I really don't like writing negative reviews and have held off for quite some time but I think it's unfair to future residents not to be transparent about what has occurred, at least during my time here. Mail boxes weren't set up for 9 months. We had to ask the office if we had mail. Magically, the mailboxes were set up shortly after the building and mail room were broken into. Mail and packages were stolen and a police report was filed. I haven't heard an update on this lately. The garage door broke 4 days ago and has been left open during this time. I have not seen security present during this time as promised. Maybe I just missed them. The bike room is located in the garage. The bike room has been broken into before. Maybe if something gets stolen again, they will get the door fixed. Edit: the garage door is still broken. 06/12. No updates. Our power went out and it caused the microwaves not to work in about 200 units. We were advised to wait so they could get the part delivered as it was under warranty. We waited for about a month. We did not get compensation for this. We were told "sorry" and that some of the apartment managers that live here were affected too. (Not sure what the apartment managers living here have to with anything.) Our lighting in the kitchen was flashing and not working properly when the stove was turned on. It was chalked up to the microwave issue above. We had stated that it happened before the microwave issue. We told multiple managers this until it was finally fixed by an electrician. The electrician had told us that there were signs of arcing. We told management, we weren't taken seriously. Took about 3 weeks to get looked into. We moved in in late October, the heat didn't work. That was fun. It was actually addressed promptly. I mention this because, the apartment just wasn't completely finished when we moved in. Seems like they rushed things. Handles and nobs have fallen off many times. There was a shooting that happened right in front of our apartments. The bullet went into a unit apparently. This is obviously out of anyone's control but no email/communication went out and it seemed to just be ignored. A charge showed up on my bill from the 3rd party utility company. I provided proof, as asked by management, same day. Was told that I would be credited same day. I was not credited same day. I sent an email a few days later asking for an update. I sent another email 3 weeks later and eventually went to the office and was credited in person. We were recently sent a community email that Alta Arlo is looking into billing issues with this 3rd party utility company. Small gym for how many residents are here. The gym is always full so it's hard to get a good workout it. Yes, emerald city athletics is attached to the building but for the price we pay, it shouldn't be extra. Apartments this size should have a gym on both sides. Deliveries can be confusing because there are 2 addresses for the building. If you are in the main building you probably won't have a problem. Parking spots are unassigned and 200-275 a month. Not sure what the actual rate is because I was told one thing and billed another. We were told that assignments were going to happen but I have been here 7 months and they have not been. We decided to use the roof for the first time when we had guests over. We attempted to turn on the TV, it didn't work. The BBQ didn't work either. That was disappointing. I love columbia city and was willing to pay more to live here but it's not worth it. You can find better for less money. I read reviews about management going above and beyond...lucky them. What I have experienced is being ignored via email and not taken seriously when reporting an issue. I have been respectful when bringing up any issue to managers but it was chalked up to me not liking one of them. I was not disrespectful, I just match the energy I receive. Needless to say, I will not be renewing my lease. Hey Alta Arlo , no need to respond. Whatever you say will not be seen as genuine at this point.

I am not one who typically writes reviews, whether it’s for products I have purchased or places that I have lived. With that being said, I have enjoyed my time at Alta Arlo so much that I have not only decided to renew my lease, but also to leave a review. Including my time in college, I have lived at six different apartment complexes, ranging from a “budget” option in Ann Arbor to a more luxurious and high-end place in the Bay Area. I have had apartment complexes that have amenities that rival a high-end hotel and others that had shared laundry rooms that broke down every other weekend. I have worked with leasing agents who have been very flexible with move-in times and others who have literally avoided me for days so that my lease would default into a month-to-month term. With these in mind, I can confidently say that Alta Arlo stands at the top of the list. As a high-end apartment complex, the price is on the higher side, but the amenities that are offered rival places that I have stayed that cost 1.5X as much. It is much safer than Capitol Hill, but is still a city. As long as you are mindful you should be fine. There is a lot to do within walking distance from the apartments and a light rail stop that is an 8-minute walk if you want to go to downtown. The reason that Alta Arlo stands out to me is not because of the property itself, but rather the people who are here. Cameron, Marshall and Rommie are all very professional and welcoming regardless of the time of day or what type of day that they have been having. They do their best even when things are out of their control. Packages have been stolen, but I’ve had packages stolen at other places I have lived at as well. Bikes have been stolen, but I have had co-workers’ bikes stolen directly from an office building that has 3x as much security. Getting the mailboxes set up has taken months, but I have a friend who recently bought a new construction that took 3 months after they had moved in to get both the mailboxes and WI-FI installed. Supply chain and city living are both very real things. Despite these real and challenging things, Cameron, Marshall and Rommie still patiently sort through both the mail and people’s problems as best they can. The residents are also great. There are weekly game nights and nearly always someone hanging out in the lobby if you are looking for someone to talk to or just grab drinks with. There are groups that go to the bar every Wednesday and another that goes bouldering on weekends. There are enough dogs here that, even if you don’t own one, you are basically a dog owner by association and proximity. Alta Arlo is definitely not perfect. If you are looking for an impenetrable fortress, you might be better off not living in any city and renting a house in a gated community in a high-end area instead. If you are looking for the best value per square foot, there might be other options out there. But if you are new to the city and looking for some warmth amongst the Seattle Freeze, I would definitely recommend that you consider looking into Alta Arlo.

