Angela Zelvenschi (Buyers Agent) It is best you avoid this agent! From the start it was clear that there was poor communication from Angela. Our agent who was selling our home needed to reach out numerous times to arrange showing times, elicit feedback and encourage next steps. When an offer was initially presented it was obviously low as one expects when entering negotiations. However, there was little movement during negotiations. We dropped the lion’s share (fine, chalk that up to market adjustments) but where the difference was made was she and my agent gave up $5000 of their own commission! We needed to go to our home seller and ask her to cough up $15 000 of her list price to make this work. At this point it was clear she had not done her due diligence in verifying if her clients could afford our home. The deal dissolved because they had not been approved yet to buy our home. Two weeks later Angela came back to offer on our house now that her clients have finally secured financing. A home inspection was arranged and five days later we received notice from our agent that her clients were pulling out with no explanation given! She did not follow up or give any information that something came up in the home inspection or there was another financing issue. Not that this is a factor, but I now feel it offers some additional insight. She seems like a very new agent, unfamiliar with the industry and how to share information among her clients and other agents. In my experience, she came to the negotiation table two separate times when her clients could not afford our home! Her listing inventory is only one house. Ahd she did not have a resources list. She asked our agent for a list of home inspectors for her own clients!? This agent has too many red flags to provide any sort of real estate service. She lacks the professionalism to verify checks and balances before finding homes for her clients. She does not initiate or maintain communication with other agents through texts or calls from other interested parties as my agent had to reach out many times to contact. There are many other competent agents who will help you find a home and not lead you along.

Lincoln Lin and his team has time and time again shown us exceptional service. Shirley is an amazingly skillful, effective, and honest housing agent: 1. In 2019, we interviewed four housing agents and selected her for her honesty, track record, and excellent advice to sell our condo. We were not disappointed, as she sold our condo at a competitively good price in a short amount of time. 2. A few months later, with her skillful bargaining, she helped us buy a townhouse that was only 600m away from the nearest subway station and mall—for a price that was tens of thousands below our stated willing price. We are so impressed, and more than satisfied with her services! 3. Shirley also works hard to make sure that the potential tenants for our townhouse are who they say they are: she screened each applicant to check if they are blacklisted, and called their employers and references. Once, she even drove to a suspicious applicant’s place of employment and found that it was completely empty (i.e., fake employment), and showed us photos that she took of the empty place. This spring we are sold our Arb&b Cottage at Muskoka and bought Arb&b waterfront cottage in North Frontenac with Tal Sivak. I would like to admit that professional level of Tal is beyond all expectations. Selling was fast , unstressefull and price met our expectation. During buing, each property that we are visited was carrefly checked according all regulations and buildng conditions. Deep research was done on each property that we planned to see and that saved time . Never met agent in that level. Buying house stressefull , but buying waterfront cottage must be done only with proffesional agent, as Tal. Everething was checked, analysed , including agreement and all paperwork. Inspection ordered super fast and Tal was there all the time, asking questions and cheking little staff. All process from beginning and till closing our agent was there,checking , recearching analysing . Thank you so much Tal and Sutton Group . Having agents in that level it is honor.

We have been victimized in the worst possible way. I will not recommend this brokerage and most importantly Marina Yusufov to absolutely anyone. We want everyone to know that this was more than awful experience. Marina Yusufov did not respect her duties in the double representation she engaged on two different deals for us. Reco complaint filled and warning issued but not enough for what it’s been done. There were many breaches of professional and fiduciary duties that lead to nothing less than a total disaster. The agent working for us has caused used us damage in excess of $500k. Do your self a favour…. Stay away…. Find an honest agent that respects their clients and save yourself from becoming a victim like we did.

I would really like to appreciate Sutton Realty for their dedicated staff. We were assisted by Amit Sukhwani from Sutton for renting out our unit. Amit is a very dedicated and resourceful agent. He understands the need of the client to the utmost capacity and tries to completely match the deliverables for the client. He made a lot of efforts going out of his way to fetch us a unit within three business days and made our renting process totally hassle free. Would definitely recommend him and Sutton Realty for a smoother transition in the exhaustive housing environment in Toronto.

This should be zero stars: Agent we had was based in York region and clearly had no contacts or knowledge in East York. They left out key details to sell our home which we had to request them add in. Other than letting us into homes to view, this agent (and his manager) were pointless. This job could've been done with AI and I truly hope AI replaces agents like this soon. They set the bar high on what your home can sell for then drop it when they realize they dont have enough contacts to bring into the area. If selling in East York, I recommend one of the local agents.

I was asked to revise Sutton Group-Admiral Realty Inc by them so I will. The agent I used was Michael Budd and in over 50 years of dealing with many brokers and agent I never had an experience such as this. Mr. Budd stole property from my house. As well he was completely incompetent. Failed to respond to potential offers and showed up looking terrible. He and his clothes were disheveled and filthy. He was hours late often. What a terrible experience with Amer as a listing agent. He listed a property and then immediately demanded $50,000 more to even look at my offer. This is not illegal, but a misrepresentation of the sale price. It is already hard enough to buy a property in Toronto to also deal with dishonest agents.
