Beware of this incompetent company that do not follow the law in regards to rental in Australia. Trades person just showed up because it suited them at 4pm friday when there was no booking trying to break through my locked back gated area...im holding Barry Plant responsible & accountable. Having had multiple issues from electrical to security to mould issues. My private enjoyment has been destroy by this company over the last 6 months with property managers Leo Zhang & now Kayla Wang. Have just had an attempted break & enter after raising security concerns months ago. A week after raising security concerns smarty pants Leo Zhang gave out a set of keys to a third party & have been harrased by them ever since! The last 6 months have been an absolute nightmare with constant destruction of myself & my partners quiet enjoyment of the property we are paying for! Absolutely disgusting & apalling! Kayla Wang wouldnt be able to manage a local Mcdonalds, she is so rude & arrogant... well unless you are asian! Then she will look after you all the way! She also dislikes men & has issues with men because she has had bad experiences in the past. I wonder why hahah. My mental health has now taken a turn for the worst & am having severe panic attacks as a result of the company handing keys willy nilly to whoever they want without any consent & total disregard for all of our security concerns. My partner feels unsafe that now the keys are in multiple hands & doesnt feel safe to be alone here. Barry plant are trying to push us out, as the property by law was rented out in a fashion that was utterly dispicable! Now the tight landlord does not want to pay a cent for maintenance as hes only interested in his own wellbeing & making the money he can with his 20 propertys, meanwhile alot of Australian born & bred struggle he is not. It is disgusting what the Australian government alongside companys like Barry Plant have done with properties in Australia withing the last 10 years! Utterly disgraceful!! I will not be bullied & harrased by this company & I will not have any further distuptions & disregard to my quiet time. Today I am calling the police to let them know about the attempted break & enter. I hold Barry Plant & their selection of tradies responsible. They always choose the tradies they have hidden deals with & not the best people for the job to save money! We moved in to this rental & were denied access to the garage area on 2 inspections & were assured that it was all good. Upon moving in to the premises which was filthy & in need of a good clean (my partner & I spent 3 - 4 days cleaning all the surfaces.) Upon moving in the garage area & all the power points were flooded. Death trap! The property managers are hopeless & now we are being bullied as the landlord is too tight to fix any of the maintainence issues including black mould. Today without consent a tradesperson who barry plant most likely gave the keys to was trying to break into the back gated off area. Even after security issues has been raised totally pathetic. I am now following up with a legal team in regards to compensation for both a destruction to my private enjoyment & mental health over the last 6 months. My partner feels scared to be at home alone with all that has happened & all the keys this company has given out. Being that I also have many items of value inside the premises this has also raised major concern. But first and foremost our security & mental health has been destroyed by this hack company! Please avoid this company at all cost people do yourself a favour, unless you are asian the property managers wont look after you as they are racist! I am now putting together a legal team & reject this company from carrying out any further action. I have suffered major panic attacks as a result of their absolute negligence, a condition I thought I had overcome many years ago now I am seeking medical advice for my condition which has relapsed due to this companys total disregard & negligence! Its a real shame there is not a zero star option here.

