We have gone to James Lawrence near enough last minute after unfortunately being served eviction from John Shepherd, over complaints of how the landlord is maintaining the property no less. Unfortunately they served us a section 21 over repairing the flat we were in, whoever moves here next I pity. However nothing we can do. We went to JL and explained our situation and that we would need somewhere within the 60 days given. Well just over 25 days in they've got us a place to live that is all round a much better property. The entire process has been so smooth and straightforward. Heck its cost us less and the service provided is unreal in comparison. Just one example. John Shepard provided the wrong keys a total of three times and argued with us everytime that we were being stupid. Not even joking, they said those words. They were the ones being stupid as they did no checks at all on the property and I have that in writing too. Because of how they operate it took near enough two weeks to get keys for my home... With JL we need a new balcony key, a minor window repair and a new windows key. They arranged the keys already on day one and I'll be uploading the maintenance photos today but have been assured it will be addressed. Imagine my shock having things sorted on day one! Given John Shepherd have insulted us, refused to maintain the property and ignored maintenance issues for whole months. Don't go for them ever. Whatever you do, use this estate agent! Theres several Charlotte's and Melissa's and they have honestly been the greatest help and provided best service I've received for my entire adult life. It seems James Lawrence is the premium standard for renting and I have absolutely no complaints and can only sing praises. Thank you all for providing the service you have and showing it can be done brilliantly.

We have rented with other renting agencies in Birmingham before and none compare to the excellent and professional service we receive from James Laurence! They have many properties, all in a good state and any maintenance issues that appeared have been dealt with quickly. We were actually introduced to James Laurence when mid-tenancy, our landlord decided to change agencies as the previous one did not care to answer them or perform needed maintenance. Every member of staff has been exceptionally helpful and patient, answering and clarifying all our queries. We mainly deal with Charlie Rogers as she is our property manager and continually helps us and answers all my hundreds of questions, always very kind and helpful, as well as Melissa Langham and Sarah Hall that have helped us resolve maintenance situations and inventory. When we were looking for properties, Melissa Wilson was hugely accomodating to help us find a perfect apartment, and the gentleman that went to show us the properties was very pleasant, knowledgeable and eager to help. When we switched agencies mid-tenancy, Emily Beech went above and beyond to get us our deposit back, as the other agency was over-complicated and shady, which we truly appreciated as she went out of her way to assist us. All things considered, we have never had a problem with James Laurence; they have a really competent team that exceeds expectations regarding their service, from looking for a flat to maintenance, and have always been transparent and responded promptly, which is very important to us. We will only rent with James Laurence in Birmingham because we know we can trust them to provide a peaceful, simple and trouble-free service.

No issues until it came time to reclaim my deposit. Laughably trying to withhold 1/4 of the deposit for dust on the skirting boards. Nothing short of theft. Been renting in the UK for ten years first time this has been attempted. Would avoid at all costs. UPDATE: As i can't reply to the below message - the "independent" review notes dust on the skirting board, shower partition needing wiping, and cupboards being dusty (most likely due to the fact that I had moved out a month before the tenancy ended). The missing items were bric a brack left behind by previous tenants - a multiple year old mattress cover, a washing up tub, a rusted metal drying rack, and a used and stained from previous use hamper. This list does not fall outside of fair wear and tear and does not add up to 150 quid. As noted in my previous post - I never said the entirety of my deposit was withheld but you are witholding 1/4 of it. This is nothing but a cash grab. Upon moving in, the flat's bathroom was covered in black mold around the tub - all of the dining room chairs were held together with blue tac, the curtains in the bedroom were stained and safety pinned together, the dresser's backing was coming apart, to list a few of the issues. I contacted your office about some of these issues but was never responded to - to top it off I was barely in this flat during my tenancy as I had to fly home for a family emergency. If I could give you 0 stars I would.

