"I loved the location for this place and it was super easy to book but found our room lacking in cleanliness"
Stayed overnight for a little mini vacation. Booked it on a whim as it was my first time staying at a B&B. The price was perfect for my budget and my goodness it was soo nice and quiet. It's nestled right in a neighborhood so no major traffic or sounds. There's a very nice kids park nearby and some places to eat. There's a cute walking path in the divide of the street so it's perfect to use when admiring the nearby homes. There is a quilt shop and an antique store nearby. My only issue was parking, I had a tiny car and it was just the right size. Had I driven my tahoe, I would have felt cramped.

Stayed in the Royal Damask room. It was nice, perfect size for 2.
Safety
The location felt safe. The area seemed safe as well. Had no issues.
Walkability
There's plenty of nearby places to walk too that maybe take about 10 mins or more.
Food & drinks
The B&B does not serve breakfast however there are other options for food nearby.

Luxury, Romantic, Quiet, Great value
This place is gorgeous, I loved the furnishings and its set in the most convenient area of Houston. It's the closest you can get to staying at a friends house in the best way. Occasionally I heard people entering/exiting their rooms but otherwise totally silent. There's also snacks/water/wine provided in the kitchen and free parking. I stayed in the rooftop suite which has a rain shower. I am 5' 2" and my head was very close to the shower head so just something to keep in mind. I will say I went to the wrong house when I arrived (COMPLETELY my fault) and panicked and tried to contact one of the people who reached out about my check in. She did not answer her phone at all until the next morning. Thankfully there was nothing wrong but if I was having any issues I'm not sure I would've been able to get into contact with anyone. Regardless I enjoyed my stay.

Romantic, Quiet
This was a very good experience and I can highly recommend this place, both for families and for couples. All you can ask for: A suite, complete with kitchen and washing machines, and a comfortable bed. Extra beds can be arranged. The cleaning was very good. Staff were helpful and parking was free too. The location is beautiful and great overall, if you want to stay in a nice without too much noise, but still just a 10-15 car ride downtown. Restaurants for dinner (such as Be More Pacific which is in the top 100 of Houston restaurants) or breakfast are available at a short walking distance. I highly recommend this place.

We stayed at Sara's Inn as an alternate to the big downtown hotels and we lived it! The royal damask room was perfect for the two of us. There is lots within walking distance to check out, food, shopping etc with an easy Uber/lift ride to most anywhere. We would definitely stay again!

I loved the location for this place and it was super easy to book but found our room lacking in cleanliness. Multiple hairs on the bed and tons of hair in the sink (it was super gross), saw more than a few bugs. Emailed them directly about it and never heard back.

The location is very convenient and the stay was amazing, especially for the rates. I spoke mostly with Karena and she was incredibly patient, hospitable, and kind. She tended to our every need and made sure our stay was comfortable.

Great value
We loved the Boutique Hotel with the individually decorated rooms. We travelled as a family and had booked two rooms. Both rooms were immaculate with their own bathrooms equipped with all things necessary. Check-in and check-out were well organized. The coffee was very good. Definitely recommend for a stay in Houston!

My husband and I have stayed here twice! This last time was in the Roof top Room with a private balcony! It was a beautiful view. Very intimate. The room felt like a mini suite due to separate rooms for sleeping and sitting. Cozy! We definitely intend to stay many more times and recommend it to our friends and family! Affordable get away for a night on the town!
An absolutely beautiful place to stay! Much better than a traditional hotel if you want history and a sense of home away from home.
