Renters be prepared to have your bond taken and your rights completely ignored. After renting a property for 18 months paying rent on time , keeping the place in A grade condition I vacated the house with all the proper systems, professional exit clean, carpets cleaned and garden maintenance. So I was frankly shocked as Lewis prior sent in their stand over man style of property manager to take over from our normal manager and nit pick with the only goal in sight lining the land lords pockets and repairing the house at the expense of my Bond. Anything under general ware and tear forget about it because what ever is going to make a quick buck and repair and old house at your bonds expense is going to happen. The law of Lewis Prior is all that matters. Be prepared to hear the same excuse oh it’s the Land lords choice… ok Renters make sure you photograph everything and put all correspondence in writing because your property manger will challenge and exploit you as a renter. It’s clear Lewis Prior rental management have a standard operating procedure to take bond money. And use the rental market shortage to play on emotions of tenants believing if they don’t pay up they will go into a magic black book and never rent in Adelaide ever again. Well I challenged this because I could smell a rat and just purchased my own home so I didn’t need a quick Bond refund or a new rental house. Rude, disrespectful and arrogant that’s all I can say about Lewis Prior and Karlie Ridley the end of lease cash collector. I wrote a formal complaint and sent it to Lewis prior but it was swept under the rug of course so if you want to contact me please do I really look forward to the chat. I really should have taken you to the tribunal because someone needs to. But with the Covid shut down and Christmas work stress I really just didn’t have the time. Plus I needed an end to the passive aggressive emails and hate coming out of your office. I’m glad I held back paying the last 2 weeks rent as leverage as could tell the Land lord actually just wanted his last 2 weeks rent so after months back and forth over pettiness they conceded.

Sadly as a tenant I must advise you avoid renting through this agency. I've rented through 4 agencies and 2 private landlords- these are by far the worst to deal with. It isn't the fact that they are incompetent, lazy, or even impolite, it's the ridiculous and unrealistic standards they expect their tenants to live in. This caused quite a bit of stress and really felt like we didn't belong in our own home. For the first year we had reasonably good inspection reports with little things like leaves on front porch, dust in garage etc... (sounded like they were just trying to find faults) but all good. They addressed maintenance issues fine. But in the final year they started being crazy meticulous with inspections, for example: a coffee ring near the sink area (morning coffee?) which they called 'staining', water on the shower screen (umm yeah, shower in the morning?), marks on walls, dust on light switches, dust in other obscure places, claiming 'X needs cleaning' and we'd look at it was cleaned?? Some inspections they listed ~15 things to fix! They also didn't like what we set up in our own backyard (just my partner's gym equipment) so it just said "ensure items under pergola don't cause damage" as an 'issue to rectify'... like.. what?? When you are paying to live in a house you should be allowed to live in it! 4 days worth of dust doesn't cause damage to a property! I've never had any hassle from other agencies in this manner. They are on the blacklist for myself and, as it turns out, a colleague and another friend of mine as well who also had bad experiences. Yes they do their jobs as far as the landlord is concerned, but as a tenant you just don't want to go through that. Since they appear to have bad reviews from other tenants I wouldn't be surprised if their properties stay vacant for longer simply because everyone with rental experience avoids them!

I highly recommend avoiding First National Lewis Prior and in particular Karlie Ridley. Karlie was nothing but unfair, unrealistic and unreasonable throughout our two year tenancy. We could tell from day one that Karlie would be difficult. Karlie called us as we were moving in to tell us we had hit the fence with our rental truck (we hadn’t). Every 3 months Karlie would comment about water droplets on the shower screen at every inspection...Um that’s what happens when people shower!. We advised Karlie of every maintenance issue and Karlie acted as though it was our fault or that we must have done something to the property when we had not. At the end of the tenancy Karlie bullied us into hiring professional cleaners by suggesting it was to ensure we get our bond back. Karlie tried to bully us into hiring their recommend cleaners which quoted $800. The home we rented was almost brand new and did not meet building code, Marion Council guidelines or South Australian Government laws regarding rainwater tanks in new buildings and dwellings and Karlie did nothing about it. If you want to pay $400 to rent a property but not live in it so it can stay in showroom condition 100% of the time as well as have someone who is not even a Property Manager (her title is Business Development Manager) managing the property then please rent from Lewis Prior and ask for Karlie. If not then try any of the other really great companies. I have rented for 20 years and never had an issue until I met Karlie Ridley. Glad to be rid of her from my life.

