The worst Realestate agency ever! Warning! Stay away. We rented property with different agency 15 months ago but later that agency moved our rental property to ReDefine agency. We had signed a contract to rent on monthly basis but when the market changed agency started pressing us to sign a permanent contract for 6 to 12 months. As we were looking to buy our own property we signed a contract on monthly basis. But it was not convenient for agency, they simply ignored our contract but they could not change it. They just disregard the Australian law and put pressure on customers. Absolutely ridiculous. All correspondence from them is never signed by the name, just re -Define . No matter how many times we asked them to sign a letter with a name they refused to do so. Their account office is horrible, not sure how they or who works for them but it’s very frustrating to receive letters from them that we are owed them money. We always paid on time. Even now after we paid everything and got our bond back they sent us a letter saying that they are going to take us to court to possess our property. They are just insane and not sure how they got there license in Australia. I will send a formal complaint to Australian real estate regulators

Philip, I had no issues with my bond since I did protect myself by documenting the condition of the property after failing to get a condition report from you. Don't try to pass the blame for your poor administration of this property onto the previous agent. You did not refund my bond in full, the RTBA paid me my entire bond back in full as you must have realised you had no grounds to dispute my claim. You absolutely neglected to fulfill any of your responsibilities as a real estate agent both to your tenant and to the landlord, presumably because you were preoccupied with lying to and intimidating tenants. A selection of your violations of the Residential Tenancies Act has been passed on to Consumer Affairs Victoria. I strongly advise you to protect yourself in future by making sure you get a copy of the Residential Tenancies Act and reading it. There are no outstanding bills that are valid, you seem to be under the impression that water bills without a meter reading and for periods outside of our tenancy deserve to be paid.

After the owner of the property I was renting decided to sell, my real estate agency became Re-define. When I heard the news of the sale it created a lot of anxiety for me but after sitting down with my agent Philip, I was immediately reassured and I felt that they wanted to make the transition and sales inspections as smooth as possible for me. The entire process wasn't stressful at all. Philip is very empathetic, very quick to respond to emails and phone calls, professional, and extremely lovely in general. As for the other staff of the agency, I wish their customer service was a bit more personal and warm; when communicating with me I'd prefer them to use my name, to sign with their name just so I know whom I am talking to, and to email as opposed to receive messages or phone calls from an 'unknown number'. But all in all effective and professional service.

Total lack of integrity and consideration for tenants. Priority is given to satisfying landlords. Communicate only when convenient for them. Recently vacated a property under their management. The landlord has falsely claimed that items were missing from the apartment - items which were never there to begin with (there is proof in the initial property condition report to support this). In any case, they’ve lodged an application with VCAT which will not be heard for about a year due to the post Covid backlog. Bond will be held until then. Tried to reason with the agent (Dennis Lee) - was told “my manager has been informed by the landlord that we should extract as much as we can from your bond… these guys only care about money.” Avoid them at all costs.

Exceptional service from the beginning. We inspected on 4th Dec, and saying that we had to move in urgent due to our recent place got health issue. I applied at a same day with all docs submitted, and got approval at 5th Dec, literally early in the morning. I couldn’t be happier anymore. I believed it was Helena whom responded our inquiry. Unlike other companies that I dealt with, no matter how many times I said that I was in urgent to move, they only responded like robots: “we are processing your application, we will get back to you” But Re - define is something else, they personalise the service. Make me feel appreciated as a customer. All the best for the team.

Philip is a gaslighting bully who has no more regard for the Residential Tenancies Act than a bored kitten. I assume he is at least somewhat aware of it and chooses to ignore it because he thinks he can intimidate others into paying the price for the poor administration of the properties under his care. Perfect example of why institutions like the RTBA and VCAT are sadly necessary.
