I would really steer away from Cunningtons. We used them for our purchase in 2020 and we put the poor correspondence down to the pandemic and the crazy market at the time. However, it seems this is still the case. Our buyers instructed them as their solicitor and their frustration with them was palpable. When we got to the point of exchange it just seemed their solicitor did everything in their power to delay it happening – we had to wait a month to exchange after our purchase was ready to go because of their delays. We almost lost our purchase because of it. They would rarely reply to any emails and when they did, they would ask the same queries we had answered multiple times before. There was an instance of having an email to release funds bounce back but it then took them two days to resend the same email despite us being clear we wanted to exchange that week. Another time they said they would exchange when my solicitor rang... and they failed to pick up the phone for hours (and still then refused to set up exchange). Even when they had all the documents they needed, they refused to respond to emails requesting exchange. And probably one of the most aggravating things of this all - they then had the nerve to charge our buyers a £100 expedited completion fee... because of their own delays!!! Just to give you an idea of how terrible they are at communicating, we received a grand total of four emails when we used them in 2020. Compare that to over 40 from the solicitor we instructed this time round, without including all the calls. Terrible service from a chain firm who have no interest in their clients' needs.

I decided to use Cunningtons originally because they were close to where I lived and I thought I might need to go in often. Apart from taking in documents initially, every other communication, though, was either by email or phone - very easy. I must say that I was very impressed that every time I got through to reception and asked to speak to Mohammed or Surinderpal, I was put straight through, no excuses that they were out of the office or anything similar. I was unfortunate that the buyer of my property had several difficulties which meant that the whole process took 10 months instead of a possible 3. However, Mohammed was always ready to chase things and would forward me a copy of the email he had sent enquiring about the situation. I asked him to chase things and he did, although I read later that that wasn't really his job. On the day of the exchange my phone was switched off and Surinderpal kept trying to contact me - right up to almost 5pm on a Friday. On the day of completion Surinderpal chased the accounts dept to make sure that I received the money before the end of the day. I really cannot thank them enough for their efficient service. I have told friends about them and one has already taken their number and said she's definitely going to use them when she comes to sell her place. Thank you very much Cunningtons.

My husband and I used this company of solicitors based on recommendation. I have to say, our solicitor Mohammed Moula was an absolute pleasure to do business with in buying and selling our house. Unlike a lot of other solicitors , he was easily obtainable speaking to over the phone keeping me up to date and if he couldn’t take my call I’d leave a message and he always got back to me in a prompt manner wether by phone or via email, if we had to drop paperwork off he was always happy to step out of his office to come and speak to us in person. He dealt with my paperwork promptly and I know he played a big part in chasing up the other solicitors within the chain. His assistant Poonham was also very helpful indeed taking time out to see us in person and assisting us with paperwork that we couldn’t quite get our heads around so a personal thank you to you too Poonham, keep that sense of humour, it’s a lovely touch and I wish you all the best for the future. AVOID! Terrible Solicitors. Took months to deal with the sale of my family members property. Would recommend to AVOID at all costs. They work very slow, with papers not being sent out after repeatedly being reminded over a span of 1 month. Only interested in taking your money and not doing any work/completing it as slow as possible to squeeze more money out. Very disappointed with the service recieved and would tell everyone to avoid them at all costs. Their service is reflected in their office space, or should I say lack of office space, which is completely unprofessional as they do not even have proper chairs for us clients to sit on.

Very happy how my case was handled by Surinderpal. Always very professional but friendly at the same time. There was an issue with the lease on my flat & Cunningtons didn’t charge extra, when I thought they might due to the extra work involved. Would not recommend this firm. Only seemed to be proactive to beat the stamp duty deadline. Having passed, responses to emails are extremely slow. When calling the office the solicitor in question is never at his desk and doesn't have the courtesy to call back. The receptionist is utterly useless! The day in which we were to exchange contracts the solicitor is off sick, not even an email or call to apologise.

Cunningtons were recommended to us by the estate agents for a flat purchase which we are glad for. There were a few issues with the lease that required resolution but Surinderpal and Shui was very quick to respond to all queries and navigate our way through the flat purchase. We received great service which made the whole process of buying a property much easier - would definitely recommend Cunningtons.
