Major Administrative Errors Followed Up With Unethical Behaviour and Lack of Communication...... So I rented with Pennisi. I thought it was the cutest thing ever that they gave a package with a few sachets of instant coffee and sugar as a 'housewarming' when I signed the lease. That's literally where the customer service ended. I don't want to bore the discerning reader with a long winded review so here it is renters and owners! The major administrative errors (which is why you shouldn't rent with or through them); Completely wrong name on all official documents - from bond lodgement to actual tenancy agreement, they got my name wrong. Not a misspelling, but a completely different and incorrect name; They transferred my water (unsolicited) which was a help, except they transferred it to a completely different property to the one which I had leased. I lived alone at the property and I got a bill for triple my usual cost, and called yvw, the error became apparent. All up a day on the phone to sort it out. Helpful! They couldn't find any record of my lease - I lost my key and they couldn't find me at all. Not a trace (maybe the file is still under Chantelle Tilbury).Luckily I found the key, or I'd still be outside. Finally, after the unethical behaviour of the owner being bought to their attention (see below), they assisted the service of a notice to vacate. 2 weeks before I moved, they called me and sent a text and email congratulating me for the acceptance of my application for the property I was vacating (In fairness, they finally got my name right). Lol. Ethical considerations The owner (a random man - and I am a woman living alone) attended the property twice in a row, without notice. This was bought to the attention of the agent after the second time (the first time was passed off as an anomaly) and 24 hours notice requested (with no objection to the attendance, with proper notice). The response of the agent was to claim that the area accessed was "common property", (it wasn't and was recently advertised as being a "private courtyard", in their attempt to rent the property again). Within a week of the complaint about the owner breaking the law, I was served with a notice to vacate by Pennisi RE (o behalf of the owner). Andrew Pennisi (the director?) called me to assure me that the reason for the notice to vacate was that the owners wanted to 'renovate' (in response to a social media post, which garnered a bit of attention - also at the beginning of the first lockdown), however it's notable that the aforementioned advertisement stating it's a 'private courtyard' shows that no renovations were taking place, they just wanted to get rid of the complaining tenant. In my opinion the head of an organisation who doesn't mind lying directly to the people who are his customers, along with the huge and on-going administrative errors (all this happened within 12 months), means you could probably do better, dear tenant and/or owner. If you read the reviews of Pennisi you will notice a common trend. If you own a property and want an agent to look after your property then go right ahead. Pennisi seem to be wonderful. Why? Because they get their win on your profit. However if you’re a tenant, I do not recommend ever renting a place with them as your real estate agent. Does it seem easy to step on the small people Pennisi? I rented a house with Pennisi for 2 years. We were loyal, hardworking, clean tenants. We decided to not continue with a new lease because they had upped the rent twice in 12 months, and we could not afford to keep paying, let alone if they continued to increase it. We worked hard to clean the house and had left it in a fantastic condition. We then handed the keys back on the last day of the lease which was a Friday. Didn’t hear anything until the following Wednesday, where we received a list of things that were classed as unclean or damaged. Things like dust in the hallway near the front door. After a windy Melbourne weekend, what would you expect? Dust on the door grooves which you could barely see. Discoloured grout, which is a natural process. Then “damage” of a few scuff marks on the walls. We received photos of these marks, many of which were smaller than a fingernail. The bond could not be refunded until this was sorted, and either I was going to pay for damage and cleaning with the bond money, or could go and clean myself. We emailed back and fourth arguing that these were petty and unfair. Since the real estate didn’t budge, I offered to take the keys and do one last clean. They were also still arguing we needed to pay for damage on the wall. I completed everything in their list no matter how petty it was. I took photos of everything and made a large document comparing the new photos to the condition report photos. It was very clear that we took great care of the property, and it was left in either equal or cleaner condition. I emailed the document. We didn’t receive a reply for quite some time, until finally an email was sent with no regards or reply to our previous email, but a reply that said please fill out the form for a full bond refund. We continued to fight for what was fair and didn’t let Pennisi take advantage of us. But it makes you think, how many other people they take advantage of who do not fight for their rights and just pay for cleaning and “damage” that they don’t need to do. Our experience with pennisi left us feeling awful. That we weren’t good enough, we didn’t clean or take care of the property, when in reality we did a damn good job, and the fact that we got the full bond back shows that we were. The property is now listed as immensely cheaper rent then we paid. This is another slap in the face. There is no consistency with the rent, they just change it up and down as they like. Tenants beware. Renting with Pennisi. It’s not worth it.
