Review for Victor Stassinis We have spoken to numerous agents over the past few years and had a few different agents trying to sell one of our houses since the beginning the 2018 crash but with the market sliding, we eventually gave up and chose not to sell. In late 2020 we decided to try our luck again when prices seemed to slowly be on the uptick. Victor was a new face to me when I was looking around at which agent to go with. I’d had some other agents in mind from the previous few years but after my first phone conversation with Victor, I was so impressed I had to consider him as a possible candidate to sell our house. It was a combination of factors that made going with Victor the more obvious choice in the end. Firstly he just came across as very personable and honest in a way that you don’t usual find with real estate agents. Victor also gave me his time in a way that I’d never experienced with other agents. He never left me waiting and wondering. He even once replied to one of my emails at midnight moments after I had sent it and even when it wasn’t at all urgent. He basically made me feel like I was his only client, although I know I definitely wasn’t because I could see how many other listings he was dealing with at the same time. But he made the sale of our house feel important! Once we’d given him the job, he went right out to the house and began planning how to best present it even with the tenants we had there. He has such good interpersonal skills that he got away with convincing the tenants to move some furniture around before the photoshoot. (I know how hard this is with tenants as we’d had a bad experience before with tenants where the agent could do nothing to change the situation). Victor has an exceptional eye for detail when it comes to the presentation of a house and he was more than willing to make the best of what we had rather than trying to upsell staging and insisting we made the place vacant first (as had been suggested by other agents in the past). He was very reassuring and proactive about getting our house sold. He organised open house times at prime spots (unlike our previous agent who gave me the impression he had better houses to sell than ours). He brought prospective buyers who had been house shopping in other suburbs but were now suddenly considering our house as well, and in doing so effectively generated competition among the buyers, which makes all the difference. When it came down to negotiations he has proven himself as being very clever – not in a way that disadvantaged the potential buyers either, but in a way that genuinely helped find the most serious buyer. I know at several points during the negotiations Victor got us better offers and ultimately a higher price when other agents would have let a lower offer come in and leave it up to us as sellers to push back or pressure us to accept the low offer. Victor did the job the way an exceptional agent would do it. Even after an unfortunate event of our first offer falling through when the buyers were unable to get finance, Victor went right back out there and got us another buyer within a week or so and right over the holiday period when the market activity traditionally dies down! And at an even better price to boot! Whichever agent you are considering using, I would just say you should give Victor a call before you decide for sure and see if his magic convinces you to give him a go instead. If we ever sell a house again, it would be a no-brainer which agent I would be going with next time. Victor, we thank you so much for the work you have done for us. It is without doubt that a five-star rating does not do Victor justice. My partner and I were fortunate enough to purchase a property during this unprecedented COVID-19 time. However, we have had many bad experiences when dealing with real estate agents. I’ve recently purchased a home in Deer Park for ALOT of money but we thought it was worth it in the end because we needed to move closer to the area however during our offer stage we were convinced to not do a building inspection because the house is in “perfect condition” “there’s nothing wrong with it”, man were we fooled! When we moved in, there were issues left right and centre, shower leaking, water from the shower is not draining at all have to turn off the water multiple times and wait for the water to drain, the water system is stuffed up when bathing my baby or washing dishes the water is BOILING hot and no Luke warm at all!!! Ant problem all over the house!!!! We weren’t specifically told about the evaporative cooling instead we were told there’s a air conditioner, there’s a major crack in the front door glass which anyone can see one hit and they can break in the house, LIST GOES ON AND ON. Thank you for making me hate this house, well done you’ve really done a number on us this time (applause to you) and for everyone else buying a house ALWAYS ALWAYS do a building and pest inspection when putting in an our, don’t be gullible like myself and my husband. Some people (like us) don’t care about the fact that there’s a new train station being upgraded we care about the functionality of the house which clearly is very very poor!! Learn the house not the area!

Taking the stress out of selling our house! After meeting David Thanh at an open house inspection we straight away found him to be really friendly and patient with our endless questions. If there where zero stars that’s what this company deserves. Read the poor reviews they don’t lie. Worst experience I have had I paid several management fees and did not get monthly statements after I asked month on month to provide incomings and outgoing statements I was ignored. When I finally got an owners statement 3 months on They charged “ data base check fees $50 multiple times with out explanation “ multiple duplicate management fees on the same date no explanation. I have asked several times why and no one can explain what/why they charged duplicates on the same date and what are data base checks? There was no transparency of where my funds where going. I fell in arrears and got final notices due to Harcourts poor data entry skills the only way I found out was by being sent arrears letters and final notices. No one would follow it up to check why I called my self and the reference numbers where incorrect. I paid for a service I did not get I do not recommend this company at all.

I strongly recommend the sale team at Harcourt Deer Park/Cairnlea. Went with my parents for few open inspection the staff were great, very informative and free coffee on auction day. If Anyone need to buy or selling property in the future they’re great to deal with. On the other hand the rental team is a big no it’s took them over a week to process an application. 10 reference checks, my bf is working 2 jobs over $80k income, plus 2 rental history and still a no, reason may be I’m self employed, if I’m not serious about the application wouldn’t wasting time giving them a lot of references to check. They can called all our rental history we never late on rent and they place we staying now is more expensive than the place they put up for rent. However, during the rental inspection Darren is nice to us and spending a lot of time and that is one of the great service I received from Harcourt rental.

Absolutely brilliant I would highly recommend engaging Nick as the go to real estate for any property in the Derrimut/ Deer Park area. He is very thorough and meticulous in his approach. I was searching for my first house. I wanted to stay away from auctions so they had a house which I liked and was under my budget. They trick you saying that it’s not an auction but then they start taking your offers and start using against you. My agent came back to me more than 12 times with different offers from other buyers. They made the process so complicated that I had to give up and the end. As a first home buyer I was warned about these kind of agents. There is no transparency, so many lies, always came up with same excuse saying Vendor does not have any mobile network. Lies about one of the buyer’s finance fell over then calling you back again to make an offer. Such a nightmare dealing with this agency.

I recommend this agency - Property sold in 2 weeks for a great price that was above my expectations. I highly recommend this agency. This was a very well run campaign. We had 42 buyers through in the first 10 days. This increased interest and we had multiple offers from more than 8 vendors, from day 8 to day 12 of the campaign the price increased by 60k. The property sold in 2 weeks. The property managers were fantastic during the negotiation, every detail was explained, I managed to include additional beneficial clauses.
