My wife and I recently celebrated our 30th wedding anniversary in early December 2023 with a first-time, two-night stay at the Brackenridge House. As life-long residents of San Antonio, we have enjoyed many day visits to the King William neighborhood which features venerable architecture, mature trees and shrubs that vividly change colors with the seasons, friendly residents, and great dining establishments within walking distance. Our dining choices included the Guenther House, Station Cafe, and the new Rosario's. We also squeezed in a return stop at the San Antonio Art League and Museum one street over from our location. An impromptu stop at Oh Yeah Cakes was well worth our time to pick up delectable cupcakes for the cross-town drive home. Booking our short but wonderful stay in the Mockingbird Room gave us the opportunity to experience the appeal of the King William neighborhood in a more personal way. We especially like that the Brackenridge House is centrally located within the neighborhood. The Mockingbird Room was ideally furnished, clean, comfortable, and cozy. It included modern amenities that did not detract from the vintage look and feel of the house. One of our favorite parts of the visit was simply relaxing in the front porch swing one evening while taking in the Christmas lights up and down the street. The occasional and sentimental sounds of distant train horns at night further enhanced our experience. As an option, we chose two morning meals. These meals were homemade by our super nice host, Lily, who pampered us by delivering them in person and fresh to our room. The weather was pleasant enough for us to enjoy breakfast on the veranda just outside the room. Upon request, Lily gave us a tour of the other rooms of the house that are available for guests. We would no doubt be equally happy staying in any one of them. When we are again ready for a staycation, our first thoughts will be of the Brackenridge House. Thank you, Lily, for your hospitality and friendly conversations to help memorialize our anniversary. We love the place.

My husband and I absolutely love this little Bed and Breakfast!! We came here on our wedding night just over a year ago and then booked the same room for our one year anniversary last month. (He posted a satisfied review here also from our first visit) They have absolutely beautiful rooms with Victorian-style furniture and a sweet ambience. We stayed in the Mockingbird Suite for both our stays (aka their honeymoon suite) and had a great experience both times. The room was clean, bed was very comfortable, there was little to no noise since I believe there was only one other room rented out one of the times we were there and the other time it was just us there. There’s a little deck out back where you can sit and enjoy some tea or coffee that was available in your room (courtesy of the bed and breakfast, even during COVID!) and they even have a hot tub (although we didn’t use it since it was really cold either time we were there). Some people may not like the older style and some of the quaintness of the place, but we absolutely loved it!! The owner (Rose, I believe) is also very sweet, flexible, and accommodating!! She even left us some cute/romantic movies to choose from if we wanted, since she knew it was our anniversary and some sweets, snacks, and champagne. There was also wine, water, and soda in the fridge, which was really nice. I recommend you give this bed and breakfast a try; I’m pretty sure you’ll love it! We look forward to staying there again soon!

Booked a two night stay here because I was in town with my partner to see Rammstein at the Alamodome. Was hoping to be able to just park my ride and be able to hoof it around SA seeing the local sights, drinking margaritas, and devouring the delicious local food and was abso-lutely not disappointed. The proprietor was very welcoming and kind and seemed genuinely happy to have us visit her establishment. She took the time to hook us up with a lot of great tips about getting around SA and the best places to eat/drink. (She was spot on about everything, btw) Rooms were great and the bed was divine. Which was exactly what I was looking for after ambling back to my room at 2 am after getting done drinking at an awesome "dive" bar that was literally a 5 minute walk away. About the only other tips I would give about this spot is that we didn't add on for the "breakfast" because when I was originally researching the spot I was misled by some reviews that they were no longer doing breakfast due to Covid. This is not the case, but you do need to add it on. Also, if you do not want your car to get tree sap on it, be sure to bring some sort of protective cover. The trees are beautiful and everywhere, but I definitely carried some San Antonio tree sap back to Little Rock with me. When I come back to San Antonio, I will definitely stay here again!

