We instructed CJ Hole to manage the sale of our flat back in Feb 22. Whilst we feel we were given over optimistic estimates on the interest we should expect, the flat was sold at the asking price. We also secured a purchase of a property that was sold via CJ Hole as well. We were assigned a sale progressor who on multiple occasions caused confusion and frustration. For example, we were asked about our holidays upfront, once we secured a purchase, and we provided that information twice. Subsequently this was ignored and completion was agreed for a date that we were never available on. This caused frustration on all sides, as ultimately the whole of the chain had to re-agree on a new date. When we told her that we never agreed on this date, we were faced with a push back, stating ‘she wasn’t aware and heard about this for the first time’, even though she was cc’d in all these emails. On the other hand, we’d like to thank James Brown for professionalism and positive attitude at all interactions. Overall, we are happy that the transaction is complete and we are in, but we’d like to see from a sale progressor in the future a more proactive approach in managing the chain, better attention to deal details and hassle free process for us buyers/sellers!

If this review was only based on the great service we receive from Rafal, it would be 5 Star. He is our property manager for three student houses and since taking over responsibility for our account things have run very smoothly. Rafal's customer service skills are outstanding, he is very helpful, responsive to the tenants needs and keeps us updated on any events. We've found him to be proactive and knowledgeable, he makes us feel like nothing is too much trouble. He does a great job of balancing the service he gives to us and to the tenants. Having used C J Hole to let our properties since 2017, and after good initial experience of the company, things deteriorated in the property management department with a complete lack of accountability for any issues. We were on the verge of looking for a different letting agent, but Rafal has managed to turn this around. C J Hole are lucky to have such an exemplary employee. Would I recommend this company? Yes, but senior management need to consistently monitor things to ensure that the service offered reflects the fees they charge.

I have just endured a rather protracted flat sale and I can honestly say that without C J Hole, I might have gone quite mad. They have been consistently friendly, funny, wise and efficient. Every call answered promptly, every e-mail responded to and lots of energy expended chasing solicitors, builders and surveyors on my behalf. I drank them dry of coffee, had a couple of shouting fits when I needed them and dropped in whenever I needed to get a sensible opinion. They also helped me communicate with my buyers, exchanging useful information without always going via the solicitors. Right from the outset, they got me 22 viewings in 3 days and an excellent sale price. Where they really earned their keep though was the constant support and encouragement to shepherd me through the quagmire of what followed. It made a huge difference to feel that you weren't on your own just because the sale had been agreed. I would use them again without hesitation. I'm in no rush to ever sell again, but I will miss the free coffee......

This is The worst agency I’ve been dealing with my entire life. It takes 10 months (months!!!) to fix the leaking roof. It leaks to the point that we have buckets to catch the water when it rains. There’s no attempt for the compensation for these conditions. The problems with the roof have been hidden from us from the beginning, the walls were just painted over and there was no way to know about the defect at the viewing. Julian- CJHole agent even mentioned about that in his two emails. Then someone else from the agency said that it was a misunderstanding and they didn’t know about the leaking roof… the repairs include taking off the rooftop terrace which was the main feature of the apartment. In a nutshell- this is a scam. They’re renting apartments that don’t meet basic living standards. Don’t trust the ‘renowned, big reliable agency’ if you don’t want to end up in non-living conditions, pay a lot of money for an apartment that is definitely not up to standards.

James, Rebecca, Alex and the entire team at CJ Hole Clifton have been absolutely fantastic selling my mother in law's property, and during a pandemic no less! It was a complicated property and they have all been so incredibly attentive, helpful and understanding to our needs and requirements throughout the sale. The whole team always made sure to provide us regular updates, excellent communication, kept in good contact, gave us a lot of good advice to help us think through our options, were very knowledgeable about the area and potential buyers, and generally reassured us along the way. We could not have asked for a better Estate Agent to sell her property through. I would give 10 stars if I could! We highly recommend this branch, we are so pleased with the sale and how they have helped our family through out the process. Worst renting experience I have ever had for 9 years living abroad. They try to charge everything throughout the tenancy. Two specific examples stand out. 1) the WiFi in the building went down for around a month. Instead of having people look into it and fix the issue, they replied my email saying that they will charge me for sending people look into the issue. 2) the move-out experience is a total nightmare. I found out the garbage room is full. I was kind enough to email them about the issue and throw my garbage elsewhere. But they instead of solving the issue, charge me for the cleaning fees of the garbage room. Also, they charge me for extra room cleaning fee and decoration fees after I moved out. Unfortunately I happened to know the person who moved in to the same flat I left. He said the room was the same as I left it and hasn’t been re-decorated.

CJ Hole are a completely unprofessional and inept company. Throughout my tenancy at flat 21 in the platform, they have provided an awful service. Throughout the tenancy they would not reply for days when I had issues that needed solving, while also displaying a complete disregard for my safety by failing to fix the locks on broken exterior doors. However the worst has come since I have moved out. At the start of this month I was emailed about deductions from my deposit. Upon attempting to dispute the deductions, instead of helping me come to a resolution, CJ Hole have decided to ignore me for almost two weeks. This is completely unprofessional and reflects the terrible service I have received throughout my tenancy.

The team at CJ Hole (Clifton) were absolutely fantastic and I would highly recommend them. They are extremely professional and talented, working hard to present the properties well and showing large numbers of viewers around in an organised and timely fashion, despite the Covid restrictions. They eventually sold both of our garden flats for well above the asking price AND managed to get the sales through before the stamp duty deadline at the end of June this year. I have no doubt that we only managed to get such good results because of their hard work and expertise. The service we have received from Rafal Lunitz is five stars. Since he took over as our property manager, things have run very smoothly. When he started, he tied up all the loose ends his predecessors started and had fallen to the wayside. Rafal’s customer service skills are exceptional. We first approached CJ Hole Clifton in Dec 2019 and sold our property just before the pandemic. Unfortunately the deal fell through due to lockdown. We had a few difficult months following that but managed to sell at the end of summer 2020. Ben made the whole experience from start to finish and absolute breeze. The letting team have charge over my two student houses. The whole team has supported me promptly and efficiently through all the twists and turns of this past year; setting up new contracts, keeping checks on certification, and organising contractors to do repair works. Rafal has particular responsibility for the day to day running of the properties. It's good to know that he is there to sort out any problems, especially as he is very good in doing so. They do not know how to manage a building. When I checked in for the first time in one of their buildings, the freezer door was broken, the oven didn't work and the shower floor was broken. If you need something to be fixed it will take more than a month for it to be fixed. They don't keep the tenants updated either. They do not keep the building clean. Overall awful.

I had a great move-in experience with CJ Hole. When viewing flats, Colin was really friendly and helpful and kept in touch during each stage of the tenancy offer process. I was then passed to the tenancy coordination team where Emma was also super helpful in answering all my questions and ensuring the move in process went smoothly. I would recommend using CJ Hole!

Had us enter a bidding war to be able to rent a place. This is entirely unethical, lots of people are being priced out of housing and then advertised rents are only 'starting points' for rent negotiations. It's people like these that are generating a desperate and poor generation, profiteering off peoples' basic needs. Disgusting.