Cameron was always very friendly and helpful. * Nice gym and rooftop amenities. * New complex so modern appliances and amenities. Mixed: * Bike storage, garage and mailroom were all broken into at least once during the 1 year I stayed here. However from what I've seen from reviews on other large apartments, this is better than average. * Noise was relatively minimal between units. I could hear mild footstep noise from above and rarely heard other sounds from other units. Could hear some noise from the hallways when people were talking as they walked by. * Things are so well insulated that I never had to turn on the heat in the winter, but on the other hand, it was hard to cool things down in the summer. Units have ports for a single AC hose. Cons: * Took 70+ days and lots of repeated requests for management to finally return my security deposit. Seattle law requires deposits to be returned in 21 days. * Cabinets in the kitchen were not very deep or wide, so it was struggle to find a place to store my pans. * As a new complex, they were still working out several kinks while I lived there. This included not having a working garage gate for several months, no USPS mailboxes for most of the year, several false fire alarms, and an electrical issue with many microwaves that wasn't resolved for several weeks. ------------- Original Review It has currently been over 60 days since my move out and the management at Alta Arlo has yet to return my security deposit. The city of Seattle requires deposits to be returned within 21 days, otherwise they must return the entire deposit. They provided me with a move-out statement that showed there were no damages at move-out, yet after multiple emails over multiple weeks they still haven't returned the security deposit. I will update this review if my deposit is returned.

I was one of the first 20 people who moved in to Alta Arlo. Cameron was the leasing agent who assisted me and he was incredibly kind and responsive throughout the entire application/move in process! I have nothing but great things to say about all of the staff here, but especially Cameron and Rommie! They always greet you with a smile and a genuine heart! I use all of the amenities, and contrary to some other reviews I’ve seen, I’ve never had any issues with them being too crowded! I use the gym fairly often and have never been in there with more than 3 other people. I use the courtyard space often in the afternoon for a change of scenery and I’m usually the only person out there. That being said, I have never had an unpleasant experience running into other residents! Everyone who lives here is so friendly and outgoing, and there are many opportunities to meet up with fellow residents for game nights, nights out on the town, sunset watching, etc! I’ve never lived in a building where the community felt like family, but it feels that way here! I cannot recommend Alta Arlo enough!

Alta Arlo is the best apartment complex I've lived in, hands down. The location is great! There's plenty to do within walking distance in Columbia City, and it's right across from the public library. It's close to the light rail but also has a garage for residents that drive. The apartments themselves and amenities within the complex are awesome. There are tons of communal spaces open to residents so that you never have to feel "stuck" in your apartment when you're at home. Neighbors frequently meet up for game nights and hang outs in the clubhouse and sky lounge. Most of all, the staff at Alta Arlo is phenomenal. Cameron and Rommie truly go ABOVE above and beyond (two aboves on purpose) to make residents feel welcomed and valued. From organizing social events and gestures of appreciation for residents to immediately addressing any and all concerns and communicating solutions, the Alta Arlo staff work hard to make this the amazing place it is.

