**Picture of windows attached** My roommate has also left a review (1 week before we got our deposit back almost 2 weeks past when we were supposed to) on our horrible time with this company. They like to say it's all on the landlord however they are who we have to contact for any maintenance requests or issues we have they did not do their job as a company. We were told to our face by this company, we would receive a new AC unit. Never happened, and our original never worked. When we moved our we were told they weren't even included anymore for new tenants. We contacted them countless times about the windows in our patio room. In FALL we were told after the second time they were there that our patio/sun room was a 3 season room... even though the issue was brought up in 1 of those 3 seasons. They gave us horrible weather guarding that did nothing that I had to fight for because they told us the windows were being replaced in the Spring. However we got stuck with duct-taping our windows for a second year in a row just to keep the heat in. We sent countless requests for our kitchen window that was broken worst of all. Someone came in, said the track was dirty and 'cleaned' it then left. It was still so broken that you could see how broken it was from the outside of the building. Honestly we were upset because they never actually answered any issues, they were impossible to get a hold of when we were under their company. They sent viewings and notices out to incorrect tenants constantly and once we did move out we were told after 30 days and we would get our key deposit back and it took almost 45 days. In the last message I actually used the words, 'I'm sure you're just as sick of us as we are of you.' All to get a key deposit back... You shouldn't have to do that for a company who's job it is to handle the tenants and the duties that follow. The response they put on her review was the construction wasn't on them and they sent a deposit to me... but if they took any time to look she left that review while we were still waiting for the return of that deposit, replied within the last day and then called me this morning to ask if I had returned it to her ... We were cosigned on that lease, they have both our contact information and yet felt the need to contact me instead of just asking her directly if she got the money.

Rent-in-Ottawa is definitely one of the best property management companies to work with. I have two apartments rented in 2021 helped by them. I want to appreciate the owner Joe and their staffs Meghan, Jennifer, Iliana, Jessica, …… First of all, I know that It was not easy because there are more and more rental properties appeared in the market in downtown Ottawa in the last few years, and on the other hand, due to COVID-19 more people worked from home and less people need to rent the property. Secondly, they are very professional. They helped me a lot from the time even before we moved out of the property and didn’t start any renovation in it. They first came to my home in 2019 and gave me some suggestions for how to prepare the rental property, especially the installation of a fire door between the two apartments requested by the code, and how to set up a common passage to a shared laundry in the basement. The owner Joe, working in the market for 30 years, is very professional, experienced, patient, and easy to work with. He gave me a pricing suggestion but patiently listed the property with a higher price requested by me. The property wasn’t rented for more than six months until the price was reduced to an amount close to what Joe suggested at the very beginning. They could have spent less time and effort in the matter if the price was listed as what Joe suggested. However, they never complained nor charged anything more than the amount mentioned in the agreement. They are very serious about the tenant screening. In eight months, the two apartments were finally rented out to very good tenants. It was not easy because I heard quite a few cases that the tenant couldn’t keep paying the rent due to the Pandemic, and for that reason the owner couldn’t evict them so they have to accept the lost. Recently there were a couple of repair issues in the property. Joe and others helped to have the problems fixed in time using their common service provider, and charged reasonably. Until now, I am very satisfied with them and looking forward to continuously working with them in the future. I would strongly recommend this company to anyone who wants to entrust a property management company to rent out their property.

**EDIT - If you want to see how professional the company is, read the replies to the reviews. If they invested as much time in honouring contracts and property management as they did taking shots at model tenants they might not have so many unsatisfactory reviews. Beware before dealing with cowboys, the difference between a good one (like the original PM company that ran the place and set the terms of my lease) and the amateurs at RIA is huge - do yourself a favour and do your due diligence. I suspect the garage they recommend I utilize will probably be an upgrade from the no Internet, roofless & full of of trash building they were operating** Had a very poor experience with Rent In Ottawa. I had a great working office space, and then RIO took over the property management and everything fell apart (literally in the end). When they took over the building they literally didn’t carry over any of the services needed. The Internet was out for weeks making it unusable (I ended up working in their shared office for a while as I literally had no space to earn a living) as they forgot to start with a provider when they took over. Then the trash started to pile up because they didn’t carry on the cleaning of the property. Roof blew off the building during the derecho (and is in the same state months later) and building was left in an unsafe condition, and despite several emails over several weeks they went completely missing, ignoring any questions for updates, alternative solutions etc.) I requested termination of lease due to not having any service that I was paying for, as well as my last months deposit, but like usual never received a reply. Would not recommend.