Rented with Lewis Prior for 3 long and painful years. I am disappointed as they lost/misplaced critical documents a couple of times throughout the tenancy including applications for co-tenants (one who needed proof of address for Gov. Agencies) and also bond release forms. The feedback from the rent inspections were inconsistent. We never were required to have a reinspection and we always had the place looking immaculate, but the feedback was quite puzzling. One person would come and inspect and there were 2-3 things to work on for next time, then another person would inspect and there were close to 20 things to work on- the record was 22! How can you say 'thanks for keeping the place in a clean condition' when there are apparently that many issues? Reading the lists were quite deflating as most have been things that were addressed. Things like 'evidence of leaf litter on the bark' from the wind the night before, or 'water marks on shower'. Don't they realise people live in the house and need to shower in the morning before work?? The bond in the end took over 3 months to return. Much longer than my fiance's bond whose lease ended weeks later than mine. The agent apologised for the form apparently being misplaced. Their slogan is "Good management or good luck!" Unfortunately, in my experience, they don't have either. Now that I own a home I would never use any of their services. Thank you for the motivation to buy my first home.

If you are looking to be a Tenant of a property managed by Lewis Prior First National please reconsider. We were tenants of a property managed by Karlie Larson for 1 and a half years and had nothing but a bad experience with the agent. All house inspections from the outset picked on stupid small details like “finger print on light switch” or “dust on skirting board” and was impossible to please the agent regardless of the cleaning done to the house. Coming to the end of our lease we were issued with a $1075 bill to make good to the house without the opportunity to rectify issues ourselves (we maintained they weren’t issues to begin with). Karlie tried to rush and bully us in to paying the amount and when we refused on reasonable grounds they tried to renegotiate us down to a more ‘reasonable’ payment of $300. Needless to say we disregarded this as they were clearly trying to bully us into a settlement that was not deserved. Communication was poor as a tactic to try and leave us stranded. Karlie then wouldn’t release the bond and only used this as a delaying tactic for over 2 months before the SACAT stepped in and returned it to us. We suggest that all tenants take their own pictures upon entry to the property as they will try and twist what was actually there when you move in. Stand your ground against their clear bully behaviour as real estate agents and avoid at all costs!!

Unfortunately, I will not be renting with Lewis Prior ever again. Karlie Ridley was our property manager who had unrealistic and unfair expectations. We were respectful and very clean tenants, however we were expected to live in a showroom condition. For example, during our inspections she would comment things like ‘water droplets in shower’, when we obviously had to shower each morning before inspections. Other remarks included dust on gutters and dust on outside powerpoints. I do not wish for anyone else to have to go through the same ordeal. At the end of our two year lease she quoted us a cleaning fee of around $900 despite us hiring a professional cleaner and leaving the house in excellent condition. We disputed this and she reduced it to approximately $450; we had to take to the matter to tribunal which we offered 75 dollars for cleaning simply in good faith and to be able to move forward and this amount was the end result. From word of mouth I was extremely disappointed to find out Karlie has also quoted other tenants enormous fees at the end of their leases, which most paid as they did not want the hassle and time associated with taking the matter further. This behaviour is unacceptable. There are other reviews on here that demonstrate the same issues with Karlie.

CANNOT RECOMMEND. Please read ALL reviews carefully if you are a potential renter with Lewis Prior. Unfortunately we had no choice the owner switched rental managers mid-lease. The reviews on this site are accurate. Karlee Ridley is totally unreasonable. Her pettiness and pickiness at property checks, delegation of works to chosen contractors at inflated costs, lack of availability, and pedantic fault finding of tenants adds to her bullying tactics. With this agent there is no limit to pettiness. Dust on an outside power point to a hot water service at a property located on Marion Road, one of Adelaide's busiest main roads was cited at the Tribunal. Make sure that your documentation is accurate and up to date as you will need it to get your bond back. Do not accept ANY FAULT, no matter how minor, without documentation and photos because you will be blamed and charged for it on vacating the property. You will probably need to go to the tribunal to get your bond back. Think very carefully before you proceed into a rental agreement with this company. Adele Maddern

As a landlord of many years, we moved to Lewis Prior Real Estate and Karlie, to manage our portfolio of properties. We live interstate, and have gone from constantly chasing up things ourselves, to a quick check of the monthly statement. Karlie and her team do everything for us. Any issues, Karlie is on the phone or email to let us know straight away. We have renovated properties between tenancies, and with suggestions from Karlie, the renos were done quickly and efficiently. Management fees are reasonable and all inclusive. We subdivided a large block, after a discussion with Brett Lewis on how to actually subdivide, and had Brett sell the two blocks for us. Living interstate it is really hard to keep abreast of what is happening to our properties, and the real estate and rental markets. A phone call away, and we get advice and opinions on what is currently happening. Lewis Prior Real Estate has been a one stop shop for us. Oh, and our son whom lives on the other side of the country also uses Karlie and her team to look after his rental property.

