upon moving in there was only one wardrobe in a two-bedroom flat, no desks, no drawers and no general storage (i.e. shelving). During the viewing of the flat, the agent attending, informed us we could request another wardrobe when I observed there was only one. I had aimed for this to be in place prior to or ASAP from our tenancy start date/ move in date. I called infrequently for two weeks from our tenancy start date to ensure it would be provided and then to get updates. My main issue here being that there was no communication to us that it had been approved until I called to follow up, and then to update us as to when it was arriving. We could not fully unpack until both the wardrobe had arrived, and we had spent a considerable amount of time searching for and buying furniture. I felt very uncomfortable and unsettled until then. On top of this, the windows don’t open! I did not think this was a consideration to be aware of during viewings, and this was not highlighted during the viewing of our property. The closest indication we got from our agent during the viewing was that the previous tenants had not needed to use the heating. We have had to get a fan to even have a hope of sleeping at night. While it is now coming into the autumn, we still regularly need to use it. During the viewing, it was not mentioned that only agents could access and provide meter readings/ photos. Since moving in on 10/07/21, we were only able to successfully set up our utilities provider on the 24/08/21, and not with support from NPG. In phone-calls to NPG, they were unable to provide the meter identifiers (serial number) or the meter type. The only way we were able to set utilities up was by calling our chosen provider, explaining the situation and for them to advise us. They advised that we call the Northern PowerGrid for our meters MPAM number, and using that we were able to set them up. We still had to guess our meter type. Since then, it has taken until 07/10/21 to get a meter reading, and in the end I got it from property maintenance for the building. I emailed NPG the day we set up our utilities to schedule regular meter readings to be provided to us to then provide to our supplier, which I got no reply to. For weeks the only thing I have been informed of when calling is “We are due to meet with the buildings property management in the next day or two. We need to get readings for a number of flats”, 'building management is being difficult to meet them to get a reading, we will try and get it soon" or more recently "someone has maybe got them but they are on holiday. I will WhatsApp them to see if they have got them". This has not only been frustrating but also worrying from a financial standpoint. I have felt nothing but an increasing worry to get the readings, between getting repeated emails from our new utilities provider to give them a reading for fear of getting overcharged, and the current energy crisis. I would have liked honesty and an actual solution rather than a gradual feeling of false promises and prolonging the issue, which has then fostered a sense of distrust. What furthered my frustration was the the fact that when I contact building maintenance about a meter reading, they were able to provide a meter reading the same day and a photo of the meter when I requested it. North property were never able to clearly articulate the issue they were having, it always felt very vague. As a result of the length of time that has passed, I feel that this has not been an issue of importance to NPG. Any issues experienced have resulted from poor agent-tenant communication.
My personal experience with NOrth Property is at odds with its high google rating. My wife and I rented a property with them in LS2 postcode. Our experience was terrible. We found the staff to be unprofessional and badly behaved. There are things I would like to write especially about their profiling of their tenants but I have chosen not to because it would be my word against theirs. At the outset, let me be clear that we were good tenants: we paid our bills on time and took care of the property. We moved in on the 22nd of a month. Ideally we should have paid our rent for a cycle of 22nd to 21st (the month after). NOrth Property told us to pay from 22nd to 31st and said this was being done to make the cycle of payment more regular (ie, starting from the first of a month). We did that. It ws only at the end of the tenancy when we had to leave the property that last month's rent was calculated using a different formula so that they got more than what we would have paid if we stuck to the 22nd to 21st month cycle. This is an example of NOrth Property misleading tenants. If you are a future tenant of NOrth Property, please do not change your rental cycle as this will impact your overall payments. The apartment we moved into was infested with bees and had structural issues in the bathroom which took some time to be addressed. Though parking permit was part of the rental, this was issued to us after more than three months and that too after persistently following up with them. At the end of the fixed term contract we suggested that the contract should move on to a rolling contract and we were willing even for a rent increase. NOrth Property insisted that we sign another contract. They were pressurising us to sign a new contract and were unwilling to go on a rolling contract basis. When we refused, they immediately served us a flawed Section 21 notice to pile on more pressure on us. We were not willing to be threatened into signing a new contract and finally we served notice from our side to move out of the apartment. Sadly enough, NOrth Property used to bring in potential tenants to the property even when it was not under the notice period, with the sole aim of intimidating us. Before we moved out, we asked NOrth Property to do an inspection in our presence which they chose not to. Later they told us that we needed to pay 75 pounds for the cleaning of the property. Their basis for this was some checkout report made in our absence. They also wrongly claimed that a check-in report had been issued to us. The whole matter went to the Tenancey Deposit dispute resolution. The independent adjudicator agreed that there was nothing to show that a check-in report was issued to us. For all their efforts, NOrth Property got only 20 pounds out of the 75 they claimed. My personal opinion is that NOrth Property don't know to behave and their staff are among the worst among letting agents I have ever encountered. Future clients beware.

