Edit to Lauren’s reply. How do I even reply to this as it’s all complete lies. I booked using my own credit card. I even sent through them again after you decided to cancel my booking 4 hours prior to check in via email to your office. Both my license & credit card details as instructed. I tried to attached your policy below however it will not load but I have screenshots (if you’d like to take this further) and no where is this outlined and if this is the case why not inform me of this, however it is irrelevant as I USED MY OWN CREDIT CARD. You guys didn’t fall short, you provided disgusting service with no remorse of a family travelling 3 hours from home with 2 young kids with no where to stay. Your staff are incompetent and to continually put the blame on booking.com honestly ridiculous. Your owner and business manager need to go get an education and learn how to run a business. I’ve been running a business for over 8 years and would never ever treat my customers this way EVER, and then turn around and lie about the whole thing. What a joke…. Original Review: I booked over a month ago, the morning of our booking I received a message saying that our booking had been cancelled. I called straight away to fix the issue as we were travelling over 3 hours with young 2 kids. I called three times, finally got through to the office to fix the issue. I was told to email through my license and bank details, I did this straight away. Didn’t hear back from them for 1.5 hours, called again twice before getting through only to be told that booking.com had double booked them so they had to cancel my booking (I made over a month ago). They did not rebook me, nor try to find a solution. They took zero responsibility for the issue. And worse said it was going to happen to “other peoples bookings tomorrow”. I am more than upset as it ruined our weekend away. We had made plans around our accommodation including meals & activities. I would never EVER recommend this accommodation it was appalling service, simply as they took zero responsibility and did not provide any compensation nor remorse for the situation. I would never recommend this accommodation again, appalling.

We had booked 3 bookings for a bday weekend away. 5 adults 4 kids travelling 3-4 hours! Booking was made a month in advanced Atleast - upon driving to our holiday destination 2 out of the 3 bookings were cancelled when we called through to the place they advised they couldn’t rebook and we’d need to find somewhere else to stay. No real remorse for the situation like it was our fault because we booked on booking.com was advised also that in future if we plan to book to book directly through them as this was an ongoing issue. No contact was made - the park is double booked and all because it was booked through booking.com all we got was a too bad so sad. Very unprofessional, no compensation for the error. Had to find another place for our additional 2 bookings. Would not recommend booking here as you may be left sleeping in your car if they have double booked as they do not communicate!!! Edit : unsure how to reply to the response - however this is not true all 3 of us supplied separate cards more than 4 days in advanced. If that’s the case Chloe booked for all 3 of us originally why was her hotel cancelled? The 2 ladies I spoke to on duty advised that the same thing was going to happen to people the following day! They both advised they didn’t know why it had happened. Why could neither of the two staff advise what the issue was ? Why when both customers sent through separate I’d and cards were they ignored till we called over and over? Why do our bank statements all show funds were on the cards at the time of trying to be debited ? Why would nobody from the place callll and advise anyone of the POLICY if that is the case so they could get updated details? Is common sense non existent here? If you’re going to lie, Atleast make your staff go along for the ride!

EDIT: To reply to Lauren. Please check again because this is not true. I edited my card details twice and the booking matched my card details. The card did decline HOWEVER there was the funds in there and I was asked to update my card details again which I did and my booking was still cancelled. The staff advised us that our room was cancelled because the park was double booked because of booking.com so thank you for informing us that the staff lied. Thank you for pointing out the park’s staff incompetence. Original review: Do not book here, especially not via booking.com. We booked 3 cabins more than a month in advance. On the morning of the booking after I had checked in online I received an email to say my booking was cancelled. I was then told booking.com had double booked the park and because we hadn’t booked directly via them we had to find somewhere else to stay. Yet one of the cabins weren’t cancelled? Make total sense… not. We attempted many times to communicate with the park. They however stuck their heads in the sand. They did not attempt to communicate with us. We had 5 adults and 4 kids and our accommodations for a bday weekend was told we had no where to stay. I sent an email asking for an explanation or even just an apology and surprise… nothing in return. Book here if you want to end up stranded on the day of your booking with no where to stay.