Concerns? Questions? Need a professional and patient leasing agent? Please see TED CHAU! He was beyond helpful in regards to my state-to-state move. I am familiar with the Wood Partners brand so Alta was a no brainer and Ted was seriously the icing on the cake. He took the time to virtually walk me through my unit, answer questions in a timely matter and actually respond to my emails. The housing market right now is stressful enough, Ted made the process so much easier by just doing his job, being personable and knowing how to serve a future resident. Although I put my move on hold to the Seattle area (for personal reasons) I recommend Alta Arlo as well as any Wood Partners brand/community. You won’t be disappointed from the quality of your unit to your leasing professional. Seriously. Ted for Community Manager please!

Do not move here! The leasing office is extremely neglectful with zero effort to make things better. The fire alarm goes off once a month for absolutely no reason. The bike room has been broken into multiple times with bikes stolen. The actual building has been broken into due to doors not being properly locked. The mail room was broken into due to management not having appropriate security, which was promised in the lease. The parking garage spaces are laughably small. Construction is going on constantly around each building. A bullet from an outside incident entered an apartment building and NO EMAIL was sent out informing tenants of this situation. If you want to live in an over-priced, broken, mismanaged apartment, look no further! Not to mention we haven’t had mailboxes set up for almost 9 months.

Out of the 5 years I've lived in Seattle, this apartment building hands down has been the most amazing experience for me. I work in downtown and you have no idea how fast I run and hop on train to go home. WHY? The apartment is my place of refuge. The design, the décor, and amenities were thoughtful and had the tenant in mind. Functional and sustainable. The moment I step foot in this building I knew this was home. Management and apartment staff... SOLID and the best in the business. Cameron was the leasing manager that assisted me. He is extremely helpful, professional, and friendly. Stress free move in. I can tell I will not be moving out anytime soon. Highly recommend 10/10 stars if I could.

Toured on Sunday with Rommie. It was outstanding! She was honest from the beginning with their availability and that they didn't have anything quite meeting my requirements. That said they did have several units that were smaller than I initially wanted at but after walking them and seeing the outstanding layouts (almost no square footage lost to unnecessary hallways) I went ahead and applied for one. The building itself was fabulous, lots of elevators, very quiet, people were friendly, and there was a sense of community that is hard to find. The amenities are also great, beautiful rooftop, gym, lobby, clubhouse, etc. Super excited to move in!

Dropping in to leave a five-star review for Rommie. She was incredibly helpful through multiple virtual and in-person tours of Alta Arlo. The community itself is lovely, with expansive community spaces, a beautiful courtyard, and a well-equipped fitness center. It's also just steps away from downtown Columbia City, which has amazing shops and restaurants and is always humming with activity. I appreciated Rommie's responsiveness to all my questions and her in-depth knowledge of the community. It's clear she loves what she does and she greeted every resident with a smile and warm salutation. Thanks so much for all your help, Rommie!

I've toured with both Cameron and Ted and have had great experiences with both. They're both super knowledgeable and friendly, and seem enthusiastic about their jobs. They were always accommodating and flexible when I wanted to take a look at my unit a couple of extra times...the property is in a great location, close to lots of parks, restaurants, and shops. You can tell a lot of thought went into all of the details and finishes, especially in the common areas. I can't wait to move in!

I really loved touring the space. It's a beautiful and thoughtfully planned out building. I love all the amenities (especially the gym and co-working spaces) and the apartments were spacious! Marking seemed to be incredibly expensive and our only hesitation about saying YES to this community was all the construction happening on the neighborhood (which is outside of their control). The leasing team is fantastic too!

Great apartments and friendly leasing agents Cameron, Romie and Ted. They were understanding about issues I faced and would help as much as they could. Maintenances were always done swiftly and promptly. Apartments are spacious, well maintained and appliances are top notch. The neighborhood is safe and gives a very homely feel. Would definitely recommend this apartment to others. 5 stars!

Customer service is amazing!! I toured with Marshall and his energy and attention to detail really sold us! My husband and I toured other places and I just love the positivity from the staff which is why we are choosing to apply here! We are so excited to join this community and have the perks of Columbia city chill downtown area. Which is within walking distance! Huge kudos!

Moved to Alta Arlo in late January and I have enjoyed my experience so far. It's a new property, so there are a few opportunities to improve. However, the staff is great and the location is ideal if you're a commuter. Close to PCC, independent shops, bars, restaurants and walking distance to the Link.