Unfortunately, I'm not happy with the service offer by the First National Real Estate. They offer me all services, which I decided to connect by my self. Because I would like to choose which company I will contact for each service. However, my problems start with the energy. After one hole week of waste time in the phone with Real Estate and the energy company (Origin) they have been pushing the problems one to another. In a couple of they I realised that the energy meter, which belong to the property that I am the tenant, is INSIDE of other unit, where I have no access. After 4 days I had access to that and have 6 meter number, and I don't know which is which... In conclusion, I rent a property for one week and I have no support of them to solver a simple problem like that! However, I am curious about one thing. How the Real Estate pretend to connect the energy when they offer me the service, if they do not know the meter number? If they know the meter number or know another way to connect the energy without it why they not tell me?

This is what I saw as witness. Just few tips for anybody who wants to rent a house from them. 1.You'd better arrange a lawyer before you sign the contract and move in because you're dealing with some "professionals". 2. Ensure everything all good (gas, electricity, water& internet all connected) before you move in. 3.A fully inspection should be done before you move in.Take photo of any small or big scratch/ damage and the quality of every contents in the house and send them through email as evidence before you move in. 4. Any conversation and request should be recorded or sent through email as evidence otherwise you would in trouble to get bond back in future. 5. You'd better use their cleaning company otherwise "they are not sure if they could give your bond back". 6. Even you done everything above, probably you still have to go to SACAT to claim your money back because normal wear and tear in their mind is called "damage". No star for the company.

Please avoid Lewis Prior simply because of property manager Karlie Ridley who will try and harass you into paying large amounts of money at the end of your tenancy to get your money for damage that you have not caused and is considered wear and tear. As stated by countless one star reviews this exact same situation has happened to so many different people and needs to stop. Lewis prior seriously needs to stop this and make a change it is seriously impacting on your reputation. There has already been so many reviews displaying evidence of Karlie’s behaviour so why do you continue to allow it to happen. We will completely avoid Lewis prior when purchasing a property in the future and will voice what has happened to all of our friends and family. If you are a property owner please think of how badly the tenants are treated by the property manager of this organisation and read all similar reviews as evidence. This behaviour needs to stop.

Trudie (Bellevue Heights) In 2015 we were landlords at another property management company, but unfortunately found ourselves in a 'Landlords Worst Nightmare' scenario. We had existing tenants who were consistently behind in their rent, not paying water bills and causing damage to our property. Fortunately we moved across to Karlie Larson at Lewis Prior and have never looked back. She guided us through a very difficult period and that unfortunate lease was brought to an end. Since that time we have never experienced a problematic tenant. Karlie and her team are highly professional and their screening processes for prospective new tenants are exceptional. Recently Stephanie and Jessica have been involved in releasing our property and we've been most impressed with the girls. They are across all the details of property management, so as landlords we can have confidence that our investment is being looked after. Thanks Team!

So much to say about such a bad agent. 1. Maintenance jobs get deleted of the system and maintenance never got done then tried to make us fix it when we left. so keep photocopys of everything. 2. They knew the previous owners of the house ran drug lab in garage but still rented it out to a family causing mutiple thefts and break ins. 3. Agent lies and makes up things to keep or manipulate to keep money from the bond. 4. The staff are the most unprofessional real estate i have dealt with... read peoples previous reviews. Except the made up ones lewis prior real estate wrote. 5. Keep copy of all documents and note down satac and the tribunals number you will need it with this real estate. 6. Be prepared for more inspections " if they rock up" than any real estate out there. 7. If you can try harcourts or ray white down the road, this will save you alot of hastle. Honestly lewis prior real estate is the worst.