I do not tend to take the time to leave reviews but due to the favorable experience of recent, I felt that it was warranted. I rented a room for my wife and I for two nights recently and found the experience most excellent. The location was peaceful and close to the Riverwalk. We were able to take a short walk through couple of streets in a historic neighborhood to access the walk and convey on into town along the river for a number of sights including the Alamo. It was rather hot (June) but that really meant less tourists to compete with in town. The host at the B&B was attentive to any needs of ours and spoke well for local interests. On her recommendation, we dined at an excellent restaurant. We enjoyed the older house and were surprised how peaceful it could be tucked in so close to attractions. We did not need to use our auto for the duration of our stay (two days). Additionally, the breakfast served felt as though it was prepared with intention as though we were truly valued guests. We normally like to have new experiences wherever we visit so we would likely try another location on our next visit but this B&B provided an experience that would warrant a return visit. My husband and I were on holiday from the UK and spent 3 nights at Brackenridge House in October. What a great find and we couldn’t have been more delighted with our choice of accommodation. Our room was spotless, comfortable and spacious. Breakfast freshly cooked, served beautifully and delicious to eat. The property location was fantastic both in terms of feeling safe and its accessibility. An easy, pleasant walk of about 10/15 minutes (from memory!)to the restaurants and bars located along the River Walk. However if you wanted to stay closer to home, a very short stroll takes you to some great restaurants, bars and a sports beer garden which is something we enjoyed. But most important of all was the friendliness and hospitality of Lily and Roland. We were made to feel at home the minute we walked through the door and Lily couldn’t have been more helpful with her recommendations and pointing us in the right direction on the map she provided. So thank you Lily and Roland for your warmth and for making our visit such a successful one. Wishing you all the very best.

What an incredible place! We were booked for three nights in the blue bird room when the day of traveling Lily called me to say that a previous guest had ruined the toilet and she would need to move us while she waited for a plumber. We were open to using the comparable cardinal room and let her know this. When we arrived she greeted us as we pulled in and said that she had moved us to the larger mockingbird room! She'd even provided some lovely sparkling cider for me and my pregnant wife to enjoy. Breakfasts in the morning were utterly delightful and the numerous streaming options on the TV made the evening after trekking around San Antonio all day feel like home(there were even snacks and popcorn to go with it). Being so close to Alamo st which has a number of restaurants and near an entrance to the riverwalk made this an even better location. It might be a while before we return to San Antonio but we will be sure to tell our friends to try and stay here. The hospitality was 10/10!

Stayed here for two nights to attend a wedding. Found this place based on price and area, and was very pleasantly surprised. I stayed in the downstairs hummingbird suite, which had a comfy bed and a nice sized bathroom. My markdown is for a few reasons, none of which I found distracting enough to bring to the management's attention (what can i say, life is short). First, there was some distracting signage around the room which was maybe on the verge of threatening a little? Like, don't leave the door open to cool the room! Just let us know to lower the temp. Weird, not horrible. Second, and this relates to the first, my room was very very warm. I didn't open the door though, phew. Third, there are very limited hours for checkin, and I called weeks ahead of time to give them my flight/arrival info. This caused a bit of an annoyance though because I didn't really know how to let them know that I wouldn't be eating breakfast there the second morning. I would stay here again, it was comfortable and convenient, for an affordable price.

The pictures on their website are NOT a true representation of what you will receive. Unfortunately, they have fallen way short of a good bed and breakfast experience. The house is poorly maintained, the linens stained and ragged, the furniture horribly not to historic believability, the walls with mold bubbling out the paint, moldings cracked and chipped needing repair and paint… the walls were paper thin offering NO privacy, I actually woke up thinking someone was in our room when the neighbors came back late the first night we were there… no space for community gathering, might as well of spent half as much and stayed at the Marriott where we could get some sleep and have clean linens. The kitchen and dining room were above the guest rooms and the noise began at 6AM offering NO relaxation or peace and the food was not very good at all. Plus there was not enough parking for the guests – 4 small spaces for 5 rooms and no street parking available for blocks.

The house is well-maintained. The breakfasts were fantastic. The owners are friendly, helpful people. The area is nice – not too far from the best places to visit in San Antonio. I had to take a star off because our bedroom (Mockingbird) was SO HOT! My wife brought this up to one of the owners but she simply stated that “It’s set to 72F” with the implication that it should be fine for us. I don’t doubt that wherever the house thermostat is it’s 72F but our room (closed off from the rest of the house, and with many windows) was somewhere between 74F and 76F during our stay. I couldn’t really fall asleep until about 3 or 4 in the morning, when it had cooled off enough outside to bring the inside temperature down (the windows cannot be opened). I also thought the bed was too hard, but my wife liked it. Personal preference.

