Though I have no issues with the actual property I rented through Tiger, their conduct was appalling and left a sour taste before I had even moved in. Please read this if you are tempted to rent through them. Me and a few friends rented a student property for one year, which began with a two month period in which we were contractually obliged to pay 50% rent but weren't allowed to actually be in the property. During the period of this colossal waste of money, Tiger's staff rang E-ON and opened an account in my and my friend's name without our knowledge or consent, then hired cleaners to do a deep clean of the house and whatever else, and gave my contact details for E-ON staff to read the metres and send a bill of £80 to! When I realised what had happened, we went to Citizens Advice Bureau who rang them to question it. The staff hung up on her twice, then on the third call they lied and claimed our other housemate was responsible, and only upon a fourth pressing did they admit they had done it, but dismissively gloated that because our names were on the contract we were liable to pay the bill! To charge a "retainer fee" of 50% rent without tenants being allowed to step foot inside the property is extortionate enough and very much part of the problem with renting, then act in such a sneaky manner and have the audacity to lie about it, is astonishingly insulting, unprofessional, and criminal. Avoid these charlatans at all costs unless you wish to be lumped with a bill for a house you've never spent a night in. Edit: Since posting this review a staff member has replied believing that this is a mix-up as all bills are included in the rent. This must be a development since our time with them, as the agent in question was 100% Tiger Properties on Wilmslow Road in Didsbury, and the property was a four bedroom house in Withington. Two of us witnessed the calls detailed above, and all four of us unquestionably recall the dissatisfying conversations and footing the bill. I can only imagine the response is an attempt to protect the company's online reputation.

If I could give minus 1 I would. AVOID THIS COMPANY THEY ARE KNOWN LIARS AND WILL TAKE YOU'RE DEPOSIT. If you are already with the company please I beg you take all the photos you can and go to MyDeposits if they charge you for stupid things. We did and got the majority of the deposit back. THIS COMPANY HAS BEEN BLACKLISTED BY Fallowfield SA. Please if you are a student look at the page to make sure that you are choosing a landlord or letting agent to trust. Also make sure never to use Laura or Amy who are absolute liars and literally couldn't have been more unhelpful when massive issues came up within the property. I'm sure Tiger will write some half thought out response to this post because they know everything I've said is true. They are money grabbers through and through and I am very much looking forward to hearing from them seen as they never responded to me to apologize when MyDeposits found out they had fraudulently claimed for things that were never fixed. I am noticing a pattern while looking through the reviews that most of the good ones are put on my landlords and the bad ones by students. IF YOU ARE A LANDLORD please please consider how the students in your property will be treated because I know of people renting through Tiger (just as we did) who have now got out of the property because they couldn't deal with the service. I would recommend advertising through Manchester Student Homes or a University service instead You can shout 'slanderous' from the hill tops Tiger but doesn't change the fact that you still didn't provide invoices and receipts in arbitration and could prove for half the damages. I would like to add that many students would be put off BY YOU from going to MyDeposits and that why only 2 claimed because you made very clear that you were going make the whole process as difficult as possible which you did

I would highly advice students not to rent through tiger properties. Firstly, we received the property in a poor condition, it had most definitely not been cleaned professionally. We complained about this and apparently cleaners came but we still found ourselves cleaning before moving our belongings in. The mattress on one of the beds was in an awful condition, we also asked for a working hoover and for better locks to be fitted as they weren't safe, but neither of these issues were resolved. Having left the property in a much better state than we received and thoroughly cleaned, we were then told that we had to pay a number of charges meaning that we would receive a very small amount of our deposits back. We felt this was very unfair and tried to contact the agency but they would only speak to the lead tenant, who had to speak on behalf of everyone and all of my emails were ignored. I think its shocking that when all tenants are paying the same amount, which is a ridiculous amount of money every month, the agency should at least have the courtesy to speak with all of their tenants if they're unhappy. I feel they wanted to avoid our questions, considering we'd been charged for redecorating and cleaning which we then found out had not even been done and there were new tenants already moved in just a week after we'd received feedback of the inspection! We were also told they had no evidence of previous complaints we'd made, as all the staff we were dealing with were new to tiger property and had no idea about the standard we had received the property in.

