Unfortunately, my experience with Aldwin would be best described as delayed communication, prejudice, and demeaning for absolutely no reason. Also, Isabel isn’t much help either. I’m not sure if she’s an agent but she just passes along work and communications to Aldwin. I toured a space and it needed many improvements. I’m not new to running business or dealing with real estate agents. I know that negotiations and lease incentives are a thing. However, Aldwin insinuates that by me asking for normal things like Tenant improvement & no charge on rent while under renovation- that I can’t afford to lease this space. Funny thing is that I have several locations paying nearly 3x the amount this space is asking for. I’m not sure why this guy has so much built up tension but his unprofessional responses to serious questions with “cool” & “yeah ok..” are questionable and I’d never want to do business with someone that doesn’t have my best interest. Especially in a business deal. Ultimately, even when kindly asked if I could apply, he named all the reasons he thought of that I may not qualify. Like credit scored, reiterating the monthly rent, and claiming someone is already in the process of signing the lease and I have absolutely no chance. Let me add that I toured this space at the very beginning of March and he failed to communicate whatsoever even after I told him I was very interested and had a few requests he could communicate with the landlord. This whole situation isn’t so much about me not getting approved to lease - it’s the whole situation behind it that made everything very uncomfortable. My credit score is great, I probably make Aldwin’s salary in a month, and also could’ve really made this place into something great. Oh well, this place is in the center of the ghetto next to skid row. It’s probably best Aldwin had a little man tantrum and saved me from this shady location.

Our agent was polite, but knew almost nothing about the space being rented, could not answer simple questions, and did not follow up with the information later. He clearly was not interested. The office manager for dtla real estate who set up the lease was terse and rude, refusing to answer very basic and important questions about the lease terms, and that negligence and lack of care resulted in my showing up to sign the lease with a cashier's check double the amount it was supposed to be. Additionally, as soon as all of the spaces got lease out the building quickly fell into disrepair. Overall a negative experience with a consistent lack of competence, professionalism, or customer service. For many of the spaces they are renting you will get a cheaper deal by going directly to the leasing office of the building instead of paying commission to a realtor that isn't putting in much effort.

Donegan got me a small office space in Downtown Los Angeles. He convinced me that renting "creative office" is was the thing to do. I was searching for executive office space for a while. All the price per square foot were higher than I wanted to pay. Also, I don’t need that impressive look to have my clients experience. I have a small start-up company and I wanted to establish an office in Downtown. Donegan was really helpful. He was very informative. He got me acquainted with commercial real estate in Downtown LA. I didn’t know what "CAM fee" meant. We looked at a ton of spaces in the Fashion District, Historic Core, and Jewelry District. He was really patient. I have been living in Downtown LA for a long time. I had been using where I live to as a live/work space. So I was teaching dance lessons at my loft. I just had to separate the live from work.