I've had the pleasure of working with James Laurence on my move to a new property in Birmingham. My partner and I were consulted by Lotti Milner and Melissa Wilson throughout the entire process from inquring about suitable properties to applying for the properties we liked and subsequently doing all the necessary work to set up our tennancy agreement. The experience from start to finish was smooth. We've enjoyed prompt and regular communications and both Lotti and Melissa were very helpful in answering all our questions and in guiding us when needed. James Laurence is also using a nice digital system for managing the applicaiton process for properties and for post-approval admin related to deposits, rent payments and the setting up of utility serevices. This has allowed us to do manage every single aspect of renting out our new property online, which is fast and efficient and gives you the ability to have a clear record of all communications and a good understanding of all processes that you need to go through. I am happy to recommend James Laurence to anyone who is consdiering using their services. If you've found a property manageed by them in one of the big renting websites, don't hesistate to write to them about it and even ask for advice on alternatives. That's what I did and that's how we found our current home.

The best decision I made using James Laurence Estate Agents to let out my property and take over fully managing it. I live in London so its incredibly difficult for me to manage everything that goes with renting out a property. Charlotte has been amazing from the very moment i made my first enquiry - she knows her stuff and has a lovely way about her that put me at ease. Straight away I decided to let Charlotte take over and get the ball rolling to manage my property - very simple process - Charlotte has been in constant communication to ensure everything is in place and to inform me of anything outstanding/requirements/certificates and all the legal stuff. Ive never known such a professional and helpful team who actually take pride and care!! I've also been speaking alot with Laura for some maintenance issues that all happened at once - she has kept me calm, and is incredibly good at following up with me and other parties, making sure things are followed through and also Luisa who managed to get all the keys sorted for me and didn't give up!!! Also Henry who got the ball rolling with sorting a worrying leak :/ There is a gentleman who also answers the line when one of the girls is always very friendly and takes messages quite happily for me :) Thanks guys for all your help and any one I have missed!!!

I couldn't recommend James Laurence Estate Agents highly enough. In particular the customer service, relationship management, and overall professionalism of Kelly. Kelly was a breath of fresh air in sea of unresponsive Estate agents. From the moment Kelly contacted me she gave me every confidence that she would help me in my goal to find my ideal apartment. I'd be shown many a poor apartment from other estate agents, having to chase for any kind of response. However Kelly showed real enthusiasm and interest in helping my with my search. Not once did she fail to deliver on her promises, she was always punctual and did what she said she was going to do. Kelly showed me a few apartments that met my requirementsexactly, she took her time to show me every inch of the apartments. Her knowledge and expertise is second to none. Her approach is professional yet very personal. It genuinely felt that Kelly had a genuine interest in me. Once Kelly had delivered on her promise to find me the ideal apartment, the after sales process has been fantastic. She is always available to help, she has gone the extra mile to make sure I'm satisfied in every request no matter how big or small. The team at James Laurence was very helpful when I tried to find an apartment in Birmingham. I was in contact with a different letting agency but things fell through and they couldn't help me. A colleague of mine recommended James Laurence Lettings so I emailed them immediately since I was was moving from Sweden and the move would take place in less than a week. The team at James Laurence responded within 5 minutes and managed to offer me a few different apartment-options. Things proceeded quickly and smoothly and just a few days later I had they keys to the apartment. James Laurence helped me every step of the way and went above and beyond to accommodate my requests. The only minor negative thing I can say is that the interntal communication could be improved a tiny bit. I received slightly different information depending on who I was speaking with at the time. When I said I received different information earlier the person I spoke to said she would talk to her colleagues and then get in contact with me later with the "correct" information which she did and the issue got solved very quick.

I frankly wouldn’t have even given a single star to them!! We chose James Laurence with great expectations but it wasn’t late enough to realize that we made the wrong choice. The apartment was handed over in a bad condition, and despite highlighting nearly over 10 major issues to them since day 1 of our moving in, things never got done yet. (Its been nearly 4 months now already!!!!) Everytime we had to follow up with the issues and the works to be carried out, but they had excuses everytime. It now have turned out to a point where we could not adjust anymore with the apartment condition. So if anyone planning to choose them please have your research done properly and ensure that the apartment is handed over in the precise condition as it needs to be. I would advise making an inspection of the apartment before you move in to check the condition (we couldn’t do it and that turned out to be a huge huge mistake) as they always ask you to come to the office and collect the keys and won’t even speak about visiting the apartment.

