As a prospective buyer, I've found Bill and his team to lack integrity, they’re dishonest and intentionally underquoting. Having sold properties before, I understand that agents work for the sellers, but this shouldn't come at the expense of acting with integrity with prospective buyers. We simply won't even look at a house that is marketed by Bill and his team, even if it does fit our parameters. I've given 2 stars instead of one, because the good person in me would like to believe there are others in the Sans Souci office that act with greater integrity It seems I can't respond to to the owner's comments below - so adding my response in-line here. Quite frankly - I don't buy it. A house was advertised with a guide of $1.7M. It was passed in at auction at $2.6M. Owner wanting $2.65M. Of course you had an agency agreement, with a general price in place - nowhere in the vicinity of $1.7, as demonstrated by the passed in price. The agency has then re-advertised with a guide of $2.2M. Calling a spade a spade here. nothing to do with operating within guidelines. Is it within guideline to quote a guide thats $950K below owners expectation? Just pure lack of integrity.

They heavily underquote their price guide. I was looking at a property with a price guide of $700,000. I emailed the real estate agent, asking whether this isn't too low as a price guide. They replied that this is what they think it will go for. The starting bid was $950,000. The house was sold for $1,265,000. We spent $330 on a pest and building report and will get another much higher invoice from our conveyancer. We were not alone. There were about 30 other parties who showed up for the auction. Only three actually got in bids. I filed a complaint with Fair Trading NSW for underquoting. Edit: 02/06/2021 How come only six weeks before your listing a TWO bedroom townhouse sold for $750,000 in the same suburb. You quoted a THREE bedroom townhouse $50,000 less than a TWO bedroom townhouse.