We were in a pinch to find a rental property due to my relocating for work, and were extremely worried we'd have to room with someone for a few months, and then we met with Joe to see a rental he had available. Not only were we greeted with a smile, but Joe immediately came across as professional, yet very personable and it became more like a friendly visit than us viewing an apartment. We were shown the unit, which we immediately fell in love with but were nervous about being able to secure it as we had been jumping through unrealistic hoops all week with other rental management companies. We expressed our concerns to Joe, who after getting to know us a little during our visit, reassured us that we would have no problem getting the unit. He was right! After filling out a simple application with Joe, he made a few phone calls to expedite the process for us, and only a few hours later we were approved and had started moving some of our belongings in. Needless to say, we were relieved, and Joe was a hero. Not only are we settled now, but we are so thankful for Joe and his team helping us in this time of crisis. You could not ask for a better bunch of people to have on your side if you're in the market for housing. They are personable, friendly, approachable and most importantly, they make things happen for the better. WARNING!!! Be careful when dealing with this company! We hired them to find a tenants for our home. They misled and solicited the tenants to sign a lease with the promise that they will be renovation that was never agreed by the landlord. They keep their interest before their clients, they misleading and lying for just for "closing a deal" so they can get their fees paid. They are the worst company I ever met with unethical practice and bad faith. They hold first month as payment for their fee before the tenants paid his rent and the honorable thing to do was to refund the fees as the landlord never got paid. I am disappointed to learn this crocks company still exists. You should be ashamed to take money for work that never been done and to get landlord in trouble for promised you always did We will filling a complaint at RECO and will update here. EDIT: You are a liar and everything is documented and we have all the proof we need to show your office is misleading tenants and manipulating landlords., Your employee Magen does not even have a license to even work as a real estate agent, that is first alarming information that you didn't disclose and it is illegal ! Guest what? We will meet in court and in RECO, and I hope you know what is in stake for you because people like you should not carry license and tricks innocent people. Your response just make it clear that you not comply to any legislation.

Tried using them to secure a rental unit for our daughter. We were the first to view the apartment. Told them we would take it. Were asked to provide forms and credit rating employment etc... Did this same day we recieved the documents. The Rent in Ottawa management offer very poor customer service, no timely follow ups. Ypu have to keep calling them after they tell you they will get back to you on a certain day. We Wasted 2 weeks waiting for them to follow up with the landlord. We have a 896/900pts credit score, own our own homes, own several businesses and have never done business like this before etc... This has been the most frustrating process I have ever been through for a rental property. If I owned rental apartments in Ottawa I would never use the Rent in Ottawa Property Management services. I would give them zero stars if I could. They miss represent the units, post the wrong pictures and add costs after the fact when their postings state what is included and not. The BBB should be made aware of their fraudulance.

Worst landlords I've ever had. Took over my building/lease and did not respect the existing lease that I had. Repeatedly ignored maintenance requests and was completely unresponsive when I needed to get in touch with them. Not to mention that they could never accommodate someone's schedule if they needed to be at the apartment but had work. They were doing construction on the building and NEVER kept to the schedule that they gave us tenants. More often than not, they did not tell us there was work being done at all and when they did you could be sure the work would take days longer than they told us. One day we had no water for 4 hours past the 2 hour window they gave us. On more than one occasion they left tenant doors UNLOCKED during this construction whether someone was home or not. There was one day I came home to find EVERY DOOR IN THE BUILDING, including the front and back doors, UNLOCKED. I moved out over a month ago and I am still waiting for my deposit back.

I live in Montreal (which I informed them about that), and I had an appointment at 4:30 pm to see one of their apartments. On the day of appointment (around 11:30 am), I received a call saying that the agent won’t be there - 5 hours before the appointment time and 1-hour before my train which ended canceling it and losing some money because of that. They left me a voice mail and tried to call them after a 5-10m because I was in metro, but no one answered and was redirected to a voice mail. For us, potential tenants, we are requested to cancel the meeting 24 hours before, while they can do that anytime. They never apologized and the only thing they said "unfortunately". As a property management company, how come they don’t have another agent in-case one couldn’t show up, or someone to answer the phones? So, not sure I would go back to this property management company, because what I got is a unprofessional treatment and lost money for nothing.

This company if you can even call it that are so bad they resort to leaving 35 FAKE reviews. Actually super duper funny. Maybe you shouldn’t leave the fake reviews for all the same companies LMAO!! Joe the owner is reminiscent of an 80’s used car salesman selling 15 year old cars out of a trailer, definitely a failed realtor. I rented using them from 2018-2021. We had taken the house with existing paint and floor issues, upon moving out they tried to bill us $10,000 to fix the pre existing issues lol. Also I remember some lady, I believe it was Andrea, just randomly showed up at our house at 9am trying to serve us a notice to re paint the house or move out within 30 days, was laughable. Upon move out the owners told us that they had ZERO communication with rent in Ottawa and they were unaware of the pre existing issues lmao.

