Brian sold my house at asking price and saved me just over $10K dollars in realtor fees, but the positives end there. If you just need a realtor to list your house on MLS with good pictures, then Brian is your man. To determine a list price, Brian asked me what I wanted to get out of the house. Only after pulling an automated market evaluation out of him did I feel semi confident that the price I was asking actually a good one. After the first offer, I realized I was going to have to do the work to determine counteroffers, receiving only email affirmation and never advice from Brian. When we finally got a contract on the house 19-days after listing, his ‘contract coordinator’ began to work with us; good luck communicating with her over something other than e-mail because the only number they have is Brian’s cell phone number, and he rarely answered it. Communication over the entire process was lacking and almost solely took place over e-mail; not just with me, but with the buyer’s realtor an eventually the closing attorney as well. I don’t know how many times I had to reiterate the same things in those e-mails such as closing date, moving dates, HOA POCs, and driving the deal on communication with the closing attorney. About three weeks before closing I asked Brian about the appraisal, knowing that was the only contingency I had left on the contract. After several e-mail exchanges (never over the phone), he assured me the appraisal was complete, only to find out a week and a half later the appraisal was not done; picking up the phone and talking to the buyer’s agent would have fixed confusion that was not unclear to me in the original buyer’s agent e-mail. Getting the appraisal done was also frustrating, and would have set us back on the closing date if the buyer’s agent had not stepped in to help. Less than a week from closing I sent an e-mail to Brian’s contract coordinator to tell her I had not heard from the closing attorney. She forwarded me an e-mail from the closing attorney that was dated four days before; why had I only received it now?…and now it was up to me to provide the information in a hurry. Once the closing attorney and buyer’s agent found my phone number, they stopped trying to contact Brian and just worked through me in the final week of the deal; frankly, we all gave up trying to contact Brian. If I had not had direct contact with the closing attorney and the buyer’s agent I would have never seen my closing documents before settlement, the final walk-through would not have occurred on time, and closing would have been delayed. Brian was nowhere to be seen/found at closing; in fact, I only saw him face to face one time during the process. Brian offers a great incentive and that is saving A LOT of money, real money, and no one can deny that reality. If you are going to use him, understand you will communicate almost solely by e-mail and that you will need to more than a novice at real estate. The only way Brian’s real estate model works is through volume sales. You will be one of the MANY deals he is working at the time for which his current processes do not support to provide sufficient customer service and effective real estate counsel you would expect to receive for such a large investment and risk.

