In summary, Oaks are a fantastic agency, who have changed my stubborn mind on if traditional estate agencies provide value for money. This lot definitely do! We needed to sell our 3 bed home in Addiscombe as we are emigrating overseas. This created a time pressure. We had also tried to sell our home in 2017 with another local agency, very unsuccessfully. Scarred by the previous failed attempt, we had asked some other local families to recommend agencies and two names came up. The first agency came round, they were slick, had lots of great ideas, snazzy Matterport tours, and really impressed us. They had a small portfolio and spoke of dedicating time to getting us the right people in. We were sold. We even discussed cancelling the appointment with Oaks. Then James (Oaks MD) bowled in. Full pinstripe suit and charm. We asked him what he could do differently to the other agency. He told us of his knowledge of the area, knowledge of potential buyers, ability to stitch a chain together, and most of all the fact that his team and he would work their butts off to get as many people through the door of our house (in a Covid secure manner of course). James spoke with a genuine feeling for the area, for his clients, and for his business. Best of all, he spoke honestly and didn't make promises on things he couldn't control. We quizzed him more about the prior agents, our time constraints, their listings (no Matterport, but amazing photographers and floorplans). Again, he spoke honestly and answered all of our concerns. The fact that he knows the area so well shone through. As a fellow South Londoner, I found this comforting! Obviously, we went with Oaks. They moved quickly and got the house listed quickly. Zoe and Ciaran took over the viewings and they got us 8 viewers on the first weekend. They setup a Whatsapp group to communicate clearly and effectively, which was unbelievably helpful as we had two young kids being homeschooled during a lockdown so needed to organise getting the house presentable and us out of it! Once we had accepted an offer, Zoe and James managed the process diligently and skilfully. They clearly laid out what we needed to do, when, and why. Their solicitor recommendation was a great one and meant that we could move quickly. They kept us updated and sat between all parties involved, chasing every step down and moving the process on. We had some delays from our buyer's solicitor. I'm not known as the most patient person in the world for things like that... but James and Zoe managed the situation and me extremely well. We exchanged contracts and then completed on the perfect day to fit in with having our belongings shipped to Australia. The only negative I can put on Oaks is that they do not have a Sydney office so that we can use them again in the future. James is a true South Londoner and I don't think pinstripe board shorts are a thing. We are so glad that we went with Oaks. A dedicated team, who are honest, fun, and use their local expertise to get the right results for their clients. I cannot recommend them enough.

Its taken a few months to leave this review, but now life has calmed down a bit I thought I'd take a few minutes to leave one. In the summer, I enquired about a number of properties with Oaks. At the point of enquiry of the first property I explained our circumstances to Joey. My daughter is currently unwell so I have had to leave work to care for her. Joey seemed entirely disinterested in assisting me in any way. He said he'd call me back to arrange a viewing... Joey never called me back. Infact, Joey actively ignored me persistently, he ignored multiple calls and during the only viewing I was allowed to have. He refused to speak to me or even say hello despite me speaking to him directly. We were made so unwelcome during the viewing that, at the end of it, we were ushered into the street with our shoes still off. It was very clear that there was no intention of putting us forward as perspective tenants... it was distressing and humiliating to be treated in the way we were in front of another family viewing the house. Please note, I was only given this viewing because I'd caught Oaks taking instruction from a landlord that constitutes a breach of the equalities act. I noted that Joey was extremely welcoming to the family viewing after us. Infact he was exactly as you'd expect a professional estate to be during a viewing, for them at least. The young girl he did the viewing with described us as "the wrong kind of family' and basically acted in a way that was the antithesis of a sales person. She actively talked us out of making an offer. Its distressing that an estate agents would treat people in this way when they have a very poorly family member. I will not go into detail but these two people really have no idea how damaging their behaviour way that day. I suspect the culture runs deep in this branch as the manager refused to speak to me when I raised a concerns. I'm considering raising my experience of dealing with Oaks with the ombudsman. Fortunately we did find an estate agents with integrity and humanity and have found a new home... the experience was like night and day. Edit: after a conversation with one of the DMs I'd like to follow up my review. He listened to my concerns and apologised for the experience we had. He seems a thoroughly decent man with a strong sense of integrity. Thank you for restoring my faith.