We recently left a rental property we had been living at for 2 and a half years. Four of us thoroughly cleaned the small 3 bedroom house over a period of four days. In comparison to the photos from the inspection before we moved in, with the photos after we did the vacate clean, we had left it in an overall cleaner condition. No account was considered for general wear and tear. After the keys were handed in (on the last day of our lease) we didn't not hear anything from the landlord until 4 business days later. There was a long list of very petty things that were not in alignment with tenant rights - such as allowance for general wear and tear. One of the absurd things written to us was that there was some dust in the hallway (leading to the front door which has a wide gap on the bottom). Another complaint was that some grout was discolored. We were very appealed with the manner in which our real estate agent communicated with us. When we questioned the legality of what she was asking (e.g., to go back and sweep some dust from the hall way), she was not open to negotiation. It wasn't until we went back and cleaned part of the list she requested (despite not being our duty) she eventually gave in when my housemate put together a document with photos next to each other comparing our images after vacating, to those taken before we moved in. We informed them that they cannot wait another 4 days before doing the final inspection, as our lease had already expired and it was not our duty to complete these tasks she was requesting. Our real estate agent was rude, short and was convinced that we did not know our rights as tenants. It may have just been this individual agent who is difficult and not the real estate as a whole. However, she has put myself and two other houses off, from ever using Pennisi again. It may have just been this particular real estate agent who is using her power to

When I rented a unit through Pennisi real estate I had issues with the basic necessities required when leasing out a home, the oven and stove top were disconnected and not functioning, when I called their provided phone line to get it rectified I was told that nothing could be done as it was a weekend and the lady over the phone was rude stating she couldn’t help and hung up. The issue took 5 days to rectify leaving me without any way to cook food costing me a lot of money on takeaway, when I communicated this to the property manager she kept avoiding my calls and not responding to my emails, after multiple emails they agreed to reimburse 3 days rent even though it cost us more money. During my 4 month stay out of the 12 month lease it was more hassle than a peaceful stay. The property manager was out of touch and in my opinion she was a trouble maker, she wanted us to immediately respond to calls and emails however would be very difficult to get a hold of when we require something. I had many issues with the unit such as a non functioning stove top and oven, broken tap, keys not provided, leaking toilet, loose cabinet handles. After returning the keys I didn’t hear back for 10 days after being told my property manager would be in touch shortly, I had to submit a case with RTBA just to get a reaction from my property manager which then she handled extremely poorly. She has given me more of a hard time renting from them and I’ll never be a repeat customer for them.
I rented through this agency in 2020. A major leak in our kitchen caused flooding. A slow response to solve the issue meant that we were mopping ankle deep water for a week. Our lounge room carpet was wet, no one was sent to rectify this. Plumbers unsure of where the leak was demolished the shower and bath to find the issue. The following day they found the leak was actually in the kitchen and broke through the wall exposing black mould. We had an inspector read the levels of mould and they were dangerously high. Property manager Amy was unaccommodating during this time, other than eventually allowing us to break the lease and referring us to Pennisi’s rental list, she provided no alternatives other than living in an uninhabitable property with wet carpet and mould. She took personal offence when I referred her back to an email I had written and then refused to answer her phone. Contacting her superior Jodie was no better, she was disinterested when I rang and said that she “didn’t know what a high level of mould means.” We had to get mould remediation specialists to assess and clean our personal effects. We also couldn’t re-enter the property as advised by the building inspector due to health risk. The one star is for the agent who eventually allowed us to get our bond back months later, after it was withheld by the agency with absolutely no explanation. Great organisation.