Absolutely awful service. I was renting a property through James Laurence they were good at sorting this out but from then it was poor service. You have to wait days or weeks to get a response from anyone and continual chase things up or they will never reply. I've had so many issues with them from arranging a check out day, I spoke 4 times to them in the month leading up to vacating the property each time I was told someone will contact me but they never did so we ended up leaving without having a proper check out. Now it's been 2 months and we still haven't got our deposit back keep getting told landlord wants to claim for cleaning (even though the apartment was a mess when we moved in). We had a broken bed when we moved in which we reported they sent someone out to fix it he said it was unfixable but they still didn't replace it. These are just a few of our issues we encountered though letting with them. I've rented many times before and can say they have been the worse estate agent so far. Avoid them.

If only all estate agents were like James Laurence! The level of service on both sales and letting is outstanding. We have several investment properties in different locations and therefore deal with agents on a regular basis but James Laurence leave all the others standing. We deal with Danielle Clifton on the sales side and she is an absolute joy to work with. Her in depth knowledge of the Birmingham property market coupled with her total professionalism and dedication make her the best agent we've ever come across. Henry Crane then follows up on the lettings side and he is also superb. He has secured us fantastic tenants for our flats within record time and is a total pleasure to deal with at all times. I always look forward to speaking to them both as they make the whole process not only stress free but actually enjoyable! We cannot recommend them more highly and would urge you to make them top of your list if you need fabulous service from a top quality independent estate agent in Birmingham.

Having arrived in Birmingham to start my course at the university, with my husband and daughter we had a really difficult time to find accommodation and had to spend a month in a hotel. However the only agency that I found extremely welcoming and helpful was James Laurence. Melissa Richardson was so dedicated and made it her mission, like a friend to me, to get us moved as soon as possible and finally could finds us an excellent property. Melissa Wilson guided us with the referencing, moving in and specially addressing very promptly the issues we had in the first few days in the flat and Charlotte,leading the rental team, who onboarded us initially was also extremely helpful and patient with our enquiries. I can’t be more grateful to a brilliant team who made our move not only to new home but to a new country a lot less stressful. I highly recommend this agency and to the team I would say keep up with your great attitude, welcome and dedication to your customers.

I approached James Laurence to let and manage my property after they successfully sold one of my property. Then I had a great experience and commutation. However, I can't see the same level of service now. Overall I had good communication with the staff. The problem that accrued is that during the management period of the property they never found time to do a single inspections. I don't know if only transferring the rent to my account is classified as a management by them? I personally think this is quite a big breach of the contract as overseeing the property is essential for both tenant and landlord. A damaged property can cost a lot to be repaired.However, after I decided to use a different agency I was offered discount £125 payable for switching over. I was told by the staff , I should not pay anything after giving three months notice of ending the management. Unfortunately, they do not value their loyal customers and I will never recommend them again.

Not entirely sure why there's 5 star reviews as they must be fake. Have had horrible experience moving from another city. Very unorganised communication and no urgency in things like having no hot water or heating, missing keys (the list sadly goes on). Unprofessional communication via email and seem to be passed around people on the phone with no real structure to their working. I'm giving it two stars only because the setting things up was very easy, and very helpful when trying to sell you a rental property. The property visually looked the same as when virtual viewing. Obviously once this stage is over they don't care. Stay clear. Edit : 3 weeks later, I've only just been given temporary radiators and the boiler is still broken. The communication is terrible so I'm changing to a 1 star. The fact no urgency is seen for basic human requirements at a rental property is appalling. If I could give it 0 stars I would do.

