Unfortunately, I had to associate with Jyoti Sharda for finding properties in region of Waterloo. I am writing this review so atlest you can be saved She is the worst realtor that I dealt with. I spent almost 6+ months looking at houses in Durham with my realtor who sold our house. Because of the massive bidding and prices on the east side I was fairly unsuccessful. Then, I was referred to Jyoti Sharda by one of the family member to try in Kitchener waterloo area in parallel. During the first meeting, we discussed the terms that we are only interested in looking for houses with her in Region of waterloo with her and she know complete history of me looking at houses in Durham region with my realtor. For next four weeks, we started looking at houses parallelly in KW region with Jyoti along with Durham to find the best house that suits our needs. This is when issues started. 1.Jyoti would not show up to the appointments, she used to give the lock box code and advice us to go by ourselves as she is too busy for us. - Proof attached 2. Without discussing single term about Buyers representative agreement(BRA) and not even explaining this to us, she snuck BRA into the second house offer that I put. She texted me saying sent me and 'OFFER' for signing. - Proof attached You might be thinking BRA will be required for offers, but no, this never happened for the first offer for the house that I put with Jyoti. Magically it appears during second house offer. - Art of deception, earn your trust and snuck in binding offer and force person to sign ASAP so they would not notice. 2 A. In BRA, she included the areas of her choice which is covers good part of southern Ontario. (GTA, DURHAM, DUFFERIN, PEEL). Not a single house from these areas included in her list of houses. 3. During the Covid time, protocol was to allow only two people, because she was late for few appointments, she used to piggy back us with other realtors which is a huge health risk for us. After me finding the house that fits our needs in Durham with my original realtor, now Jyoti is trying to get money for house in durham which is 150+ kms. An area, which we never dealt with her. I am complaining her to RECO and I would advice extreme caution dealing with Jyoti Sharda. Edit: Answering the response. I did contact already and there is no reply. So if you are promising publicly make sure to follow through.

A friend referred me to Jyothi when I was looking out for a house in KitchenerWaterloo region. She was really patient with the viewings and really clinical in assessing the pro and con's and finding the best available fit for your budget and needs. Also explains in detail everything and as a first time homebuyer it was really helpful and would definitely recommend her without hesitation. Leaving the original Review as is: I referred to a family of mine, based on my experience. But alas it was a disaster, even when hired for only waterloo region, she sent in a BRA on the second offer(mind you the first offer made didn't have any BRA) and hurried the client to sign all documents during peak office hours. The BRA included all regions in GTA and waterloo and whatnot, even though not a single mention of any of those regions was made and viewings and discussions were only done for Waterloo region. When the client found a house with another realtor in a completely different region, the company claims they are eligible for the commission even though they had no effort in finding or closing that home. And even when asked for reasonable agreement for the time spent, which was never denied. They don't stand for reason and are harassing the client with legal notices and court summons. Be prepared for such things when dealing with them.

Just hire Jyoti! She is heads above the rest and has your back in the negotiation! She helped me to find the right place within a week of us connecting for my first time buy. I had been looking for weeks with other agents who just couldn't get it done. What is unique about Jyoti is that she did a Zoom call with me right away and took me into the MLS listings online. Together we determined the top five potential property listings that matched my criteria. She called the Real Estate agents, during our meeting, to get any answers I needed (e.g. if there were bidding wars and what they ultimately wanted for the condo). We viewed three properties that night and I put in an offer. She updated me promptly during the negotiation to get me the best possible deal. She was only a call away when I ran into a snag during the closing process and resolved issues quickly, keeping my stress levels down. Her calm and caring demeanour was a blessing during what can be a hair-raising process. I highly recommend Jyoti to anyone who wants to just 'get it done'.

Jyoti is a first time home buyer’s dream. She always took the time to answer every question we had and would explain more if we still didn’t understand over WhatsApp, phone and video calls. We especially appreciated her flexibility. We didn’t really know what we wanted, or could afford, but Jyoti stuck with us through budget changes, location changes and changes in type of property. She was never impatient and never pressured us to go with a certain place or offer a certain amount for a property. Her greatest strength is her communication skills. Please don't sign anything with this agent unless you are absolutely sure. She is claiming money from a friend of mine for a house he bought with another agent even though he verbally told her that she is his agent only if he buys a property in Kitchener, which he didn't. She made him sign the paper work anyway and now taking him to court.claiming her fees.