The only saving grace to this rating is the service I received from the area manager after my stay. Ann was lovely and so understanding. We stayed here for a few nights in their cabins. On the first night I woke up to a cockroach crawling over me in the bed. I found another one crawling around the cabin in the morning. I approached front desk staff about the issue and her response was "Well I guess I'll call maintenance"Maintenance was nice but only offered can of bug spray. We weren't offered to an apology or the chance to change cabins. The play area for kids is exceptionally small although the jumping pillow was a winner with our kids. What they don't tell you on their website is that there are massive powerlines running directly through the site and that it backs on to a train line. Wouldn't even recommend this place to my worst enemy.

Great place to stay, a Big 4 Park in Emu Plains. Close to everything. The price was spot on. The accommodation was excellent in the studio cabin. It was clean and comfortable and everything worked. Living on country acreage I am used to the quiet, I was a bit worried with it being in town but the cabin is surprisingly insulated from sound and I heard very little noise which added to the restful sleep. They even have and additional guest kitchen for the studio cabins with a keyed lock with a shared large fridge, stove and oven and sink and tables and chairs. The reception staff are the nicest I have ever come across. I have a large 4WD and was travelling with a box trailer, they made a point of of placing me in a cabin opposite a spot to put the trailer. It's the small things like that add to your experience. I will stay again if I am going through the same way and need accommodation.

I had a non powered camping site and although you can camp near the train tracks which is really noisy, at $30 a night, peak season I can't complain for Sydney prices. If you arrive late and leave early you won't notice the noise because the trains stop running in the early hours. It's peaceful on their little forest at night if you camp there depending on your site. I think the showers do have timers on them, but the park has a business to run, water bills to pay, you get what you pay for. Some parks in Sydeny have restaurants inside them Lane Cove or Shell cove where you can expect to pay alot more. Once you're asleep you don't know where you are. My experience has been that paying more money doesn't guarantee good manners from staff - I have stayed in five star accommodation too. It has a swimming pool and (internet?) Which I didn't use.

The negatives outweigh the positives . Cons - Cabin 2 No wifi and no info on when it will be fixed. Wire door has no locking system. Air con doesn’t work properly. and is incorrectly placed in the room. The only thing cooling down from it is the kitchen bench. Reception closed early and was unable to advise on day 1 of the AC issue. Lino on floor needs replacing. Lounge is new but very hard. Due to position in park they need proper block out curtains as it’s continual sun throughout the day. As it’s pet friendly a gate on the patio would be beneficial. Pros - Cabin 2 it’s very quiet poss due to most of the park being full time residents Staff are friendly Water pressure in shower is excellent

Stayed in the studio, clean and comfortable. The after hours check in and out couldnt have been explained better. My room had a fridge and kettle but theres a kitchen right next to the rooms too. Staff were friendly and very accomodating. The shower was clean and plenty hot. The air con heater worked like a dream, and my bed had an electric blanket. If youre working in or around sydney from interstate then this place is spot on. Just minutes to the freeway and just a few more to the blue mountains. Theres a train line close by, so if that sort of noise bothers you then give it a miss. I'll be back as they offered everything i needed at a reasonable rate, even on a long weekend

We chose this holiday park as a base for our Western Sydney / Blue Mountains holiday. The location is quite convenient, just 10mins walk from Emu Plains Station . Our self contained cabin contained two bedrooms. One had a queen size bed with built ins and the other two 'L' shaped bunk beds capable of sleeping four children. The cabins are located at the front of the park close to the pool and camp kitchen. The park also has a jumping pillow and small, aging playground. The Penrith area certainly surprised us with activities and shopping precincts and this park was close to everything we chose to do.

First night we camped on a powered, very small patch of dirt adjacent to blackpool iluminations and it sucked. After exploring there is a proper camping place at the end of the site which was lovely and we had a lovely second night in nature watching thousands of bats fly overhead. You will share the area with 3 crows and various groups of Indian minah birds who I swear were in cahoots. The camping area is legit about 400 metres from the amenities so I took to driving up to the toilet and pool. One amenities block is out of action so there's only 1 for the whole site. Standard 70s wash block that I wouldn't fancy showering in.

Big 4 at emu plains was the worst caravan Park I've ever stayed at if I could give it minus stars I would. The showers had a pre set cold tempature with a limit of 5 minutes. What they didn't tell you is that There were perminent sites with people who yelled all night, and did it mention it was next to a train station with trains going by every 25 minutes. On the way there the staff couldn't even tell us where there park was off the Hume freeway! the games room was a Table tennis and a foosball table and was never. It is also next to a concrete place in an industrial area. And left a day early due to dis satisfaction.

