Nick Richards is deceitful and unresponsive real estate agent. This is the most painful and very upsetting experience I had dealt in my 26 years' experience in property investor. My lawyer, the buyer and the lawyer from the buyer had very bad experience throughout this transaction. We could not believe how unprofessional. 1. He put the special conditions in the sell contract without telling me and my lawyer about it. When I signed a sell contract and section 32 my lawyer did not included these conditions and I also said no too. He deliberately put it in. These conditions are all whitegoods and furnitures. How dare him? These are my belongings and I bought them I had never authorised include in the deal. And even if he asked, I definitely say no. 2. When I agreed to sell the property with my conditions from start which I had to fought over 6 days, as you know the lawyers know who did wrong here. During these negotiation and phones call, I got to know them. None of us like to be where we were. Now, trouble had just started. After Nick received 10% from the seller, he did not response. No update, never answer / call back for me. For an agent who took almost 7K fee and charge. The last text was on 6th of July and the settlement on 30th July called him 6 times. He ignored me. The correct term is ghosting. I got my furniture back and the seller paid me 1K for the whitegoods because he needs it and he told what had happened. 3. He sent me with these attachments these conditions. Just look at the date and the length he went through to take me for a ride, make me feel sick how arrogant a person can be. 4. Few days before the settlement, he charged me over $700, I had to request the correct amount agree on the contract. 5. The final curtain was the settlement, he made me wait 4 days to credit me the leftover of 10% deposit. Deliberate hold my money not 1 hour but until Monday afternoon. To prove, he had a last laugh. Since late 2017, more than 60 Financial Institutes in Australia use NPP and Macquarie bank is one of them and that is where Nick bank account. If someone transfer into your bank account, you get it instantly the next second. So if Nick really a proper real estate agent like Century 21st, Leggo, Ash Marton Realty, Seaview Real Estate , within 10 minutes of settlement, I would see my money in there. Another delibrate act on unprofessional. 6. From the start he said he can sell 350K with fix commision and charge close 7K. Now the property sold for 310K. I did not see discount in commission. Now, I want to give Nick Richards minus 5 stars. No conscience, unprofessional, no intergrity, ghosting and very decieveful. Moral of this review if you want a agent sell your property and who does not respect your wishes, unprofessional, then Nick Richards is your man, you can not go wrong with him. A real fruitcake without remorse or shame, and manipulative behavior. Just an awful human being I had dealt, level of stress and sleepless nights. I was sent an extremely unprofessional and exceptionally rude email to reject my rental application with Nick concluding that my bank statements show I “have no money” even though I currently pay more rent at my current property and offered to pay a higher rate than advertised for the property under Nick. After asking for clarification on why my application could not be considered I was immediately rejected from the lease In my 3 years of renting in Australia as an international student I have never experienced this level of unprofessionalism when renting/applying from other real estate agents, which seems to be a recurring theme with nick based on other reviews on here. If you are a potential landlord or are currently leasing with Nick feel free to contact me through email to hear more about my experience. If you are an international student looking to lease, I highly recommend that you look elsewhere In response to Nick * “yes your curent property manager and previous property manger said " i would never rent a property to this individual again" - considering both property managers offered to extend my lease with them and allowed me to inspect other properties before they were publicly listed, I highly doubt that you actually contacted either property manager, but I will ask them directly about this. - I talked to both property managers and none of them were contacted by you. Nick deleted his response because he knowingly lied about it. I got accepted into a lease with one of your competitors shortly after at a higher rent apartment with the same documents. Not only were you extremely rude you also lacked the competence that the other real estate agents had to see I was receiving a monthly allowance or enquire about having a guarantor. I highly recommend not having public breakdowns on Google review responses and instead understand that critical reviews can be used for positive improvements

Worst experience dealing with property agent Nick Richards. I rang him to arrange an inspection for a unit that I was interested in for investment purposes and he incessantly questioned my cash holdings and whether I "had the money" to purchase the property. Upon inspection of the place, I asked him a few generic questions such as historical price of the property/ reason for sale etc and he could not even give me a straight answer. Instead, he was dismissive to all my queries and cut me off by saying "How do all these questions assist you with your purchase decision? Why does it matter why my client wants to sell the property? I don't know why they want to sell it - they can do whatever they want." I am appalled by his atrocious service and attitude towards me and would never recommend Precinct Real Estate to anyone.

We would recommend Precinct Real Estate for their professionalism and personal attention to detail when it came to selling our city apartment. Especially during these tough times when we can’t travel into the city, it was terrific to have someone you can trust oversee everything. Nick took the time to follow up on the renovation to our apartment, making sure we didn’t overcapitalise, and kept us up to date with the progress. We received a good price in a challenging market and the process was made so much easier with Nick’s help. When there are so many Real Estate Agencies out there, it can be daunting making a decision. We are very thankful we had Precinct Real Estate looking after our apartment and would definitely recommend them to anyone looking to sell their property.

Don't waste your time! Nick is the last person to count on if you have any issues with tenants renting your property - he's quick to get them in but definitely no follow through and has excuse after excuse for not doing his job. No wonder there's only 1 review on their website. If you're happy for him to leave you in quicksand then he's the guy for you!