I have dealt with many real estate agencies in the past and Pennisi has been the worst. If I have an inquiry I call, leave voice mails and also emails- it takes weeks to reply- or no reply at all. They are also very blunt and rude IF I ever speak to them over the phone. Terrible customer service. I have addressed the issues with reception although I have seen past reviews online from months ago and it looks like they have not been taking any feedback into consideration. If the same issues keep occurring then you should work towards trying to resolve them. I have currently been dealing with Emily Klimes and have been advised that she handles many properties therefore has an increased workload. However whenever she needs something she will contact me straight away and respond to email within the hour? That makes me think that general and also maintenance inquires are not made a priority when you should be putting your tenants first. Cayde who started a few months ago I believe is following in her footsteps with the same issues. Some feedback- follow up with inquiries and have respect towards tenants when speaking to them. Please take this into consideration to try and make it a bit more pleasant for your tenants. I do not and will not recommend Pennisi to anyone, this shouldn't have to be an unpleasant experience.
I've rented through Pennisi previously and it was a painful experience mainly due to lack of communication from my property manager, the condition report wasn't completed correctly as the stove top and oven were disconnected however listed as functioning, cabinet doors were listed as faulty and supposedly referred to their maintenance department however had never been fixed for the duration of my stay. Keys for the laundry door and garage door weren’t provided and it took about a month to rectify as getting anything done through my property manager was never efficient. My property manager didn't seem interested in communicating and I was forced to speak with other staff to get any sort of result. My property manager was unavailable to accept the keys after I'd moved out and was told she would be in touch soon, about 10 days passed without any communication so I placed a submission with RTBA and only then she decided to do her job. First giving me 1 figure and then not even 2 business days later placing a submission with VCAT for a different figure. My property manager was incompetent in her role and I had to constantly follow up unnecessarily as a result. I wouldn't recommend Pennisi as a tenant or landlord.
Do not rent 27 Melb Ave!!!! Originally when we moved in it was a diff real estate and he was great and told me to write a list of things that needed to be fixed, the same month we moved in they moved to Pennisi and the agent left. We got given another agent who was AWFUL!! He was quite rude to me when requesting things to be fixed and even refused to fix the HOLES in the loungeroom floor because we signed the lease with it like that. I tried to call Pennisi to talk to a different agent and it took 3 calls and a few emails to finally talk to someone else, she was nice and told me she would sort it out and get back to me and then I never heard from her again - I called and emailed her multiple over a month and she never got back to me. Eventually I stopped trying as it had been over 6 months since we moved in and we decided we’d leave in a few months anyway and it wasn’t worth the hassle. A couple of months before we left, a different agent was looking after us. He was much nicer but clearly overworked and would take a long time to get back to us.
We have recently purchased another property in the local area (our first with Pennisi). It was the most pain-free and stress-free negotiation I have ever encountered, the Pennisi team just operated with such efficiency. Andrew Pennisi called a "spade a spade" and was as upfront as he could be given he was acting for a vendor. If all my property purchase negotiations were conducted like this I would gain 10 years on my life. It was a pleasure dealing with Andrew and I hope I get the opportunity to purchase future investments through him and/or his office if they all operate the way he does. It was also apparent that the vendors were fair and reasonable people so this clearly helped the entire process. I must also say Carly Strudwicke who handled a lot of the back office administration should not go un-noticed, Carly went above and beyond and her prompt communication with me was refreshing in itself. Overall great first time experience with an agent I have not had the good fortune of dealing with previously. So I highly recommend you consider.
