subject: Holding deposit I paid £300 holding deposit to this company on 13.01 to reserve a property. The tenancy did not go ahead because of failed referencing ( my reference failed because i am getting paid cash ) even though i stated this before, my employer confirmed my workplace and my sallary to them, they were supplied with wage slips and yet it still was not enough for them. Every time i asked for explanation why was my reference failed i was told different things. I was told multiple times by them that the referencing agency decides to rent the property or not while reference agrncy stated the opposite I have checked Shelter's guide to holding deposits. They do not have a legal reason to keep my deposit. They cannot keep a holding deposit if someone fails a referencing or credit check, as long as they gave you accurate information. I was not informed for the reason by writing from them. I was called untrustworthy, because I don't get my salary through a bank payments. When i asked about my holding deposit i was told that they can't give it due to failed referencing and if i want i can go i read the documents that's been signed from me. On the document signed is stated that the only reasons that gives the right to retain my deposit are: You provide false or misleading information during the application process. This may include, but is not limited to, failure to disclose CCs, incorrect statement of employment or salary or your behaviour in providing us information. You or any of your fellow tenants fails a Right to Rent check and does not therefore have the right to live in the UK You or any proposed joint tenants withdraw from the property for any reason that is not the fault of the landlord or ourselves. You fail to take all reasonable steps to enter into a tenancy by the deadline for agreement where the landlord and ourselves take all reasonable steps. Once i did read and see that there is no writing stated about failed reference I tried to contact them multiple times and every time i was told the same thing. ( I am not the person dealing with this kind of enquiries i will pass a message and get someone to contact you later ) i was laughed at and with hanged up phone on my face. That was the worst experience in my life ever i was humiliated, lied to etc. And at the end they stopped answering any of my calls. All of this was done by a state agent called Rogenta.

THE DREAM TEAM On meeting Jack Elston when he came to value my mother’s house in May 2019, I knew within a few minutes he would be given the contract to sell the property. We were not disappointed, for he patiently waited for us to resume negotiations after I received Probate end of May 2020. Jack and his team (esp. Nikita) kept as in the picture on what was going on, without the need for me to call for an update. When I accepted the final offer to sell they all continued to chase the buyer’s solicitors and our conveyancers when things appeared to be slowing; due to their diligence they brought the sale to completion much quicker. I was not residing at the property and because of this Jack agreed to make regular visits and advised us all the way to the completion. His advice was so helpful and important to us, which without would have lost us money on the sale price. We are elderly and live many miles away but we knew that we could trust ‘The Dream Team’ to sort things out for us. I have absolutely no hesitation in giving Jack and his team 5 stars and would not hesitate in highly recommending them and would certainly use them again. The best thing of all is that they have up to date information about their business. Nikita has been very helpful in arranging the viewing for us. We really appreciate it. There are unfortunately a few areas about the flat we don’t really prefer: - in front of the station with quite a bit of noise when the windows are open - floors in the living room and the kitchen are not level. Balcony doors are also not working - requirement of full payment - in the absence of good schools nearby, renting out may not be easy if for investment purpose - the refugee camp is just 2 streets away and it seems that the refugees may move around the district
