If I could I would have given this company lower than 1 star. A month ago I rented a room through this agency (to be specific, a room in Joseph St. Ashfield). My roommate came there for the inspection. At a glance everything looked fine. He couldn't look at everything in detail because someone else was living there at the time. We then decided to rent the room, unit 8. The key was collected at the agency's office. After we received the key and entered the room we saw some cockroaches. We thought there were only a few so we thought we would remove them. Then we started cleaning everything. We wanted to move the wardrobe to clean behind it, but this was not possible because it was attached to the wall by brackets. Then we saw with our flashlight that there was a huge mold stain on the wall!!! Of course this was missed during the inspection. Moreover, cockroaches and eggs all appeared when we moved the refrigerator!! Not only that, when I lifted the mattress, more cockroaches came out of the bed frame. We contacted the real estate agent (Alice Nam) and she was going to ensure that pest control came. He came over the next day and guess what, suddenly over 100+ cockroaches showed up!! The pest control said that he cannot permanently get rid of the cockroaches, because it was the German cockroach. Furthermore, the room we rented was at a disadvantage as it was located next to the kitchen and garden. Also, the room is not fully isolated we could even see cockroaches coming inside even though the door was closed!!After talking to some housemates, we were told that the front resident was very dirty and nasty, he always ate in his room and, as it were, lived with those cockroaches. We have never lived here and the landlord refuses to compensate us or return our deposit. After we mentioned the bed frame, she didn't even see the point in throwing it away. Not only that, but we also think the mega-large mold spots that they deliberately covered are unacceptable. Even though the real estate agent apparently has no say and that everything depends on the landlord, we think that the real estate agent should have done better to find a solution or at least compensate something. Agent Alice even said that because of the ‘cheapness’ of the room, this is what you expect. I mean eventhough it is ‘cheap’ at least the room should be clean and cockroach free?! We lost our deposit of $1140 + 2 weeks rent of $570 even though we have NEVER lived here. We have looked at options to get our deposit back, but because the deposit was paid directly to the landlord and was arranged very shadyly, we cannot do anything to get this back through an official process. Besides that, don't believe all the photos that the real estate agent puts online, the images on their website are more beautiful than reality. If you are a property owner, in no way should you consider any arrangement with Exclusive Real Estate - they will mismanage your asset, and make poor decisions on your behalf. Their inspections were badly managed (without photo records), their communication was poor and ineffective, they mismanaged rental price changes, their ability to arrange maintenance of the owners asset was severely delayed and they proved unprofessional in every interaction. As a property owner, I would not consider any engagement with the staff or management of Exclusive Real Estate. I was a tenant falsely charged for wear and tear, the agency stuck to their guns and took the matter to NCAT rather than returning my bond. They cost the owner of my unit a significant amount out of pocket for a decision that saw them settle well below the amount they claimed on false grounds.

It's been a month since I sent a request for urgent repair on faulty powerpoints. There has been no response from them except for a templated one that "this is with the owner" when I follow up. I am paying one of the top rental rates in the area and shouldn't I get atleast some resolution (forget about being proactive) by this time! I am giving an extra star only because of the two decent managers I interacted with during the lease application state. Edit: My original property manager called me and he was professional in resolving this matter. So, I am changing the rating.
