I was a tenant along with 2 others at one of their properties. For the duration of our stay, each attempt at communication was met with utter silence. Including when we informed all parties involved of a growing mold problem that had gotten out of hand that was beyond our ability to clean, despite our already hard made efforts to clean it away. When it got so bad that it was infesting all areas of the property, including all personal belongings and food, we informed the team again only to be told it was our fault. The mold in fact was coming from a pipe for the air con, which is clearly out of our control. Despite numerous attempts to fix this matter we were constantly belittled, blamed and ignored. This only got worse when it came to the rotating door of property managers/leasing officers, of whom one would leave and another would take over with literally 0 notice of this occurring. Wouldn’t recommend being a tenant under Gem Realty to anyone, unless they like being treated like less than human and an inconvenience.

I am unsure about the legitimacy of these reviews besides the negative ones. I have requested a property inspection with Jack Tong, and I have followed up with a message via provided phone number and I am yet to still hear back weeks later. Response to owner: At first I had taken the response from the owner as a genuine response to my unanswered enquiry from Jack. This seems not to be the case. I have enquired via the original property listing on Realestate and on the provided contact number of Jack after the response from the owner. I am yet to get a response back once more again. For the owner to say they had 100+ interests in the property seems to just be fluff and a way for them to artificially price gouge a prospective buyer to pay more for the said property. 100+ interests and yet it's still to be sold. It's kind of hard to miss a enquiry 4 times. As a result, I'm no longer interested.

I am the landlord of the property that Ziad Al-saad rented. The tenant’s comment is very unreasonable! My property manager Rayna just did what she should do. I am satisfied with the work she’s done. My house was brand new when rented to this tenant. But after they vacated, they left the kitchen very dirty with grease on range hood and in the oven. 11 lights were damaged. Walls are with lots of black marks. See the attached photos Rayna sent to me. I have to pay $4000 to repaint the wall, do proper cleaning and change the lights. The tenant won VCAT coz VCAT will only deal with one matter one hearing. It doesn’t mean the tenant was right. I have applied for another hearing for my compensation and now waiting for the hearing date.

Jacky Sun (my property manager) is as incompetent at his job as a cardboard shower curtain. Listen to this if you want a laugh... You must call him 10x in a row if you ever want him to answer. If you email him about an issue (lease transfer in my case) he won't respond either. When you call his office they tell you he will call back and he never does. However there is light at the end of the tunnel; the cardboard shower curtain that is Jacky Sun will respond if you call his office and tell them there has been a fire at the property! Imagine having to lie about fire to get in touch with your PM. I repeat, incompetent. If you ever have jacky Sun as a property manager, I wish you the best of luck. Gem Realty I do not recommend.

If you are a landlord, I beg you to please don't sign up with this agency. I'm currently a renter and since this agency has taken over I haven't been able to get anything fixed in the unit that I'm in. I've sent numerous text messages and emails and it has been months and I still haven't gotten any news of getting any closer in getting the issues fixed. I've been renting for so many years and this is the WORST agency. The agent, Tina ,very seldom replies and with no solution presented. How I wish my landlord stayed with the previous agency. This one just takes the rent money and doesn't do anything for the renter. Stay away from this agency. Just a typical "factory setting" with no service and no communication.

Absolutely pathetic!!! Do you guys even want to sell a property? I’ve enquired on the property 4 bandicoot Craigieburn On Friday, I sent an email and I have no response!! I called the agent jack on Monday to get at least an inspection or some open for inspection so I can attend. I was extremely interested in this property. He said that they will be up by Monday. I called back on Tuesday and he said we are not doing any open for inspections. I’ll give you a call. I’ll get my colleague to give you a call for an inspection it’s now Wednesday I guess you guys aren’t interested in selling property!! If I was the owner of this house, I’d be extremely devastated and upset get your act together.

Pretty sure all of the good reviews are fake/friends or family they’ve paid off to give them a good rating. Anyone who has actually been a tenant under them or hired them as a property owner will tell you they are so utterly useless (not surprising). We rented a property under them for a year, took them to vcat twice for not fixing severe water and mould leaking issues in the house, previous tenants also came by to say they had the same issues and this company told them they were evicting them to “fix” the leaking, instead they rented out to us, now they are saying the same thing to us. Even the owner got sick of their incompetence and went with another company. The absolute worst.

The GEM Realty team never fail to amaze me with their high level of professionalism and efficiency. A recent example was a property sale by GEM Consultant - Ms Christine HO who managed the entire marketing process and achieved an excellent outcome in a challenging market. I must acknowledge Christine for her outstanding service, constructive advice and maintaining a high level of communication throughout the entire sales process. Christine was brilliant and her customer service and professional approach was simply outstanding. GEM Realty Team - Christine HO I extend my sincere thanks for a job well done!