We have just completed our house sale with James. We chose to use Oaks in the first place after having a disappointing experience with an online estate agent when selling another property. We had a number of different agents value our property but chose to work with James because we felt his valuation was accurate, we liked James and his rate was competitive. Throughout the sale, James was proactive, efficient and friendly to work with. He sent around his sales team, Daniel and Mel, to meet us which was a really nice touch as we then had faces to the names and it meant they had more of an inside view of the property they would be selling. We have a busy family life and preparing the house for viewings was always going to be a challenge and James facilitated this by keeping viewings to the the weekends and booking them in blocks. We were delighted to achieve our asking price in a fortnight and from there James went above and beyond to ensure the transaction went smoothly. He has exceptional people skills and was able to iron out any bumps in the rounds and we exchanged and completed according to the schedule initially agreed. We are very grateful to both James and Daniel for helping us with our sale, for guiding us through a stressful time as smoothly as possible, and absolutely recommend you get in touch with them if you need an estate agent.

I cannot say enough good things about the guys at Oak Estates! They have made our sale process easy, quick, straightforward and smooth. Prior to coming to them we had our property on the market for months on end with Barnard Marcus and they did such a poor job of getting in viewings that we started to lose confidence in our flat. It affected our mental health if truth be told as our flat is lovely with a beautiful garden and amazing location and we couldn't make sense of what was happening. After several long and frustrating months we had the good sense to change agents and we instantly felt at ease with more rapport, transparency, integrity and effort. James and Jaeden were absolute superstars and did everything that they promised us. No hollow lip service here and amazing customer service from start to finish. If you're buying or selling a property I can 100% recommend that you get in touch with these guys. You won't regret it! You'll only regret that you took so long to do it! Upon first arrival to your properties Emily has forgot to bring the keys where i had to either reschedule or wait 30 mins outside the property for her to get the key, The form which you got me to fill out had spelling mistakes which showed how professional your company is. On this form with grammatical errors you put the option of "Self Employed" under tenant 4 and not under Tenant 1 or 2 After me informing you guys that I was self employed you refused to accept any proof of income apart from a Self Assessment which was impossible to complete in June as you should be aware On top of all of this Jack has chosen to Ignore us for almost a week via email and telling us that he will call back without ever doing so, knowing that our move in date was just a couple weeks away causing unnecessary stress for me and my partner. For these reasons your are fully deserving of the 1 star review I have left you

My partner and I purchased our first property late last year through Oaks and it was as streamlined and stress-free as we could have hoped for. We'd previously been messed around by another estate agent with a different property which marred the house buying process for us, along with damaging our trust in estate agents and how honest they were. After finding our current property through Oaks, we found them to be a breath of fresh air - transparent, efficient, responsive and friendly! They were always at the end of an email or phone call and coordinated well between ourselves and the vendor. We dealt with both James, the MD, who was very on the ball and helpful, but more so with Ciaran who helped us every step of the way, from arranging the initial viewing, right through to completion of sale! I cannot speak highly enough of Oaks Estate Agents. I have been working in tandem with James for roughly 3 years now. In that time we have developed a fantastic professional relationship and rapport. People often hear of horror stories about the relationship between solicitors and estate agents, however I have never had any such problems with James and I can safely say that he is the best I have ever dealt with when it comes to Estate Agency. I can personally attest to how helpful James' efforts are to me in progressing a transaction. When I heard James' was setting up his own office in Croydon last year, I could not be happier for him. He is now putting a team together and training them in his own mould. Had an unwarranted let by sign not appeared outside my home, I would not have shared my opinion as I generally think one of the owners is a very helpful person. However… From a overvaluing a rental property by £250pcm (20%) and then failing to get any offers anywhere near asking, to then finding a tenant who never pays on time or their failure to chase/ pay on time; and telling me that as we do not use a fully managed service (we use rent collection) we should discuss rent with the tenant directly; through to now having signs appearing at my home which they do not manage. They seem a lovely bunch otherwise, but my dealings thus far have not been the smoothest - though… the my last interaction with a staff member (Ashton) was that he seemed fairly astute and at least kept me updated, by emailing and calling about a missing rental payment. Perhaps my view will change…