The website does not reflect this park very accurately. Many photos I'm not even sure they are from this park. The pool wasn't filled and no notice of same given at any time. We appeared to be the only family visiting with a van, the rest are permanent residents. Even when looking at the map of the park, there are roughly 10 powered sites all scattered through the permanent living areas. I wouldn't describe it as family friendly. The reception staff was lovely and understanding when we checked out after night 1 of our booked 5. Refund requested via email to management due to misleading website etc but no reply as yet.

We arrived at 2.30pm and we had to wait for around 2 hrs for our cabin, because it wasn’t ready. We asked why we can’t have another one but we’re told there wasn’t any. When we eventually got into our cabin we were very disappointed, it was so old the flooring needed replacing it was so worn out. The front door wouldn’t open kept getting stuck. The tea towel was very smelly. I think they need to give you more than 4 coat hangers. The only thing that was good were the sheets and the towels were clean. I would not stay there ever again and I wouldn’t recommend it to anyone. Very disappointing for the price.

I had the pleasure of staying here from the 28/08/2023 to the 03/09/2023. From the minute that I walked into the office and spoke with Jess I felt as if I was home and safe. There was no issue big or small that Ben could not fix. I thank you both for the most amazing time ever.

Staying away from home on your own is always a scary thing but my stay here not once did I feel afraid or scared it’s a very safe environment.

Disgusting, revolting and abysmal. Just a few of the words that can be used to describe this "holiday" destination. The room had some strange smell, didn't have a smoke alarm as it had been ripped off and the towels has blood stains, disgusting. We did however manage to use the bbq and to our delight had bird excretion all over it. Some of the locals were outside playing loud music until all hours and if that isn't enough we had the pleasure of enjoying the local building site. Would not stay here again if it was the last place on earth. If this is 4 star then my name is bob

When we asked to stay another night as we had car issues they were good but they forgot to update their gate codes so we were stuck in the park as it is not manned until 9am no emergency phone number just 000 which did not pass as an emergency so only able to leave message or email and sit and wait and to add insult to injury it was raining .. No amount of apologies fixes this problem an emergency number other than 000 would help .. Think about it as quality improvement or employ someone to make sure the codes are good for an extended stay.

We stayed in a budget cabin which was very basic. It was fine for me and my family though as we only used it as a base really. The staff were really nice and helpful. One of the steps that lead up to our cabin were rotten. They did say that it was going to be fixed. We hadn't realised that the top bunk bed was for age 9 and upwards. And there was no safety rail on it. Our children were 2 and 6 year old. So the sleeping arrangements weren't great but we managed. We would use this place again if needed as it was central to many great places.

Not many positives about this place - toilet/laundry block closest to our site was out of order (we had to walk approx 100m with a 3 year old every time she needed to use the bathroom), jumping pillow was out of order, games room was out of order, only one washing machine was working, the camp kitchen was dirty (tables were all sticky, bins were constantly full and stinking), park is directly under power lines and right next to a train line, wifi was non-existent. The pool was nice...but would not recommend to others or stay here again!

Not a good place to stay. We were in a caravan and the spot they gave us was right next to a railway line so all night me and my family could be woken up by the trains going past and we couldn't use the pool as we have a 1 year old and the pool had no shade cloth over it ( but the picture on their website has a shade cloth over the pool) very misleading, but over all it was not a very nice place to stay. I will never stay at a big 4 park again if this is their standards. Worst caravan park I've stayed at

Old cabin needs a lot of maintenance, shower mould stained beyond cleaning needs replacing, blinds all broken, filthy dust over the lounge blowing out of air conditioner not being cleaned, light switch broken, light repaired with sticky tape, door frame packed with cardboard, fridge door broken, verandah slats broken, badly needs painting and the list goes on and on, way overdue for so much maintence throughout! Constant noise from trains and industrial area so pack your ear plugs and thonges for shower.

Site we paid for was a patch of dirt on the corner of a street, with the permanent resident next to us having sprinklers running that flooded our dirt patch and got everything muddy. As for location, beautiful town but was not mentioned that it was situated in an industrial estate beside a train line with constant works going on. Showers & toilets were fairly clean. Probably wouldn't recommend to anyone looking for somewhere to camp.