Brian not only helped sell our house - giving us solid advice to sell our house quickly - he helped us buy our next house. This might not seem to be a unordinary situation (selling one house with a realtor and buying another with the same realtor), but it was... My wife and I wanted to buy a BEAUTIFUL new build home that he was the agent of, but we were too late and lost out on said house. Brian being the great guy that he was, put us in contact with the builder of that home and behold... that builder was building another one right down the street. We were instantly hooked. But that was all that he did for us. From the moment Brian set up the meeting between the builder and my wife and I, Brian was there answering every single question we had about the newest build... which was months out from being completed. We would text or call him once or twice a week and he was there to respond. He found out answers to every question we had - making the experience much, much, much less stressful. When lumber prices shot up, he was there to calm us down and help us realize that we were still in a great position. There were times where I was worried that I was bothering him too much, but I wasn't! He was there for every single question. I could not recommend him enough. Also, his price was amazing and that helps so, so much in the market that we are in.
My wife and I worked with Brian and his team last year to sell our townhouse and purchase our current house. We are so happy with the results. My wife and I were expecting a new child and needed more space. We first met Brian to discuss our situation and he immediately laid out a plan and advice that resonated with us. He helped us through every step of the process and allowed us to be as hands on as we wanted. I like to be very involved and Brian was there whenever I needed, to answer questions and offer guidance. The plan to sell our house worked out exactly as he mapped out for us and we were very happy with the price we got. On the buying side Brian was very helpful when showing us houses to help us process what we were looking for and needed. He took us to see many houses but it just so happened that my wife and I stumbled on an open house one day and got that feeling. So I called Brian and told him we have to put an offer on this house today within the next couple hours because there was going to be multiple offers. He jumped right to action and we mapped out all of the specifics on the phone. Within an hour Brian worked everything out over the phone and through email and the offer was in the sellers agents hands. Brian and his team are very good about doing everything over phone and email and the only time we had to be present was to actually sign for the house at closing. We are so happy with our house and couldn't imagine achieving the results we did without the help of Brian and his team.
My wife and I recently closed with Wilson. I have to say, after six real estate transactions and several realtors over the years, this was the most pleasant and seamless experience I have had. Everything was so fast and effective, without so much of the nonsense, ambiguity, and confusion that is typical of the traditional realtor experience. And most of all, the massive overpricing of the traditional model is absent in that of Brian's. The only thing you don't get with his model, are the things that no longer work and are antiquated. I never had to wait long for responses from Brian, we were involved in every step of the process, and our house sold quickly. I am not sure what else a client could ask for. Since we chose Brian to help us after moving on from a previous traditional realtor, two more similar businesses cropped up in our area, and I have no doubt that it will be the new norm. Both sellers and buyers benefit from the lower commission and ultimately homes will cost less and sell faster. It is truly a market improvement, so the more people that utilize companies like Wilson Reality, the better for everyone. I would recommend Brian, because he has been at it for a long time, is an innovator, and utilizes a whole team and modern tech to improve the entire real estate experience. If you don't have a realtor, call him. If you aren't happy with your realtor, call him...or better yet, e-mail him because he will respond quickly.
Most realtors are high on price and low on value. I have always felt that realtors overcharge for the actual services they provide, especially in today's world with sophisticated buyers and sellers able to do much of the initial homework through the internet, So I was delighted to meet Brian and his unique full-service platform at steep discounts relative to other realtors in the market. I had an absolutely phenomenal experience with Brian. He answered all of my questions quickly and thoroughly, was comprehensive and careful throughout the whole process, never pushed me into accepting an offer if I didn't want it, and gave me full authority on setting price. He has the potential to truly change the landscape of real estate in the DC area by introducing high quality combined with fee competition into the marketplace. I have recommended Brian to all of my family and friends and will do so for as long as I can. The truth is, technology and the internet are vastly changing the nature of home buying and selling, to which many of the traditional roles and responsibilities of a realtor are obsolete. We have sold two homes working with Brian Wilson. Not the Beach Boy, not the radio show host, but THE Brian Wilson, the innovative realtor of the 21st century. We have worked with him when he was in the Wilson Realty Group and now with the Hybrid Agent / Keller Williams. There is the obvious benefit of potentially saving tens of thousands of dollars on real estate commission. Who doesn't like that? Although he takes low commissions, that doesn't mean he will skimp on quality of service. First of all, he works with arguably one of the best real estate photographers out there. First impressions are lasting and you want to maximize that client draw as much as possible with the eye-popping photos. Brian has assembled a stellar team who will help address issues if they come up. A few hiccups occurred just before closing, but his team was able to help right the ship just in time. While most of the communication is electronic, a member of his staff will call if needed. For some people, the real estate transaction process can be complicated, onerous and have so many steps, requirements, inspections, etc from the time you list to the time you close and his team was able to provide a handy timeline to keep us on track and simplify a few things. For all these reasons, we highly recommend Brian Wilson The Hybrid Agent.
Alright, let’s talk about Brian. He sold our house and he put A LOT of money back in our pocket. Brian came recommended to me from one of my close friends who has major trust issues, so I knew if he trusted Brian, I could too. That is an important caveat because when Brian started to explain his fee structure to me I thought for sure it was too good to be true. Listen, Brian is not going to hold your hand and do some the “feel good” things that other realtors will. That said he is an EXPERT, a professional, he is honest, and he will sell your house in DC while saving you more than you ever imagined. The thing I loved most about Brian was when I first called to ask about some poor reviews he got a few years ago he honestly explained in detail what caused them and the steps he had taken to make sure they did not happen again. He understands what it takes to succeed in business over the long term. Finally, I’m gonna “soap box” here a minute, if you will indulge me. I love German and Belgian beer. Every time I drink one I think to myself, “if Germans and Belgians have been making beer this good for centuries, how is it possible that all beer does not taste this good!?” I feel the same way about Brian. His approach to the real estate business puts him centuries ahead of his fellow realtors. Just use him.
Our experience with Brian Wilson and his team exceeded all expectations. Brian was at our home within two hours of contacting his office on a Monday morning and after a thorough discussion regarding our interests we were convinced we needed to look no further for a realtor to sell our Annandale home. Though we originally had differing opinions on what the listing price for our home should be we went with Brian’s expertise and judgement which proved to be exactly right in this market. On Wednesday of that week Brian arranged photographs to be taken that exquisitely documented the interior/exterior of our home and yard/landscaping. One of our requirements was no Open Houses. It worked for me... and I saved about $15k - not chump change. There were a few minor lapses but Brian made the adjustments quickly. Never fails to amaze me how people will price-shop inexpensive things like say... gas or food but won't bat an eye at paying an agent thousands and thousands of dollars more than the service is really worth in the modern era of the internet, zillow, digital signatures, etc POWER TO THE PEOPLE! :) . Really baffles me why people go get an agent to buy a home since everything on the MLS is now on any number of websites like zillow, realtor, trulia, etc. I figure if I go direct to the listing agent... or better yet to a for sale by owner, then the seller may be more negotiable on price. Sorry agents, they aren't making buggy whips anymore and all good things must come to an end. In the end, at-market pricing, the MLS listing with professional photos, a lock box and a yard sign is what sells houses and not much else. Brian gave me that without the hype and hand-holding which I don't need and he did it at a price more in line with the value of the service. Thanks Brian!!

