COMPLETE REVIEW OF YPP & FAIRBAIRN RESIDENCES This is the latest update after staying at Fairbairn Residences for almost two tenancy year. My comments below begins about the YPP in general followed by two negative experiences I faced. First off, YPP is a good letting agent and their services are somewhat satisfactory but there is much needed room for improvement. I can see they are rather young and requires training in professionalism and communication skills with their clients. I think this is paramount especially when communicating with young professionals. On the maintenance team, they are pretty good, I would say much better comm skills than those at the office. Good communication can dodge misunderstanding and build strong relationship sustained with trust. Two negative experiences I had during my stay which was noise pollution by tenants and security flaws of the building I was staying at. On the noise pollution, this happened during my first year where a tenant (with a male guest as I was told) were living above me and wearing boots indoor and because the flooring is made of wood, when they walk, the noise would transmit downstairs. This would go on until 4am on most days in a week that I suffered chronic fatigue and had to stay at a hotel to get a good night sleep. I had spoken to the tenant above me three times but that failed. YPP did a good job in contacting the tenant as well but this tenant was just difficult to live with. Thankfully, this happened for a short period. On the security issue, I won’t delve too deep on the incident but there was a time where Fairbairn had to be vacated temporarily to safety reason. YPP did an amazing job in relocating tenants during the summer while the building was being repaired. However, when I returned, some of my possession were missing and deemed stolen. Police reports were made and investigation commenced as during the time tenants were vacated for building repairs, our rooms were left unlocked and accessible to personnel who were on site to repair the building. I confess it was very disheartening as I lost an estimated of £700 worth of items and moreover did not had home insurance to claim any back. After this incident, I struggled with anxiety as I felt unsafe at where I was staying and because I renewed my contract for the 2nd year, I couldn’t just leave to another location. YPP has allowed me to install my own CCTV and I got home insurance for precaution. Another security issue cropped up as I started to realise the backdoor was left unlock. I suspected a tenant of this residence was taking a shortcut but because the door could not be locked from the outside, if a tenant took the back exit, the door will be left unlocked and anyone could take the opportunity to enter. I informed YPP and was reassured that security measures will be taken, and they did. Padlocks were installed and I was convinced YPP maintenance team did a great job. However, I started to notice that despite the padlocks installed, someone had the passcode and could still unlock it, leaving the door unlock and the building vulnerable. I informed YPP once again and this time reassured that the code was changed and no one has access to the passcode and it will be locked for sure! I trusted this information but again, I saw the passcode unchanged and the backdoor can be unlocked, posing the building into another security risk. With the incorrect information given to me, I am doubtful if YPP is actually concerned about building security and their tenants. Eventually, this was resolved with the locks changed but after escalating the problem and emphasising on the false information given to me. This comes back to communication issue with seems common in YPP. If you claim the problem is resolved but actually has not been resolved, then this is false info. I can understand that my problems may seem “no big deal” when you don’t stay there but if you do and you lost an estimated £700 worth of stuff which can’t be returned, you will think otherwise.

However, amidst the disappointment, there was a shining star within the company. Samuel Fraser, demonstrated exceptional dedication and professionalism. Despite the challenges posed by the overall poor maintenance culture within the company, he went above and beyond to rectify the issues I encountered. From our first interaction, it was evident that Samuel genuinely cared about their work. They actively listened to my concerns, displayed a deep understanding of the problem at hand, and provided thoughtful recommendations. Their proactive approach, coupled with excellent communication skills, instilled a sense of confidence in me, unlike any other employee I encountered during my dealings with YPP. Moreover, Samuel consistently followed up on the progress of the maintenance work, ensuring that I remained informed and involved throughout the process. Their commitment to customer satisfaction was evident, and I truly appreciated their efforts to make amends for the shortcomings of the overall company. While Samuel deserves recognition for their commendable work ethic, it is regrettable that their efforts were not mirrored by the company as a whole. The lack of consistency and reliability in the maintenance services provided by YPP overshadowed the positive experiences I had with Samuel. My experience with YPP was a mixed bag. While the company's overall maintenance services were subpar, one dedicated employee (Samuel) managed to salvage the situation to some extent. Their commitment, professionalism, and efforts to rectify the issues I encountered were commendable. However, it is crucial for YPP to address the systemic maintenance issues and ensure that the entire team reflects the same level of dedication and competence as this standout employee. I would cautiously recommend YPP based on the exceptional employee I encountered. However, potential customers should be aware of the company's overall poor maintenance culture and manage their expectations accordingly.