I was not very happy they put more effort in to the cabins run by young ones got put on a site where we could not be level complained got put on another one the showers have a beam gadget you put your hand on to start the shower 3min timer no tapes cold water comes out and then you get a Luke warm shower and not very clean fire works went of at 830 and then again at 1030 pm. I would not go back would not recommend mobile homes to go there it is for permanent people to stay

The reception ladies are fantastic, very accommodating! Our standard cabin had all the basic amenities including full size fridge, microwave, tv and air con and you have your own bathroom which is great. The facilities are good including the laundry, pool area and even a small library. Will defintely be back.

This was the second time we've stayed here it's always great here. The aircon in our cabin did not reach our room, so it made for a muggy sleep, but given the time of year and all, the weather was all over the place. BBQ facilities were great, right next to the pool to keep an eye on the kidlets.

Bunks beds in this place do not safety rails hence the top bed is unsafe to use. We were looking forward to having fun by the pool during our weekend away (the weather was quite hot) but we were notified that the pool was closed just 3 days prior to our check in, when we did not have time to make alternative arrangements. Apparently the pool had been closed for quite some time and it was known at the time of our booking, but no one told us

Terrible. Several problems including power being cut and noisy power trucks from 7am, boom gates locked with no power; drugged person in the pool harassing children; non-park people using the pool loudly at 1030pm; no security on site, no staff on site. Local nighclub clearly heard in the cabin until well after 1am. We politely made a complaint and all we got were excuses, avoidance, and defensiveness. Do no recommend.

Handy location to the Nepean River walks, cafes and Log Cabin Hotel, the Emu Plains train station and the Blue Mountains. The rooms were immaculately clean and the bed was luxuriously comfortable. Loved that the suites have access to a share guest kitchen.

Our stay here for the Sydney International Rowing Regatta in March was better than we could have expected. The rooms were very clean, supplying enough towels and sheets for a week. Front desk staff were very kind and helpful, and take good care of their grounds. This was evident when we lost a debit card near the pool and it was held safely soon after at front desk. Would stay here again 10 times over

Self-contained cabins are nice and clean, quite cosy, air-conditioned, and i found the park to be clean and safe as well. It’s also right on the train line straight into the city. A less than 10 minute walk to the station. Lots of washing machines too which are $4 a wash but are massive. It’s not walking distance to a supermarket which is really the only thing that would’ve made my stay better.

Had family staying here for 4 nights, their cabin was nice for 2 adults. Went during the day & at night with my kids to visit & i thought it was nice. It's safe place for kids Play area,swimming pool,undercover area with microwave, t.v, tables everything you need. Parking available, has boom gates,need code to enter. I liked it,family said they will stay there again.

In cabin number 3 there is a window from the bathroom directly opposite the second cabin with windows for two-level beds. This creates an uncomfortable situation when you have to use the bathroom because you can't have the window open.

We have stayed here a number of times now. Considering the limited options in Sydney caravan park wise, is not a bad place for a stop over with Penrith only just down the road, train station just down the street and a couple of good restaurants and takeaways close by, it’s a good place to set up base camp while being a tourist in Sydney.

Stayed 28th & 29th Oct Its the ideal park for us so near the train station so we don't have to drive into Sydney Reception staff were lovely However swimming pool had no water in it Faucet in kitchen was loose Bathroom tap had to be turned off tightly to stop dripping Do hope these issues are fixed promptly Otherwise an enjoyable stay

A very convenient place to stay. I camped in an unpowered site with lots of shade and shopping trolley's. The grounds have a tastefully decorated perimeter planted out with lantana. No site of the much advertised Nepean River. The banks are too overgrown. Having said that the facilities that are only 400 metres away are really nice.

Booked a van site for 4 nights over Christmas. When I booked I gave overall length including drawbar. Upon arrival I discovered there was no way that I could get into the site. I was given the option of another booking at Vineyard or a refund.What a great offer after travelling 1400 Klm to be near family.

Check in was at 2 we arrived at 2.30 had to wait till room was cleaned Nelly two hours before we got into our cabin was not very clean at all it smelled all musky even bedspreads smelled like it never been cleaned the front door was all swollen had to struggle to open and close it discussed would not recommend it not happy at all

Very dated accommodation. Dirty in places, mould on the walls, chairs falling apart and not enough seats at the table to accomodate everyone in the cabin. Swimming pool also very dirty. The main bed was comfortable enough. The bunk bedroom was very stuffy, no fan so the door needed to be left open. Beds aren't made in advance.

