"Have lived in this community for the past 4 years and enjoy the close proximity to basic need stores as well as specialty and department stores"

"We made a decision to buy here after seeing just how expensive and small condos were and the walls paper thin, making me wonder about being stuck with rude and or noisy neighbours as well fire safety as we all know that most these condo building are fire traps with their plywood between the walls instead of concrete"

"The village looks nice from afar, but once you get in and see what's in, it isn't worth it, they jack up your land rental (which is on top of your mortgage) without ever fixing the main problems of the park, just "patch" fixes, and never do anything appealing community wise, and if you dare have a problem, the lovely ladies in the office will peg you as a troublemaker, and will put a target on your back, constant notices, nitpicking at you, but if you don't complain and keep to yourself, you get perks as you don't have to follow their own rules and regulations"

"The management in this park is absolutely useless and likes to break you lease on a reg basis"

I bought 1.5 years ago (January 2017). I’m selling, getting out of there ASAP. The administration is abusive. I had 175$ raise in the lot rental in the 1.5 years so almost 33%. On summer time, they go around and if your grass is a tiny bit too long, they leave you a note ordering you to cut your grass. I was in vacation outside the country for the holidays and forgot to leave a check for the month of January. I came back on January 8th. On January 9th, I received a letter saying that on January 14th, my lease was canceled even when I told them over the phone on January 5th that I’d be back on January 8th! They have a storage that they rent with a code to open the gate. They never changed the code ever! I’ve had my trailer stolen and when I learned about the code never replaced, I demanded the code to be changed. The answer was that it would be too complicated! My next door neighbour has a pitbull which is not allowed on the site. I made a complaint but the answer was "it’ll will take months to get the matter resolved ". Meanwhile, the dog came barking many many times at my window, on my backyard, at my wife and baby! One time, I parked my utility trailer in my parking, guess what? I got a note that I wasn’t allowed to park my trailer in my parking space! People drives likes crazy, not doing their stop but no speed bumps is installed. Now, we try to sell our house but the rent is so high (highest in Edmonton) that it is extremely difficult to get it sold. The village is owned by an American company and they don’t give a s... about the resident. They know that they own you when you buy a house there. Avoid this place!

Have lived in this community for the past 4 years and enjoy the close proximity to basic need stores as well as specialty and department stores. St. Albert (7 minutes) and Spruce Grove (10 minutes) are also very close if you prefer shopping in a smaller, close knit centres. Have some lovely neighbours that are always friendly and willing to help out. If you like to bike or walk this is a great place for both. There is a lovely aerated pond with a paved path and plenty of sidewalks. The children love the playgrounds provided plus many activities that are planned throughout the year for kids as well as adults. The Community Hall provides a place for special events or weekly events as well as a fitness centre. It is great to walk out your door and be able to sit outside and enjoy a bbq, watch the kids play or have a place for your pet to run. The buses run through the park regularly and Winterburn School is just down the street. It is a quiet park to live but close to everything you need. Keep in mind that fees also increase living in a condo or renting an apartment, house or townhouse - everything is relative. It is a very quiet, peaceful place to live but close to

We made a decision to buy here after seeing just how expensive and small condos were and the walls paper thin, making me wonder about being stuck with rude and or noisy neighbours as well fire safety as we all know that most these condo building are fire traps with their plywood between the walls instead of concrete.(Thus also making sound travel thru). Here, you have privacy, room to go outside and BBQ if you want and no annoying elevators. The past three years we have also enjoyed a wonderful vegetable garden just outside in our yard. Very large outdoor play area (actually there a two), outdoor hockey rink which is maintained in winter with lights etc. plus the site makes it very easy to bike around . Within minutes to all major arteries as well as Costco, Walmart and WEM.

The village looks nice from afar, but once you get in and see what's in, it isn't worth it, they jack up your land rental (which is on top of your mortgage) without ever fixing the main problems of the park, just "patch" fixes, and never do anything appealing community wise, and if you dare have a problem, the lovely ladies in the office will peg you as a troublemaker, and will put a target on your back, constant notices, nitpicking at you, but if you don't complain and keep to yourself, you get perks as you don't have to follow their own rules and regulations. 600$ and over for land rental is ridiculous, with no service, no communication whatsoever, and nothing done to help the community. Buy yourself a real house, this place is a rip off. And I lived here for 3 years.