We have always sold our own properties, with the belief that no-one knows our home as well as we do but after our chain collapsed at a very late stage, we lost the enthusiasm to go through it all again. James at Oaks connected with us and after an honest chat, we decided to allow his team the opportunity to reinvigorate our sale and impress us. James said that his team would put their best efforts into selling our house at a strong price and so they did. Sold within one month to a quality buyer and we have just exchanged contracts above our asking price. Awful experience. They kept calling me over a few days before the viewing, repeatedly, when I obviously could not answer the phone. On the day I arrived at the appointment which was not held for me but given to others. On arrival I was not met at the property, although I was on time. After waiting I had to text the agent to let him know I was there to which he seem surprised but essentially wanted me to wait until other viewings had taken place with no apology. My experience of Oaks is your typical transactional agent that just cares about the seller and see the buyer as unimportant. If you're going to run open houses no problem get people lined up in the street to wait, but don't book in appointments and ask buyers to wait up to 30mins. Such a shame as an agent with a decent approach to buyers would do so well.

Ciaran Hawes and his team at Oak Estate Agents were an absolute pleasure to deal with. Ciaran was very easy to get along with and always on hand to answer any questions. He knows the local area like the back of his hand as he has lived there all of his life. Ciaran and his team are very proactive, He told me that he was excited to sell my property and had a list of potential clients who would be very interested. True to his word, he sold my property in one day with five separate offers on the table!!. Using Oak Estate's has been a breath of fresh air, unlike a lot of the so called big estate agents who promise you the earth and then don't deliver, being an independent estate agent, Oak Estate's and Ciaran's Team went above and beyond to deliver a stress free sale. I Highly recommend I am a very happy client.

The viewing process was well managed and coordinated around COVID related lockdowns. Getting a buyer was straight forward and well within the timescales estimated. I would highly recommend using Joey Abreu at Oaks as an Estate Agent. He has been nothing but super efficient and helpful since our first point of contact. Within a couple of hours he had several viewings on my property and was extremely helpful (as I am not in the area) with regards to arranging for keys to be collected and liaising with contractors. Every time Joey confirmed something he followed it up in writing and made everything clear. Certainly took the stress out of finding tenants for me and in fact gave me several choices. It’s my first time renting through an agent. I must say Oaks Estate has been incredible from my viewing and moving into my flat. I will like to say a massive “thank you” to Joey. His profession has been amazing, he is very good at keeping you updated with the whole process from the start to the end. He kept his word and made sure everything was done smoothly. George was fantastic with contacting me and having staff trained and for the awful treatment I was subjected to. Stefanie did contact me after my discussion with George for her inappropriate conduct and lack of professionalism. Nonetheless, the experience has made me wary of returning to Oaks as if I did not put a 1 star review on Google, George would not have been made aware of the poor customer service being delivered. When looking to spend over £3000 per month on a property, a good level of customer service and attention to detail is expected. Despite my offer being accepted, the significant change in property particulars resulted in me deciding not to proceed with this property. I have since found somewhere else with another agent.

We have recently sold our property through Oaks and have had an excellent experience. We primarily dealt with Zoe from the Addiscombe branch who has been fantastic from start to finish. James was also involved in the latter stages and helped get things over the line. Our property was listed and under offer very quickly but Oaks' support did not stop there and guidance was provided at every stage through to completion. Communication was excellent and Zoe kept us fully informed throughout. Unlike other agents we have used in the past, Oaks are very proactive which helps move matters forward and gives peace of mind. We moved our rental portfolio over to Oaks after being let down for many years by a national brand. Oaks orginally provided advice on our portfolio when the prospect of us moving our flats over was low, they were just glad to advise us and help with solutions to resolve some of the problems we were having. My wife and I recently purchased our 1st property (a 3 bed house) through Oaks. We had previously had 2 sellers pull out, when things were close to exchange, so had been burned by this process before. This time it was fine. Ciaran was the estate agent we worked with. Ciaran was always helpful, friendly and knowledgeable. He was approachable too, talking to him, was just like chatting to one of the boys. H had the right blend of being formal and professional, while also being informal enough, that I could chat to him on the level and crack jokes. I warmed to him (despite him being a Palace fan!) and felt his company would be the best fit for me and achieve a well priced sale in the time frame I required. I can't recommend Oaks highly enough from the point of view of someone selling a property. Compared to previous experiences with both traditional and "online" agencies Oaks made it all so pain-free.