We were in a camper van and we were situated at the very back of the site, nearest toilet block was closed so it was a long walk to the main toilet block and the nearest bbq area was very dirty. Very very disappointed in comparison to all the other campsites we have stayed in. Only plus was the people were very friendly!

Great staff, terrible TV reception, maybe need some boosters, maintenance man who came to have a look said there was nothing they could do about it. Lovely residents that we spoke to.. Amenities old but clean. Thumbs down to the resident in the yellow Honda who overtook us on the speed humps on way out of park.

Tiny studio room. Very modern, but seriously small. We were there for two nights and they didn't change the towels. Signs say you have to wash up and remove all garbage, or get charged extra. But there is only one miniature sink and it's in the bathroom. A terrible, but no detergent. We won't be back.

As a so called big 4 park, it is the most disgusting caravan park I have ever had the misfortune to come across. 6 caravan spots scattered throughout the park, poor quality certainly not Big 4 style. Worth a rating one. We had to drive to the amenities as we couldn’t do the long walk.

What a lovely and welcoming place this was. Everything I needed and more. Hours of entertainment provided. Even managed to organise my new roof in the local area. One of my favourite things was the bed on our room had wheels, so I could move it around when I wanted too - how novel!!

Good park that hosted two teams for our group and other sports groups were there. BBQ facilities and area was excellent. Achieved a first of starting a Bolognese on the BBQ. Thanks to the permanent park residents, I hope our young players did not disrupt too much.

Great ammenities. Clean. Excellent staff, friendly and helpful. Emu plains train stn right next door with trains going to city OR the Blue Mountains. Shopping centre with ALDI, woollies not far. Fast food outlets close by. Has a bus top at the gate.

Friendly office lady. The cabin was quite spacious and clean. Awesome hot water and good pressure in the shower. Comfortable bed. The air conditioning kept the cabin warm over night. Nicely presented park. Will stay again next time I visit Sydney.

Already rebooked for our next Penrith trip. Ladies were so welcoming and friendly. probably the best sleep we have had in weeks, beds were comfy and with the convenience of the heater it was warm and cosy. Thanks for a wonderful weekend.

Room still wasn't ready at 20 to 4. Shower leaked all over the floor into the main area. When we told them they didnt seem to care. Camp kitchen bbqs didnt work. Second day reception was rude when asked for more towels. Needs an update.

This is a great place to stay for the weekend, the rooms are very clean and it had everything you would need to stay there. The staff were friendly and the cabins are a good price for just one night. I would defiantly stay here again.

0 Stars !!! Didnot enjoy at all did not get a feeling of a holiday park, pathetic wifi, small play area, my room was between a train line and power line… I would have rather stayed at home than paying so much to just get disappointed

If you have a van-forget it!! The park contains mainly permanent residents and management squeeze you onto a site wherever they can. It’s next to the train line but the trains didn’t really bother us. I wouldn’t recommend it

Nice and quiet. Very clean, great beds. Great facilities, wonderful accommodating staff, have stayed quite a few times now and will definitely be going back when I go to Sydney Highly recommend family and friends to stay.

Stayed here for 2 night in a cabin was nice for price clean and tidy staff was very helpful and friendly overall it was a great place to stay and was kids friendly too nice pool and jump pad was fun too so check it out

We stayed for 3 nights in group cabin B. With 7 people it was only just big enough, having more would have made it quite crowded. But the cabin overall was comfortable, clean and provided everything we needed it to.

Not a bad place to stay. Within easy walking distance to Emu Plains Station for express trains into the city. Make sure you bring your own Chux as only a 2.5 cm square of a sponge was supplied.

Right next to the trains and only one toilet at the other side of the park. If it were cheaper it would be ok. The trains kept us awake all night long. Also the barbecue was 1$ per 15 minutes!

This is the worse Van Park I have ever stayed at. The staff where nice but the facilities where run down and distrusting. It was like a 3rd world van park. If you have a van keep driving.

Located next to a rail line and under an electrical easement. Has great facilities and plenty of cabins. Lacks a lot of caravan/motor home parking. Also lacking in powered camping spots

TRAINS RUNNING RIGHT NEXT TO THE PARK ALL NIGHT. The closest amenities were closed so every trip to the bathroom was a hike. Barely any lighting in the park. Internet didn't work.

Rang to enquire, not allowed dogs at all on a powered site in your own caravan! WT? We are residents of an Ingenia lifestyle village where dogs live. Bizarre!