The management in this park is absolutely useless and likes to break you lease on a reg basis. They will enter your yard site with giving the proper 24 hr notice. They also allow full blown live band concerts in people's back yard again breaking the lease for noise. But they just let it happen. Tons of junkies all over the place. Drug houses all over the place. They are supposed to give you a quiet safe environment but when there's 100+ people all drinking on the street and then driving away with open alcohol in hand that is NOT safe. When calling the office to pur in a complaint they told me straight out they aloud it. That is a direct breach of the lease. We have had to contact the tenant board numerous time on the office for breaching the lease yet nothing changes.

It is just a terrible expensive place to live. Lot fees are outrageous and more than high rise downtown condos. YOU PAY PROPERTY TAXES FOR LAND YOU DO NOT OWN! They didn't increase rent literally 1 time because of a global pandemic and as soon as they could, it's jacked up again. This place is greed personified and it's a shame that 33% of the park are fixed income seniors being bled absolutely dry. There is 1 company here that does the cable/internet unless you chose a satellite provider. It's very suspect. Will not recommend to friends or family

Lot fees are not only double my mortgage, they go up and up every year. The office abused my wife few years ago. I pay property tax on a lot I don't own. They harassed us to paint the steps of our door because the paint was starting to flake. Place is full of junkies and drug dealers. Wait until it's too expensive(coming soon) for us working class or retirees, only people can afford it will be the meth-heads and drug dealers. I've seen police(with AR Guns) raid a house on a yearly basis. Come join Westview Pillage, I mean Village.

I enjoy renting here very much. Only problem with this place is one of the individuals in the office, Doris. She should not be working there. Has 0 people skills and an attitude about anything and everything. I was one day berated by Doris all for asking a simple question. A question mind you about something that I was told I was responsible for fixing, when the park maintenance came I was not responsible for the repairs. Only that 1 individual in the office ruins everything at this place.

I have been living here for 23 years now.I really enjoy the peace and the quiet and the small-town feeling. I know that rents go up but so do appartment fees and condo fees but at least I have a yard and place to putter around and make mine. The people in the office have always been courteous and friendly tome and to people who treat them with respect. I love living here and will live here for years to come.

  • D “Sniper505080” V

Living here for 14 years ,full of methheads, always increasing annual lot rents, ignorant staff except Doris . Why do we have to pay property taxes when we don't own the land, we just own the trailer. Really consider all options before buying in this trailer park. The positive comments on this place have to be employees.

Ladies in the office were very rude to my wife and I as we asked questions about the place . Felt very uncomfortable and all . They didn't realize I had money to buy a place , just said westview wasn't a good fit and to have a GD day . Wouldn't recommend this place to rent or own if this is the way you get treated .

Careful when you rent the hall if you want your event ruined. 2pm with music on not even that loud as there was little kids there an office lady came in and asked us to turn it down because she didn't like it. Do you do this to people who reserve it for weddings?? Who interrupts an event So rude.

Any mobile home park that charges more the 500 a month depending on amenities should be investigated by the proper authorities, the government needs to put a stop to the excessive rent hikes in this province.

  • Aurora Dwyer

My son just bought a home in the community. Even during COVID-19 the experience was accommodating & friendly. The park is very well maintained & the neighbors he’s met all like living here.

  • Onderia Robie

Lived in the neighborhood for just over 3 years. Lots of amenities close by, including schools. When it was time to sell, the ladies in the office made it easy and effortless.

  • Michelle Gross

They are constantly raising the price of lot rent all the time. It's ridiculous!! And the lot prices are way too expensive as it is, yet they are raising the rent AGAIN!!

  • AMA Drid

I'd give this place a zero if I could, way to expensive. Your better off going and buying a place elsewhere, very ignorant people management. …

  • Bax

Very well maintained community. Clean, quiet and family friendly. The staff here work very hard to keep it the best of its type in the area.

  • Arnold Broekhuizen

Westview village is a well maintained and managed moble home park . It is a little pricey but you get what you pay for I guess …
