Rented a house near Waverley Road, Mount Waverley. The day we moved on the House was not cleaned at all. Bugs, Dirty Floors, uncleaned toilets as anyone can see from the photos attached. The hot water system was malfunctioned, we tried our best to fix it up ourselves as the agent said they cannot do anything on the day we moved in (Saturday) until Monday. But who can live there in the cold without hot water? We had to hire a plumber at our own expense and cleaners to clean the place as we cannot use any part of the house. We were in so much trouble. And the NEXT thing is that there's a BIG HOLE inside one of the bedrooms. (Photos Attached) You can see the sky from there. The front roller door is not fixed in the right way. The biggest issue we were facing is the shed. The main door is broken. It's rusted and damaged. It can be opened but need two people to open at a time. And after opening it, we should be holding it otherwise it falls back again. The shed is leaking water from the roof when it rains. We mentioned this issue and asked for a solution from the agent. After few emails, she called me and asked why are we using the shed. I explained to her that there are electronic devices and some furniture are stored. (Some furniture were already damaged as we didn't know that the roof had a leakage). The agent keeps asking for videos and photos of the items we have stored and the leakage. She's questioning us, about why we are using the shed to store our things. At one point she said that we are not allowed to store electronic items in a shed also that she's unsure of what the law is. The lights around the house are not working either. We replaced some of them at our own expense. Most of the doors inside the house cannot be closed due to damaged locks. We even had to fix them. I think they aim to get the house renovated using us to have a valuable house for the next coming family. We never recommend this type of service to anyone. Really disspointed!

One of the worst management I have ever saw. Property Manager Rachel Chao has scheduled and inspection and according to that I took off from work a day before I am getting a message that don’t attend the inspection and reason is that property owner has already finalised the tenant then why did they schedule if they want to finalise before that, and there is zero professionalism showed by the property manager and after sending the message of cancellation I have called multiple time to Rachel chao no response so please make sure choosing Ray white Mount Waverley think twice before doing business with them