We’ve owned a triplex income property for approximately ten years with the undersigned responsible for everything including rental collections, tenant searches, maintenance, fielding tenant calls, etc. With no disrespect to the tenants, over time, the responsibilities conflicted with other priorities such as travel and leisure time. In the last 2-3 years, we decided to go with ‘Rent in Ottawa Property Management’. What a great decision that proved to be! Joe and his team are professional, friendly, responsive and above all, patient with particular tenant issues. On a few occasions I found Joe’s experience to be invaluable. Although I do not take the time to write good or bad reviews, this time it’s different. I must say that I’ve used Joe and his team at Rent in Ottawa on several occasions under different circumstances concerning any one of my rental properties. My experience with Joe and his team has been nothing but pleasant and an absolute stress-free experience. Whether it’s dealing with the tenants themselves, lease agreements or just a simple phone call for any type of advice. Joe’s responses have been nothing but the upmost professional and knowledgeable property management company that any client can ask for. Being Renting with Rent in Ottawa for over 2 years, my first time renting, they were just Fabulous, Joe and his Team, they have explained everything to me in detail, and are always so pleasant when I call, they always have the time to answering my questions. Joe has being amazing, ive had an issue with my Fireplace, after sending in a request, joe had the utility company here within a hour, Fantastic service , if I have an issue that needs his Maintenance teams to come out, he himself will come out straight away to see if he can fix the problem and 9 out of 10 he can.. In the short time since I posted this, I sent an email to them regarding some issues at our apt. They are working on those issues, and have been in contact with us over my review here. I am improving the rating to reflect them addressing our issues, and will improve it again if they are resolved. I've never dealt with such incompetence in my life We have requested our rent receipts on 5 separate occasions and they have failed every time. They list too few tenants, and they have failed to give them for the last tax year constantly. At my witt's end with this company. Edited once I confirmed how many requests we actually made, and removed the word "moron". You're welcome Joe.

I have worked with Rent In Ottawa Property Management since I bought my first rental property back in 2011, and I have been happy with their services ever since! Joe, Chantal, Jessica and the whole team are amazing with our tenants and always have been. They are very responsive any time we have a question or concern, and they always look out for our homes to ensure they are being properly cared for by our tenants. They took into considerations all our concerns when we were listing our rental properties and they were always respectful and considerate of our wishes. What this company is doing to my gf that has autism is disgusting. She signed a contract saying she would pay the water bill… no problem it’s in someone else’s name no problem. You tell her to send the money etransfer which does not get applied to the bill. They do not send all the bills so she can see what she’s paying. She was notified less then a week before that bill isn’t being paid yet she’s sending etransfer. When on the phone to discuss and rectify the situation the lady is extremely unprofessional. We will be going to landlord and tenant board as dealing with them is absolutely disturbing the treatment.

Quick and professional work by Joe and his team. Was skeptical about the lease I was signing, went through a lawyer, paid the extra $$$, yet was informed nothing in particular I should be worried about. Double-checked any concerns I had and Joe was able to answer them in great detail. Joe follows up by checking on us from time to time to make sure we're still happy with the property. Whenever we need something and ask for help, Joe is the first one to respond and lend us his expertise. See that big red building, that's one happy customer that has now become four. Since I am working outside Canada, I had to use property management services for my property. My friend recommended this company. I met Joe and immediately realized that I can trust this person. I am so happy at the service they are providing me. Joe is always available for urgent requests. His staff is responsible and takes care of every routine work. I just get money delivered to my account. Joe is hiring more admins to improve the admin work even further. If YOU are an expat and in need of property management service, just use this company. You will not regret it.

Rent in ottawa is a horrible company. They do not care about tenants, they lie, they’re rude and abusive within the company. Tenants would be waiting months for new appliances or repairs and the company regards the tenants as lower class, so he would at the last moment fix things to avoid court. Joe is abusive to his staff, he doesn’t care about anything but money. I worked with him for brief time but it was not worth the money or the treatment. If you want to manage your property, go somewhere else. You will have unhappy tenants and an unkept property.

We have been renting with Rent in Ottawa for almost 3 years now and really love and appreciate their service. They always fix and deal with every issue that comes up! We never feel ignored but cared for. Even yesterday their technician Adam came right after the step broke and we requested maintenance fixing work. He worked hard on the step and did fantastic job! This company is definitely top drawer! They are knowledgeable of current residential rules, they place quality people that are well screened and above all else, they take care of my properties for a reasonable cost. I get my rent on time and I am kept in the loop for all repairs, even being given the option to do it myself. For the first time in years, I actually enjoy being a landlord! Over the past three years, two of which were obviously very challenging due to the pandemic, Rent In Ottawa were always there when I needed them. And when service was sometimes slow due to the pandemic, they were quick to reach out and let me know what was happening and let me know that they were on it. I have appreciated their care of me and my rental property over the last few years.

I’ve never dealt with them personally but I was the lucky enough to deal with their driving. On September 23rd at approx 2 pm, someone was driving their company truck and he was serving in and out of lanes recklessly and cutting people off without a signal. I would never deal with them after this experience since they clearly don’t care about the safety of others.

My wife and I have been renting with Rent in Ottawa for over two years now and are appreciative of how responsive Joe and the staff have been with inquiries, regular maintenance requests, and emergencies. We live in an older property but our requests are always looked after in a timely and caring manner. We recommend them to prospective tenants and clients alike.
