Old review (2019): ---------------------------------------------------------- After visiting this office, I felt there are some decent & honest officers in Bangalore sub registrars too! I went for registering mortgage documents. The process was almost painless and the staff guided us well. Did not have to pay a single rupee as bribe. Take the DD in favour of "The Sub Registrar Shivajinagar (K.R.Puram) Bangalore" or "Banaswadi". It took around 1 Hour to get the registration done. The mentality of paying bribe in India has been woven deep into our minds and middlemen/agents are taking advantage of this. This only changes if we wake up!! All the best - Jai Hind ! -------------------------------------------------------------------- Edit 3 Sept 2022: We went here again to register release deed for the loan. The computer operator (a lady) outright demanded her personal "fees" of 300 Rs. She was so adamant to tell her name and was in no position to do the work without taking bribe. She initially complained that servers were down before taking bribe. But after paying her "fees" all servers were magically working fine!! Also, the peon demanded 200Rs for getting signature from the sub registrar. So total Rs. 500 bribe paid. I had to pay the bribe because I was in no position to roam to the office again and again. Some corrupt Govt officers in India are ruthless buggers (or beggars). Anti Corruption laws are very poor. Adding the photo of the officer who took bribe. Hope government takes this seriously.

It deserves no star. Worst of the govt office. No one is telling what is the process. No q system everything is stagnated and operator fumbles and have no clue what they are doing. Facilities is zero, no toilets(one which u can’t enter) waiting area is crowded to the hilt. Even after reaching this place at 9AMyou better be prepared to spend time till 9PM. You will be left wondering why u pay so much registration charges for this and run behind these offices. Visibly a place where corruption is lurking under. You will feel helpless and worthless.

Typical Government Office that works fast when it wants to and goes slow when it doesn't. There is a waiting area which was full almost all the time. Some space to wait on the balcony. I advice caution in the regular waiting area as I noticed quite a bit of mosquitoes in that area. Thankfully, my documents were processed with a wait of around an hour. There is a decent tea and snack joint right down stairs. I would recommend going prepared if not with someone who knows the lay of the place for swift processing.

The most horrible incompetent bunch of people here. Each desk will push you to the other. Had a good experience in Shivajinagar a couple of years ago .. this place is a total nightmare! Staff attitude is pathetic & all of them idling their time away fidgeting with phones, without doing any actual help to the customers. The sub registrar did not come until 12, then went away for lunch … it is 1:31 PM now, and I am still waiting.

For name sake it is a govt establishment starting from clerk to the senior most everyone is eating money… they keep telling server down server down only when we pay bribe the server works.They don’t care how genuine or emergency one’s requirement is all they care is for bribe one gives. There is no questioning authority as well. This has to be stopped. It is a govt office made for public service not to make money

I visited this office earlier for marriage certificate and upfront they told that the location I stay, doesn't come under this office's jurisdiction. Last week I visited again for EC, they gave me a slip, which had wait time of 5 working days.. seriously? 5 days just for the EC? If I paid bribe, It would be done in the next hour. Horrible service and people like these are offering public services, pathetic!!

Cooperative staffs. Even though you are new to the system, staffs will guide you to fill the forms for getting stamp paper and other legal things. Here you can purchase e-stamp papers for several requirements like Rental Agreement, small settlements. Also you can enquiry about Home buy and sell related queries. Present just below to a garment shop and not visible fully from outside road.

The place is not tidy and you need to have connections to get the work done, the officials do not know any language except kannada and are rude to people. Apart from that atleast your work will be done and no bureaucracy is there. I do not expect much when I enter government buildings. If my work is done I give it 3 stars

Not difficult to find car parking around the place. But Absolute chaos inside. Unorganised set-up. No proper helpdesk to guide someone. Everything works on bribe especially if you don't know the process. If you are patient and can negotiate, can get most regular tasks done with ease.

If you have money this good place, else it's the worst place. Need to pay money for anything and everything. If you directly go to the officers it will take days and weeks get your work done. If you go through the agents, and pay them, they will get the job done in hours!

Worst office to be in. If you question officers then purposefully they will delay your work... unhygienic place, irritating staff, no order ,no discipline, guys still take bribe for things to be done. Where are the officers who are supposed to bring orderliness here

Clean office, Reach by 10 to get the tokens work will start by 10.30 sooner u reach the earliest u can get the work done.. Parking for car can be done across the street so ideally it is not a big issue.... Many photo copy and shop are available outside the office

Was here to collect EC but the officials were too slow in processing the request. Plenty of 2-wheeler parking in front of the building. Beware of traffic police that keeps going around picking vehicles that aren’t parked properly.

Good staff's, immediate response and service to the requirements regarding registration. Around the office hotels, juice center, tea point etc are easily available. Land Mark's are very easy to reach with cab's.

A govt office for land registration, house deeds, gift deeds, marriage registration, EC records, khata conversion, ... Bribery moves the paper faster in every segment in every chair available there.

Had a Good experience, and got the registration completed in about 3 hours. The place was quite crowded and the staff worked in a non-ac room, still they were quite polite and helped us through.

It's government stamp and registration office, from property to marriage, all can be register here..need better training the staff as they refuse lot of public work and delay

Compare to Kerala rto how great the rto i visited within few minutes they have given service. I thank the officer who accommodated me with respect and done my work so fast.

Worst & very slow service. No proper documentation. Very much time consuming. There are no extra counters for servicing. Think twice before coming here.

pay money and get the job done. 500 rs u official for encumberance certificate in an hour. else 400 for full day waiting. but you will get good service

Too crowded..They are not following any token system like banks because then they can't take bribe .work will be get done only by agents, not directly

Officers are asking too much bribe for the marriage cert. Actually it costs 120INR only but they asked 18K. Too corrupt. These people must be in jail

Office is spacious and its very clean, you will have a place sit. Quite decent place compare to other kr puram office. Located on main road

Sub registrar has upgraded to online registration so u need to be smart in picking up the best work from the sub registrar and there agents

Staffs are good with absolute transparent. as we did franking. but waiting took 1hr . need fan and proper seating would be appreciated.

I talked to a few official there. Getting EC is a time taking process here. Every officer here insisted for getting a EC online.

Typical government office. Lazy staff, touts and agents make merry. Bribe is little cheaper here compared to Jayanagar office.

They need to put more seats and fans. For elderly and disabled people it is very difficult to get in and get the work done.
