Being in business myself, I have high expectations of professionals that I hire. My wife and I met Mitch at an open house, and he “wowed” us – and we were not looking for an agent yet. We wanted to get a sense of pricing and what was out there before listing our house or buying something conditionally. Having visited many open houses, we experienced many mediocre but nice real estate agents. Mitch had a sixth sense of how much to explain the property he was showing and allowing us some distance to explore it on our own. Frankly, we liked the way he showed the house, even though it did not end up being for us. We explained that we were not yet in the market to buy, and we were debating on whether to list yet or not. Mitch told us – “I don’t bug people,” and he is right. We said we do not like wasting people’s time. Yet, he offered to take us to see two houses that were not “open.” When it came to pricing our house, Mitch was spot on. At first, he thought the lower list price with multiple offers might work well. I was nervous about listing too low, but he explained that we could refuse any offer for any reason. We were not compelled to sell at the lower listing price if that was all that was offered. His competitive review was thorough, and at the last moment he advised against the lower price and multiple offers as he felt the market changed after the rate hike. He advised listing it “sharp” at what we would realistically be happy with instead of higher and playing negotiating games - and getting people through. Excellent staging, referred handyman and painter for some touch ups, great photos, video, description and we were ready to list. It worked out perfectly. Our first visitor gave us our reasonable asking price and we decided to accept it. Less uncertainty and we could move forward with confidence. When it came to buying, Mitch learned more about what we liked and what we did not. It was even apparent that Mitch could sense nuances in preferences between my wife and myself. He could then look at a listing and say: “it's nice, but it’s not for you guys.” - big time saver. He even whipped out on his own to look at listings and reported back. His sense of pricing and value is pretty accurate. We bought at an attractive price under asking and got what we wanted. The service did not stop after the transactions. Mitch went on holidays and remained in touch, texting, calling – even when he was sick. Crazy level of commitment. And Courtney filled in Mitch’s absence to arrange last minute visits, the removing of conditions, moving up our existing house closing date a bit and consulting with the other agent. Mitch’s approach and professionalism hooked us. When I googled and saw a 5.0-star rating, with the number of ratings on Google I was impressed. My business has a 4.9 rating and I know how hard it is to satisfy all the people, all the time, especially on things out of one’s control. But the 5-star service is real and remained consistent well after the deals were made. I would highly recommend for people who want their house to sell at a fair market price. The market is the market. How the house is presented amongst all the choices is the key difference. Mitch's keen sense of a fair price is valuable when working on the buying side.