Within 2 days (yes, just 2 days) of picking up our property, she had secured an 'A1' Tenant. As a long term tenant with various different agencies and landlords i would highly recommend avoiding this organisation. If you do find the need to rent from them ensure you take photos both on the entry and exit as well as photo copying each inspection report. It is highly likely they will take your bond if you rent for any significant length of time and are not prepared to A, use their overpriced listed cleaners or B, prove your case in the tribunal to prevent their outrageous bond claims. Do not let the recent reviews fool you, (when you click on the poster and see only one or two reviews and they are both 5 stars, hmm..) you ARE at risk renting from this organisation, and as shown by the many reviews on this business in the past that risk is VERY HIGH as a tenant. As a landlord you will be happy, maybe, if it rents..

Lewis Prior Home Rentals in Warradale currently manage 5 rental properties that my wife and I own in Oaklands Park. Karlie and her team do a great job. We are very happy with their service and professionalism; they ensure our properties are well looked after, and this starts with finding good tenants. I have read some of the disgruntled tenant reviews below. As a property owner it is nice to know that LPHR will always act in my best interests to safeguard my investment. We have not had any issues with the tenants sourced for us by LPHR, and I would be confident to suggest that quite a few of the negative reviews come from tenants that have been inherited through investment property purchases, rather than sourced by LPHR themselves. I was a tenant in one of the properties that they are managing and I have a bad experience with Karlie. I was seeking help in getting the our bond back because the amount was incorrect. After the last inspection, I only received an email that I should hear from a government agency within 48 hours. After 48 hours, I didn't received any email. I found out that the email address and bond amount was incorrect. The bond amount was less than what actually was paid. When I let her know about this, all I get was that it was not her problem. I understand that she cannot or should not do the follow up herself but at least assist us by ensuring that she has provided the correct amount and amendments so that we can follow through it. I find her very rude and unhelpful.

Karlie and the Lewis Prior team have taken the work out of managing my property investment. I have been a client of Lewis Prior since 2013 and in that time I have approved a couple of new tenants for my rental property, and made a few decisions regarding maintenance. That is literally all I've had to do. The Lewis Prior team take care of the rent collection, bill payment, inspections, tenant queries, and advertising. Inspection reports come with photos, maintenance jobs can be carried out requiring only a tick of approval from me. Bookkeeping and communication is beyond reproach. I can recommend Lewis Prior to anyone, unless you want to do everything yourself.

For the last 4 years our unit in Glenelg has been rented out and managed through Lewis Prior by Karlie. Karlie is professional, efficient and very thorough. Communication was prompt and very clear at all times and the inspections reports are excellent. Avoid using this real estate agency, they are the worst of the worst in Adelaide, they want your money only, they don't care about you, as soon as you use their services you are dealing with the evil, especially Karlie Larson, she is the worst, sarcastic and I think she doesn't know how to read because every mail I sent to her she replied back something else for her convenience, this agency deserve nothing!!! Do not deal with them with anything, your complaints will not be hearing at all. AVOID USE THIS REAL ESTATE AGENCY!!!

As the purchaser, I felt like Nick helped me every step of the way and no question I asked was too hard (or too dumb). Karlie Ridley and the team are bullies. Ridiculous claims, only out to keep tenants bonds. The only reason we allowed her to take $500 (after 50 back and forth emails) was because we couldn't afford the back and fourth with the tribunal; though based on ACCC and GOV advice we had a win. She picked on full bins (even though bins were full on entry, and bin pickup was the next day), and even withheld funds for damage their own trade caused. Fabricated messes. I would warn ANY tenant away from them.

I have had a property under management with the Diagonal Road Branch for a number of years and I have been very happy with the service. Their web based Work Order Management is excellent, as an interstate Landlord they have provided excellent property reports with pictures. The 2 lovely realestate agents at Harris had a line up around the block at their Gilbert St open on Saturday and still managed to have the time to let me do it manually. Rented a property last year and waited months upon months for maintenance to not be done, they aren't clear in the contract and when contacting them very rude "SOPHIE" is one of the rudest person in customer service I have ever had to deal with. Finally upon moving out they tried to keep the bond for items that they wouldn't fix which was what I was asking them to fix for months. DONT RECOMMEND.

Make sure you write everything down get receipts for everything. Inspections they will acuse you of not cleaning everytime. They won't even tell you what thier issue is and continually blame things on you. Also was verbally abused by a senior manager whilst my 3 month old son was asleep. My advice never ever use them.
