When it came to selling my house last year I automatically went to one of the high st names. This was a decision I very quickly regretted, as they were useless, unhelpful not to mention expensive should they have actually sold the house. It was only when a friend asked why I hadn't looked to Outlet to sell my house did things change. I stupidly hadn't really thought of Outlet doing sales, I had walked passed the Outlet sign in Soho for years but had just thought of them as rentals. So the next day I called them to see what they could do for me. I spoke with a lovely guy called Javier who was world's apart from the guy at Fxxtons, helpful and actually listened to me. Within a day I had received a call from the boss Joshua, photos had been taken ( which were amazing) and a brilliant brochure produced. The house didn't sell quickly as the market was tough but it was not for want of trying or effort from Outlet/ Javier. Outlet understood my cash situation so they reccomended a short term let, which I agreed to. They then went on to let, manage and run 3 short term lets which was just perfect for me. They then went on to sell the house 9 months later after a lengthy negotiation which they also handled brilliantly. Did I mention I was abroad on business for most of this whole experience? Which made things really hard but having them there to manage the whole process was the best descsion ever. Would I reccomend Outlet ? YES YES 100% YES. Thank you Joshua , Javier and the whole Outlet team. As for the other agent that "tried" ...... well you may be bigger and on the high st but I won't be coming back to you EVER ! Or reccomending you.

I have been using Outlet since I started renting my rooms out three years ago. It is a site I would and do recommend to others, whether they are looking for accommodation or, like me, renting out accommodation. When looking for new lodgers, I often browse through the ads leaving them a message about my ofter. Whether people are interested in my ad or not, more often than not, I get a reply back. This way, it feels more active and alive than many other sites. Some of the replies, even though not interested in the rooms offered, have led to friendships developing. Likewise, the monthly social meetings they used to hold between landlords and lodgers/tenants have also been very beneficial, as they offer a very useful opportunity to meet others looking or searching to share ideas and experiences over a drink or few in a friendly environment supported by the Outlet team. Through these meetings I have enjoyed tremendous support and encouragement from the team and their expert advice and opinions. It can be surprisingly daunting trying to find suitable lodgers/tenants, but just knowing the team are there to help makes a lot of any anxieties far more bearable than otherwise. I can easily write this because I have experienced their help and support on many occasions, for which I'm extremely grateful. I wish and hope everyone using Outlet feels and experiences this as much as I have.

I've rented through 4 different agencies in the last 6 years and Outlet are by far the worst! They were quick to respond to any issues before we started the tenancy, but as soon as they received the deposit money it all went downhill. They asked us to go to their office twice to produce the same documentation as they'd lost copies of our passports (which they later found). We had a broken window for the first 3 months of our tenancy, which was only fixed after we'd gone to Citizen's Advice. When we lost a key fob to our building, they asked us to speak to other tenants as they didn't even know how to get a replacement. They constantly ignored emails and blame it on the landlord, but when there's an issue they'll bombard you with calls. In the last month of our tenancy, we also had a text from the lettings agent who said he'd arranged a viewing that afternoon (giving us about 2 hours' notice) and when we didn't reply, he simply turned up and let himself in to the flat! I assume he knew it's a legal requirement to give us 24 hours' notice, as when he walked in and saw us he kept saying "sorry, I didn't think you'd be home". The "Management Team" are useless at best and (unless you like constant stress and uphill struggles) I'd advise going anywhere but here for a property.

Dear Josh and the Outlet family, I want to let you all know just how grateful I am. In 99 Outlet took over the management of my flat, when I left the country, not only did they rent it within the first month but found amazing tenants and got me top of the market prices, Gary who looked after the rental aspect was an absolute professional and was super responsive and kept me in constant communication, very impressive, how consistent he was, like clockwork. Everything was very simple and clear, no hidden costs. After 4 years when I decided to sell once again Outlet Property came through selling the property within the first month it was on the market, Javier the sales expert with Outlet was simply amazing, Its difficult enough to sell a property when you are in the country, so of course the legal aspect dragged on, but Javier was 100% on top of it every step of the way and made me feel incredibly secure that he had it handled. I cant give Josh and Outlet a big enough thank you, I can tell you that if you need to rent or sell a property that you will receive first class service and a great deal of personal attention and at very reasonable rate from Outlet Property that you wouldn't with a High Street franchise. We had originally taken the “safe” route and engaged the agents who seemed to dominate sales of high-end properties in the area. Outlet is one of the best estate agencies we worked with in London while we were looking for a place to rent. David, Peter, …; well, all the people in Outlet were really professional, efficient and friendly. It was not the agency that showed us more number of flats (actually, they only showed us one – which, by the way, was the one we chose afterwards), but it was the only one that really cared about what our requirements were and what we were really looking for. They traded-off quantity by quality and we really appreciate not having wasted our time looking for flats that didn´t match our requirements. When we put on the table the challenge of needing a pet-friendly place, they professionally worked on it (while other agencies had directly rejected trying). When they found a place that they thought we could like, they liaised with the landlord and made it happen. Myself, my wife… and my cat, are really thankful!

