GREED, ETHICS AND THE RIPOFF “TECHNICALITY FAREN USED TO FEED HIS GREED. THE PLAYERS: US West LISTING Realtor Faren Wattie. Very experienced. Very intelligent and detailed. MY Realtor Silje. Newly licensed, bright, intelligent, hardworking, eager to help me in every way. Her first sale! Faren’s and my mutual friend Lynn. Summer of 2021: The mutual friend Lynn takes me to THE property. I so love it. We talk numbers. The owner and I couldn’t come to terms. UGH. I was saddened but kept looking in the area. MONDAY, July 4TH 2022, ONE YEAR LATER: While housesitting for Lynn, THE MUTUAL FRIEND, I overheard Faren leaving a message on our MUTUAL FRIEND’S answer machine letting her know he was going to list THE PROPERTY on the MLS! Using caller ID I called Faren back letting him know I was VERY interested. TUESDAY, July 5th 2022 I hired Silje, my own realtor and my co-worker, to help me through the purchase process. I WAS HELPING TO LAUNCH HER NEW REAL ESTATE CAREER! I began prequalification with Silje’s help. WEDNESDAY, July 6th 2022 Faren sends me his first document, Real Estate Agency Disclosure and Election. This is an important form. Faren checks the SECOND BOX on the form. He represents the seller. There is a THIRD BOX where he HAD A CHOICE to just broker the sale and represent BOTH the seller and the buyer. Faren’s email also states that he REPRESENTS THE SELLER. SILJE helps me complete my financial prequalification. Now I can officially submit an offer! THURSDAY, JULY 7TH SILJE HELPS ME CREATE AND SUBMIT AND OFFER TO PURCHASE. SATURDAY, JULY 9TH Faren lets me walk through the house. I’ve been in here before but it’s been a year. THE CLOSING PROCESS NOW CONTINUES FOR NEARLY TWO MONTHS. FAREN representing the seller and Silje every day representing me, helping me through my end of the process with the mortgage documents, title company and her broker. I’ll sign the final closing docs on Thursday, 8/31. WEDNESDAY, AUGUEST 30th, 2022 The title company informs us that FAREN IS TAKING ALL 6% COMMISSION! The title officer has NEVER EXPERIENCED THIS when both the seller and buyer have real estate agents. $48,000 COMMISSION. $24,000 each, right? WRONG. FAREN waited UNTIL THE DAY BEFORE CLOSING to disclose this for fear of losing the sale. ON A TECHNICALITY HE WAS KEEPING SILJE’S HALF THE COMMISSION. He didn’t do squat on my behalf. Silje, me, the title company, Silje’s broker all thought this was the NORMAL 3%/3% commission split. FAREN KNEW ALL ALONG, ON A TECHNICALITY THAT SINCE THE PROPERTY DIDN’T GET LISTED ON THE MLS, that he could “technically, NOT ETHICALLY, argue that he keeps all the commission. He waited to tell us until the day before closing. Slimy smart. Oh yeah, after we complained he gave Silje $2000. He kept $46,000. What an unethical person his broker Duane is as well. DUPED. SICKENING.

If I could give Zero stars I would! We had Shereen Tawil, and this is the worst experience my husband and I have ever been through! Definitely lesson learned on our part for blindly trusting her and knowing barley anything about her. The first day she did respond to my husband’s call, but after day 2, she would not respond to any of my messages of the properties we were interested in and had asked her to put offers in for us. She did absolutely nothing for us, we had been working with her for almost 2 weeks and she was only responsive the first 2 days! She signed us up for the automated listings that were available, and told us to let her know which ones we were interested in. So we did exactly that, and I would ask her to put an offer in and she would not respond. We were/are in a very time sensitive, unique situation, and she disappeared for over a week. My husband finally called her to ask her what the progress was but she had done nothing at all and put ZERO offers in for us. We did not see one house in person. So the only thing she did was send us a list of houses that were “available “ most of which were in cities we did not want to live in, only to be told that those houses were taken already. A week later she was still asking for the Pre qual letter from my lender after I had already given her the number and information a week prior. We told her that we wanted to go to a different agent that we liked and she told us No, you cannot do that and that we were “ Bound to her for a whole year” ..... which she kept reiterating several times Bizarrely. Mind you she had done Absolutely Nothing! She stated if we went with someone else and found a home, we would have to pay her 3%, which in her own words to us were “ And That’s A Lot Of Money”..... pulse would have to pay her $500, for a consult fee, which a 2 minute phone call is not much of a consultation to me! She talks down to us like we are children and keeps calling us “Dear” , she refuses to release us out of this contract that we’ve been in for 2 weeks, which she has done Absolutely Nothing to hold up her end. This is our first experience and it is turning into a nightmare that we cannot wake up from! This is such a bizarre and frustrating situation, and she is definitely ego driven! So now we will have to wait a whole year for our contract to expire because she will not release us, and we cannot find a home for us and our children. Buyers and sellers BEWARE! I hope no one has to go through what we are going through right now! I would think twice about working with Shereen! I don’t know how the other agents are but She is absolutely terrible! Be careful who you choose. Do your research please.... so you don’t end up like us. So much more to say but not enough space, time or energy! Worst experience of my Life! Hands Down.

