Convenient location, not too far away from most attractions. Rooms are comfortable and tidy, but basic. Service is friendly, but ultimately unhelpful. Ridiculously slow lifts. Quicker to take the stairs. TLDR; Would I recommend. NO! Value: 6/10 With a larger group it's probably not too bad. Cleanliness: 7/10 During our stay we were assaulted by a vulgar sewage smell. Think: Anchorman, sex panther or Seinfeld: Stinky Valet level smell! It engulfed the room upon opening the balcony and persisted for hours. The intensity of the pungent smell and location (level 36) could only suggest it originated from an adjacent room. Nothing could shift it. It was strong enough to induce a gag reflex and we were haunted by swiffs during the following days. Facilities: 5/10 TV wasn't fully operational FTA only. Not connected to internet. No casting. Remote faulty. Make sure you take a razor, as by the time you traverse the lift, you'll need a another shave. Spare bed only suitable for small child or toddler and no space to setup. Security: 2/10 Left some personal effects in the room and contacted the hotel upon arriving home to enquire. Emailed as unable to get through on phone. Three days later "Nothing found. Sorry." Given the items were in a very visible spot one can only conclude the bathrooms aren't cleaned to a reasonable level or house cleaning just DGAF.

This was the most unforgettable and the worst experience we had of the entire trip. This apartment is in a very good location, within walking distance of various city center attractions. We are two ladies who booked the stay for 7 nights in the apartment. But the facilities and services are not good; there are many damaged places in the unit, and all the facilities are very old; there are renovation projects in the units next door and upstairs and downstairs (the construction will start at 7:30 in the morning), but there is no notification. When checking in, no one told us where the apartment's swimming pool and other facilities were, and there was no indication sign shown in the lift. There is no cleaning service during your stay. If you need any clean towels or others provided in the room, you have to go to the reception to ask for them but they might not have stock or even the building manager may not want to give you. What's even worse is that the building manager used his key to open the door and enter our unit without notifying us whether there was a knock on the door or not. We were traveling with only two ladies, and what he did shocked us. Then throughout the night we couldn’t sleep well and kept feeling like someone would open the door and come in. The manager also told us that he had been working in this industry for 20 years. This was a low-level mistake that seriously violated personal privacy.

My brother and I really enjoyed our stay here. We stayed for 5 nights (6 days). The rooms were very clean, and the staff were very helpful and nice. The pool and gym were also clean and wonderful to use. Super close to queen street and the botanic gardens. Highly, highly recommend staying here

I didn't have any choice because it was a business trip. But I wouldn't stay here for holiday. It's an apartment complex so you'll crossed paths with the permanent residents there. The whole floor will smell if you have permanent residents there cooking. Decent view if you got the river facing room but it was really bad in terms of amenities. Dirty washing machines and iron board. Dryer, telephone, aircond, safety box all out of order. I've complained to the receptionist, but they said maintenance couldn't do anything as they didn't have the parts. A bit silly reason I think, they're just too lazy to address. They should replace the whole thing if it's out of parts, how can you let someone stayed there without usable amenities. You need to pay for the parking spot separately (not included in the your room booking).

I don’t normally leave negative reviews but felt so disappointed that I felt it important. We tried calling numerous times prior to arriving but phone lines weren’t working- either we were left on hold or told they would call us back but they never did. 2 out of the 3 Elevators were not working. We waited 30 minutes for a lift. No signage on car park so it was awkward to find and very tiny car spaces. My husband and I asked for a queen bed and 2 singles for our kids. The kids with the single beds got the main bedroom with an ensuite and tv and we had the queen bed in the small room with no tv or bathroom? Seriously Very strange and disappointing

Staff are wonderful and very accommodating. Rooms are plenty big and very well located with beautiful views of the river from our 2 bedroom apartment. The rooms, while freshly cleaned and nicely presented, are dated throughout with a few stains and some mould in the bathroom. These units could really do with a nice refreshing. I would say they are more a 3 star than a 4. The lifts are really slow, and one was out of order, so this made it even slower. Otherwise, it was a pleasant stay we didn't spend much time in the rooms. For convenience of location, i would book here again.

Nice, clean open rooms with amenities such as a washer/dryer, veranda, dishwasher in a great location nearby to shops. Didn’t use the pool/gym but it seemed nice and clean when I took a look at it. My only complaint was the lobby of floor 6 had a weird smell to it but inside the room was fine which is the most important bit. If the floor lobby had some ventilation or windows I’m sure that wouldn’t be an issue since it feels just musty. And the doors don’t auto-lock so make sure you lock them. Went my whole stay with the door unlocked. I always feel much safer with the electronic keys as well since they’re harder to copy, so I hope in future they get rid of the old fashioned keys but it’s not a huge deal.

Stayed two nights perfectly priced, whole apartment for the price of one room for one night in some hotels. Yes you may have bar and or restaurant in hotel, but this place is so well positioned save you money. Will definitely be back later this year

I checked into OAKS FELIX on the 18th and I felt a disrespect at the reception that I had never experienced in any OAKS before. She sounded annoyed and dismissive. They didn't check my request and asked if my request was confirmed, but they were annoyed saying, "Request What?" and they already decided on my room and Forced me to say it was your room that reflected this. I trusted OAKS for my vacation, but this was the WORST choice .

My partner and I had the worst experience here. We found dust on the towels and stains on the curtains. The room is very dated and they were doing repairs and we had no hot water for 2 days. Reception were not helpful when we asked to be reimbursed. Parking is also $39 per day which they do not tell you when you book. Would not stay here again.

It was fantastic but only a couple of minor things need fixing like the rusty microwave and letting guests know you'll be showing the room to a potential buyer but instead we had a Knock on or door and had a random man walk through our room without warning with a person from reception

This place is amazing! Me and my family had a trip to Brisbane for 4 days. We chose this hotel and the view was absolutely great! There was a pool, spa, gym and sauna. My children and me had a blast here! I love this place and WILL go here again!

This place was in a great location. The rooms were clean and well maintained. I had an issue with the internet in the evening and they couldn't resolve it so I had to wait till the morning to get it resolved which was the only complaint I had.

Great service by the staffs, fantastic views, clean rooms, close to everything. Staying there for the Easter holidays was the best decision ever, we would walk to all places which saved us a lot of money for parking & taxis. Would highly recommend to others.
