During Pandemic I had to move to Eindhoven. I needed a place to live in with my family. I took help from Hans van Gennip from Rotsvast. He did arrange a Video call for viewing the house. Finally We did checkin the house. We lived in the house for almost a year. There were some minor issues like water leakage developed in the house. Almost all the houses in Eindhoven are pretty old and it is natural. He well co-ordinated with the owner and got it Fixed. During my check out/ vacating the house, He also guided me and helped me to put back the lights/lamps that were fused due to our usage. It was a pleasure to interact with him, know him and also learn the professionalism that he carries. I was also surprised the way he was inspecting the house during checkout. He was noting down all the points. I also got back my deposit amount and extra payment that I transferred as a part of advance rent payment within 2 days of completing the house final inspection. This is amazing to have my money back full amount. I found Hans very honest and good hearted person. I am sure he is an asset to his organization. Buiten een verschrikkelijk slechte TV verbinding en geen airco toch een fijn verblijf in een studiotje gehad. Natuurlijk wil je hem op het einde ook helemaal perfect afleveren om je waarborg terug te krijgen.. blijkt opeens dat je de kleine lettertjes bij Rotsvast ook moet lezen want ze gingen sowieso !175! EUR voor de schoonmaak aanrekenen, ookal is het PERFECT schoon. Wat een belachelijk concept, wees dus allemaal gewaarschuwd. Of laat je studio lekker smerig achter, dan is die 175 EUR misschien nog gerechtvaardigd. Als je dan op je strepen staat krijg je de reactie dat je 'niet moet dreigen' en dat ze er 'klaar met zijn'. Als kers op de taart krijg je een 'je kan toch niet naar de huurcommissie gaan want je hebt geen huurcontract maar een booking confirmation'. Voor mensen die ook klachten hebben, kan je best Esmaralda Overweg eens contacteren. Zij weet wel hoe je daar met om moet gaan en hoe je het kan aanpakken. DIKKE AFRADER voor iedereen.

As an expat, coming to a foreign land is never easy. Finding accommodation was not easy either! After a week of living in a boarding house (where some of my belongings were stolen) and in a hotel, I was at my wits end when I cold called on Saidu, Hans’ friend who runs his own rental agency too. When I sat down to tell my story and ask for help in finding accommodation, tears just poured slowly out of my eyes. I was tired. I was scared. I had run out of options. Saidu called Hans and in 2 hrs, I was at Rotsvast signing my lease for an apartment in Eindhoven central! A few weeks later, Hans and his team helped me secure a family home in beautiful Nuenen! Zero customer service. I lived in an apartment they had rented on behalf of my company for me. 3 Months after I moved out of the apartment, city-hall sent me a bill for unpaid trash collection fees. After I took the bill to them and asked to return this to the landlord (it was clearly mentioned in the contract it was landlord's responsibility), the rude staff told me they had closed my file and can't do anything. I was left stuck with a bill which was unpaid for 3 months! They acted like they don't know me at all! Terrible company. If you are a RENTER, stay away from them. Also when I moved out of that apartment, I spent two days cleaning it, yet they charged me 500 Euro for 8 hours cleaning! That is like 60 Euro an hour, even an experienced engineer does not make that much in Eindhoven! If you are a RENTER, stay away from them.

This company is a joke, I asked for an extra remote control and key for my apartment because I had lost them. It took them almost 1 year to finally make those, then they sent me a 190 euros invoice for it. Then, when my girlfriend went there to pickup the key, they didn't want to deliver it to her before I paid the invoice. I have always paid for the rent more than 10 days in advance and they know very well that I would pay for it one way or another, since I ordered it and they even have a deposit from me in case something happened. They basically assumed I wouldn't pay for the key for some reason, I even suspect it was personal because I questioned the amount they were charging for the key and remote control. I would avoid doing business with this company, unless you like to be treated like trash.

I was totally desperate because I didn't know how to find an apartment in Eindhoven and I turned to this company to find a solution. In particular, I found Kim Van den Eertwegh as the person in charge of advising me. I explained my situation as an expat and asked for help because coming to the Netherlands was very important to me. At all times he empathized with me, advised me through the process in a flawless way and, best of all, the answers were elaborated and immediate. This was the only company that helped me proactively and Kim was a professional who knew how to help and reassure me at all times. That's why I am writing this review, to let you know that both the company and its professionals (in my case Kim) have done an exceptional job with me. Congratulations.