I can't stress enough how much I would advise anyone to avoid this company at all costs. We moved into a house that all my friends call the "worst house for its price in Fallowfield" and one of the worst student houses they've ever seen. The reason we signed for this property is because Tiger preyed on our vulnerability as first years with no experience in student property rentals and convinced us that if we did not sign for this house we would have to move back into halls as there were hardly any houses left in Fallowfield (we signed in early February). When we arrived, the house was dirty and mouldy (despite the fact that the previous tenants told us they had huge cleaning charges imposed upon them) with broken furniture that posed a health and safety risk to us. When we left the house, it was in an infinitely better condition that which we found it in, and yet the company are taking a lump of our deposit on the basis that there were some hair bobbles and copper coins left on a shelf, and an oven that needed cleaning. It should also be noted that the office staff we have dealt with (with a few exceptions) have been extremely rude and unprofessional. Do not let them suck you in! As we have since found, there are many other helpful, professional housing agencies in the area with large, beautiful students homes for much less than what we paid for a filthy 3 bedroom converted into a 6 bedroom house with no garden whatsoever.

My girlfriend and I recently rented a property through Tiger. Upon receiving the inventory we were disappointed to find the property not in the same condition as stated. The carpet had been changed and areas missed and the "freshly painted walls" were covered in marks. Later that day (Saturday) the agent arrived and took some photos of the areas that needed resolving and told me the manager would attend on Monday to see what could be done. Within an hour of the manager leaving on Monday morning David had turned up and started on the work that needed sorting. All in all they've taken three days to get this property to where it should have been and I could not be happier. The timeliness of resolving the issues has been fantastic, no job was a problem and David was great. Really accomodating working round the stuff that we had already moved in, he made the whole process seem very effortless. He's a credit to their team. If you're a landlord I'd definitely be happy to say these guys are the right team to look after your property and if you're a tenant this agent is well worth considering. Very rarely do I promote good service as I believe it's a standard that is expected but they have gone above and beyond my expectations and deserve recognition. I have recently amended my review as management has changed and I feel the level of service we receive has also changed. When we used to deal with both Emma’s things were dealt with professionally, swiftly and without a hitch. However recently we have handed our notice on a property rented out by Tiger and since this has happened the service we have received has been shocking - viewings have been arranged and amended without us having notice of this - staff have turned up an hour early and just let themselves in no buzzer ring (we have arranged viewings for when we are present) We are in the middle of packing to move house and there are things everywhere - not ideal with strangers roaming around. Service from the office is abrupt. However I have no issues with the service received prior to handing in the notice in terms of maintenance and property management. It’s just a shame that after 3 years of loyally Renting a property, keeping rent payments up, being quiet tenants etc. We are “rewarded” in this way! This isn’t a steer clear review it is just a be mindful review.

Sadly would not recommend this letting agency after living in a property with them for two years on Langley Road in Fallowfield. When we first moved into the property, we found the house to be dirty, cluttered with the previous tenants stuff, as well as mouse traps and rodents within in the property. Not only did we have to clean the house ourselves when moving in, but when leaving the property two years later we cleaned the property to a high standard. Despite this, the estate agents were with holding our deposit from the initial agreed date for over one month. Upon receiving the deposit they have charged us extortionate and inappropriate charges. For example £20 for the replacement of a lightbulb in a property where the electrics were so old we had to replace the lightbulbs ourselves weekly throughout the property. This is not the standard expected after speaking to many other friends who's landlords have given them back 100% of their deposits.

Avoid like the plague. Unprofessional and rude management team. The house was filthy upon moving in with multiple prices of broken furniture. If you are a student they will actively avoid providing you with the services agreed upon in your contract. We had damp and mould in our property throughout the year and multiple leaks of which nothing was ever done about. Another instance saw an unregistered 'technician' (we suspect it was the landlords friend) sent to our house at 9PM unannounced who was rude to all members of the house. The trouble doesn't stop once the tenancy ends, as they will make bogus charges in order to hold onto deposits. When provided with evidence against these charges, Laura will either ignore emails/phone calls or take over a week to reply. If you are a student take your business to another agency like MCR Move who we are with this year and have been a dream to work with.

Appalling services, had multiple faults with the property throughout the year, from a leaking ceiling, mice, light bulbs that never worked, leaking fridge, broken oven, black mold in the shower no matter how much I bleached it. Also moved in with a broken boiler, which included having no heating or hot water during some of winter which was unbearable in Manchester. Moved out of the property late June to receive the charges for the property which included ridiculous things like £10 for a lightbulb. The house was cleaned to higher standard than when we moved in as we found previous tenants underwear underneath our sofa. Baring in mind they carried out the ‘inspection’ in September. Since me and my housemates have disputed all of the claims and are still waiting for a response. Would 1000% not recommend renting a house through this estate agents.