The Good: Great location for what we were doing. The riverwalk is right next to the house and the neighborhood has a lot of old architecture from the 1800’s which was really cool. Lots of good historical sites somewhat nearby. The linens and robes were of nice qaulity and the room was cleaned well. The host had even placed snacks, drinks, and wine into the room. The claw tub was a very nice treat. We bought a tub of bath salts to enjoy it. It is really deep and comfortable. The bad: Walls are paper thin, this is a very old structure that has not been updated. There is zero privacy. Did not feel welcome. Made the mistake of arriving early to see if rooms were ready so we could go ahead and start our day and our host was not welcoming. Photos on google maps are not representative of what you really get. It is falsely adverised

My husband and I just got married and we were looking to find some place so we can have a mini honeymoon. We live in San Antonio & decided to be tourist for the first time. & This place is the PERFECT location to walk around downtown. The house is super cute!! Some reviews say this place is run down- it is not. It is a historic building. Literally. In a historic neighborhood. Some things do squeak, some door knobs are a little loose - but everything works. You can open/close/lock doors. Downtown is BEAUTIFUL!! I seriously cannot believe we live here! Lol we didn't eat breakfast here, 1st day we slept in, 2nd day I had a migraine. We will be back for sure!!! & I would recommend this place to someone! Thank y'all for having us

Lily is an awesome innkeeper!! We always have a blast here at this B&B, it's within walking distance to nearly everything in downtown San Antonio and if walking isn't your thing, drink wine on the balconies of the house! Beautifully placed in the King William historic district, the Brackenridge House is an awesome place to stay for any reason. Weather you're coming to see the UTSA graduation, at a conference downtown, or just to get away from your regular routine, this place is where you want to stay. An excellent Mexican restaurant, Rosario's is just down the street from here and serves great margaritas, because we know you won't be driving. I know you won't be disappointed here, just make it to breakfast in the morning!!

I had a great time staying at Brackenridge House B&B for 3 nights recently. Lilly's hospitality was outstanding; she helped me with a phone issue I was having, and gave me maps of the area, suggested several great restaurants and coffee houses, and things to see in and around this lovely neighborhood while in SA. The room was spotless and the bed was incredibly comfortable, with nice extras like chocolates, snacks, Netflix, coffeemaker, bottled water, and microwave and fridge in the room. I loved the neighborhood, close to the RiverWalk, great variety of restaurants, can walk to Downtown, lots of bars, and interesting shops. Walkability score: 10; Accommodations likeability: 10.

We stayed (2) nights at Brackenridge House. It was delightful! The staff is about as friendly and helpful as anybody you'll meet. The breakfast served was delicious both days and delivered right to the room. The room was amazing! Super clean and had everything you need to stay and be comfortable. It is also super quiet and peaceful at the house. The Alamo and Riverwalk are both walking distance away, as well as a shopping mall. The next time we need to stay the night in San Antonio, we'll for sure stay at Brackenridge. I would add some photos, but they would be the same as the photos on the website...everything was perfect!

Lily was very pleasant and went the extra mile giving us recommendations on places to eat, bike maps, directions to places and making sure our stay was great. We had rented a car; however, everything was really close that we left the vehicle parked there the whole time. After spending HOURS online looking for a nice place to kick off the week of our honeymoon in a special place, my bride and I found this AMAZING B&B! We were specifically hoping to find a place that had a private bathroom with an old-fashioned tub with the showerhead option along with beautiful windows, a king sized bed, ceiling fan, and beautiful furniture; the porch out the back was a cherry on top! We spent our first two nights of our honeymoon here in the Mockingbird room, and it did NOT disappoint! So blessed to have found this place! Friendly hosts, easy after-hours check in, CLEAN place, BEAUTIFUL place, definitely highly recommended.

Brackenridge is within walking distance of many restaurants, bars and the downtown area. We felt very safe walking, even when walking alone! This B & B was delightful! Very clean and located in a Historic King William's area. Lily takes special care of her guests. I slept on a twin pullout in the Blueberry Room. Lily brings a very comfortable mattress down to replace the skinny pullout mattress... I slept very well! Lily's breakfasts are amazingly delicious. A different menu each day and served beautifully! I would definitely recommend this B&B!!

Fantastic! Great, Victorian style room, private entrance in the back of the house. Great parking, location was ridiculously close to riverwalk and the Álamo (15 minutes walk). 5 minutes drive to the San Antonio Missons. But the best part was the service. Ms. Lily was fenomenal, made me feel like I was a friend visiting. I had booked an a near by B&B but they got overbooked. She took me in and gave me a grate service. Breakfast was delicious as well. Oh! I almost forgot, room fridge was stoked with complimentary, beer , wine, soda and water :-) I will recommend this Charming B&B to anyone wanting to check out San Antonio.

