I have been working with Christian Gravias as the property manager for my rental property. This is my first experience of being a landlord, and he made the daunting process smooth and easy, not to mention cost effective. At my request, he even provided details of a reliable handyman to ensure I was handing my property over to tenants in great condition. Christian is very friendly and down to earth - his relaxed, no-fuss attitude really helped to ease the nerves I had about renting my flat out. His communication is great - professional and efficient when required, but his intermittent 'touching base' calls are also a nice personal service. If I could give minus stars I would. The complete antithesis for customer service. From a renters perspective, correspondence to our agent Jake failed on multiple occasions, legitimate concerns were either not responded to or had to be followed up by us via other avenues which took many months in total. This included when we moved in and the basic end of lease clean had not even been completed. We had to do it and demand a deduction in rent. Avoid at all costs. As a renter you don't expect much, but Collings service is appalling.

Fantastic Communication! Caleb was super chilled and unlike many of the agents we had encountered before - He was thoughtful and followed up as promised and went to great lengths to ensure that we had all the information we needed to make an informed decision. Caleb went out of his way to show us the property multiple times before we bought the property and was great even post-purchase. We highly recommend Caleb as an agent who will provide excellent insight as well as transparency throughout the buying process. Thanks Caleb!

Inept or deceitful? This agency tied our bond up for 12 months and tried to bully us out of half of it. They also withheld money that we spent on maintenance on the rental and lied about it being refunded to us. If you're a tenant - AVOID. AVOID. AVOID. They also did not do a single inspection and refused to answer calls or emails about maintenance jobs. If you are an investor - AVOID. AVOID. AVOID. No wonder they lost all their rentals to another agency. We got our full bond back from VCAT. Thanks a lot Jake and Christian.

Absolute legends at what they do. The team at collings assisted me with a sale of property and a rental as well. Their young and vibrant team have an attitude to always go above and beyond for their clients. Christian has the habit to always think outside the square and present some of the most innovative ways to sell your property. You won’t just get the old tired ways with this team, they are quick, agile and always innovating. They’re setting some great examples for the younger generation, and I totally recommend them.

Collings facilitated our landlord taking an unfair attempt at claiming our bond. When presented with evidence to support the return of our bond (e.g. the purported damages in listing photos before our tenancy), Collings doubled-down and we ended up in the early stages of a VCAT case. VCAT quickly rejected the case in our favour. A ridiculous amount of fuss for nothing. Highly unprofessional conduct -I would never recommend leasing from Collings Real Estate.

As a landlord with over 20 years’ experience, I have seldom come across an agent as effective, hardworking, and dedicated to his customers’ needs as Jake Peters. He was handed a tricky situation with a problem tenant (non-payment of several months of rent) and threw himself into the role, relishing the challenge & striving to get the best results for all parties. Jake is a credit to his profession and deserves the highest commendation.

From a Renters perspective, 'Incompetence personified' (by That One) is the most accurate description of this Real Estate agency. It took them a Breach of Duty Notice + at least 5 follow ups + 3 months to action an urgent broken window repair (currently still broken and unchanged). Christian then had the audacity to respond with "we have actioned everything in a timely manner". Avoid at all cost, not worth the stress.

Have been a client of this agency for a number of years and through Covid the team showed me exactly why. Excellent service of my rental property and very punctual in their responses. Caleb and Christian never miss a beat and have helped seamlessly convert my rental into a recent sale. I would highly recommend. The bets in the business. Keep up the great work guys! Absolute incompetence personified. If you're a tenant, avoid Collings real estate at all costs. Got the day wrong I was moving in, property manager didn't reply to emails during lockdown (when that's all they were able to do). Couldn't give them a lower rating. Young, inexperienced property managers who aren't looking out for tenants interests at all.

Terrible rental agents. I am a landlord who lives overseas and trusted Jake to look after my apartment. After Collings handed over their rental business to another company I swiftly changed agents myself. They have just done a thorough inspection and revealed many issues that Collings should have addressed over the last year. Extremely disappointing!