Don't choose that agency, they will do whatever they can to keep your deposit. I never had any problem with any landlord in my life in Canada. I am a very clean person and I take care of my goods. The 1st apartment I rent in the Netherlands was with this agency. They kept 300eur from my deposit because of "burn marks" on the cooking plate (when water drip from a pan). I asked the guy if I needed to buy the product to clean the marks and the he said it was ok. Then they kept a part of my deposit. I asked several times them to let me come and clean the mark and they said no.

They are very nice and coperative, They guide me thoroughly the process of renting the house and they investigate everything personally before handing me the studio. They collabrate with me in viewing the studio through video call because i was not present in netherlands. They have good sources to get the viewing most of the time which is big hurdle to get by yourself. Kim is very kind and gentle person, who guided, assisted and handedover the studio to me. Awesome service. I worked with Peter for a little over a week to find an apartment. While I ultimately signed for an apartment through a different agency, Peter was an absolute delight to search with. He took the time to understand what I was looking for, then adapted when we figured out what I was actually looking for, and spent hours to help me. He was very professional, but also quite witty, which made this a more fun experience. Would highly recommend this agency, and Peter in particular.

I have lived (rented) in two properties via this agency. They provide good services, they are helpful and responsive. I contacted them for couple of issues and they tried to help, if they couldn't they would guide me how to solve it or where to get help. I have heard complaints from many people about their agency or owners not returning their security deposits and being rude or unprofessional. I didn't face any such issues with them but only good experiences. I would totally recommend them.

Nadat we met plezier een prachtig appartement hebben gehuurd in Eindhoven eindigt het in beschuldigingen en het niet correct afhandelen van afspraken. Borg komt weken later. Begin-eind inspectie komen niet goed overeen, dus moet ik betalen en krijg ik beschuldigingen over missend inventaris. Ik vraag hierover teruggebeld te worden, maar hoor weken niets. Ik bel weer meerdere keren, ik hoor weer niets. Het is duidelijk dat ze van mij af willen. Nooit meer huren bij Rotsvast!

Even though we ended up going with a different rental agency, I think Rotsvast is worthy of praise. They took time out to show my wife 5+ properties and even offered to drive her to them in their car. Incredible! I do not know what the end of a relationship with Rotsvast looks like, but their customer service was absolutely perfect and my wife could not stop talking about how deftly they handled her case with grace, specifically an individual named Hans.

I have had a very positive experience with Rotsvast Eindhoven in recent months helping me get set up with a rental property. I was well informed from the beginning about all necessary process and documentation. I was able to get a quick response on several occasions when something was needed on short notice. Total scam, not professional at all and terrible communication skills of the managers. Charging bills that do not make sense, overcharging utilities from an excel sheet they make up, not repairing major leakages and giving you a hard time to communicate via emails. Not to mention they overcharge their properties according to the legal standards. They are linked with EHV Vastgoedmanagement and Nixel Management Consulting. Just avoid them.

It was very difficult to find housing in the Netherlands but with the help of Hans I was able to find a place. Communication with him was quick and seamless because his emails were carefully written and easy to understand. He listened to my requests and tried to understand me. I am incredibly grateful to Hans and to the agency for everything they have done, and I cannot recommend them enough.

I lived in a rented apartment for about 2 years and my experiance with rotsvast team was good. The team is very professional and i liked the intermediate inspection that happened every 6 months and the way they respond to your queries [phone calls & emails] was also very good. My key transfer while checking in and out was very smooth and i would give a 4 star to them.

Companies like this are the reason for rising rental prices allowing landlords to charge expat prices and legally sheltering them from responsibilities. I don’t think there’s much to say about their modus operandi other than they follow the script and lie when necessary. They do it very politely and with a big smile on their faces but what’s the moral of the story!?

This is the worse service you could expect. They are good when they need to capture clients, but once you are attached to them the service is complete the opposite. If you are renting, they will try to charge you with illegal costs, mainly if you are expat.

Most rental agencies won't even talk to you if your situation is anything out of the ordinary (Dutch or EU w/ a work contract). Rotsvast was very helpful. Particularly, Alex worked very hard. If you come here, you would be lucky to get to work with him.