Over the course of the three months I spent searching for a flat, I had two separate viewings with James Laurence. While I actually ended up buying via another agency, I had such an outstanding experience with James Laurence that I felt the need to leave a review. Both the representatives I met, Sam Harper and Jack Painter, were exceptionally polite and friendly, and went above and beyond to answer any questions I had and check back in after the viewings. Not only this but they even helped talk me through some of the problems I encountered with the flat I did buy from the other agency. They are the only estate agents I dealt with that seemed informed on the issues around buying a flat covered by the Building Safety Act and even put me in contact with a solicitor that could take on my purchase. While I didn't end up buying with them, I couldn't recommend them any more highly to anyone currently looking to buy.

We recently switched from another letting agency to James Laurence, as we found their team so warm and friendly and loved the local aspect of the agency. The team have absolutely exceeded our expectations, making the changeover feel so seamless and finding new tenants for our apartment at really short notice. Lotti could not have been more wonderful to work with, going completely above and beyond to ensure our tenants could move in just before Christmas. We felt an immediate affinity with her and have so appreciated her attention to detail, quick thinking and creativity. She has made us feel so at ease, supported and like our property is in the safest of hands. Charlotte and Melissa have also been so helpful and lovely to deal with during the process. I rented for many years with James Laurence before I became a homeowner and they were always excellent letting agents when I was a tenant. This is why when I decided to rent out my own property, I went to them first. I have not been disappointed by the professionalism, responsiveness, and care they have taken with the process. Charlotte B, (the Area Lettings Manager) in particular has been nothing but stellar. From the beginning she was very responsive, explained all levels of service and costs to me carefully, communicated with me at every step and has managed the process (even when there were some delays my end) with care and professionalism. The speed with which my place has been rented out is just outstanding (special thanks to Lottie who did the viewings...super efficient!) and the online system to be able to manage my account is just my cup of tea. I could not hesitate to write a review for this estate agency. More specifically for the help I was provided by the estate agents of Jame Lawrence, Kelly and Melissa. I am a student and I had been struggling the past few months to find a good and affordable accommodation. Fortunately, the only ones that have actually helped my was Kelly and Melissa, I am really thankful and can recommend the agency to anyone trying to find a good accommodation, especially in Birmingham which is such a big city! They are really helpful, professionals and friendly, Kelly made me feel so comfortable to ask her questions at the viewing and even when she was out of work. Both did their best to convince the landlord to rent the property to me and took the stress off me for which I have no words and I can only say a big thank you for doing it! Can't wait to move in to my new place!

I rented from them 2 years ago when I first came to Birmingham. It was like a breath of fresh air. I have been renting for 30 years, so I do have some knowledge of the situation out there. I can categorically and unequivocally say, they are the most Honest and professional agent I have dealt with. I always worry when I come back from abroad, about having to deal with agents again. We all have our own horror stories. Trust me when I say, your worries are over. Extremely pleasent staff at all times, Honest, professional. Shannon has exceptional customer service skills. It was a pleasure dealing with her. With the new law from the first of June, agents are now trying other ways to get money from you. Whatever James Laurence decide, you can trust them, knowing it would always be done with the utmost integrity. Do not look elsewhere, if you are renting.

I have recently moved to Birmingham for work, and with no local knowledge trying to find somewhere to live was initially very difficult with multiple other agencies not getting back to me. James Laurence however, have been exceptionally professional and responsive to all queries I have had whether big or small. Kelly in particular, my main point of contact, has went out of her way to provide an outstanding level of service, modifying her approach to suit my needs and being available outside of office hours to facilitate my move and find me a property that suited all of my needs and timeline. We used James Laurence Sales and Lettings to sell our house and they were the agents for the vendor of the house we were purchasing. We would like to thank them for the advice prior to putting our house on the market, for their hard work in very quickly securing a sale and for managing the process once our sale was agreed. Despite being in a four transaction chain, our agent Athina Morse managed the process very well, liaising with various solicitors and keeping all parties updated with progress. Their recommendations with respect to the conveyancing and financial advice with our mortgage were also good. There was good communication between the agents, solicitor and financial advisor which facilitated the process. In short, it was a good experience and we are delighted with our new home.

