I had a truly terrible experience through Barry Plant Manningham. Isabella Kou was horrible to deal with and extremely unprofessional. She consistently berated my Conveyancer, mislead and provided incorrect information, amended the Section 32 without consultation, left the country during the settlement period & tried to get a contract signed with a deregistered Title. She sent inappropriate text messages to me and refused to answer calls from my conveyancer outright. She did everything possible to make the transaction as difficult as it could be. The vendor was not easy to deal with, but Isabella escalated all of these issues. We attempted to get in contact with senior agents to resolve and escalate our concerns. Such as Spiro (Managing Director), by visiting Manningham office in person, calling directly, and following up with 3 other agents. We were ignored or dismissed in all contexts. It was impressive the level of negligence, bad faith and incompetence that was expressed. Martin (Head of Sales) finally took over, 5 months after the initial sale was meant to take place. Thankfully he was able to progress the transaction, but the entire process had been excruciating. Martin was the only person who seemed to care. I advise you to take your business elsewhere, Barry Plant Manningham acted unprofessional and incompetently.

DO NOT RENT WITH BARRY PLANT MANNINGHAM! my partner and I have rented multiple properties trying to find something suitable for our little family. this is by FAR the worst experience we have had, Sam Beshara is the worst property manager by the lack of communication and the empty threats. We had a blocked toilet for 3 weeks, glazing off in front doors, rotted back doors, RATS, you name it. I had to contact people directly multiple times because Sam said he had and never did. They even said they refuse to work with him because of how dodgey he is to tenants. The landlord didn’t look after the property and Sam did not care, there was false accusations left right and centre how we left the property - we got accused of faking receipts, leaving used sanitary items when I have documented everything and how it was left in perfect conditions. We even had to pay for the plumbing bill that was supposed ‘misuse’ of a toilet when we first moved in the toilet got blocked obviously from the previous tenant. We got told we were lucky to break the lease without penalty and that the landlord was frustrated… imagine living at this house in Mooroolbark. A disgrace. Money hungry people that do not care about a young family. Thank god we have left, but please consider my warnings! Not all Barry Plants are bad, but this is by far the worst.

DO NOT RECOMMEND AT ALL. I had very bad experience with Barry Plant Mannigham. Although Belinda is very friendly and tried to help us, the manager team are very rude. Theo and Spiro were auctioner for my house, after selling the house they asked us to go to upstairs to discuss with the auction winner. They just tried the contract to be signed without any negotiation with the purchaser (They wanted to finish and go). After signing the contract by purchaser, Theo & Spiro left my house without saying Bye or anything to us. It's very rude behaviour. I told to Belinda that I'm not happy at all with their behaviour; she told me, maybe they forgot to say bye. But they didn't call me at all. They are very good till they sure made money for themselves. After selling the house with any price, they don't care about their customers. Theo & Spiro promised me lots of thing before auction, but after signing the contract, they run away. Also, I had very bad experience with the renting team. I fired the Barry Plant from my investment property and give to the other agent for thousands reasons.

Needed a property manager with local expertise in the Bulleen area. Some research indicated that Barry Plant had a lot of experience in the area and I have used other BP franchises in MEL North and West so am comfortable with their processes etc. Initially had a good chat with Brendan DiRago who put me onto Jorja Ozimek (a very experienced property manager). Met Jorja who was very well presented and professional. It was a pleasure to deal with an experienced property manager that has been with a single agency for a number of years vs someone reasonably new as this role seems to have a high turnover in the industry. Jorja demonstrated excellent communication skills being both timely and relevant. She listened to my needs and we negotiated the financials around the management agreement. The property was let within a week so I am very happy and would recommend Jorja and the BP Manningham office without an issue.

Barry Plant Manningham helped me find an investment property almost 10 years ago and straight after the sale, the property management team seamlessly helped to find new tenants with no delays. To date, Brendan Di Rago & Michelle Lam have been nothing but exceptional and ensures the Landlord is at best interest. My property investment portfolio is now fully managed by Michelle and I have introduced family and friends to be looked after by Brendan, Michelle and the team. A friendly and stable team where you know what you're going to get from a customer service perspective as opposed to my previous property management experiences! Highly satisfied client and recommend to speak with Michelle and Brendan.

As a tenant I found the experience with Julia Riddell at Barry Plant exceptional. Highly professional, responsive and able to help manage challenging situations fairly for all parties involved. Julia's experience and professional style helped manage the changes when the rental I was in was put up for sale. Could trust that Julia would do the right thing for all involved. Unusual as a tenant, who has rented for many years to be able to trust that a Property Manager was supporting all parties involved rather than it being a one sided experience. Natalie Allan and Shiona Pearson are extremely unprofessional, Natalie refusing to communicate with me after she reached out by email, having to email Shiona to see what’s going on after she didn’t respond, and having Shiona tell me that they’re too busy to respond, but had the time to respond to tell me that. It’s been over a month now with no response still. Disgusting conduct, poor management, and a lack of care for clients. I will never be using Barry Plant ever again after this. Back when I was at university and renting a house, I had the displeasure of dealing with Brendan Di Rago. There are enough comments here to solidify his reputation. I don't need to expand upon them; they sum it up pretty well. I'm glad to have purchased my own home 3 years ago, via a separate real estate agency, but I'd have had a better experience being homeless than I had while renting through Barry Plant Manningham. Save yourself the inevitable battle. Do not do any form of business with this organisation under any circumstance.

I had high hopes for a positive first-home buying experience, but it was marred by a disappointing lack of a proper handover. Despite receiving internal window keys, the absence of door keys left us unable to access the property. This delay cost us money in canceled services and inconveniences. Multiple attempts to contact Rob, our agent, for information on garage keys went unanswered, adding frustration to the overall experience.

According to 15 emails and phone calls and in person since March 2023 until now, the Sam Beshara manager of my rental place has not solved my main bedroom windows problem. and we spent the cold winter with cold and noise, From the inside, I was able to prevent the penetration of cold by sticking 5% nylon plastic.Shame on those who only care about their income and do not care about the suffering of others.
