  • "very run down, on entering the door handle pulled right off the door and very musty smell on arrival to the room, one towel left in bathroom that also smelt damp/used so we couldnt use that bathroom sink had damp all over walls and hairs in the sink that weren't ours the shower mat was also mouldy all underneath and looked like a bacterial breeding ground (great if you want to pick up foot fungas or verucas!) cupboards inside were stained and had crumbs inside, freezer is also unusable as it's covered in solid ice, hairs all down the side of the bed again not ours, sofa was stained and skirting was all dusty honestly it was really grotty overall and could do with a good clean as it looks like it hadn't even been hoovered/cleaned since the last people had been in"

Saw staff once while we were there so can't comment on them. Breakfast provided was basic, no jam for toast though. Bed was also very uncomfortable and you could feel the springs in the mattress, very squeaky. Definitely the worst nights sleep i've had in a while as you could also hear anyone above you who moved at any time. also sponge on sink to clean pots was mouldy and no washing up liquid? The 'Garden' is a small space with some old rattan furniture shoved in one corner full of rubbish and a skip , not a pretty sight. Overall the place is falling to bits ,doesnt look like it's been cleaned in a good while and smells funky, great if you want to catch bedbugs or a fungal infection and don't want any sleep! Definitely won’t return

Property was run down, extremely basic, poor quality beds, sheets and facilities. People staying in neighbouring room you could hear every word and every time they walked the floor made awful loud creaks. Windows were covered in mould, floor had hair and dirt all over. And bathroom was stained and provided towels look years old. People coming in and out all night and very early in the morning. You could hear them banging and slamming stuff in the kitchen. Which woke us up so we had to leave our stay early than would have liked and the disruption of the noice was to bad to bear.

Well! Paid for a double room and got a twin so my wife and I had to sleep separately. Went for breakfast (which was supposed to be available until 10 am) at 9.30 and all was packed away so had to go to McDonalds . No hand towels only small bath towels each in shower room no shower gel.no remote control for TV. Wifey! Well..A beautiful place, but absolutely no character! Not even a picture on a wall! Small bath towels, and no hand towel? Paper thin walls, so hardly any sleep! The bedding (and towels) smelt musky, and of nothing..not conditioned. No iron! And absolutely 'no' thank you, to staying here again!!

It was very much a place that had very poor standards ,lots of the property was not finished off ,too many things to mention complained through booking .com and they gave me a £20 voucher but the property did not said if I contacted them when I was there I could have got a refund I did contact about the floor in shower being wet but got no reply ..not a clean place to stay ..

Really good location for either Leeds City centre (7 miles) or Elland Road (about 1 mile). Ample parking too. What let's it down is it could due with a freshen up. Whilst some work appears to have been done, there's mould on the grout in the shower that really could do with sorting. We had 3 rooms and all were the same. No toiletries either, so be sure to take your own. The continental breakfast is fine, but nowhere to clean up (as no sonk), and felt wrong just leaving dirty pots everywhere. The owner wasn't there when we stayed, but was contactable by text of message.

Was ok for a stay over but would not recommend to others room not cleaned fixtures coming of walls exposed wires dirty scurting boards and laminate floor with gaps mattres stained small sofa heavily stained pillows inadequate and the list goes on asked about refund no response from owner very disappointed

Pros: - good price - parking available Mixed: - free breakfast is a nice touch with some sealed croissants, cereal dispenser and a less hygienic option of shared butter and jam jars Cons: - deadbolt on room door is misaligned, so doesn't actually lock - WiFi didn't work - be mindful if you're a light sleeper as stairs creak and walls are thin, so you can hear people walking about at night and making breakfast in the morning

Stayed here to go to the rugby at Elland Road which was easy to get to on the bus as was the city centre and not that badly priced. The Bungalow suited our needs though there is not a lot of shelves etc to put your stuff on. I didn't find the bed or the pillows to my liking but that's personal choice. Bike was parked safely round the back. Continental breakfast is provided.

+The studio apartment was warm and comfortable. The decking area has added another dimension to the apartment. We could tell that Georgia is a great host … -There were some old clothes in the drawers under the bed from previous guests. Perhaps, she should have removed them.. Read more on Booking.com

Nice clean place, came here for work just for 4 days I work on the railway therefore I work night shifts. They knew this and they continue inued to be doing construction work downstairs banging and drilling!.

This place is really good value for money. We only paid £50, and that included a room with en suite bathroom and a self serve continental breakfast. It was also very clean and comfortable. What more could you ask for at only £50.

Clean, basic but all you need (no extras). Small step up out of room could cause trips. Continental breakfast good selection of breads etc. Downside is that butter and jam is shared amongst guests which is not very hygenic
