Just Property are without question the most unsympathetic estate agents I have ever dealt with in the 10 years I have been a tenant on the Atlantic seaboard. The problem is that you are dealing with real juniors who are quick to respond but don't actually resolve anything for you and have no interest in building a rapport or understanding their client's/ tenants problems. The tone is also confrontational on email and texts and they are quick to directly quote the rental contract without bothering to understand the problem. For a costly flat there were numerous issues we had to figure out alone. There are many examples over a 2 year period but here are the highlights: 1. We paid a hefty deposit and rent to move into an upmarket flat only to discover that the kitchen counters had been built 10-15cm lower than the standard and could not fit any appliances i. e. dishwasher, Washing machine or tumble dryer. The sales person who had secured the lease for us was totally clueless and requested to be removed from the communication when we complained about this. Their solution was for us to buy new ones that would fit in the space. 2. Estate agents are known for adding redundant fees to the agreement such as a 'lease fee' (the fee you are charged for receiving the lease on email) and exorbitant fees for cleaning etc. that Just Property naturally takes advantage of but it was my first experience of having a monthly 'admin' fee also added to the lease. No explanation provided. 3. On moving in we noticed that the doorknobs for every door in the flat were the old school circular metal type with a lock and about 5 of them didn't work and the doors couldn't be opened once shut. Just Property organised someone to fix these which they did but shortly afterwards we realized there was an additional door knob that needed to be fixed. We requested for this and were told that this cost was for the tenants account despite it being the exact same wear and tear issue we had just reported on all the other doors. 4. For the first year and a half, we had an agent assigned to us who did not address me or my husband (the lease holders) by name in any communication. 5. When it came to renewing the lease, we had asked months in advance if it would be possible to extend. Just Property could not reach or get an answer from the landlord for over 3 months and in the final month prior to the lease ending we were told we had to leave. We tried to negotiate with the landlord through Just Property and got a hard no on all fronts. This may have been the case but took so long for Just Proeprty to confirm and also played in their favour as the landlord had decided to drastically increase the rent (over 25%). 6. In the final weeks of our lease, there was a fire in the building we stayed in. I was evacuated with my 2 small children by firemen along with all the other residents. Luckily noone was hurt but there was considerable damage to the building, no lighting in the common areas or lifts working for days and major smoke and soot damage. Just Property did not even contact us to check in on us. Forget about supporting with any kind of compensation. I have never come across such a lack of customer protocol over an extended period. Avoid these people if you can.

Please be very careful before you decide to do any business with Just Property. I have had an awful experience with the Atlantic Seaboard branch. I list my reasons below: We occupied a filthy apartment. The account was initially mismanaged by uninformed junior staff (an intern). We had to Involve a lawyer to reverse erroneous charges and counter being threatened with blacklisting for non-payment of said charges. Non-attention to any maintenance concerns, raised numerous times. Withholding of deposit for unreasonable maintenance (ridiculously overcharged) concerns for 2 months and having to involve a lawyer again. All surplus charges and maintenance concerns were reversed and deposits were payed back in full after request of property owners. These people are unprofessional, rude and incompetent. If you feel the desire to experience any of the above or a great need to familiarize yourself with South African property law and the doings of the Cape rental tribunal, by all means go with Just Property. As a reasonable person that has never had a problem with a rental company before: Honestly, I will never use this company again and I heed all my friends and anyone that will listen to stay very far away! @justpropertyatlanticseaboard

We have used Just Property Atlantic Seaboard for 4 years to let our newly renovated 3 bed/3bathroom apartment with glorious views from all windows and front balcony. Laureen is our agent. She is always friendly, willing to help, available and professional. We feel confident that she and Just Property will do the correct background checks on all potential tenants before she contacts us and she always tries to get the best rental deal for us as well. After seeing around 20 different properties with agents from various different agencies, someone recommended that I call Laureen at Just Properties. After a very fun, very friendly but super professional chat about what my requirements were, Laureen promised to get back to me shortly. She called me the very same evening with a range of fabulous homes to view and I found excately what I wanted the very next day. The paperwork was done without any hassle, and we moved into our new home 2 weeks later. This is the worst agency I’ve ever worked with. They didn’t vet tenants properly, didn’t do their inspections properly and have extremely poor communication skills. I have had BC fines for their tenants peeing and sleeping in the hallways and am sitting with an apartment with damages that were not reported and no one to hold accountable. I do NOT recommend this company, they absolutely do not care about your property, more about making money off you. Perhaps the other franchises are different, this one nope. They also avoid problems they are responsible for by not responding to emails, not calling back and only addressing one problem every few weeks.

Sheree Gouws, the rental agent for this property and others is magnificent. Her work ethic and commitment to customer service is commendable. She goes the extra mile to deliver service excellence to potential clients. She went out of her way and was flexible in attempting to find us suitable living arrangements. i have never met someone so honest, transparent and eager to satisfy her clients with the best possible options beyond her own commission and profit. I felt very privileged to have met and worked with a person of this calibre and wish more estate agent's complied with this high standard of excellence.

Conniving and devious (feigning ignorance) or just grossly incompetent? I could write a book about the painful experience dealing with Just Property Atlantic Seaboard as a tenant over the last 3 years. Thank goodness for the efficient support of the Western Cape Rental Housing Tribunal to enforce compliance with the lease agreement - keep their number handy if you ever engage with Just Property Atlantic Seaboard. They renege on lease terms, delay repayment of deposits and try to expunge money from tenants for improvements to properties for the benefit of their landlord clients. Unlawful and unscrupulous!

Managed a furnished lease in Sea Point for us and in collusion with the tenant left an apartment with missing inventory, damages and unpaid costs which they did not hold the tenant liable for and left us to bear the expense of choosing the wrong agent who placed a wrong tenant. Their indifference and lack of effort to put things right for the Landlord (despite a lease & check in / out inspection reports drawn up by JUST PROPERTY) showed they cannot be entrusted with managing one’s property. There were new people dealing with us all along where one didn’t know what the other had discussed previously.

Laureen c’est trop extraordinaire. She is super amazing to say the least. After much hassle with other agencies I finally found Laureen and within 24hrs she found me my perfect home for the right deal and got it secured. She was super professional, responsive and efficient compared to other agents I’ve worked with. Even went the extra mile to give me a lift haha and gave me very good advice around South Africa’s real estate. She’s clearly hardworking and excellent at what she does, I really wonder why she retains the intern position @justproperty?

Terrible, waiting on responses from agents to view.. No responses days / weeks later. Always have to run after agents begging for viewings.. Which never happen. Really wouldn't put my trust in an agency that does not value clients. Property owners should be aware of the agents that make thier property look bad and miss tenant opportunities. Amber moves quickly and is very attentive. She helped us find a great place with easy communication between owner and tenant. She did a thorough job on the inspection. Overall a good experience. Just Property charge about R1500 in admin fees on top of their commission which was a bit unexpected. The Tenant Application form is lengthy and unnecessarily complicated.
