ABSOLUTE NIGHTMARE. HIGHLY DO NOT RECOMMEND. I AM A LANDLORD AND I HAVE NOT SEEN A SINGLE DOLLAR OF MY RENTAL INCOME FOR OVER 6 MONTHS! DO NOT RECOMMEND. THIS PLACE STEALS YOUR MONEY. IT IS A SCAM. WATCH OUT. I have not seen a single rental income of my own property since February 2023. It is now August 2023. Every week I receive rental statements. As I had a different real estate property manager in the past, income came through every single time. So I trusted the system. I've had the property for over 5 years, it was a different agent back then and I did religiously log into my bank account. Since I changed to Reliance Real Estate, I thought it would be the same so I logged in less and less. Little did I know, Reliance Real Estate STEALS your money! I logged into my bank account and I WAS IN THE DEFICIT. The bank kept taking the loan repayments and there was literally no money deposited into the account since January 2023! I emailed them STRAIGHT AWAY and 24 hours later, they still did not send my money. You would think for a mistake this big, this would be their first priority, to send you your money after 6 months. ABSOLUTELY NOT. THEY TOOK THEIR BLOODY TIME SENDING ME MY MONEY. I had to escalate to Consumer Affairs and the COPS. They did not respond to all my emails as well. I sent them well over 10 emails ASKING FOR MY MONEY BACK. They probably responded to 4 out of 10 emails saying that ""yes, the money is coming"". IT WAS NOT COMING. After a lot of escalations and threatened to go to the media, I finally saw about 80% of the rental income money. I emailed them again, ""this is not enough. You are missing rental payment, specifically February payment'". Guess what, no response from them. I emailed again, where is my February payment. Again no response. I emailed again. They said ""you already have it, it is in the payment that we ''backfilled you"". I did the math, and no it was not. IT WAS NOT THERE. I sent them my bank statement as evidence, their statement as evidence to show that I never received February rental income. Again, they delayed and said ""okay we will look into it"". This is the biggest SCAM PROPERTY MANAGER OF ALL TIME. There is nothing to look into. I sent you the bank statement, and your statement, it is not there. What further ''digging'" do you need to do? It has been over 3 weeks, I STILL HAVE NOT SEEN MY FEBRUARY RENTAL INCOME. I HIGHLY DO NOT RECOMMEND THIS PLACE. PLEASE GO ELSEWHERE. Will NEVER use Reliance again. Thankfully we are out of the house now. Moved into a unit that was so dirty I spent the first week cleaning before we even felt comfortable to move in. Food and pen on the walls, clogged bathroom sinks, grime and gunk in the window sills, etc. The kitchen tap was loose and falling out of the sink, towel rail was hanging by a thread, the two showers were unusable due to BOTH shower heads being broken, the ensuite door wouldn’t slide, so was jammed open permanently. We couldn’t live there until showers were fixed so extended our rent at previous house while being told we still had to pay rent for the unit. (That was uninhabitable) There was a house alarm system which we were told no one knew the code for so we couldn’t use it, it went off randomly waking us up at 2am one morning, blasting an ear piercing alarm that caused our cat to take off so quickly he ripped 3 of his back claws out and lost his hearing for a few days ($$$ vet bill). As we didn’t know the code we couldn’t turn it off and my partner had to disconnect the house power and alarm power, neither of which could be turned back on until someone came out to fix it. We first looked at this unit during covid time, so inspections were short and rushed, hence why we didn’t see all these issues until we’d signed the contract and moved in, I emailed the property manager after discovering all these problems to see if we could back out of the contract and was told no. Some of the problems were fixed over our time in the unit, however, it should have NEVER been put up for rent in that condition!

Bought a house through Reliance Melton 9 months ago, communication and everything else was perfect until the settlement day! The previous owners moved out the DAY OF SETTLEMENT and left the house in unacceptable condition (thongs left at the front door as well as door mat, shower utilities left in bathrooms and multiple fixtures were loose including lights above kitchen and all bathroom toilet paper / towel racks). The two agents responsible for selling the house should have made sure all these things were reprimanded before handover and the worst part is we were missing several keys including the FRONT SECURITY DOOR. When I called to address the issue with the keys I was told they would call the owners and the owners stated they had been lost, I was then told to get a locksmith and pay money out of my own pocket to fix an issue which should've been resolved prior to handover. Once the house was sold they had no interest in returning calls, I guess they already made their money..... Kinda disappointing after spending over half a million dollars on a house.

I’m not sure how they received more than 4 stars. They are the biggest scam!! I have lost thousands of dollars because of their poor service and Knowledge. Manager doesn’t do anything because they all protect each other so you feel hopeless. I am a landlord i leased my house with them and on the exact two occasions they gave me tenants with no proper background check. In the end this has lead my property to be abandoned and my insurance company didn’t cover me because my “agent” didn’t notify me the tenant didn’t renew the contract and of course I wasn’t aware of this. Which means I am not eligible to file a claim for over 6 months for lost of income. Please stay away and avoid them at any costs!! Daisy Singh who managed my property ( DO NOT go there ) she doesn’t know anything about real estate or the law itself. Don’t ever trust them!! Please do your research before you go in business with them. Biggest scam

I won't even give single star rating, very bad service in rental department. Nitesh Rana ; Ashlee Sciberras ; Sanchit Walia ; Sunil Kumar. My IP property coming for renewal and tenant is reminding me that there is no communication from agent to renew the property. Also, after reminding agent nothing is happening. After tenant moved out, my property is vacant for month and after that Reliance is asking to reduce the rent, what a joke? Nitesh is worst property manager i came across, i ask them to change him but they didn't, Nitesh never replies to phone call, neither gives update. I have escalated this matter all the way to Sanchit and Sunit, they are not bothered at all and nothing happen. I went with another agency and they were able to find tenant even with higher rent. I will never do business with them, also Nitesh is worst in customer service.