I never write reviews but thought it was appropriate to warn people to NEVER use this estate agent. They were not only patronising, but attempted to avoid us once we signed a contract with them as they knew that four students do not have the time/ knowledge on how to void it. They completely lied to us and said the house would be newly renovated before our arrival, instead it had a broken washing machine/ dryer/ oven/ wonky draws and flooring. It took months before anything was sorted and many times I would call them, only to be hung up from immediately. I think the most detestable part was the fact that they then stated we could not have our deposit back even though the property was given to us in such an appalling state. All in all I would say they are scam artists and liars who will take advantage... please be warned!!

House was dirty upon moving in, garden took £500 of my money to clear out and put together, the estate agent was most unhelpful, slow, many reminders over long periods of time had to be sent to get things done. Hse advertised with a garage, was personally informed it came with the garage, but as soon as we moved in, I was counter informed garage did not come with it. I provided evidence of their own information and retain the use of the garage. Change of key personnel not communicated so emails with repairs go undetected, not diverted to new staff, even emergency ones, agency takes no responsibility - it caused discord in communication and caused frustration which could have been avoided if agency worked half efficiently it does now. Agency I would avoid as a tenant as well as a landlord.

Unprofessional, condescending, rude and unorganised. Issues with the house were left untreated for months. They do not reply to emails, wouldn't care if the house fell down on you. Promises of fixes and improvements were never kept and we never had an initial introduction to the house (how the boiler worked etc...). Water from bathroom dripped onto light fitting on floor below, damaging personal electrical items that they hardly cared about. Very poorly looked after house and not clean when we moved in! There was a dead cockroach on the stairs! We only convinced them to sort out the cockroach problem when we brought in a live one to the office! Avoid at all costs!

Edit: We have been here for over a year now. The service is still great and I maintain that these are really good estate agents. I am genuinely grateful for the professional and kind treatment my partner and I were subject to throughout the applications process. We are both mature students which can make the applications process difficult. Julia (our agent) took the time to enquire as the dynamic of living arrangements and the professions we are educating ourselves towards. Kind and student friendly. Estate agent fee's are always a bit of a shocker, but they actually charged us £100 less the two other estate agents had quoted for properties we had looked at.

We moved in to a filthy property with no working oven, hob, fridge or microwave. We were told to get a takeaway for the first night however it took nearly a week to fix, and they even had the cheek to be rude to us when we complained about the situation. As with the other reviews we were promised renovations that never materialised and I cannot wait for our contract with these people to end. I would implore people to never use this rude and poorly managed letting agency in the future, every problem with these people been a battle to get fixed.

I accidentally lost my house keys, and rang the emergency number I’ve been ignored and simply told to get a locksmith - if I change the locks it’s a communal property and will prevent the other tenants from accessing the property. He is now ignoring my calls and making me homeless! I haven’t been able to get into my house for two days because nobody will help me. I understand it’s a weekend but you wouldn’t make a 22 year old girl homeless for the sake of a 10 minute journey to drop some keys off. Don’t use this company

Sold our property and was looking to rent in Didsbury. Came across Tiger Properties that were letting a lovely town house that was not meant to be because of advance on completion date on our own property. I dealt with Julia who was lovely and very patient with our situation.Couldnt ask for better customer care as it can be a stressful time for all parties involved. I would highly recommend Tiger Properties and in particular Julia and Laura whom l spoke to on the phone several times.

Once again I used Tiger Properties for managing and letting out my property and once again they were extremely professional, helpful, with regular communication and reasonably priced. They found two excellent tennants for my property in a short space of time and also did thorough referencing together with obtaining guarantors. Having previously used other estate agents in Didsbury, Tiger was by far the best. I would highly recommend them! Thank you .

Really unprofessional cancelled a viewing on me as they had a new member of staff that they couldn't leave alone in the office. Was this a surprise to them that they had a new staff member? After we rearranged the viewing I called the office to begin the application process and arrange a viewing my partner could attend, they said they would sort this out only to be called two days later to be told the house had been let. Complete shambles.

I wouldn't recommend anyone to use tiger properties. Not only are they not useful, they're unprofessional and are inefficient. We moved into our property with an overgrown garden, a broken fridge and washing machine. Not to mention other broken items. The state at which we got the property in and the time it took to get everything sorted out was unacceptable.