Can't recommend them highly enough. Charlotte showed us around the apartment, it was our first viewing and the apartment was amazing so we took it. She was friendly and very helpful. We applied for the letting the same day, and the process was really nice, the smoothest and best-communicated letting I've had (probably had 10-15 in the last 10 years between home and commercial). The software they use makes it easy to get them what you need, and was also really good for keeping us in the loop, rather that waiting and wondering if emails had been received / actioned etc. I would highly recommend this agency and if they were based in Ireland, I would certainly be using them for my own property as they're doing a better job than my lot! :) Thanks again Charlotte & James Laurence. It's not often I leave a review but following my service from James Laurence I am blown away. From the moment I contacted Kelly in particular she has gone above and beyond any experience with estate agents I have previously had - with moving quite regularly I have experienced the highs and lows of estate agents. I can honestly say that for the first time Kelly has really cared for our whole journey from start to current (post move-in) with constant communication and such a friendly, genuine approach. I'd recommend James Laurence to anyone following her service and even now I feel so well supported after the move in... looking forward to being looked after by Kelly and James Laurence for the rest of the tenancy! Me and my partner were looking for a new flat and had a week left of our tenancy at our old place. Kelly was our estate agent and she was amazing! She managed to squeeze us in to a viewing just in time for us to put an offer in which got accepted. As we only had a week left of our tenancy Kelly managed to get everything sorted in less than a week, ready for us to move in!! She was very quick at responding to my messages and was very friendly and approachable. I could tell she was working extra hard just for us. I would give her service 5 stars as I can not find a fault at all! What a fantastic estate agency! There were several complications during my tenancy application, and the team at James Laurence (particularly Melissa, Charlotte and Lottie), had gone above and beyond to ensure that everything went over the line. The property that was advertised was accurately represented, and cleaned to a professional standard at the time I moved in (I make a point of this because the exact opposite was true when I had rented a property from Belvoir). The other great thing about James Laurence is the online portal they use for tenants that allows them to easily sign up for electricity, gas and water bills, with a copy of the tenancy contract, inventory report, etc. It's all very neatly organised.

Charlotte has been brilliant since our first contact. She showed genuine excitement for getting our property onto the rental market, supported us through a long journey to get it there, helped guide us on furnishing and other key decisions and ultimately got us our target rental value within a few weeks of the property hitting the market. I recently sold my property with James Laurence, and the overall experience was great. They demonstrated a good knowledge of the Birmingham property market when discussing sales strategy, marketing and pricing (more than I was expecting) towards the beginning of my experience with them. This showed when we achieved 2 asking price offers within the first couple days of showings. Once an offer was accepted, their support did not stop there, Caroline (Sales Progression) did a fantastic job at liaising between myself and the buyers side, helping to progress items and remove any potential blockers. After being let down by other agents James laurence, specifically Kelly really helped me to find the perfect flat. They say moving house is one of the most stressful things you can do in life!! Well, this isn't the case when dealing with James Laurence Estate Agents and in particular when dealing with Henry Crane. The service we have received from Henry as a buyer has been exceptional. Not once have we had to chase, we had regular updates and Henry kept on top of the Solicitors from both sides ensuring that we didn't experience any real delays and all queries were dealt with swiftly. I've dealt with a few Estate Agents in my time and I can honestly say that Henry is the most professional, knowledgeable and approachable guys you can come across.

This is our second experience with James Laurence, this time as Sellers but 2.5 years ago as buyers. I wrote a review about the previous experience which was excellent and I believe this experience warrants another great review. This time we worked more directly with Henry who is an excellent communicator. From the word go he demonstrated impressive subject matter expertise, confidence and professionalism. He regularly follows up on progress and bridges the gap between purchaser and vendor extremely well. I'm confident that James Laurence is a company that has high standards embedded in to its culture and highly recommend them.

