I cannot recommend Carrie Bills at Green Mango Real Estate highly enough. My experience with her from start to finish was exemplary. I had talked to Carrie about buying a second home in Austin for quite awhile. She was well informed about pricing in the downtown neighborhoods that I was interested in and seemed to get a feel very quickly for what I wanted and needed in a house. When a home in my price range became available, she suggested that I take a look at the house. While I initially wasn't sure that this was the place for me, I did a little research on my own and also was forced to think about what would work for me in Austin. The house was an older bungalow, a style that I really like, on a small lot, which is perfect for a second home but had a lot of issues. She was able to help me visualize what could be done to make the house livable and made it seem much less overwhelming. She knew the house well and had helped the owner make repairs that made the house sellable and took away a couple of the major obstacles that would have come up on inspection and been a pain for any future owner to deal with. After closing on the house, she arranged to have it cleaned and the carpeting removed which was an absolute necessity. She was professional and thorough throughout the entire process providing inspectors, mortgage agents and a great title company to facilitate the process. What also endeared me to her approach was the care and advocacy she exhibited for her client who was having a lot of issues. It was obvious this was more than just standard treatment as her kindness and concern for her client made me much more willing to work with some of the challenges that came up during the process. Since the purchase of the home, she has been available and helpful in providing me with answers to questions that I have regarding how to get started on the reno of the house. Without a doubt, when it comes time to sell, I will absolutely list my house with Carrie as she is a terrific broker and a kind and caring person. For a buyer and seller, you couldn't find better representation.

Carrie Bills has been my agent for four real estate transactions. Clearly, I like the way she does business. Essentially, a real estate agent has two jobs. The first is to know the real estate market in her area intimately. Carrie has her finger on the pulse of Austin real estate like no one else I know. She understands all the intricacies of buying and selling houses, from setting a decent but reasonable price for a house one is selling to coming up with an appropriate bid on a house one is buying, to the thousand and one other issues that arise in the real estate market. For example, in the last house she sold for me (she had helped me buy the same house some five years earlier), Carrie knew not only what had to be done to make the house earn top dollar, but whom to call to make it happen. She then went on to host an open house and got three bids, all over asking price, that very day. The second job that a realtor has is much more subtle than the business end, but equally important. A house is typically the largest investment a person has. But it isn’t an investment like a mutual fund, it’s also a home, the place where one lives. Buying or selling real estate, therefore, is a highly emotional endeavor. Although emotions are a good and necessary part of being human, they can get in the way of making rational business decisions. That’s when the great realtors, like Carrie, step in. Carrie is not only supremely savvy when it comes to the dollars and cents side of real estate, she is also a steady rock when it comes to the emotional roller coaster most buyers and sellers have to ride. She is cool, collected, and almost impossible to fluster. So, when the process of buying or selling a house encounters the inevitable glitch, and you’re feeling frustrated, exasperated, angry, etc., Carrie steps in with her calmness and wisdom and you can leave all those negative emotions behind and continue with the transaction. Carrie knows real estate. And she is a compassionate and empathetic person. As long as I’m in Austin, I can’t imagine using another realtor.

The first thing you need to know is that Carrie Bills knows SOCO! For us, this knowledge proved to be a game changer. Prior to hiring Carrie, we had the wrong realtor and the wrong approach. We weren't savvy about what needed to be done to our property for it to sell quickly and at a good price. Frustrated with the lack of movement, I remembered that I'd seen Green Mango Realty signs on a great many 78704 properties, and that in short order, those were replaced by SOLD signs. One phone call later, Carrie was at our side with a no-nonsense approach to presenting a home to its best advantage. She is direct, clear, and totally professional. Carrie will tell you what you might not want to hear about why your property is not selling. She will gently but firmly suggest that a color change could make a big difference, or that a beloved piece of art needs to be stored away for a while. She knows the buyers for every type of property and she will do what is necessary to draw their interest. After following her advice to the letter, the property sold at the price Carrie said it would. But that was not the end of her personal care. She followed up on every detail from the inspections through to the closing. She also assisted the buyers with finding contractors to make the alterations that they wanted. What Carrie brings to the table is confidence. With her on our side, my anxiety about the entire process subsided. Selling a home is an unsettling time for most of us. Knowing that Carrie was handling everything with her calm, careful, sure demeanor, allowed me to sleep at night! Five stars! Two thumbs up! And whatever other superlative I can add.

I am a repeat offender! ;) My husband and I first worked with Angelle Hall in 2009 to buy our first home. After we had a kiddo in 2012, we quickly knew that we would outgrow our home in a few years and need her assistance again. Fast forward to 2017, when I approached Angelle, requesting her services to help sell our home in South Austin and buy a home outside of the city, in Spicewood. To make a long story short, we put a contingent offer on a house we loved and had to sell our home quickly to make the deal work. Our specific situation was a crazy, bumpy ride, but Angelle made the journey as smooth as possible. In the end, we sold our home (multiple offers the first day!) and moved to a beautiful home near the lake, on almost an acre of land. We’re loving it out here and it wouldn’t have been possible without Angelle Hall. We don’t plan on moving any time soon, but if we ever needed to, we’d choose Angelle again in a heartbeat. I can’t recommend her enough.
