If I could give them 0 stars I would. As a landlord I gave Harcourts my house to look after for 4 years and what a big mistake that was. They couldn't careless for their landlords or their properties. Over the four years I had 3 tenants in my new house. I thought Harcourts were looking after the property through their quarterly inspections but when I had the opportunity to go through the house myself I found numerous items damaged but Harcourts wouldn't take responsibility because during the routine inspections they didn't notice the damages so they had no clue which tenant did the damages. None of their photos picked any of it up and they just came back to me, shrugged their shoulders and said go through my insurance. What a joke. I will have to pay excess and my premiums will go up just because over the years they didn't notice the damages that had been caused. They also failed to follow the Contract. Letting tenants do things on the property when in the Contract it says clearly their no aloud. I seriously could go on forever. I cancelled the Contract and moved to another Agency recently but no before I told their Director about all the problems but he also just shrugged it off and I never heard back with an apology or anything. They have a revolving door with staff and the head agent can be very rude and obnoxious. At the beginning they will promise lots, they promise lots of photos of the property but as soon as you sign on the dotted line, your forgotten about. I had so many problems with this company but they didn't care at all and just blew me off. Shocking customer service.

If I could give them any less than 1 star I would, DO NOT rent with this company. The property managers are horrendous to deal with as tenants, and also I've heard as a landlord too. I rented a property for 2 years with them and never missed a weeks rent ever. Never had a problem with any landlords prior either. The property manager was trying to force me out early even though I had paid rent until the end of the lease due to them finding a new tenant and wanting to overlap our money. When I said no to that, it was her mission to make my life hell and is now trying to take away $1900 of my bond due to fabricated claims even though I had photos of a clean house so I have to take time out of my life to prove in a tribunal that this isn't true. They took forever to fix my airconditioning when it broke during the biggest heatwave we had on record and left us uncomfortable in a house which we were paying money for as an airconditioned home. Extremely selfish, rude bullying is all this company is good at.

Bottom line: If you have an investment property in the area, it’s a mistake to use any other property manager. I came across Harcourts Morphet Vale by chance as they were the sales agent for the property I intended to buy as investment. During the purchase process Rick Pittard was extremely professional transparent and supportive and made the purchase as smooth as it can be, they don't play the dodgy games that some sales agents do. As a result, I proceeded with them for property management as well. I couldn't be happier! Emma Ross is an excellent property manager to the true meaning of the word. I arranged some renovation works myself and as I'm interstate Emma did an inspection on my behalf and found a great deal of defects. She knows a variety of tradies with reasonable prices who took over to complete my job. I just wish I involved her from the beginning! If I can I'll buy my next IP in that area.

The service from Harcourts, specifically Emma Ross has been truly outstanding. We embarked on a complete home renovation prior to leasing which was daunting given that we were in NSW. Emma managed the entire process , recruiting high quality Tradesmen, expediting, purchasing materials and coordinating the complete project. Suffice to say that the renovation has exceeded our expectations putting value both on the property and the leasing value. Emma’s final contribution was to successfully lease the home on the first showing . We are truly grateful and know that the property is in good hands for the future . Awful staff. They won't help you as a tenant. We as tenants paid on time and did everything they asked however when asking them to repair a bathroom it took them 1 and a half years to finally employ the most dishonest and unprofessional contractors to 'renovate' the bathroom. These guys left lights on when they left and offered no compensation to the electricity i was paying for. Not to mention the completed work is not sealed correctly and will end up causing more water damage to the property. Im now with c21 and they are amazing real estate agents. Avoid Harcourts morphett vale, they will just treat you like dirt and don't care about anything but making money.

If you ever needed an example of how real estate companies regard aspiring tenants in this highly competitive rental market, look no further than this mob’s property manager. We were among a large group at a Morphett Vale inspection when the property manager sped into the driveway, was extremely curt and abrupt with everyone and then ushered everyone out in an incredibly rude manner as soon as the period for inspection was over. Was also dismissive when we wanted to inquire about several things. Unprofessional but no longer surprising.

I have had the most professional, easy transition into my rental property that I have never ever experienced before in my 30 years of renting. During the process of renting and organising tenants for my property, I was surprised at how easy and quick the process was especially working with Emma. She was very friendly and had a approachable attitude towards the process. I worked closely with Emma for the whole process and was impressed with her work skills and knowledge in the property market. I couldn't have done it without her. Very professional yet casual which didn't make me stress or worry.

To be told that i was successful in getting a rental, setting up power and organising a moving truck, too then be told your company made a mistake and we didn't actually get it?.. no apologies or anything. Your not a number your a person in their eyes. The staff either sales, property management or administration are easy too deal with 2020 has been a challenge for everyone but they still get you the result you want . Never hear back - disappointing. Was even more dissappinted when a matter went to tribunal. Cut my losses and moved to another company