I would advise anyone seeking to use this real estate agency to manage their property to use another service. I have never experienced such a poor experience from any team in any form of service previously. We have had issues in our apartment for several months and the real estate agent Jenny Pham has ignored us, does not respond to calls or emails. We have tried to contact the admin team, again completely and utterly hopeless. We are left with the only option of providing a formal complaint to the landlord and fair trade Victoria as we are unable to have our problems resolved with this abysmal service.

The Gem Realty team was recently involved in the purchase of an apartment in the city. Amit was outstanding in the way he patiently took us through the whole purchase process. I had cancelled on him a couple of times, yet he was patient and persistent to show us the value of the buy. He was always in touch with us, providing consistent updates when there were hold-ups. When the right property became available, he was quick to bring us on board and we wrapped up the deal in a matter of days, even when my Conveyancer was held up. Thanks Gem and Amit.

My friend and I’ experience with Gem Realty is the absolute worst and I wish no one have to go through the same thing that we had. Jacky was our agent and he is impossible to contact, very uncooperative attitude, highly unprofessional. It confuses me how no matter how many times we call, text with the given phone number, he would not reply whatsoever, leading to many events where it affects us negatively due to the delay in his response. It is incredibly frustrating to work with them, everyone don’t be fooled by the fake 5 stars that they have.

Had awful experience with Gem Realty! I did inspection and applied for a property with them and was informed by "Ivan" that I will notify about my application by Monday. But I haven’t been informed anything till the end of week and still not. I called several time to Agent 'Jacky Sun' and 'Rayno Hao' to know about my outcome of application regarding the house but neither of them answered my called nor they called back. They are just time waster who waste time of people looking for properties and their referees.

1. The marketing sales Elaine is so professional and patient!!! She helps me to find the property that I am really satisfied with and keep me in touch with the settlement, rental, and other things. She is so responsible that I am strongly recommend her! 2. The rental service is perfect. The contract was successfully signed with the tenant within only ten days after the house was delivered, and all the staff during the period were also personally on-site service. Highly recommended

I happened to know about GemRealty via a friend, who spoke highly of it. I recently used them to lease a property in a remote area. To my pleasant surprise, GemRealty, represented by Agent Rayna, managed to find a good tenant in a matter of weeks. I am very happy with Reyna's performance and with the professional quality of GemRealty. The way of handling things by GemRealty has made me feel at safe hands. And, their fees are fairly reasonable. Worth a five-star rating definitely!

Rayna is a terrible person to deal with. Her dishonest, know it all, harmful attitude toward tenants is beyond all limits. Just make her legally accountable for her actions. Never give her the rental bond as she will ask for it no matter what. Keep a record for all harassments emails and false information she gives so you may get a compensation from her later through VCAT. Even the fake reviews she has created below is another pathetic attempt for lying! ( not smart really)

I’m a tenant, their service is great and always responsive. Justin Shen was prompt to every inspection and made me felt welcomed, he provided great advices and communicated very effectively, I was able to sign the contract and schedule a move-in within a week. Maintaining requests were replied to very quickly, and the actual maintenances was fabulous. I would strongly recommend Justin and Gem realty to friends and families, my experience with them was simply amazing.

There was no advance email to remind us to check out the lease. And we do state we do not accept the new price of rent and we do not renew lease, Tina form Gem Realty just ignore. Use the new price, which we do not accept, to calculate the redundant rental period that does not exist for us. However, the direct debit to the bank card made me very passive and there was no way to discuss it equally. If there is no acceptable solution, we will process VCAT.

Sold my property under Christine Ho. She is a good communicator and considering the situation of vendors. Because I had failed to sell my property with a previous agency and owned amount of marketing debts without selling my property. As I contacted with Christine, she took my scenario without a doubt and achieved my goal of the price I am willing to sell. Well done!

Recently i have purchase an investment from Jeff. I am very enjoying the Journey with Gem Realty, particularly with Jeff. He has demonstrated what a professional agent should looks like. Long story short: My advice is that next time they try to ripoff your rental bond, make sure to take it to VCAT no matter how confident they look. Never make it easy for them to unlawfully take your money. I’ve got my full Bond refund Via VCAT. Based on my experience with them, Not surprised with many misleading 5 stars reviews.

They are super unresponsive and never picked up the phone. Tried to contact them a few times regarding the lease agreement, never replied; I have to go there in person. Their service is properly the worst among all my previous rental experiences. The property manager can’t really speak English and her attitude was bad.
