Great location but horrible management, mold, and inattentiveness. A note was left on the front door asking us for days/time that would work for interested renters to tour the apartment. Despite providing several days and blocks of time that worked, management still scheduled all the tours during the days and times that we said did NOT work, without any warning or further notice. Unauthorized vehicles have been parking in my assigned spot about 50% of the time, if not more. Each time I notify Mindy, she said "she cannot control everyone" and she will leave a note on the car and give them a few hours to move, but nothing is ever done and I was told to " find somewhere else to park" even though I am paying monthly for this spot. I pay for a spot to have a safe, secure spot each day when I get home from work late, but it is occupied by random cars, leaving me to find street parking late at night among the construction zones, afraid my own car will get towed because of their inattentiveness. Not to mention, they double rented my spot to someone else early in the year since nothing was ever filed properly til I brought it to their attention again. There is also no way for delivery drivers to enter the building, and while management claims this is for safety reasons, it is wildly inconvenient. Packages are left outside the apartment building (on the street) and have been stolen. When talking to management about a plan for delivery drivers to leave them in the office or a way for them to have a secure place to leave them, they said there is nothing they can do about it, but to have packages send elsewhere. ... oh, and there is mold. Would never live here again.
I am surprised about the positive nature of the reviews for this business on Google. Other sites have different reactions, largely very negative. So, which is correct? My experience with Coho is based on a very disappointing afternoon in dirty buildings and depressing and overpriced apartments. As a professional, I was looking for a place to live and the U District seemed a likely spot. On a warm afternoon, I showed up for one of those "group showings". In my group, waiting patiently outside the Coho office, where we were told not to intrude, there were several pairs of students, looking for a home away from home, and a couple of grad students or professionals looking for a place to call home. The COHO rep started the tour with promises of "free parking" if we signed today, and not only that, but "$100" off the rent. Very tantalizing. First came the one bedroom, three flights up a staircase that hadn't been swept since the last millennium. So unappetizing was this introduction to the building on 8th Avenue NE that I found myself scanning for needles, etc. The apartment was, in a word, dismaying. More like a cell. To be fair, there weren't any mouse droppings or trash inside the apartment. Cheap, ugly carpet, a bedroom the size of a walk-in closet, and, if I recall correctly, popcorn ceilings. If I were trying to study within its walls, I would probably become chronically depressed. The two bedroom, one building over, while marginally better, was nothing but a desperation option. Two young men asked about mold on the carpet. "We don't have mold," intoned the rep.

The apartment itself was decent for the rent but management was terrible and broke multiple laws while we were there. They attempted to enter our apartment without the required 48-hour notice and only did not due to our immediate refusal. They essentially kicked us out of our apartment in order to do renovations in the kitchen for two weeks that we did not ask for nor did we receive more than a few days' notice of them. During this time we had to remove everything from the kitchen to our rooms essentially making the rooms unusable due to space. The kitchen was also unusable during this time as they turned off and on the fridge, and had renovation materials over the entire space. While we were told that the renovations would only take three days they took about two weeks, with us being unable to live in the space for the first week. Additionally, they illegally held part of the security deposit, even though they only gave us the required move-in checklist five months after move-in and therefore lost the right to keep any of it. They also never gave us the Seattle Renter’s Handbook that they are required to provide.
I've been living in Goss for a year now, and I'd say it's a steal given its price and location. The apartments aren't like brand new (doors are kinda scratched up, etc.) but they have everything you need (microwave, fridge, dishwasher, on-site laundry, etc.) and the units are in decent shape. There's nothing dangerous about the place and everything works just fine. Management is quick to respond, super helpful, and very accommodating. Because the building is kinda old, stuff often breaks (we had our fridge leak and kitchen flood) but maintenance responded immediately and fixed it up. The only real con is that there's no elevator. It's 5 -10 minute walking distance to UW, various restaurants, bus stops, and grocery stores. The price is super affordable for students.
Mold growing in 3 of the 4 downstairs units. I recommend buying an air purifier because management doesn't actually acknowledge the problem that the ventilation is poor. Dish washer takes 3+ cycles to actually clean. I recommend just hand washing. Pipes often sporadically back up too. No in unit laundry, onsite laundry is often completely out of order 20% of any given month. My only recommendation is to have friends that have laundry access elsewhere. Most apartments are in disarray. Hot water only lasts about 10 minutes, if you're in a 2+ apartment, you need to schedule showers. This is a fairly awful place. I would look elsewhere.
Only because you can't give zero stars. Management is highly unprofessional and incompetent in all manners and refuses to solve any problems. From mold to billing to the actual lease itself. Management either does not know how to or does not want to resolve any issues even when it is of their own fault. They take advantage of the fact that most residents are students and only when act when heavily pressured. It's hard to believe that anyone could honestly leave a good review for this place. No one that I know that has lived here has had even a mediocre experience.
After my daughter moved out of their place it has been several months of trying to get a hold of Mindy the leasing agent to get her to release the lease for the new apartment and it has been an absolute nightmare. She does not return phone calls, she does not return emails, she did not give us the correct forms when we finally got a hold of the correct forms we have still been waiting for weeks for another response to the new landlord leasing agent. We may end up missing out on the new place because of her lack of response.
Extremely rude, dismissive, and inattentive. I’ve been trying to move into a new place for weeks and I’ve had to personally go to their office just to get them to reply to my new landlords. At worst, I could’ve missed out on getting a new place because Coho was so inattentive. They even charged the last month’s rent in the move-in agreement and charged it again when I was moving out. Horrible management. Never rent out to these people. I would give zero stars if I could.
Definitely not responsive!!! Mold in my unit, the floor is dilapitated under the carpet. Manager says it's in my head (including the health issues I developed since moving in). Manager is hesistant and refuses to pull up carpet to prove me wrong. Owners don't answer their phone or return calls. My next step is to go to the AGO, to get something done.. Oven Burns all my food, bugs everywhere, and the smell is horrendous. NEVER have I lived in these circumstances, EVER!!!
Lived in Alder for 2 years. Definitely an older building but a good price for location. Management was always very responsive with maintenance issues, and usually fixed them day of or next day. Move out process was well communicated and though we were charged for cleaning, it was a reasonable amount. 4 stars rather than 5 because the on site laundry was over priced, didn’t work well, and often out of order (about 50% of the time)
My roommate had all his clothes stolen from the laundry room, and another had his bike stolen from inside the complex. When informing management, they basically said "it is what it is" and did nothing to improve the security of the laundry room (which opens directly to the street) or the complex in general. We also had mold problems that were dealt with in a similar manner.
Though I did not decide to rent from coho since we found a more suitable place for me, the agent we had was super helpful. Sabrina was our agent while we were trying to rent the place. She responded almost ANYTIME whenever I asked anything about the place. I strongly recommend Sabrina if youre trying to rent a place from coho!
Good Maintenance team. The apartment manager Sam Miller helped us with a maintenance request on a Friday night after work hours. The maintenance team also usually responds to requests in one or two business days.
COHO helped me find a parking place in building 4144 in the area where I worked. They went out of their way to help me. They're the best I've found