They continuously made us pay 6 months at a time for rent after previously stating in the tenancy agreement it would be a rolling contract but when I brought this to attention the company would not have it and demanded I sign a new tenancy agreement where it said there would be no rolling contract and that I would have to pay 6 months rent at a time then was told we would be given a section 21 if we did not. I probably should’ve argued it more but I was worried as my disabled mother would have nowhere to live so I had to pay this big amount and they would not leave us alone the whole time we lived there. They threatened to have our locks changed because I work away and was not comfortable to allow them into my home whilst I wasn’t there so they could do viewings to sell the house as the landlord apparently randomly decided to sell which we were then told we had to move out but they still wanted us to allow viewings whilst I wasn’t there and my mother who had just had a hip operation was there but was in no state to have people coming round doing viewings but this was still not good enough they then came up with the idea of them just letting themselves into my home doing viewing whilst my mum was bed bound and in a bad way. (Bear in mind the house was a mess as we had to pack and find somewhere else to live with short notice but they constantly wanted people going round doing viewings). There are many more situations like this that happened with this estate agents with but I would be here all day typing all I can say is stay well away from this unprofessional company. I’m not one to single someone out but I’m this case it’s needed, Sophie in particular is one nasty relentless person who done majority of the threatening. AVOID AT ALL COSTS
I would give zero stars if i could. Moved into an apartment (manor mills) with a 11 month tenancy and that was the worst decision i have made. Was filthy and not clean when i moved in. Within 2 months building works started and the view was blocked- noise from builders all the time - and privacy no longer existed. Wasnt even informed of these works prior to moving in and just ‘had to deal with it’ after numerous emails back and forth they decided to drop the rent by a measly £50 per month which is nothing compared to the issues I had. Even after dealing with all of this- when moving out I cleaned the property in a high standard and returned the apartment 10x better than i had found it. Now its been more than 20 days i’ve handed keys back and theres no sign of my deposit coming back- they WILL charge you no matter how clean you leave the property. They will charge you for the most pettiest of things such as a small spec of dirt on the floor knowing that the property has been closed for more than 2 weeks. They wont take into consideration natural wear and tear. Also, if theres something wrong with the property when you move in - you are expected to fix it in ur tenancy. I wiped all surfaces and disinfected them- they took a picture of the chrome surfaces and claimed it as staining when it was simply wiped . They wont answer my calls and each time i call to speak to them especially Amelia shes in a meeting/ or out of office conveniently. I left the property 10x cleaner but still am having to go through this hassle of fighting for my deposit when these letting agents want it for themselves. Shame on these letting agents and I will be disputing my deposit.
One of the most difficult experiences with a letting agency to date. Firstly we viewed one apartment within a brand new development which we placed an application for - this received no response. Two more flats within the development were advertised which we therefore went to view, having had no follow up with our first application. Upon viewing we placed two more applications while we were informed that the development would have plenty more flats becoming available, as told by the agent, Laura. This time we did receive acknowledgment of the applications but were met with demands of increase rent and near immediate move in to secure the property. Although agreeing to increased prices while being informed that we presented one of the strongest applications was met with further pressure to move in within a couple of weeks (despite the property being advertised a few days prior). Upon this, no further acknowledgement was made by the group to inform us that we were unsuccessful in our application. As people who can appreciate that the rental market is competitive, extreme hastiness to increase rent and move in dates within a building that is ‘near empty’ while being met with lack of communication and plain rudeness seems unjustified. Anyways thank you for ignoring us, we got a way better flat in the end :))
Such a difficult property group to communicate with and get your deposit back from. Upon moving out, it took 3 weeks to get a deposit checkout report despite phoning multiple times a week and the agent not returning my calls. After my flatmate and I were told we'd be charged for £144 cleaning fee for dust and light cleaning duties, we tried to dispute but they overlooked the videos we'd taken of the property after moving out (which were identical to photos taken at the beginning by the property group themselves). All round pretty frustrating experience. Poor communication.
Relocating to Leeds from Essex has proven difficult with the majority of companies not allowing virtual viewing! However, North Property Group have been extremely helpful with this, as I have been able to view my chosen property in this way. Patrick was my point of contact as well as doing my viewing and he was incredibly helpful and friendly! I would really recommend this company and am happy to be going forward with them.