James Lawrence lettings are definitely amongst the most professional and trustworthy agents I have ever encountered! I cannot emphasise enough how good a job they did and handed the property to us exactly as promised. Most notable was Henry Crane who demonstrated an excellent client service making our move all the more smooth!! James Laurence are absolutely amazing, and the experience and service that I've had from Melissa and Charlie in particular has been perfect. They have both taken the time to make sure everything was organized for me, answer any questions that I've had at any time, they are always helpful and friendly, and I don't imagine it's always an easy job that they do, but they are just amazing and I wanted to say thank you for being so kind and helpful. I have both personal and professional experience working with James Laurence, and I have recommended them to everyone possible, as the team are so professional and attentive.

They deducted £150 from my deposit for minor issues, such as cleaning the skirting boards and removing dust from the kitchen platform, which I find unjust. Furthermore, even if you meticulously clean the entire home ten times before leaving the premises, they will still create an inaccurate cleaning report claiming everything is dirty. In reality, a professional cleaner cleaned my home, and I have photographic evidence to prove its cleanliness, but they refuse to acknowledge it. Petrina Williams, one of their property managers, engages in bullying tactics and ensures that you are mistreated and deceived.

It was a good experience to let a property through James Laurence. The viewing appointment went very smoothly with Charlotte Blount who provided us with all info about the property. Melissa Wilson was also helpful and kindly answered all our questions. EDIT: However, maintenance services were rather poor. Some issues were not sorted at all or there was a lot of delays, which caused serious consequences including health issues. Moreover, unfortunately, not fixed issues affected the deposit although these issues were not our fault, for instance having water leak (broken valve under flooring).

My experience with James Laurence has been excellent from the very first phone call. I always have the feeling that they Know what they are talking about and they offer the highest level of flexibility and support when it comes to managing a property. Melissa and Shannon are both amazing to work with and give you the feeling of somebody you can really trust. They did an excellent job in marketing my property and successfully finding a tenant despite the oversupplied market. I strongly recommend James Laurence as your Birmingham trusted estate agents and i’m really happy to have found them.

This was the first time that we had engaged JL to market and manage our property and we are delighted with the service. Henry and Reece have delivered an outstanding service - they are very enthusiastic and attentive and have kept us updated as to progress, viewings etc throughout. We have never had to chase them on anything - they are proactive and clearly self-motivated. Dealt with Sam, had an offer accepted on a property in the town centre. Me and a colleague started the process of solicitors. A week later Sam rang me to notify me he had to put another offer forward to the vendor which was accepted and we were just cut off. Disgusting service, I have never dealt with such unprofessionalism. I have brought properties and sold properties in the past and I have never come across the estate agents continuing putting forward offers to the vendor when they have already accepted an offer from a buyer.

I originally used James Laurence Sales and Lettings to find a tenant but on this occasion used them again to sell a property. The service provided by Henry was exemplary from start to finish. He worked really hard following the sale through the often painful conveyancing process that is still stuck in the dark ages! keeping me fully informed throughout. Brilliant service from the team at JL Estate Agents. I did mention when looking for a property that I would be living alone and it can be quite lonely sometimes. The kind staff at JL were so obliging, they gave me a property that had living mould everywhere. At least im not the only specimen in the house now. This is also a great place if you enjoy guessing games as you never know who will deal with you next whether it be Charlotte, Lotti, Melissa, Henry. Its like a game of pass the parcel but just without the parcel.

Bad experience, I have rented a flat for six months, Petrina who introduced herself as the property manager, but never managed to sort out one single thing, very bad communication back and forth with, the agency. A lot of ping pong since the beginning of the tenancy until the end, and they also lie and don't present all the facts and issues in regards to the property.

The lettings team did a great job for us when we rented our flat through them. There were some problems with the tenant at the end of the period and Melissa and her colleagues worked really hard on our behalf to sort everything out. Very bad! …not recommended, agents not turning up for arranged visits on several occasions + you have to phone them and chase up upon arrival, then they say that they were looking to park the car and they sorry being 30 minutes late Disappointing and disrespectful simply unprofessional. The flats I have view from this agency are cheap inside ,dark cold and dusty.