Let me start off by saying that I do not have any malicious intent by providing this review however I feel that it needs to be said so that others are aware of who they may be working with. I recently was renting a house that was managed by a realtor from this location. Overall it was a very positive experience until the end of the lease. My roommates and I reached out to confirm the lease renewal 3 months before it was due to renew as nothing has been communicated with us. We were told that the owners were not moving forward to renew the lease and that put a lot of stress on us to find a new place to live with a short amount of time. I understand the owners rights to not renew the lease but this was not communicated in a timely manner. We eventually found a place to go very close to the deadline and we did our part to ensure the house was left in a better condition than it was when we moved in. We were charged $133 for light bulbs (not sure what premium lightbulbs were being used.) And we were also charged for the cleaners having to go back out to clean something they did not clean the first time. None of this was communicated with us and we only found out when we signed onto the portal to check if our deposit was being returned. We cleaned the house for a whole week making sure it was spotless and we ensured everything was in working order but we were still charged over $700 in fees. The realtor Sylvia was not communicative despite multiple professional attempts to reach out to explain the situation. It is truly sad as we had a very positive, professional relationship throughout the duration of the lease however we were appalled by the lack of communication and the amount of fees that we had to pay despite us leaving the house in an impeccable condition. Please be cautious when doing business with this office/realtors.

I highly advise against using this agency. One of the realtors sold my wife and I a property; during the course she tried to start a bidding war, where all potential buyers backed out. Then when the house came back on the market, we put in another fair offer, it was accepted. During the rest of the process it came out that the sellers were the agents daughter and son in law. Which she did not disclose up front and we only found out because she accidentally mentioned it to our realtor. Then the sellers (her daughter) failed to disclose roof damage and roof leaks. Then we found mold. They finally agreed to fix it all. We buy the house and our neighbor comes over and tells us about our land being on his side of the fence. Sure enough I check the county assessor website and look at the map, check the dimensions and our property is narrower than it is listed for. We lost about 8% of our property, which I estimated was worth about $20,000. Our neighbor told me he had conversations with the daughter (seller) about fixing the fence line. Title insurance couldn't cover it, but realtor E&O should. I reach out to the agency and a met with a cold, unfriendly man who just says I need to get a lawyer. Instead of just being helpful and doing what is right; they only looked out for themselves. As far as I'm concerned, I truly believe my wife and I were defrauded out of $20,000. Nobody cared. They got their cut, onto the next sale.

My grandmother always said when you need a professional result, hire a professional. The Phoenix housing market is chaos, I was hearing stories about dozens of offers after only a day or 2 of showings -> homes even seeing bidding wars!  The stories are true.  Kate Roth was my Agent and my dream home came on the market; despite several other offers Kate found a way to make my offer stand out to the seller personally.  That might normally be the end of a positive review but my Mortgage Lender had a problem 2 weeks before close and I thought my dream was lost. Kate was not deterred, by the end of the day she interviewed several lenders and recommended one that even specialized in last minute loan saves. She was tenacious and my dream was Kate's dream, despite the lender swap I was able to close only a day later than the date on our offer. There are thousands of real estate agents out there but a professional who knows how to navigate the market makes the difference between getting your dream home and losing it.

Do not rent any property that this office handles , they are unprofessional and allowed our unit owner to leave us with out air conditioning for the entire month of JULY IN ARIZONA , they were rude and not helpful or understanding when we had an issue with their payment portal and charged us a 90$ late fee when we paid rent and had a confirmation and they are dragging their feet on returning our deposit, cant wait to see how much cleaning fee was taken out when i left the place in great condition except the fan dust i forgot , hands down the worst rental experience ever DO Not rent with them . Paul schweikert is ridiculous and a terrible agent. Zero stars

Born and raised in AZ, they have amazing support for a 100% brokerage. With 8 valley branch offices, it's convenient to do business and have a place to meet clients. Year after year West USA ranks nationally as one of the largest production brokerages, and that says a lot for only being in Arizona. Highly recommend them for any new licensee or seasoned real estate professional.

Physically the office is beautiful, there are a couple different agent areas where as a real estate agent we can pop in there and work. They also have offices to lease within there. West USA is a great place physically and they are a great brokerage.