I usually don’t leave reviews but honestly, I saw so many negative reviews here and can’t understand why there were so few positive ones. It’s probably because people only post a review when things go wrong more so than when things are good. Now, I can only speak of my experience and I’m not taking away from any one else’s critique. I have been staying at the Oasis on Cookridge street for the past two years (still currently staying and going into my third year) and have had a great experience so far. The staff at YPP City Centre, which is below my building have been fantastic. The entire team make me feel welcomed every time I step in the office, and deal with any complaint or issue I have with urgency and kindness. I have not had a bad experience with any person that I have dealt with. The person at the agency I deal with in particular, Jaber, has been amazing. He has gone above and beyond and even during the lockdown, just called to check in to see how everything was. I am not sure of others but my rent did not increase after 3 months. It was the same price all the way through to the end of my one year term and did increase like £20 a month for my new contract I signed. But I have received various discounts, which have made my stay even more affordable, so no complaints there. Now are there problems with YPP as a whole? A few but really, too few to mention, at least for me. Most of it is just some maintenance issues but those are resolved very quickly by the maintenance team, who I have found to be really good. Honestly, as a whole, I would rank everything 4 stars, but since this review is geared toward the YPP city center office and my experience with them, I’ll give it 5 stars, as they have been amazing so far.

All the other reviews are pretty much saying the same things. It's a real shame because the team gave good customer service and helped me out when my fob wasn't working. The flat looked nice, but when I moved in into my new flat, I found: dirty and gritty floor (sawdust and grit), the plug socket next to my bed was nearly hanging off the wall, a faulty cupboard door, paint splatters on appliances and on the edges of the bathroom mirror (clearly signs of a poor or rush job). Furthermore, I get a £290 invoice for cleaning and painting. Even if you clean the whole flat top to bottom, or hire a professional cleaner like my neighbour did, they can still charge you for it! £150 for painting for the same reasons as others, either it was fair wear and tear, or they chose to want to paint it anyway and charge for it. Searching online shows similar, if not the same, paint costing £9 from Wilko's. Even high end paint costs maximum £85. So it costs £65 for a painter to come in and no doubt, do another poor rush job on painting the walls again? Makes great sense, you're either paying too much or you're wanting to profit from your tenants and ex tenants. If I had to describe my experience with this company, its like eating a nicely decorated cake which ends up poisoning you in the end because it's been sat at the butcher's and pumped full of rat poison.

Honestly, YPP is one of the best companies that I have dealt with. I have dealt with them for a year and I am sure that I will complete all my years of study with them. They are distinguished by a very wide variety in buildings, apartments, and prices. They have a team that organizes meetings and competitions for the guests, which made me meet many friends. As an Arab student who was not fluent in English at the beginning of his studies in Britain, I found dealing with the company very easy, as they have a distinguished Arab staff who facilitated a lot for me when I rented my first apartment, they helped me read and sign the contract and on the payment system and its method of registration with the electricity and water companies and they were and still are providing assistance. In the future, I will strongly advise all my Saudi friends who will study in Britain to deal with this company due to the good experience that I spend with them.

Very professional! During my first year staying in one of YPP property, I had some serious issues with my staying property. YPP responded immediately and handled it excellent and really professionally. It would take a long time to thank everyone who helped me individually in this review. But I really appreciate their help. Thus, I have now rebooked with them (since I want peace of mind that the company I am renting from is responsible and respond fast to any issue). Still, I want to thank specific Mahidul, who contacted me recently for an offer; again in a really professional and straightforward manner. Finally, I don't get some of the negative comments based on my experience. Yes, things can go wrong (in my case extremely wrong), but that's why YPP is professional. They deal with them fast without complications or empty words. ( I would review the property I stay negatively but that has nothing to do with YPP)

Terrible from start to finish. They changed our move-in date four times and gave us a few days notice during a working week. When we got to the flat, there were still builders in there. Lots of dirt and dust in the flat. The heating didn't work and despite paying for rent with bills included, we received no compensation for this. They also state that the deposit will be returned within 2 weeks on the website. I was told by an employee that it would be 2-3 weeks. Well, I've been waiting a month now and they're trying to get money out of the deposit. Seriously, stay away from this company. It is incredible how badly they treat tenants given how much the tenants are paying. I cannot stress enough how you should stay away from YPP. If you rent from them, get prepared for calling maintenance on a regular basis and your issues not getting resolved.