I have been a tenant in an outlet managed property for nearly a year now. They are at best lazy, although completely incompetent more accurately describes how things are run. They pick and choose when to respond to emails and when we as tenants try to email them they often take weeks to reapond, even with time sensitive issues such as changing the name on a tenancy agreement. However, when they want a response from us they get arsey and send multiple emails if we don't respond immediately. They also tried to increase our rent part way through a fixed one year tenancy agreement and it was only when we pointed out the clause in our contract which stated they couldn't do that and referred to the government regulations on private letting, that they agreed to keep the rent at the same rate. If at all possible, avoid using Outlet!

I heard about Outlet through a friend who used Outlet to help her find a commercial space to rent, she recommended them to me as she said her experience with Outlet was extremely professional and helpful. So when It was time for me to begin looking for a property to buy, I decided to try Outlet for myself -and i'm glad I did! I have recently started my property search and I have to say Javier and Michelle have been extremely helpful. I recieve very relevant property updates on a daily basis and when I have any queries about the properties I have been sent, they reply to me promptly. Great company. I have a buy to let property and they manage it for me. It’s made the whole process (of being a landlord) really manageable for me and has been an excellent return on my investment for the service I get. This company clearly doesn’t have a huge turnover of staff (so that says something positive), because the really nice thing is that I have been dealing with the same staff for several years. It has been really nice to know that they understand me, the property and my tenants and I have never had to repeat myself about what’s gone on before time and time again. Highly recommended on all counts but mainly due to the hands on personal service. They really do care!

There were a couple of things we needed to fix in our flat, Joy (property manager at Outlet) was very quick to respond and organised a contractor to sort it out. Last year we had a mould issue on the walls which Joy quickly organised to get fixed with a deep clean and a new layer of mould resistant paint. We also had an issue with the shower-screen as the hinge had worn off leaving the screen unstable/falling off, this was also sorted by being replaced. So far we’ve had great experience with Joy, she’s super fast at responding and have sorted out our issues time and time again.

Outlet has consistently out-performed other agents with our Soho flats, both in terms of the quality of the tenants and the communication with us throughout the whole letting process. On the strength of this, we instructed Outlet to find suitable tenants on a sole basis in one of our South East London blocks as and when they become vacant which other agents have struggled with. Outlet - and Russell in particular - has now successfully let more than 25 flats in the Estate within 14 days of vacancy.For any agency, let alone a boutique one, this is impressive.

As a landlord beware, they promise a lot up front but unless they are managing your property they don't follow up something as basic as to check whether your tenant has signed a direct debit or standing order. How are you as a landlord supposed to know whether your tenant has signed this? You need to review your bank account and if you've not been paid you have to follow this up personally with the tenant. To be fair if your tenant has paid, and once they've taken all of their commission up front, which is in their terms, they pay you in a day or two.

Finding an apartment that would accept my two dogs here in London was a difficult job. Luckily Outlet helped me very well,quick and without worries.Especially the commercial agent David Bray, who was very friendly and professional showing us all the pet-friendly options available and Gary, for assisting us in every aspect of the rental. I am a professional landlord and to my great regret gave Outlet 2 of my properties to manage. A total disaster from start to finish. Unprofessional and incompetent every interaction with Outlet was painful. To add insult to injury they are outrageously over prices and their service useless. Using this agency was the biggest mistake I have made in 20 years in the business. Avoid them at all cost they are probably the worst letting agency in London.

Bloomsbury Estates have used Outlet sales and letting agents over the past several years. They have always been helpful and friendly and dealt with things on a professional basis. We now use them almost solely for our lettings and sales but even when on multi agency lettings Outlet nearly always outperform the local competition. We know many of the staff on a first name basis and would highly recommend you try them out.

I have been impressed with the professionalism of Outlet Property Services. David is our contact and is always responsive to our requirements. We have found the process of renting seamless. As an when work or maintenance needs to be completed we are kept up to date by text or email (As we requested) which makes it easier for myself and my partner. I would have no issues recommending Outlet to our friends and family.

Outlet let 6 properties for us and have always been very good. Very helpful very competent very knowledgeable very professional. I can speak freely and be friendly and relaxed with them.
