I saw my previous tenants left negative & biased reviews. They are a big family with young & grown children & pet dog. The wife has heart problem & calls for ambulance very often. They made noises & interrupted neighbours. Their daughter's ex husband misbehaved at this premises (assaulting tenants family & burning a car on the driveway) & police were called out multiple times. They can't pay rent & water bills on time. They still owe more than $3800 of rent & water bills, & left the property with damages need to repair (quoted amount more than $4000) at the time of this review posted (23/10/2023). They refused to pay the amount even after SACAT has issued an order against them. Neighbours complained a lot & put huge pressure on myself & the agent. I myself & agent tried to explain the tenants' situations to neighbours for understanding, we tried to maintain a good relationship between the neighbours and the tenants. Given being a big family & may be difficult to find another property, I didn't want to move them out at the first time. But neighbours continued to complain as situations not changed. So, we decided not to renew the contract after the tenancy ended, & the tenants can start looking for new rental property & don't need to worry about breaching the lease contract conditions. They can move out whenever they find another property & will not need to pay for early moving out, which left them with about 3~4 months generous time. Tenants used to be good & nice to communicate with for most of their tenancy period. But this changed after they realized that they had to find another rental property. The tenants became hysterical. The wife wrote to agent to ask for 2 weeks rent compensation for early moving out. If I don't agree then they will sue me on court. The wife claimed a big bill for voluntary repair work done by her husband. The voluntary repair work was much beneficial to themselves. Material cost for agreed repair work was reimbursed through rent deduction at the first time. Tenants could not provide tax invoices or receipts when I said I will reimburse some other material costs. Tenants refused to pay rent & water bills on time & won't pick up agent's phone call. Tenants kept sending emails to agent, in which they threatened to sue me & my family, & they also threatened to sue agent for contacting them by email. But tenants believed that emails from agents were harassment. These emails were sent to their registered email address & to ask them to pay rent & overdue amount on time. They refused to communicate. We had to lodge a SACAT application after trying to contact tenants without success. Tenants refused to take keys back to agent's office by due time as required by SACAT court order. Someone anonymously sent txt msg to me at about 11pm with threatening language, he/she said in the msg that he/she knew where I'm living. So, I guess some negative reviews were left by tenants' families/friends & therefore were false reviews. Agent had to call for SACAT police to enforce the court order & move tenants out. Tenants did clean up the property but left many things missing/damaged (as mentioned above, quoted amount for repair work is more than $4000). The husband admits that his wife has mental health problem. Tenants are taking advantage of their health conditions to force the owner & agent to give up to their unreasonable askings. Tenants still owe more than $3800 of rent & water bill not paid & refuse to pay even being required by SACAT order. I will continue to bring this matter to SACAT. I've lodged application to magistrates court for a fair outcome. I will more likely look forward to putting the tenants blacklisted. Kaide is doing very well in managing my property & dealing with these tenants professionally.