Have had serious leak and mould issues the whole time and every time we start making progress to fix them a new property manager takes over and we go back to square one. Was given guarantees someone from a relief team would stick with the property till issues were resolved only for them to disappear. Don't even want to think how bad an experience the owner of the property is having. All my experiences with this office has led me to believe they are disorganised and can't keep track of what's going on and are only interested in empty promises. In my latest conversation I was told they had attempted to contact the owner 2 weeks ago but the owner hadn't replied so they just decided to not follow up or try anything else in the last 2 weeks and had just left me with no follow up either. Update: a day after posting this review the property manager was able to get a hold of the owner of the property and 2 weeks later Ive got the mould currently being treated and a new shower being installed soon. Glad it's happening but disappointed it took a public review to get things to happen when over 50 emails calls and even letting agent coming out to inspect the damage couldn't (while my floor was so wet the carpet squelched). I had multiple written requestes asking for my queries to be followed up with me so I could be kept in the loop and assured they where still working on them, I never got any as noted in my original review and often when I called to ask for a follow up it seemed they had forgotten I ever reached out. However after the review I got a call from client relations and 10 minutes later from my PM. And the following 2 weeks I got calls every few days from the PM telling me any progress and what she had done and what the next steps where. Wich was all I had been asking for all along. (To the point where she called me a few times to tell me they hadn't made progress and why they hadn't). It's just disappointing so see they where always capable of doing the right thing but due to overwork or what I'm not sure chose not to for 6 months till I presume client relations told them to step it up. Glad the reviews are taken seriously and dealt with but the right thing should just be being done in the first place, it shouldn't take a negative review for the PM's to care about the tenants.
I was a tenant some years ago when I rented a property through Philip Webb Mitcham. From the day one till the last day of the contract, Semira Kurban (the property manager at that time) has been so helpful. That’s was the main reason why I came back to Philip Webb Mitcham when I needed a property manager for my home this year. Soon after I contacted Philip Webb Mitcham, Gary Liew called my right away. From the beginning, I was so impressed by the knowledge about the real estate industry and honesty of Gary. The renting process went so well and quickly, beyond my expectation. My house was not on the market for a single day when Gary could manage to find prospective tenants right away without advertising. So far, the communication among Philip Webb, the tenants and owner were really clear and transparent and I believe not only owner but also tenants appreciate it. The contract was then quickly signed after some days, I then have been dealing with Anna Ogden, the property manager. Once again, Anna has impressed me with her professionalism and effective communication. In this busy life, we obviously do not have much time for many things (including our property renting out) and the effective communication is a key to any business, I am so grateful that Anna has made it so easy for me. As a grateful customer, I hope Philip Webb Mitcham always keep up the great work and I will keep us all updated along the way.
We are dealing with Philip Webb Mitcham from over 3 years now. We have signed up via Dane Seeley to manage our investment properties. He is a Business Development Manager at Philip Webb Mitcham. Signing process was simple & transparent. Dane kept us posted throughout the marketing campaign. On both investment properties, we ended up getting more rent than expected. If you meet Dane, you’ll know straight away, he is gem of a person. Very humble, helpful & professional. He always gives right advise. He goes above & beyond to ensure customers are looked after. Dane and his team manage the investment properties for all my friends and family. We all are extremely happy with the service. If you are looking to rent out your property or need some advice on renting out property, I highly recommend reaching out to Dane. I wish Dane and his team all the very best.
I recently just moved out of my apartment, been there for over a year. The previous real estate agent was quentionable as she seemed to not know anything, was no help at all. However, Pamela Wilson took over my property and she has been absolutely incredible. She has been extremely helpful as i was moving out. She was helping me get everything sorted so quickly that moving was an absolute breeze. I definitely owe her big time. If someone was to go with Barry Plant i would strongly suggest trying to make sure Pamela was the one looking after you. Communication was incredibld every step of the way, when things needed to be organised and fixed, she was straight on to it without delay. The 5 star rating is more for Pamela’s incredible assistance and for looking after me properly.
I and my husband want to give our most sincere thanks to the property manager Ranjit Singh for his help to solve a serious leaking problem in our Ringwood property. We live in Perth and came to Melbourne for an inspection on 14 July. Ranjit investigated the problem with us at the property and gave us professional recommendation on repairing the gutters and downpipes. He also put extra effort to contact the company to do the repair jobs. We greatly appreciate the efficiency of his work and explanations to us. Under his supervision of this project, we have the peace of mind when we returned to Perth. He also maintained contact with us by email. Pamela Wilson is my Property Manager (PM) and from the moment she took over from my previous PM, I have received excellent service. Pamela always responds to my emails and take my calls. Pamela follows up on any maintenance issues and ensures that the maintenance is completed in a timely manner. Pamela is friendly, polite and professional at all times. Pamela is by far the best PM I have had and I feel she is not only ensuring my family and I are looked after in our rental, but she communicates with the landlord to keep him in the loop at all times. Pamela provides exceptional customer service and from a tenants point of view, I highly recommend her as a PM.
During two year, my rental manager changed three times. From landlord view, I will not recommend rental manager Elly Khanpour for four reasons. Very poor communication, not eyes on detailed and record. Below average professionalism and integrity. 1, My rent was late for 15 days and rental manager Elly Khanpour had no idea till I need chased her around. 2, They had wallet system and each time, the rent is different figure and need chase to get explaination. 3, Smoke alarm did twice during one year ( which not necessary) when I asked refund and no reponse. 4, Created conflict beween the tenant and landlord due to her low effectiveness.
Excellent service provided by my property manager! Ms Tanya Kumar recently took over the management of my rental properties, including a dispute case with the previous renter. Tanya prepared everything in an orderly manner and attended the VCAT hearing professionally. The dispute was finally settled in a fair and efficient manner. I really appreciate Tanya's countless effort in checking the property files, past email correspondence with the renter and other parties, and many documents and reports. I will surely recommend my friends to choose Philip Webb (and Tanya) in managing their properties.
I had the opportunity to work with Ritchie and Ranjit on a property leasing recently. What distinguishes them from other property managers is their unique approach to property listings. Their listing strategy successfully attracted a substantial number of qualified tenants, leading to the property being leased out after just one inspection. I strongly recommend them for their outstanding communication abilities. Their commitment to transparent and efficient communication cultivates positive relationships with both tenants and property owner.
Honestly worst real estate if you are renting. Our property manager is absolutely horrible she’s a real piece of work. Worst customer service, rude, talks over the top of you and has a I don’t care attitude. Then wonders why you’re not polite back to her. The property managers we had before her (there was a lot of them) they were okay. But she actually makes them seem amazing. The team leader isn’t much better and they don’t get back to you about anything or follow through on anything! Very pathetic and poorly run!
After years of renting it was disappointing to be managed by this company or should I say by a very poor consultant. The number of difficult interactions and the final straw was 13 days to process my bond return and delays of 10 days after final inspection to come up with a so called repair! Clearly tenants don't count as customers. 11 years of renting and never have I been treated so poorly. KW shame on you! Terrible experience here, glad to out of your vice finally !!

I rented a house in Box Hill through Barry Plant Whitehorse. After one year of the lease agreement, I wanted to move into another place. Barry Plant Whitehorse helped me in all related aspects to get the new property, managed by another agent. During my stay on their property, all requested services were provided on time. Most interestingly, the full bond refund was lodged by the property manager (Kimie Chua) very quickly. Very happy and much appreciated.

My property was rented out with Phillip Webb, who became affiliated with Barry Plant. The rental manager, Leo Zhang was excellent. He worked well with the tenants, and was always available to discuss the property that day. It's not an easy job, being a property manager, but Leo was professional and efficient in his handling of the property and keeping my 'finger on the pulse'.
Liasing closely with Nath Toutam at Barry Plant has been exceptional. He managed our property whilst it being leased and also putting our property on the market to be leased. Worst real estate, wouldn't fix anything including power through the sinks then refused to return the bond even tho tho house was unliveable would not recomend renting through them