WOW!!! RESULTS!! My house sold in FOUR days, 30% ABOVE comps of similarly sized houses, BECAUSE, we had 39 OFFERS!!! Brian provided a STRATEGY to help me get my house sold - SUCCESSFULLY!! Brian is an extremely professional salesman. He respects your time, and expects that you will respect his time. For 1/6th the price of any other realtor, certainly, you may have to wait a few minutes for a reply to a text or an email. The reply will be short, precise, and to the point. I respect and enjoy his time-efficient approach to everything. Brian understands the new reality of buying and selling a house, that the internet does 90% of what a 'traditional' realtor does. Brian will not do an open house, because it benefits neither the buyer or seller, only the realtor (by generating new business). He understands how to generate the best price if you're selling, and the best price if you're buying. The biggest compliment I can give Brian: My house is now under contract for 10k above asking price, and was on the market for 5 days I think. The photographer he employs is excellent.

We had a great experience selling our home with Brian. He was easy to communicate with by phone, text, and email, and he gave us great advice about what needed to be done to get our house ready to sell. He was happy to provide names of contractors to do tile work and painting. We moved out before our home was actually on the market, and Brian helped communicate with the contractors who were doing the painting etc, and handled the listing photography once the work was done. Our home sold very quickly for well over listing and the closing process was completely painless, despite the fact that we were in another state. We are thrilled at the money we saved by using a hybrid agent and don’t feel like we compromised at all by not using a traditional real estate brokerage. Would recommend Brian without reservation.
Brian is the best listing agent I have ever experienced. Communication was prompt and top-notch. The staging pictures to sell my house were superb. Brian is very knowledgeable about his industry and also provided superb referrals for a moving company and a settlement company that were top notch just like Brian. My house was under contract in about 10 hours after listing; and overbid at that. Also awesome were the very substantial savings on real estate commissions. Actually, quite incredible. Brian has his profession down to a science coupled with a great degree of personal warmth. It was tempting to do the hatpin test to see if Brian is really human or heaven-sent. The only critique of Brian is that if he was stranded on a desert island for 2 months, he’d still look like he belonged on the cover of GQ - Lol.

If you want to have a good realtor on your side and you are not sure whom to choose, I am saying it go with Brian without any second thought. He is honest, very down to earth, will give you his honest recommendation, and above all always lookout for you. In the market of year 2020 where demand is high supply is low he managed to get me a home without any closing cost. That how good he is in his negotiations. He looked out for me to make sure I save every penny I can. His commission is VERY VERY VERY reasonable and trust me no one can beat it. I purchased my first home from another realtor but never went back to that realtor when I had to buy my second home and sell my first home at the same time. He is my realtor for life and in this whole process he turned out be a good friend as well.

