In September 2019 I contacted Dale Warfel whom I knew by reputation and through my professional network for several years already. I heard on several occasions testimonials of his work and thought it could be a good idea to engage his services to sell my Sunnyvale home... It was my 8th real estate transaction and I knew what I wanted... I was a bit off in my expectations: it wasn’t just a good idea to hire Dale Warfel, it was the best move I’ve made in a very long time!!! I made an appointment with Dale and him and his partner Helen Gardin from the Warfel Gardin Group with Keller Williams Realty-Gateway came to my home mid September 2019. In about 2 hours they came up with a plan to refresh, update, modernize and remodel different parts of my home (inside and out) to make it attractive to the current market, and not to break the bank! They both contributed and told me that my what I was considering old looking home was in fact a gem in the making. I was exited and a bit skeptical... In the next week Dale and Helen’s team of general contractors, electricians, roofers and gardeners came to my home to give their experts opinions on the repairs, deferred maintenance and all the “remodeling” ideas my realtor team shared with me. New ideas came from that and the estimates came too... Surprise to me because I was expecting to see pricing 2 to 3 time higher than what they gave me. We pulled the trigger and in October the work began... So with all the remodeling and repairs AND with the surprises that came along because we pretty much touch to everything except the walls, the work was on schedule until the end! New copper pipes, new drain pipes, new double pane windows, new entrance and side doors, new bathroom, almost new kitchen, new electrical, refurbished hardwood floor, new landscape, all painted inside out, new appliances and more! You can imagine the amount of work and how many contractors were involved... and 4 weeks later (ok may be 5) it was completed! ALL the contractors were enthusiastic, ON TIME, professional and they all went the extra step. This remodeling exceeded my expectations by far! Throughout this remodeling Dale and Helen were present and were on top of all the work. Communication was really good and I had very few surprises! The contractors discovered a couple of issues that were properly repaired and I knew the new owners would have no problem what so ever with the work accomplished. The house was just not remodeled quickly to sell, it was really updated to be safe, energy efficient and head ache free! I was floored by my experience. Beginning of November Dale and Helen staged the house very tastefully modern/traditional and all my friends who visited and who saw the pictures were absolutely stunned by the transformation, in a very good way. The house came on the market a Tuesday and by Friday we had 3 parties very interested and an we sold the house over market. During this time my realtor team Dale and Helen were very active and negotiated on my behalf very well, respectfully and professionally. The transaction went smoothly and the original schedule was respected until the close of escrow. This review is so overdue, but the summary is Dale and Helen did an outstanding job getting our house ready to sell and then actually selling it and I cannot recommend them highly enough. Neither my husband nor I had family in the Bay Area and so we had always regarded our time there as a temporary thing. Well, the time had finally come - we were closing on a house in Washington and it was time to look at selling the house he had bought a long time ago. We’d kept up with all the major structural things - new pipes, updating the electric, a new sewer line, that sort of stuff - but the kitchen was still original and the primary bathroom was definitely nothing to write home about. While we finished closing on our new house, we started the process of interviewing various realtors. Dale and Helen stood out as honest, fair, and willing to give our project their attention. Moreover, at least one review said they had done a fantastic job managing the prep while the owner moved out of state. Sign me up! I am here to be another voice that they did an excellent job of managing the entire prep process and the sale itself. We met a few times before the move to go over some of the disclosure paperwork and discuss the things that might need to be done and what our budget was. The landscape work started even before the movers had our stuff loaded on the truck (and to be fair, it needed a lot of work) and I left the keys behind for the indoor contractor to start later that afternoon (along with the power brick and chair they loaned me when the power went out for my last two days at the house!). From that point, all I had to do was approve the work done and write checks and they took care of the entire process for me. I got timely updates and was happy to rely on their advice regarding what helps the house sell - after all, the whole point was that it wasn’t going to be our house anymore. When the house did go on the market, they did a lot to drum up interest and hosted open houses that weekend. We had a total of five offers presented to us for our selection and were absolutely amazed by the price we got for the house (even knowing it was a seller’s market!). Helen and Dale did a lot of legwork to support closing the deal, including pulling comps for the appraisal and answering questions as needed. From our point of view, all we had to do was choose the offer and sign the paperwork when the mobile notary came by our new house - they took care of absolutely everything else and we are incredibly grateful to them because navigating all of that from two states away could have been a nightmare. They were also incredibly supportive when, on closing day, a major medical complication came up that prevented us from being quite as celebratory as hoped (and indeed is the reason this review is so overdue). They called to check in multiple times after the fact and in general made it clear that we were humans to them and not just clients. I cannot say enough good things about how much it helped to have the house sale DONE while dealing with all of that and a huge part of it is because of their hard work. Other agents might promise the moon but Helen and Dale delivered for us and I never felt like just another house in the assembly line. I’d work with them again if we ever came back to the Bay Area.

We worked with Dale and Helen to sell our house in the Cambrian neighborhood in San Jose. We had lived there for 20 years and to be honest, it was a bit out of date when we bought it. We updated the primary bathroom during our time in the house, but that was it, so when it came time to sell, to say that it had a few projects pending would have been an understatement. We were sorely tempted to just sell it “as is”, but fortunately we met Dale and Helen when we were interviewing realtors. They came in with a great attitude and a plan to get our house into “move in ready” shape. We had already purchased our new house in another state, so we stressed to Dale and Helen that we were going to be out of pocket and not available to manage a renovation project. Much to our delight, that was exactly what happened! The day after we moved out, their contractors were on site and doing demo. Six weeks later, the house was gorgeous, and we were on the market. After one week on the market, we had 10 over asking offers, with the winner being $300K over asking! And we weren’t starting with a lowball asking price – it was $200K over what we would have listed the house at if we hadn’t done the upgrades. So, long story short, Dale and Helen are great to work with. They make it easy and following their advice really paid off – we easily got 4-5 times what we invested in the upgrades that they suggested. If you’re interested in selling your house, you really need to include them in your interview process.

Dale and Helen helped us to purchase our first home and they were a delight to work with. With little to no knowledge about the complex real estate market, Dale and Helen were of great help to us throughout the entire process. When my wife and I started the search process our search criteria was pretty wide and as a result we wanted to look at a number of properties. They were diligent and transparent throughout the process, explaining each and every form to us before asking them to sign. They were tech savvy too sending us documents over email and signing them digitally thus saving a lot of time. Hands down the best real estate agents in California! Very professional, responsive, and communicative - exactly what you need in an agent. Dale and Helen were our listing agents for a home we sold through a 1031 exchange during the Covid-19 pandemic (July 2020) and was very pleased!! They far exceeded our expectations. Their professionalism, honesty, and communication is truly second-to-none! I wish I could have also hired them to represent me as a buyers agent after we sold our home but it was out of state! Bummer because they are THE best agents we know!!
