I would give Harcourts-Asap Group at Dandenong and their agents a zero star if I could. My family and I saw a property listed in Dandenong and were excited to purchase it. The property was listed for $1,000,000 – 1,100,000. We went to inspect the property on two separate occasion and was told by the agent Mohit that the despite it being listed for that amount, it would likely sell for a lower amount based on feedback from prospective buyers. Come auction day, we bid for more than $1,100,000, however, we were outbid by another buyer who we thought purchased the property for $1,125,000. The buyer was taken into the house by Chris Zhang (director and auctioneer) for “negotiation” but came out without having purchased the property. We were told by someone at the auction that they had heard that the agents would not sell the house for less than $1,200,000 because someone had offered that amount outside of the auction. We asked another agent there if this was true. He was hesitant to say it at first but confirmed that someone had offered around $1,200,00 privately. This was not disclosed to us by Mohit or Chris Zhang, otherwise we would not have even considered buying the property. Despite this, we were still being contacted by the agent Mohit numerous times after the auction trying to get us to put in an offer higher than $1,200,000. We were told that an offer between $1,200,000 to $1,250,000 should give us a better chance in securing the property. We told him we would not go higher than what we had offered at the auction, but he insisted we write down a formal offer a day after the auction. We still don’t understand why he would even ask us this if someone had already offered more than $100,000 more than our best offer. The agency has now listed the property for $1,150,000 - $1,250,000 (two days after the auction). We totally understand they want to sell to the someone who offered a higher price, but the way this company and their agents conducted themselves with us was misleading, unethical, unprofessional, and inconsiderate. I would never again trust this company, or their agents and I would advise any prospective buyers to do the same.

I engaged Chris Zhang to sell my property during a particularly challenging period in my life. At the time, I was on maternity leave without pay, simultaneously managing the financial burdens associated with constructing a new home. I conveyed my precarious situation to Chris, emphasising the urgency of selling my unit at a favorable price. Initially, I was assured of a seamless process, with promises of securing a sale well above my expected price. Based on these assurances, I entrusted Chris with my confidence and promptly paid the full advertising fee of $2500. However, my optimism quickly waned when, after signing the exclusive authority, Chris delegated the responsibility of selling my unit to an inexperienced newcomer. This inexperienced agent failed to create a compelling advertisement, compelling me to intervene and provide a suitable description for my property. Despite my efforts, the overall marketing strategy lacked the necessary vigor, resulting in minimal traction with potential buyers. To compound matters, I was under the impression that I had agreed to a 60-day contract, only to discover later that I was committed for an extended 120-day period, prolonging my ordeal. I found this experience deeply disheartening and disconcerting. Chris had essentially taken my money without delivering the promised services, leaving me out of pocket by $2500. The stress of an unsold property, coupled with my existing financial strain, weighed heavily on me. Ultimately, I decided to seek the assistance of another agent, who successfully sold my property within a mere 30 days. This stark contrast in outcomes further underscored my dissatisfaction with Chris's performance. Based on this unfortunate experience, I cannot, in good conscience, recommend Chris's services to anyone seeking a reliable and professional real estate agent.

I originally bought my home from Ming during the pandemic and as a buyer found his service brilliant. This time as a seller, I went against my gut instinct, listened to a friends referral who had just sold their house and listed with O'Brien in Cranbourne. Fast forward 3.5 months of O'Briens over promising, under delivering, blatant false truths, no open inspections and paying $3k+ for marketing with no results- I humbly went back to Ming and asked his help. 2.5 WEEKS of having the listing and my place was sold for the exact amount I was wanting! He had interested buyers ready to inspect before the place was advertised and the day it went live online, he was walking people through for inspections. He had multiple showings throughout the first week- kept me informed of every person that came through and had an offer in the second week. There was no fuss, he was pleasant and easy to deal with, he knew the area well, he also knew my property better than I did and he got a result in 2.5 weeks. The best part is that he was capable and did all of this despite me living interstate the entire time! I would recommend Ming 1 million times over and have learnt my lesson- don't go against your gut instinct- list with Ming.

Hard͏ working and flexible to our needs The team at Harcourts, namely Patrick Kelly, had been working with me for a few years now since early 2020 and the rise of the global pandemic. With the separation and eventual divorce from my ex-husband, the team patiently waited and gave advice during the ordeal until finally a settlement was reached in regards to the property. The house was finally put on the market when the courts finalised a settlement and was swiftly sold after 2 attempts at finding a buyer. Sadly due to the market fluctuations and interest rate increases twice in a short span of time during the middle of 2022, we were not able to get the price we had hoped for during the 2021 year, however due to the circumstances and the wait for settlement there was little else that could be done. Harcourts did all they good to find a buyer and quickly to finally put this chapter of my life behind me and start a new chapter since leaving Australia and living in the USA. The team continue to work with me to finalise the details of the settlement and organise for donation of left over assets and disposal of items not fit for donation since I'm unable to organise it myself while living in the US.

Disappointing Experience with Property Agent! I recently had a less-than-satisfactory experience with the property agent handling the sale of a property I was interested in. Despite being in contact with him for the past three months regarding the advertised property, my experience left much to be desired. The property was available for sale after I viewed it in February 2024. Throughout our communication, the agent never mentioned that the buyer could purchase the property without physically seeing it. This crucial piece of information would have been helpful, especially considering the current market dynamics. To add to the disappointment, the property was sold earlier than expected, and the agent failed to communicate. This lack of transparency and communication was frustrating, especially since the agent had assured me that he would keep me informed if anything changed. Furthermore, I found the agent's communication skills to be weak, Overall, my experience with this property agent was not positive. I believe there is room for improvement in terms of communication and transparency, and I hope others have a better experience in the future.