Ms Emily Taurins-Gilbert has recently helped us settle the 1st home in Airport West, we are a small family of 3, we are working full time, very busy with a little one, when we were looking for properties, efficiency and great location are the key things as we want to settle down after Covid period, luckily we met Emily in one inspection and almost decided to buy it in few days, she helped us know the house, environment and location very well, offered generous support when we have questions and requests. The whole buying process is very pleased, respectful, smooth and warm, we love her way of work, efficient, kind, details oriented, she always smiles, calms, and offered her help to us without providing any pressure onto us! Most importantly, she is very professional!!! Constantly ensuring she addresses all needs in a mutually beneficial manner that is fair and sustainable, she has during my entire journey with the real estate agency continually made sure that all parties are satisfied while maintaining genuine relationships to ensure the experience is a joyful one that runs smoothly but also leaving an air of reliability around. For the first time in a while, I have a surprising level of comfort with this real estate agency. I have been trying to get in contact with Pennisi real estate now for over a week. I went and viewed a property. Have gone into the office to lodge my identification after their app tried to charge me to lodge my ID, left dozens of messages (but you can't contact the office directly), sent texts, made an offer, tried to fill in the app and still can't get anyone to talk to me. So I will reserve judgement until someone can be bothered to call me. I have offered 3 months upfront rent on a property they told me has been vacant for.months. I PROMISE I will post another post if anyone decides to contact me. Tgis is frustrating for a prospective tenants but one can only wonder what a landlord would think as their property sits there gathering dust as they pay the mortgage with no tenants
We are glad that we chose Andrew and his team to sell our Essendon property. Initially we left messages at several agencies and Andrew was the first to reply. That was fortunate for us. He has a method that gauges where the property sits in the market, and so the listing price is spot-on. No silly games here. We were pleased with how quickly it sold and the amount we received. Communication was excellent. Andrew gave frequent updates and was available to talk at any time. The online portal enabled us to continually track progress, so we knew when inspections were happening and we could see the feedback given by prospective buyers. We also talked to Carly often, and she and the rest of the team were always very helpful.
Renters beware. Absolutely DO NOT recommend this business unless you are a Landlord, in this case they work their butts off for you!!!. There are 2 Property Managers who I shall not name who certainly did not give a damn about any SERIOUS issue or trouble I had. I'm still waiting on a quote to be able to get the lawn mower out the front instead of through the house!!!! They are all for the landlords who they get their money from and do not give a rats about their renters. I will never deal with them again. Still horrible! They rang me in regards to a place I used to rent, didn't like what I said so they hung up on me (which wasn't bad at all)! No customer service skills at all!

She communicated regularly with me throughout the process, as well as guided me every step of the way. She went above and beyond to ensure we received a fair price and even assisted with dealing with things beyond the scope of just the sale to assist me. Mirjana was pleasant and friendly; she made me feel completely comfortable throughout the process. Mirjana is also an extremely hard working and resilient person who never gives up. I am so happy that she was our sales agent and that I had the opportunity to meet and get to know her throughout this journey!

Absolute garbage! Very disappointed with a real estate inspection on grand final morning at 9am. Arrived at the inspection with people still living in it and the place was absolutely disgusting and filthy. The carpet and walls had stains and the bedroom wardrobes were barely hanging onto the hinges. I will never trust Pennisi and there advertisements again advocating this apartment as a "luxury apartment" an absolute lie and disgusting! One which I will be advocating. One star given for the agent who arrived 10 minutes late.
I would not be a Property Manager if you paid me. Dealing with owners and tenants back and forth, lots of personalities, 'I'm not paying for that', and all the rest that goes with the job would drive me crazy! So in a crazy world of renters and tenants, there is a shining star - Rebecca at Pennisi! Easy to deal with, friendly, understanding to renters needs, stem with new owners, she has it all! Although I have moved to another agent, I hope that I get to deal with Rebecca again in the future. She is fantastic.

Amazing experience! The best real estate agency i've been with! Quick processing on applications and very responsible regarding to the lease and the property. I'd give Rebecca Imbrosciano a big thanks and thumbs up for the great support during my lease with Pennisi! All of the issues arise get to be followed very quickly and effetively. And more than that she has an extremely thoughtful mind that she always spend good effort on assisting me on my requirements. I was lucky to have Rebecca as my agent.
Awful experience with unprofessional staff. We ended up waiting for the agent, who did not turn up for the property inspection even after 25 minutes of us waiting. We weren't shown the courtesy of a phonecall or text letting us know of a delay, we eventually reached out ourselves to be told they were on their way. However we finally left after waiting. We understand people are busy, traffic is unpredictable etc etc. However it is certainly unprofessional to not inform or reach out in such a scenario.