Ypp lettings is at the top of the table in terms of professionalism and it really is a very good value for money. Been with them for 3 years now and there’s not a problem they could not solve. Maintenance is always available, especially at anytime during an emergency, and there are no limits to what they can fix. The team is very responsive to all enquiries, however Jaber at YPP helped me out the most during my years in the apartment. He was available for anything. He always heard us out and did whatever he could to make sure everything is met to our satisfaction, no matter the enquiry. His role in YPP is a very important one and he plays it fluently and perfectly.

This is the second time I am reviewing YPP in 2 years and this tine I wish I could give more than 5 stars to this company!!! My daughter is studying in Sheffield and though she is only been there for 5 months in total, my experience with YPP is beyond my expectations. They have proven themselves in more than one occasion by being professional and understanding! I would like to express my gratitude especially to Sammy, who I have been dealing with and he managed to respond and cover all my questions and requests, even when I had to contact him after-hours! I've been staying with YPP for almost 2 years now, and so far the team has been very professional and responsive to any inquiries and request between tenancies. Most of all, Sami has been very active in communicating with me throughout the years and frequently updates me about information or anything else that I may miss without having to ask the office myself. Overall I am very satisfied with my experience with the YPP team and their eagerness to help me with any problems or shortcomings their properties might have. If you find yourself in such a situation, dont hesitate to ask for help as they happily would.

Don’t rent from YPP. It has no honesty and loves to use fake advertising. My friend has spent 20 days in hotel because the apartment was not ready to move in. It keeps delaying the move in date for three times, no one knows when they can check in. What’s more, they are not thoughtful and friendly after you rent their house, different attitudes from before renting. There are two apartments delayed in September and it affected hundreds of people. Be careful! The contract has lots of problems and don’t believe in their advertising.

This is my first time renting with YPP, Flats are very clean with high quality furniture. buildings locations are in the city center which is ideal for students and professionals.Good and fast response within one day to any issue by just submitting it in fixflo which i found it very helpful. I would like also to mention one of my favorite staff Mahidul, who was very helpful, transparent and responsive to any enquirers and always offer discounts for the rent. Thank you YPP for making my stay in Q two residence very comfortable.

Been living at the YPP property in York and will continue to do so, next year as well. Special shout-out to Jaber from the Leeds office who has been nothing but patient, helpful and efficient with every query and request of mine. There have been multiple occasions where he has gone out of his way to help, especially when it came to renewing my lease, payments etc. The maintenance staff too, is fantastic and no repair/ replacement work has ever taken more than one day to fix.

I have been stayed with YPP for 2 years and have been very satisfied. There is much to like about YPP: exquisite apartments, manicured gardens, prompt maintenance and very comfortable living. Staff at YPP office are professional, friendly and quick to respond. I also commend consultant Sammi who is highly approachable and helpful and makes contract discussions easy and effortless. Overall, I am very happy with YPP and its service and would recommend it to any student.

The worst experience I've ever had with a landlord. The flats may look nice but the furniture and appliances are of poor quality. I had multiple issues with the flat while living there and it was incredibly difficult to get anyone to come out to fix anything, even when it was urgent. As if this all wasn't bad enough, they charged me a fortune in end of tenancy fees for a few marks on the walls and floors that anybody else would have included in fair wear and tear.

Been here for 2 years now giving it 5 stars mostly due to one of the workers there called Sami. Really helped me throughout this time in corona, with rent and rent dates. Thanks to him he sorted out a discount as i wasn't living there because of corona. Was really helpful, accomodating and understanding throught my time there. Would definitely reccommend as his service was impeccable (can't stress it enough how helpful he was).

Been with YPP for two years (different apartments), got to say though if it weren’t for Sam from Q Two I don’t think I would have been able to continue. He helped me sort out all the issues and was a great pal throughout. His kindness and his care for his tenants is something you don’t come across many concierges. Truly admire his dedication to work, and always is a great face to see while coming in and out of Q Two :)

Building is filthy and minimally maintained Leaks everywhere False fire alarms at 1am that continuously ring for close to an hour Internet provided is unstable Rude and unhelpful helpline You're not going to see your deposit Maintenance staff were friendly, though that's the only positive aspect of renting with YPP. In short avoid at all costs, unless you enjoy being frustrated on a weekly basis.

During Covid they even offered discounted rental payments which was appreciated. I especially appreciated Sami Mahidul's customer service.