The breakfast at Brackenridge House were terrific. We ate outside at a small, sheltered, table. The bed was comfortable and the linens were natural fibers. The rooms were spotless. Lily, the owner, was delightful and very helpful about sights, shops, and restaurants. The King William district is great if you enjoy looking at architecture and the house has a very unique history. This is not a 'spa' experience but for checking out San Antonio, it could not have been better.

Interesting place to stay. Nicely done older house in historic area of San Antonio. Very clean. Lots of like extras you don't get from stay in hotel like cookies in your room each day. It is older house so keep in mind if you don't like small inconveniences like knobs work weird and floors creak. Also parking can be an issue at times. Though the inn keepers were amazingly accommodating. First morning we were leaving early but I came back to pick up breakfast since notserved till 9. She put our breakfast in containers to go so I could take with me. Breakfast was delicious! Nice place to stay overall.

This B&B is a quaint Victorian mansion in the King Williams district. It is centrally located to attractions downtown while being in a quiet street away from the noise. It is 2 blocks from the Riverwalk, which is great for jogging . It is also within walking distance of several great restaurants. We stayed in the Wrens nest which had an adjoining room with a sink and microwave and small table and a loves eat. Only downside was checking when the owner was not reachable. We were able to get in an hour later and apparently the front door code was in the confirmation email. Would go back.

The Service was better than the Four Seasons and our room had so much more character. The attention to detail was amazing. Cold Champaign was waiting in the room for us. We loved the caw-footed bath tub and the robes. The pool was refreshing and relaxing. Even though I had lived in San Antonio for many years, Bennie’s welcome tour and overview of the local restaurants was very helpful and was more like a concierge service. Sue's three-course gourmet breakfast was incredible. There’s no other place in San Antonio that we would want to stay.

This is a fantastic stay for visiting San Antonio. The room, actually mini apt., was comfy clean and roomy. Lily was terrific both for communications with us and being so accommodating. We felt like she really enjoys her clients. Nice neighborhood. Easy parking...and only 2 blocks to the riverwalk access. A short walk into the hub of San Antonio. Tons of fun. My wife and I loved our stay here. The room was clean and the bed was comfortable. The only thing I wish was different was the lack of transparency about not serving breakfast anymore due to Covid-19. The website says that they serve breakfast so I assumed they did as other B&B's that have stopped serving breakfast have updated their site to reflect the change. I didn't find out that they don't serve breakfast until I got there and overheard a conversation between Lily and another guest that arrived after we did.

One of the best secrets in the King William Historic District. Which btw is much more relaxing and un-commercialized compared to the river walk maze. By far one of the best B&Bs I have stayed in Texas. Amazing creative food for breakfast. Lily Lopez, the owner is wonderful. 2nd time we have visited. My wife stayed in the upstairs bedroom. Authentic time period furniture, decorations and subtle items. Lily provides for every detail. Breakfast on the outside porch deck was amazing. Can't wait to visit again.

I had a great stay at Breckenridge. The hostess was very nice: she provides me with maps of the areas and restaurant suggestions. She stocked the room with complimentary drinks and snacks. she also made a mean chilaquiles for breakfast the next day. My only complaint is that the room was too hot-there is no way to control the temperature. My personal preference is to sleep in a cold bedroom. Besides this I would definitely be back. Room was very clean!

My husband and two sons stayed at Brackenridge recently and we were very happy with our accomodation, the level of service and the area. Lily was terrific and her breakfasts were a great way to start the day. We didn't even rent a car as we could easily walk down to the riverwalk and there are great coffee spots, bars and restaurants close by.

Absolutely love this place. My wife and I went here on our Honeymoon, and loved it's historic Victorian charm. Jenny, our innkeep was lovely(as Lilly was out of town), and very helpful and informative from the day of check-in onwards. The breakfasts were amazing each morning as they were very hot and fresh, and Jenny was very hospitable. We hope to stay here again the next time we are in San Antonio.

BEST place in town! I celebrate my wife's birthday and I couldn't have picked a better place. Hospitality was #1 and the food was amazing prepared by Lilly and we ate on the balcony overlooking the street. Our room was clean and just the right touches of love in this beautiful old house. We will be back without a doubt!

Lily is a fantastic host and creates a wonderful positive atmosphere. We were here for our anniversary in June and were eager to return. It is in a great area to walk the neighborhood and there are great restaurants nearby. The rooms are large and super comfortable beds. We look forward to returning again in the future.

This bed and breakfast has a terrific and walkable location for visiting San Antonio! Our hostess, Lily, coordinated with the repairmen working on the b&b to ensure our sleep and our access to our vehicle in the off-street parking. She upgraded our room, and she gave us a map of the town and tips. Terrific!