It was a real pleasure to work with Emily and the office, she worked really hard to secure me the perfect place as I had specific requirements. The buying process was extremely smooth and stress free. Emily was always prompt in answering my questions and punctual to our meetings. She is not “just” a Real Estate agent she is caring Real Estate agent. I recommend her highly and I will not hesitate to use her expertise in the future. Thank You Emily and thank you Sam Pennisi.
I wish I could give them 0 stars. Their current team doesn’t deserve any stars. If you’re thinking of using Pennisi as your Property Managers – please DON’T. They promise to do or follow up on everything (in writing) but then deliver nothing or maybe only fraction of what was agreed to. Dealing with them was a painful experience and giving them a second chance was a mistake. They’re either totally incompetent or just don’t care. I'm so glad I moved my business elsewhere.
I would not hesitate to recommend Pennisi. In particular, I have had a great experience with Rebecca Imbrosciano. From day one, Rebecca has literally made me feel ‘right at home’ and has gone far beyond her call of duty. Rebecca has been prompt in her responses to any queries I have had with regard to my rental, and even prior to my acquisition of the property was incredibly supportive through out the application process, which is nearly unheard of. 10/10 service :)

Was interested in a property listed through Pennisi, had email contact with Amanda Redfern- she was incredibly polite and professional. One of the few property managers that actually took the time to read my enquiry, and respond adequately, this is the kind of service anyone wanting to rent a property, or have a property managed, would love to receive. I see this business going far with such an amazing level of service.
I am currently renting via Pennisi & am having terrible trouble trying to get mould in the unit removed. I first logged the issue 5 months ago & it is still not rectified. Unsure if the lack or response or recitation is from the real estate or landlord but I have not been taken seriously at all. It is very frustrating after being told during inspections I take good care of the property & I pay rent on time each month.
We rented out a property with Pennisi as the agent. Everything was great up until it came time to return the bond - we notified them of our vacation of the property - didn't complete the final inspection for 8 days after we had left, then trying to claim on the bond for mowing the garden after the grass and weeds had grown back. Typical joke. It's almost as if trying to keep the bond is written into their hand books.
As landlords we have used the Property Management services of Pennisi Real Estate for many years, and many tenancies. What has impressed us most about this agency is the continuity of its staff. Many have worked there for 10 to 20 years, which tells me that they love their jobs and workplace. They are a like a family, a solid team, and we have always felt a personal relationship with those looking after our property.
Replying to google reviews with details of their dispute with the tenants (and it's always a dispute with the tenants) gives some indication of their level of professionalism and their treatment of clients. Read Emily Kate's review: it is the typical experience of a tenant leasing through Pennisi. Penisi, your tenants are your income resource as much as your landlords. Nice reputation you're developing here.
These people were supposed to refund me for the rent that I've paid extra with good faith and I've been chasing them for about a month now. The amount is really small but the unprofessionalism about their approach is the real issue here. Before I've moved out, 2-3 people were calling me 3-4 times a day, now they're hiding from me for less than $60. Stay away if you can, really hard to deal with these people.

After my recent inspection, I received a lovely note from my estate agent Rebecca - thanking me for maintaining the property in such excellent condition. After being in the hunt for a rental property over the past month and dealing with numerous leasing agents, I cannot praise Danielle and Pennisi’s way of dealing with customers enough. They are very responsive and rate their communication as top notch in the current market. I always received responses to my calls and emails which is rare to find. Unprofessional organisation. Pull you in their office to try and sell you a house when they have clearly not disclosed the property conditions. Pictures are not how the property really looks. Dragged us on for weeks with our offer. Wouldn’t buy or rent through them, worst agent in Essendon area!

All staff I have dealt with have been amazing. Tenants requests and my requests always answered and dealt with in a timely manner. Inspections I haven't attended too, due to the property manager is wonderful with all details on report.