Brian served as our listing agent and we were extremely pleased with his services. His business acumen and real estate expertise are top notch, which are supported by both his years of experience and MBA degree. He gave us specific and tailored advice ("tough love") to ensure we as sellers prepared our home to show it as best we could given our circumstances. Brian's advice regarding pricing strategy resulted in us selling our home in less than a week for a price much higher than we thought possible. Brian's business model does require sellers to do some work, but the results are exceptional -- not to mention the cost savings! If we had to sell another home we would only call Brian and we would recommend him to friends/family.
Brian Wilson is not worth wasting your time. He is the most arrogant realtor I have ever met. Nothing but problems and headache from the beginning. He was such a horrible realtor I dumped him for a conventional agent. You will never be able to get ahold of him when you need. He subcontracts everything so all you get are excuses when things don't get accomplished. Your potential buyers will never be able to get ahold of him either which defeats the purpose of putting the house up for sale. Read some of the other negative reviews and take them to heart. I had the exact same experience and lost 500 cash because of it. You will regret wasting time with this guy. Get a professional realtor and save yourself the headache.
My husband and I have worked with Brian since 2016 to buy and sell several properties. Aside from his amazing rates, he is very responsive, very knowledgable in the business, and extremely professional. We initially tired to sell our investment property using another agent. After months of poor advertisement and no foot traffic with our open houses, we decided to hire a new agent. Brian was great from start to finish. He was able to provide great knowledge about the current real estate market and helped us maximize our sale price. The house had 3 offers within 3 days, and through a bidding war Brian was able to get us more than our list price. Brian then proceeded to help navigate us from a signed offer to the actual closing. He was very responsive and did a great job answering any questions we had. Not to mention the 2.5% savings on commission from traditional agents, which was huge for us. I will definitely be using him again on any future real estate needs and would highly recommend him!

Save yourself the pain and suffering. We closed on our house today despite Brian Wilson. Very poor communication...right down to closing. We showed up to a title company office that didn't know we were coming. Buyers were given a different time. He had no idea what was going on and contacted us once after texts, emails, and phone calls...only to say he wasn't sure what was going on. He didn't even show up to closing and didn't let us know he wouldn't be. Although he charges less, you honestly get what you pay for. Our buyers agreed that we would have done better to just keep him out of the process.
Brian Wilson sold our house so fast, and got full price! He saved us THOUSANDS on real estate commissions and made the entire process very smooth! What else can you want? Sensationalism aside, I will never use another realtor again. His seller-side system cuts your expenses to a half percent! News flash - Sellers' agents don't have to do much, so he is capitalizing on this by lowering the commission to match the work. Incredible program and so glad I found him! Brian Wilson , Hybrid Agent. Our first meeting Brian took the time to campus the home and property. We discussed some recommendations to improve the appearance and marketing enhancements. I came away with a plan and we scheduled the opportune time to list the property. Within a week we had several offers. Brian lead us through these offers to select which was best for us. The closing process was handled by professional title organization and both buyer and sellers were very satisfied. I would highly recommend Brian Wilson, Hybrid Agent to family and friends.
Wilson Realty Group delivered exactly what we wanted; an alternative to the "conventional selling agent" to maximize our return, knowing our home was a gem. Our home sold before it was formally listed, at asking price, and without having to pay the additional 3% of the commission (saving us more than $23K of sweat equity we invested over the 10 years in our home). Highly recommend Brian and his associates. Houses sell themselves but you need a professional to properly market, price, negotiate and guide you through the sales process. Brain provided excellent service for a total commission of 3%. That is 1/2 of what other realtors charge for the same service. We sold our house through Brian Wilson. What I liked about Brian is his no-nonsense attitude: it took around a week and a half between the initial phone conversation with Brian and the first offer. In my opinion, his method of comparative price analysis is better than others. In short, the process went smoothly and when problems arose, Brian solved them quickly. I would use Brian services in the future without hesitation and recommend Brian to my friends whole heartedly.

Brian helped us sell a rental property. The property went on the market at the end of February 2020 and in about a week we had a contract. He gave us paint color suggestions, flooring feedback, and other items that allowed the property to shine and move quickly. Settlement occurred in early April 2020. Especially considering the COVID-19 impact on the real estate market at that time we feel that Brian did an extraordinary job for us.

Brian was extremely rude and pushy with my wife. He cold-called her -attempting to get us to list our home with him and his firm and insulted her intelligence- Insinuating that our choice to list our home for sale with another broker was stupid. I am not sure how often being rude, results in becoming a listing agent- but I guess it works for Brian. Just not for us.
