The short message is that your booking is NOT guaranteed by this van park (something Top Parks should look into). The woman manager is the rudest park manager I have ever had to deal with. If she takes exception to you, and she has a hair-trigger tantrum reflex, then you may be told that you are no longer welcome and must leave immediately. In our case, while checking in, I breezily told the woman that I had already paid over the phone at the time I had booked, a week previously. I was then told that that could not be true as they never take credit card payments by phone. She was correct, I was mixing this booking up with another I had made. But after another tentative attempt to say I thought I had paid, I acknowledged that she was right, and offered my credit card. Although that should have been the end of it, she refused to take the card but insisted that as I had called her a thief (I had not) I had to inspect every credit card receipt for the date I had booked. No matter what I said from that point on, for the next half hour she escalated the level of abuse no matter what I said trying to back down. At that point her husband stepped in, handed my credit card back, and told me to leave, as I would not be admitted. I was flabbergasted that such trivial issue had blown into this so quickly. At that point I dug my heels in. My van was stopped in the only entrance to the park and I invited them to call the police before I would move it. And that I would like to talk to the actual owner (something she had offered in the heat of the moment). In fact,we had no option but to get admitted, so I tried abject apology. That seemed to work, and suddenly everything went smoothly and we were in. We will never stay here again, and would urge anyone else to make sure your booking is prepaid in some way before you arrive. That way it is much harder for them to refuse entry.

Sorry to say but from the moment we got in there was problems. It seems that our room was doubly booked and when we got to the room someone was already staying inside. We did eventually get it sorted but no thanks to the Sundowner Caravan park, actually they didn't have any more rooms available, infact it was because we knew two families staying there, and they were ready to move into one room that we even got a room at all. Then the bed is lousy. The mattress is super cheap and your whole body just sink into the bed. Terrible nights sleep. Tried to do my laundry, but they don't provide a way to get laundry detergent, so you have to walk 10 minutes to the super market to get detergent and when I got back I realised I didn't have change for the coin laundry which is 3 dollars for the wash and a dollar for 6 minutes for the dry. They also didn't offer me any change in the office because they were closed for lunch so had to walk another 10 mins back to shops to find someone that would give me change. Annoyed!

I wouldn't even give them a star. We booked in for 4 nights told them we had a dog and she was fine with that, even went to car to check out dog. Told us she loved it and wanted him. We told her and the husband that we would be spending most of our time with our daughter as she and her husband live in Melbourne. We got there 1.30pm left at 2.30pm to spend time with family and arrived back at park 9.30pm. We took dog out of ute and put him in van and within 2mins there was a knock at the door. She ranted on that we had to leave cause of the dog and said you told us you were spending time with your daughter. We're not familiar with Melbourne and pensioners but we then had to pack up and leave at 10ish to find somewhere to stay. Needless to say we were on the streets with nowhere to go. Not impressed with park at all and i found them to be utterly rude. Would never recommend them at all.

What a huge surprise ! Partner refused to stay there on previous trips to Melbourne, as he said it was a bad park, and last time I insisted we stay there as so close and local to where we needed to be. It was one of the nicest parks we stayed in, very quiet, lovely owners, nice and clean, cheap and oh so local to lots of shops, services and very convenient. Definitely will stay there again, as nice, safe, clean and well looked after. Almost forgot to add . . . we were there just after the huge fires, and we met a man with 2 little girls that lost their home in the fires, and he had no money, and the lovely caravan park owners gave him and his daughters free accomodation, I was very touched at the owners kind generosity

Concrete slab for us to place our camper onto was a nice surprise. Very clean amenities with paper towel. Plenty of washing machines and dryers and a large clothesline. Bitumen driveways and well kept grass areas. Camp kitchen with fridge, kettle, toaster, BBQ and super clean little oven with two hot plates on top. Two amenity blocks so no dramas when the cleaner is cleaning one of them. The normal cost is $34/night for a powered site. They kindly gave me a discount because I stayed for more than seven days even though it was over two separate periods. We stayed in Jan 2022. I would happily stay here again when next visiting Melbourne.

I can't understand why these negativity about this place. I have been here for just over two months and I find the management excellent.They are very polite and courteous and go out of their way to make everyone as comfortable as possible. And ladies and gentlemen also look at all the amenities at your door step. As shops,pub,etc .etc. As for myself I am quite pleased that I came here.

Super friendly residents and. Staff. Perfectly positioned close to. Everything and. Even local Christmas spirit and light displays. Clean and everyone is helpful. Excellent lawns and trees and even a lovely BBQ area a couple of funny possoms included. Great place especially if you want to go to The. Tracks close by. I like it here

Great central location to base our family of 4 traveling with our Van. Park owners are friendly & welcoming. Made use of the massive clothes dryers. Very clean & well maintained park. Highly recommend.

Great caravan park, we came off the Spirit of Tasmania and this park was conveniently located about 30m from the port. Clean amenities and lovely managers who accommodated us out of hours and assisted us with manoeuvring into our spot (in the rain). Only down side would be the traffic, plane and train noise kept us awake.

Simply put it, this establishment made me want to gag, service terrible, accommodation terrible. The showers and bathroom where covered in human fecal matter and what I can only assume was vomit? And not just a little... A lot.. a whole lot... Close to a cool Mexican restaurant however, thanks amigos.

Staying 5 nights because it's close to Sandown race circuit. Happier than I thought I would be. There are a lot of permanents but everyone is considerate and quiet. Amenities are refurbished and good, there's a laundry and you can walk to Coles supermarket and restaurant chains.

The best place we stayed at in the suburbs of Melbourne, My wife had a fall and Leon ( manager ) bent over backwards to make sure our site was safe whilst we spent most days at Dandenong Hospital. Wouldn't hesitate to stay there again... Thanks mate... Cheers Stan & Kerry

Women that runs the place extremly rude and arrogant. Would not stay there if it was the last place on earth. Thier idea of a camp kitchen consists of a barbecue hot plate. That's it. It's also very noisy being on Princes Hwy. And got bogged while i was there too

Really looked after you. Very Friendly Staff. Stayed in a very nice Cabin for 4 months while my UNIT was getting a make over. All I needed was some clothes. Very very pleased stay. As for money per week very fair. Would recommend it to anyone.

I stayed here for sometime in a 2 bedroom cabin during home relocation.i found it ckean with staff always nice and polite.even the grounds crew there were happy to say hi and asked if you needed anything.great work guys thanks for everything.

Stayed for 16 years. Close to everything and very happy community. Never any trouble or drugs, very clean and friendly staff. Couldn't recommend anything in the area that is as cheap where you can cook and you can feel at home on holiday

Tried to ring and make a booking and the women on.the phone wasnt helpful id say it would jave pained her to be patient, shouted down the phone when i pronounced the locations rong, needless to say i hung up in the end

We stayed 6 nights. It was satisfying experience- host , Leon, is very friendly. Toilers are very clean, laundry is really clean and multi functional. Important- there is a great feeling of security in this place.

Very helpful staff. Got there after closing time but still they took us in and managed us a site and organized us amenities keys. Bathrooms were clean and atmosphere peaceful.

Excellent atmospher with great amenities and very quiet. Close to the bus stops so you can catch the bus to the train station.
